Interest rates fluctuate, markets shift, and new challenges emerge. Successful entrepreneurs embrace change rather than resist it.Adversity is Inevitable: Every entrepreneur faces setbacks. Mental toughness and resilience are key to pushing through challenges and staying focused on long-term goals.Niche Down to Stand Out: Focusing on a specific niche allows you to become an expert, build a strong reputation, and attract more referrals. It's far more powerful than trying to serve everyone.Discipline Equals Freedom: Having structure and discipline in place, even as an entrepreneur, is essential for success. Without it, it's easy to fall into the trap of “winging it.”Systems Are Essential: From CRMs to SOPs, scalable systems are vital for keeping a business running smoothly and ensuring consistent growth.Treat Your Team as Business Partners: Andrea views her team not just as employees, but as business partners. This mindset shift fosters ownership, accountability, and long-term success. On Adversity and Resistance:Adversity Will Come: Andrea shares how she was unprepared for the level of adversity she faced in her earlier years. She stresses that overcoming challenges is a critical part of growing as an entrepreneur.Building Mental Toughness: “Sometimes I was crawling on the ground, crawling in the gravel, just trying to get to the other side.” Building resilience helps entrepreneurs weather setbacks and stay committed to their goals. On Embracing Change:Change is Inevitable: The real estate industry is always evolving. Andrea talks about how adapting to new trends and challenges is essential for business growth.Comfort Equals Stagnation: “The minute we get comfortable is the minute we stop growing, and the minute we stop growing, we're dying.” Entrepreneurs need to keep pushing themselves to evolve and grow.Systems Are Key to Scaling:Scalable Systems: As Andrea's business grew, she realized that the systems that worked at one stage didn't work at the next. She stresses that having scalable systems is essential for business growth. The Power of CRMs and Checklists: Andrea's CRM is the cornerstone of her business, helping manage client relationships and tasks. She also uses checklists and SOPs to ensure that nothing falls through the cracks. The Power of Team:Business Partners, Not Employees: Andrea treats her team as business partners, not just...

Fixed vs. Variable Mortgages: How Changing Rates Have Shifted the Landscape As you consider your options for financing your new or existing home, one of the key decisions you'll face is choosing between a fixed or variable mortgage rate. This decision hinges on your financial goals and your comfort with risk. A fixed-rate mortgage offers predictability and stability, giving you the peace of mind that your payments won't change over the term of your mortgage. However, if you're open to a bit more risk in exchange for potential savings, a variable-rate mortgage might be worth considering. Here are some key benefits of a variable-rate mortgage: Benefit from Rate Cuts: Recently, the Bank of Canada made three one quarter cuts to its overnight rate, and more cuts are expected as inflation eases. With a variable-rate mortgage, these cuts could lower your monthly payments, saving you money over time. Flexibility: Variable-rate mortgages often come with more flexible terms and lower penalties for early repayment or switching lenders. If you need to break your mortgage early, the penalty is usually just three months' interest—much lower than the potential costs associated with fixed-rate mortgages. Short-term Financial Advantages: If you're planning to sell or refinance your home within the next few years, a variable rate could be advantageous. With rates expected to continue falling this year and next, the potential for additional savings is significant. And remember, if market conditions change and rates start to rise, you have the option to lock into a fixed-rate mortgage at that time. This provides an added layer of security, ensuring you're not caught off guard by unexpected rate hikes. Ultimately, choosing between a fixed or variable mortgage rate depends on your unique situation and financial goals. As a dedicated mortgage professional, I'm here to help you navigate your options and find the best solution—at no cost to you. If you have any questions or would like to discuss your mortgage options further, please don't hesitate to reach out. You can contact Karen Monteiro, Principal Broker with Mortgage Alliance Greater Golden Horseshoe, at 519-590-6847 or via email at karen@maximumresults.ca. Let's work together to determine which option is best suited for your unique needs.

This episode has brief strong language when reading a quote from the killer in the newspaper, listener's discretion is advised. Mariam sits down with longtime listener of the podcast Zach Davis to discuss the 1897 murder of local pension attorney Thomas H. Merritt. Zach Davis is the President and Principal Broker of local real estate brokerage Kirkpatrick & Co., and came across this story while researching Gratz Park. Jacob Harris shot and killed Merritt after suspecting Merritt was having an affair with his wife Effie. The murder captivated the nation, less because of the circumstances of the murder itself, rather because of the precedent set by the presiding judge D. G. Falconer in dismissing charges against Harris because of societal norms, rather than written law.

Investors seeking truly passive, mailbox money are gravitating towards Single Tenant Triple Net Lease properties. When you have a credit tenant, and a strong long-term lease, you have very little to worry about when it comes to getting paid. If you're in a larger metro urban area with limited land, or a growing suburb with high average income, your property will likely appreciate well over time and your investment will far outpace inflation. Like most asset classes, NNN is highly competitive, but there are great deals in the $2 million to $5 million range that are too big for a lot of small investors, and too small for larger institutions. Joel Owens, Principal Broker and Investor at NNN Invest, helps investors acquire great single tenant NNN properties, and also syndicates properties that passive investors can participate in.
