Meet Neil and Amy – the conundrumThis case study revolves around clients Neil and Amy (names have been changed), a professional middle-aged couple who live in one of Australia's major capital cities. Their goal is to achieve a good quality standard of living, both now and into the future. Neil and Amy were stuck on deciding their next move. Do they:Sell the existing home and buy a new home; orKeep the existing home as an investment and purchase a new home; orKeep the existing home, undertake renovations, and purchase an investment?2. Unpacking their goals and financial overviewThe trio discuss Amy and Neil's lifestyle and investment goals, their financial circumstances, the level of funds they have to play with for their next decision and Dave explains how he navigated them through their money goals and he asked questions such as; what available funds did they want up their sleave after the purchase?, and how much can they save each month with their surplus cash flow? Setting smart ‘Money Goals' is a foundational element of effective Property Planning. Money goals are the limit that allows you their clients to rest comfortably at night and these goals are linked heavily to a particular client's appetite for Risk.3. Getting on the same page – risk profile analysisNeil and Amy both shared a conservative attitude toward risk, however with different approaches on how best to manage their risk. Attitude towards risk is a significant piece of the property strategy puzzle. Inaction or delaying decisions between couples is typically due to the inability of the couple to get on the same page. The trio share how to bridge the divide that holds couples back from making successful decisions.4. Reviewing the existing homeIf you are thinking about retaining the current PPOR, there are important questions to ask yourself. If your plan is to turn it into an accidental investment property – have you considered whether the property has investment grade qualities, and are you able to optimise your tax deductions? Or if you think you would be happy living in it for the long-term – are you happy with the location and does the dwelling suit your future needs? Or does it need some work? Being honest about your property is critical to seeing clearly.5. Modelling the scenariosThe trio unpack the pros and cons of the three scenarios that were presented to Neil and Amy for their next decision and each outlines their preferred scenario. Scenario 1 – purchase the long-term home for $1,600,000 and sell the existing home. Scenario 2 – Purchase the long-term home for $1,300,000 using equity in the existing property which is retained as an investment. Scenario 3 – Keep living in the current home and purchase an investment for $800,000. Which would you pick?6. The importance of revising your planSometimes the best laid plans get thrown overboard when there is an unexpected spanner in the works. This is why risk management is critical, via your mortgage strategies, available funds buffer and surplus cash flow. We're often great at thinking about the worst that could happen and having a plan for that. But risk management is also about giving yourself the ability to say yes to the exciting opportunities that come your way. Last week, on September 17th, we celebrated Constitution Day. As we reflected upon the constitution and its foundational importance to the success of our country, we began to think of the foundational importance of planning for our retirement lifestyle. On today's episode, we will be discussing our retirement lifestyle choices. After we are done working we will have a lot more free time on our hands. With more time comes more freedom to make changes that we have always dreamt about. We will discuss some ideas we have heard from clients over the years and hope that some may inspire you on your foundational planning journey. Perhaps you are looking for a bit of adventure after retirement like a couple of our clients who have been avid marlin fishers. As they reached retirement this is something they wanted to do more often. Similarly, the RV lifestyle has become very popular within the past few years. Some people even continue this into their 80s! Other ideas include the 'two-house solution' and the 'front porch' lifestyle. Both are about enjoying what you have. The two-house solution is one where people take advantage of two homes in different locations of the country. The front porch lifestyle is about relaxation! Enjoy your free time and have a glass of lemonade on a warm summer evening. Lastly, we wanted to highlight the importance of following your passion after you retire. Maybe there is something you have always felt called to do. Do you want to learn a new hobby? Donate your time to a non-profit? This is a perfect time to do it. It is always wonderful when our clients volunteer and get involved with projects they really enjoy. Whether you know exactly what you want to do when you retire or you are just starting to formulate ideas, having this foundational knowledge will better prepare you for the future. Did you know that in 2018 the number of people older than 64 surpassed the number of children under five years old? It was the first time in history that this was the case. The timing of this change, though, varied significantly between countries. In higher-income countries with low fertility rates and longer life expectations, it has been shifting for decades. Take the United States, for example, where the under-fives were already outnumbered by those older than 64 in 1966; in Spain, it was 1970; in South Korea, it was 2000. For many countries, this crossover point is yet to come. In India, for example, it is projected to be 2028 and 2036 in South Africa. In low-income countries with high fertility rates and a lower life expectancy, this point is still many decades away. For example, in Nigeria, under-fives will outnumber those older than 64 by 2087. As the number of older adults grows around the world, aging people need seniors advocates. Today we have one such advocate with us who has been doing this awe-inspiring work for decades, Barbara Kirby. After 15 years of caring for her parents with complex health issues, Barb recognized the gaps and barriers in services for seniors and their families. Thus, she chaired and co-chaired the family council in her dad's care home for over ten years; subsequently, she became a board member of advocates for care reform. Before her parents passed in 2019, she started SeniorsAdvocate.ca in 2009. Its mandate is to treat older people with respect, provide all options to make informed choices to live as they choose, and ensure they and their caregivers have support when they need it most. Focusing on planning, navigating, and management, she has published numerous articles and authored multiple books. She is a trainer, public speaker, and change agent.
