Just over a year ago, Vancouver's rental market was on fire. Rents were rising at record pace, showings were fully booked within hours, and competition was fierce. Fast forward to today, and it's a very different story. Properties that used to rent in a single day are now sitting on the market for months. Rents are softening, vacancy is creeping up, and investors—especially small-scale landlords—are starting to feel the pressure.In this episode, we explore the major shift in Vancouver's rental market, digging into the economic forces and real estate dynamics that got us here. From high interest rates and inflation-fighting policies to rising construction costs and tariff threats, we break down how macroeconomic conditions have trickled down into a rental environment that's finally showing signs of balance—or at least a pause.We take a closer look at the impact of newly completed, purpose-built rental buildings and how they're changing the game for mom-and-pop investors. In 2024 alone, over 17,900 new rental units have been registered—representing 44.4% of all new housing starts in BC. As these larger, professionally managed buildings come online, they offer better amenities, stronger tenant protections, and often more aggressive pricing and incentives to fill vacancies quickly. This puts significant pressure on individual condo landlords, many of whom now have to drop rents or risk sitting vacant for months.We share real-world examples that paint a clear picture of this market shift. A 1,000 square foot, two-bed plus den in Yaletown that rented in just one day in 2022 for $3,500 is now listed at $3,400, has sat on the market for over 80 days, and may lease at $3,300—a 6% decline. A one-bedroom unit in Coquitlam that rented in 2 days for $2,300 in November 2023 just leased for $1,900 after 93 days and 33 showings—a 17% drop. Average days on market have risen from 32 to over 43 in the past year, and many units are receiving less than one showing per week.This episode unpacks what all of this means for renters, landlords, and investors alike. The balance of power may be shifting toward tenants, with more options, lower prices, and better negotiating power than they've had in years. At the same time, investors are being squeezed by rising holding costs, taxes, and a softening rental environment. Even as mortgage rates show signs of easing, the gap between expenses and income is widening for many who purchased recently using high leverage.We also examine whether purpose-built rentals are truly improving affordability, or simply creating a new class of high-end rental stock. While many of these buildings offer cost efficiencies, lower maintenance, and no risk of eviction due to landlord use or sale, they often come with premium finishes and luxury amenities that keep monthly rents high. Still, their existence could free up more condo units for first-time buyers and shift tenant demand in a meaningful way.Whether you're a tenant looking to time your move, a landlord wondering how to stay competitive, or an investor rethinking your long-term strategy, this episode brings clarity to a rapidly evolving market. When she first arrived in Vancouver on a Greyhound bus, she was a nineteen-year-old carrying her first child, a bag of chips, a bottle of pop, thirty dollars, and a bit of hope. After many years of travelling (well, mostly stumbling) along her healing journey, she shares her personal life experiences with others to shed light on the effects of trauma and how to break free from the “monkeys in the brain.” Now a published poet, fiction author, and film scriptwriter, she writes to stand in her truth and to share that truth openly. She is the author of the Dreams series of graphic novels. Hopeless in Hope is her first novel for young adults. Wanda is the mother of five children, two dogs, two cats, three tiger barbs (fish), and grandmother to one super-cute granddog. She calls Coquitlam home until the summertime, when she treks to the Alberta prairies to visit family and learn more about herself and Cree culture, as well as to continuously think and write about what it means to be Indigenous in today's times. This happens through the community building process, because the more we honor each individual and allow them to bring themselves into that rehearsal space, then the fuller and richer we are.”Dr. Joel Tranquilla (he/him/his) is a conductor and music educator noted for his versatile musicianship and creative programming. Originally from Fredericton, Joel is thrilled to have returned home to assume the position of Artistic Director of the Halifax Camerata Singers and Chorus Master of Symphony Nova Scotia. Formative choral experiences include touring with the American Boychoir as a boy soprano and singing as a member of the Nova Scotia and National Youth Choirs. He holds degrees from Mount Allison University, the University of Michigan, and Michigan State University where his doctoral research was in the area of Canadian choral-orchestral works.Joel relocated to Nova Scotia in 2023 after spending nine years as the Director of Choral Activities at Trinity Western University in Langley, BC, where he oversaw a program of six choirs and taught various courses within the School of the Arts, Media and Culture. Joel led the TWU Chamber Choir on tours to Ottawa, New York City, China, Hong Kong, Japan, and Taiwan. In addition to his work at TWU, Joel served as the Artistic Director of the Valley Festival Singers in Abbotsford and was the conductor of the award-winning Coastal Sound Youth Choir in Coquitlam. A singing member of the Canadian Chamber Choir since 2007, he was named the ensemble's Associate Conductor in 2013. As such, he contributes to the programming and long-term artistic visioning of that organization. Prior to his time on the West Coast, Joel lived and worked in Windsor, Ontario, serving as the conductor of several local ensembles including the Windsor Symphony Orchestra Chorus. In high demand as an adjudicator and clinician across the country, Joel is a past Guest Conductor of the New Brunswick Youth Choir and the Manitoba Provincial Honour Choir, and was the Assistant Conductor of the 2012 National Youth Choir.Major works conducted include Poulenc's Gloria, Vaughan Williams' Hodie, Ramirez's Navidad nuestra, Mendelssohn's St. Paul, Handel's Alexander's Feast, Requiems by Fauré and Duruflé, Bach's St. John Passion, and Allan Bevan's oratorio Nou Goth Sonne Under Wode. In spring 2023, Joel conducted the premiere of a new oratorio by David Squires and made his Carnegie Hall debut in a program featuring Vaughan Williams' Five Mystical Songs. Joel believes in the power of choral music to build and strengthen community. In 2008, Allan Schoenborn killed his three children, a crime for which he was judged to be NCR or Not Criminally Responsible because of mental health issues. Since then Schoenborn has been held at the Forensic Psychiatric Hospital in Coquitlam, B.C. The hearing was attempted in April of this year but proceedings devolved into chaos. The hearing will resume this coming week and what should we expect? AND: Not Criminally Responsible. A get out of jail free card for some of the most violent and dangerous criminals? Anton Bueckert aka Crow Qu'appelle of Nevermore Media and Mike Kiernan stepdad to missing person found deceased Chelsea Poorman join us for a gruesome chat about murders in BC, cover up's by RCMP, the ongoing missing indigenous women and a deep cut into the Pickton Pig Farm case. We get into the Pickton story, especially since he was recently killed in jail just before day parole, the DNA from the case, Anton's Substack series - Canadian Nightmare, and the case of Mike's missing daughter and how he thought that was completely mishandled by the cops. We talk about the book "That Lonely Section of Hell". Was Pickton a fall guy for the Hells Angels or worse? Why did the cops not seem to investigate Chelsea's disappearance? Are there any hero's in this story? What was Piggies Palace and how can one of the brothers still be working for the city? What was the time frame for this whole case? How did Michael find evidence left over at the scene at the mansion in Shaughnessy? In the second half it get's worse if that is even possible. We talk about how this is still going on, how new highs are being hit in BC, or do they even know really how many women are missing? What about the 200,000 articles of evidence, and the 20 murders that he was not charged for? Why do they really wanna get rid of evidence and why was the VPD cockblocked by the RCMP? Is this racism? Why is this still going on? Was the 2010 Olympics a cover to cleanse the perception of Vancouver and area? What about the additional 80 victims? What was happening with the bodies? Is the pig meat contaminated with human meat? What was it about Trudeau from Anton's previous Substacks? Is this whole thing connected with wider global human trafficking problem? Or was it just a local disposal service? I say a fond farewell to French pop star Françoise Hardy, who died this week at age 80. She was such a beautiful woman and was one of the main cover girls in Europe in the early 1960s. It's also Bloomsday on Sunday, so I've added a couple of Joycean references. Also featured new music from the July issue of Songlines magazine, and there were a load of new releases from all over the world on top of that. I added as many as possible! Also concert previews (Teddy Thompson on Sunday at The Rogue Folk Club, Missy Raines on Monday at the Anza Club, plus festival previews and a few tracks from Shooglenifty, too.) Oh, and a couple of tunes from Cape Breton fiddler Ashley MacIsaac, who performs in Coquitlam today at Scotfest.

Shaelene Bell was last seen at 8:30 PM on January 30, 2021 when she left her Chilliwack apartment. 2 days later, her car was found on Ballam Road near the Fraser River. Shaelene's body was found on Wednesday June 2, 2021 in the Fraser River near Coquitlam, BC. Since Shaelene was found in June of 2021, her mother Alina Durham has been working to have the criteria of the Broadcast Intrusive Alert system also known as Alert Ready amended to include adults who go missing under suspicious circumstances, are vulnerable, and those who are at risk of imminent danger or death. From a racist incident at a park in Coquitlam to being the face of anti-Asian hate in Vancouver, Gina Chong embarked on a journey to make a difference in her community. She started up the Asian Arts and Culture Society and pushed forward with planning a multicultural festival at the very same park, called the BC Dumpling Festival. Gina advocates for anti-racism and promotes diversity and multiculturalism to ensure a safe community for her two daughters. Prior to obtaining her Master's in Counselling Psychology, Kristen worked for several years in the helping profession and completed her degree in Psychology. She has always had a desire to work with others and a fascination with understanding what drives people to think, feel, and behave in the ways that they do. Since becoming a counsellor, Kristen has counselled in an agency that specializes in trauma and abuse as well as treatment centers counselling those with concurrent disorders. Kristen established her Private Practice, Kristen Holbrook Counselling, in 2016 where she works with adults, youth, and couples treating a wide array of presenting issues. Throughout Kristen's career, she has continued her education through workshops and has received her certification in EMDR (Eye Movement Desensitization and Reprocessing).
