Sustainability in new homes is an important desire for home buyers these days. Products that last longer and are more environmentally friendly are worth consideration. While some products are worth the investment, others need refinement before mass adoption. As with all decisions on homes, you must weigh your budget against the benefit and decide for yourself. It's no secret that the real estate market has slowed down. Rapidly rising interest rates, uncertainty in the economy, and the looming threat of a recession have taken their toll. The latest data from the National Association of Realtors (NAR) shows that existing home sales in July declined by 20 percent. Existing home sales in August 2021 were 576,000. But in August 2022, only 451,000 homes were sold—a decline of 125,000 home sales. SA Labor has announced a plan to help first home buyers enter the market. If elected on 19 March, a Labor State Government would introduce a specific home loan product for first home buyers to help them enter the market while also supporting the construction of new homes in South Australia. In an increasingly competitive market, the party would work with Government-backed lender HomeStart to develop a low-deposit home loan, only requiring a 3 per cent deposit. The COVID-19 pandemic has altered the housing market in the Capital region in different ways. A lot of people have reevaluated their priorities and decided to move here from downstate or across the country. Others have decided that now is the best time to sell their property. Moses Nagel spoke to some people who decided to buy homes here in the last year.
Episode 4: Too sewer scope or not to sewer scope? That is the big question when buying a home. John Laforme and Robert Deyl both agree having your sewer lateral inspected is a must have inspection when buying a home, Heres why.The unknown is a sewer lateral pipe which is buried under ground between your foundation and the city sewer connection. This pipe is the responsibility of the home owner (you), so if you buy a home and choose not to have the sewer camera inspection performed and it happens to be blocked, full of roots, collapsed etc, It is your (the Home owners) responsibility to repair or replace the pipe at your expense and these repairs can range from 2,000.00 to 25,000.00 depending on whats wrong with the pipe. Spending a few hundred dollars during your inspection contingency period to have the sewer camera inspection performed is a great investment. So do not skimp on the inspections skimp on the window treatments! Here are some common unrealistic expectation during a home or sewer inspection: 1) Just because the sinks and tubs are draining does not mean you do not need the sewer camera inspection. This is common logic among realtors and buyers. 2) There is a shiny new ABS plastic clean-out in the front yard on a 1950's house, so doesn't this mean the sewer lateral has been replaced? A Seattle based company just put out a study that there are two million renters that can afford to buy a property because they work remotely nowadays. They cannot afford to buy in their local areas but since they work remotely, they can afford to buy in other areas where entry level housing is much more affordable. Which is why we are getting calls from people in other states and why remote Tulsa is so popular. I just had a closing with one of my clients who came to Tulsa and said “I like it here, it's not so crazy and I can actually buy things” and she bought a house and that's money goes directly into our economy. With this situation it puts more stress on this market due to house shortage but with this new possibility of renters being able to buy and more affordable places are available like Tulsa. These restrictions make a lot of people would like to move into more remote areas and we will not realize it until we step outside the green country. And as companies realize that they can just half their workforce and work someplace else people are starting to say “I don't need to live here where I can't even afford a house. I'm going to go where I can buy three houses like Tulsa.” For some they take consideration of leaving the comfort of their living and they think about their friends and the amenities around them. And that is why some people are not moving, of course. But for a lot of people, they think that they can save so much money going to Tulsa. Others who are moving because they have gotten friends, they can visit them and their friends can visit them. Many aging millennials are coming back to be with their family and are realizing that there is more to life than what they are pursuing. This is one of the things to watch when you are an investor, where the next large movement will be in the population in the next 5,10 or 20 years. And what Tulsa has done in the region has made our city our green country so attractive that people do want to live here. There is entertainment, there is arts, there are things for everybody of all ages. Tulsa is going to move there, on the future of real estate on our TMG program, the things that had been approved but had not shown up on the ground yet are what we will see over the next 5 or 10 years. Can you imagine New York City without Central Park? Of course, you can't. Well soon you will not be able to imagine Tulsa without the gathering place, without the pop museum, without the Brady Arts District. All right, new home buyer. This is a very short intro to the show to see if the show is right for you. I all ready told you about my first home buying experience. It didn't go particularly well. At the time I was 28 years old and an elementary school teacher. I didn't have a whole lot of money, of course, but I thought owning a house was what I was supposed to do, how I could show one more step into the more grown-up world that I was trying to attain towards. But here's the thing, if you looked at that purchase and analyzed it with a financial microscope, it would be very clear that in my case, I would have been better off simply renting. I didn't win, and it wasn't a smart financial decision. Buying a house is not simply a no brainer financial step. In fact, for some of you, it may turn out that it's not the right time to buy at all. Analyzing your scenario and deciding what makes sense is actually right where we'll start. But I do believe that buying a home is one of the smartest investments you can make. And when you're ready, you should do it. In the next episode, Episode Two we'll dig into whether you're ready, and if you're not, how to get ready. Fast forward about a decade from my first home-buying experience. I left teaching after 13 years and started an insurance agency with my wife. Yes, I moved from hanging out with eight to 10-year old kids to selling home, auto and business insurance. That change may sound like a stark difference, but I knew two things. One, I was excited to be a business owner, to be completely in control of my own destiny. And two, I really wanted to continue teaching. I didn't know exactly what that meant, but I was 100% sure that I would never be a terrible slimy salesperson. My goal was to teach people about insurance and hope that my clear and honest description would be enough to earn their trust. That approach, interestingly created an immediate connection with first time home buyers. They started coming to me for insurance because of the way I explained things. But they had a ton of questions about other parts of the home buying process, and I simply didn't know the answers. I started to find them. I spoke with mortgage lenders and realtors and home inspectors and title companies. I was simply trying to answer questions for my insurance clients, but I began to realize that there really wasn't a good place to find all of these answers. So I decided to fix that. In 2015, I created the New Home Buyers Guide. It started as a couple of YouTube videos and people across the country and even across the world really responded. There were tons of questions and calls for more, so I created an online course digging deep into every step of the process. This course is now the heart of the New Home Buyers Guide. But I love podcasts, and I always have. So the next step was simple, to bring the New Home Buyers Guide over to the podcast world. The goal of all this is really simple to help change your home buying process, from exhausting to exciting. It's an evolution from the feeling of overwhelm to that sense when you know exactly what's coming at you and how to react to it. All right, that's it.
