Here's why you need to file before this deadline:1. New Reporting Requirements under the Corporate Transparency Act (CTA)The CTA was enacted to increase transparency in corporate ownership and prevent illicit activities like money laundering, tax evasion, and fraud. The act requires most U.S. corporations, LLCs, and similar entities to report their beneficial owners to FinCEN. A beneficial owner is any individual who directly or indirectly exercises substantial control over the company or owns at least 25% of its ownership interests.2. Deadlines for FilingExisting Entities (Formed before January 1, 2024): Must file their BOI report by December 31, 2024.New Entities (Formed on or after January 1, 2024): Must file within 30 days of formation or registration.This means if your business was established before 2024, you need to submit your BOI report by the end of 2024. For newer entities, the filing must occur within a month of their establishment.3. So what is the difference between Level 1-2-3 Chimney Inspections?Level 1: A level 1 chimney inspection is the basic chimney inspection and consists of a visual inspection of all the readily accessible areas of your chimney. This includes your firebox, damper, smoke chamber, chimney cap, chimney crown, and the exterior of your chimney.Level 2: Level 2 chimney inspections are generally done when changes are being made to the chimney or fireplace, before the sale of a home, and after a chimney fire or other event that may have damaged the integrity of the chimney structure. This inspection includes everything involved in a level 1 inspection with the addition of the use of a camera.Level 3: Level 3 chimney inspections include everything done during the process of a level 1 and level 2 inspection. Additionally, several components may be removed to gain better access to otherwise unseen parts of the chimney. This is the most thorough inspection of your chimney and is usually only necessary when a level 1 or level 2 inspection discovers something that cannot be properly diagnosed without performing a level 3 inspection.Without a proper inspection, chimneys can have underlying issues with their structural stability especially in Southern California that go unseen, posing the threat of collapse and severe damage to property as well as injury. They may also have naturally occurring flaws that pose a serious fire hazard. HVAC Title 24 Energy Efficiency Compliance! What Home Buyers, Realtors and Home Inspectors Need To Know.What is Title 24?The California Title 24 Building Energy Efficiency Standards are designed to ensure new and existing buildings achieve energy efficiency and preserve outdoor and indoor environmental quality. These measures (Title 24, Part 6) are listed in the CaliforniaCode of Regulations. The California Energy Commission is responsible for adopting, implementing and updating building energy efficiency. Local city and county enforcement agencies have the authority to verify compliance with applicable building codes, including energy efficiency. Why are energy standards important? Since 1978, Energy Efficiency Standards make buildings more comfortable, lower energy costs and reduce greenhouse gas emissions. Standards ensure that builders use the most energy efficient technologies and construction. Why do the standards need to be updated? The Energy Commission is required by law to adopt standards every three years that are cost effective for homeowners over the 30-year lifespan of a building. The standards are updated to consider and incorporate new energy efficient technologies and construction methods. The standards save energy, increase electricity supply reliability, increase indoor comfort, avoid the need to construct new power plants and help preserve the environment. Who supports the standards? The California Building Industry Association supports the adopted standards as does the Natural Resources Defense Council and other environmental groups, investor owned utilities such as Pacific Gas & Electric and Southern California Edison, and publicly owned utilities such as the Sacramento Municipal Utility District. What buildings are covered by the standards? All new construction of, and additions and alterations to residential and nonresidential buildings are covered with the exception of correctional centers, jails, and prisons. Why do the standards vary by climate zone? Measures that are cost effective in more extreme climates may not be cost effective in milder climates. Requiring measures by climate zone ensure that a building will have the most energy efficient features for that area. This type of inspection is outside the scope of a general home inspection. A home inspector will typically recommend a geotechnical inspection when homes are built on hillsides especially when obvious settling of building is visible such as floor deflection inside the building, foundation cracks, expansive soil or if the building is in a Soil Liquefaction zone.Soil liquefaction occurs when a cohesion less saturated or partially saturated soil substantially loses strength and stiffness in response to an applied stress such as shaking during an earthquake or other sudden change in stress condition, in which material that is ordinarily a solid behaves like a liquid.Expansive soils are those with excessive swelling clay minerals such as montmorillonite. The presence of expansive clay minerals in soils can cause excessive swelling when the soil comes into contact with water and also shrinkage when it undergoes drying. This condition can move the foundation up and down and side to side lifting wood columns off their concrete piers in some cases.Expansive soils contain minerals such as smectite clays that are capable of absorbing water. When they absorb water, they increase in volume. The more water they absorb, the more their volume increases. Expansions of ten percent or more are not uncommon. This change in volume can exert enough force on a building or other structure to cause damage.Cracked foundations, floors, and basement walls are typical types of damage done by swelling soils. Damage to the upper floors of the building can occur when motion in the structure is significant.Expansive soils will also shrink when they dry out. This shrinkage can remove support from buildings or other structures and result in damaging subsidence. Fissures in the soil can also develop. These fissures can facilitate the deep penetration of water when moist conditions or runoff occurs. This cycle of shrinkage and swelling places repetitive stress on structures, and damage worsens over time.Cutting and filling is the process of moving earth from one place to another to make ground more level. A ‘cut' is made when earth is cut from above the desired ground height and a ‘fill' is when earth is used to fill a hole to desired ground level. Cutting and filling is a common technique used to create an even ground surface.Cutting and filling land carries a certain risk - particularly when the land being filled is going to be used for your house foundations. Whenever earth is moved the natural compaction is disturbed, and soil in this state is often described as ‘fluffed' or ‘aerated'. In order for the earth to be safe enough for use in foundations it needs to be compacted to avoid settling.
