Episode Overview In this no-fluff strategy session, John Kitchens sits down with Joel Perso to break down the two most critical levers driving real estate success in 2025: recruiting and standards. While most teams are struggling in a tough market, others are breaking records—closing over 1,000 transactions and scaling at unprecedented speed. So what separates the two? John and Joel unpack the mindset, systems, and leadership principles that determine whether your team thrives or stalls. They dig deep into the real definition of agent productivity, why recruiting solves more problems than anything else, and how clear standards and accountability drive culture, growth, and profitability. If you lead a real estate team—or aspire to—this episode is your blueprint for building a business that performs no matter the market. What You'll Learn in This Episode The Real Definition of Agent Productivity Why agent count doesn't equal productivity How to define productivity around performance, not presence The key metrics that drive agent success Recruiting as the Ultimate Leverage Point Why top teams never stop recruiting—no matter the market How fresh talent raises performance across the entire organization Building a “lead generation system” for people, not just prospects How to recruit in small markets (even when the talent pool is thin) The Power of Standards Why “the only standards you have are the ones you enforce” Balancing accountability with culture and trust How to eliminate drag on your team and attract top performers Why A-players don't stick around when C-players are tolerated Leadership and Mindset in a Shifting Market Why fitness, discipline, and consistency amplify leadership performance How mindset determines team culture and output The difference between leading a team and dragging one When to coach, when to correct, and when to cut Activity, Skill, and Results The two controllables that separate high-performing teams from average ones How to raise conversion rates across every stage of your sales funnel Why every productive agent masters conversations, follow-up, and negotiation How to build standards around both activity and results The Recruiting–Standards Feedback Loop Why great recruiting empowers tougher standards How culture self-polices when the right players are in the room Why maintaining standards is the foundation for scale Resources & Mentions JohnKitchens.coach – Executive coaching and team strategy resources Agent to CEO 2024 – Leadership and productivity event for top agents Simple Numbers, Straight Talk, Big Profits! by Greg Crabtree The Culture Code by Daniel Coyle The Strangest Secret by Earl Nightingale Working Genius by Patrick Lencioni Final Takeaway If you want to build a thriving team, it's not about adding more leads—it's about raising standards and recruiting better talent. “If you're not recruiting, you're not growing. In this week's episode of Straight Talk with Sally, we're getting real about what happens after a live launch. Fresh off the back of her most recent Hidden Client Challenge, Sally shares a completely transparent breakdown of what worked, what didn't, and what's next. She opens up about missing her $100K goal—and why she's perfectly okay with it—while walking listeners through the lessons behind a $5,000 ad spend that generated over $53,000 in revenue. From delayed ad testing to Facebook form hiccups, Sally pulls back the curtain on the messy middle of launching and reminds us that it's all about testing, measuring, and tweaking for the next round. She explains how using a drip account can protect your cash flow, why lead quality matters more than quantity, and how tracking “sexy numbers” like cost-per-lead, cost-per-acquisition, and Facebook-group conversions gives you the data you need to grow with confidence. As always, Sally keeps it candid—sharing the highs of 10x ROI alongside the hard truths about scaling responsibly. She also highlights the power of community, celebrating participants who went live for the first time and even joined her program after conquering their fear of video. If you've ever launched something—or thought about it—this episode is for you. It's a masterclass in making data-driven decisions, staying grounded through the ups and downs, and remembering that every launch is a learning curve. Existing portrayals of women who drink typically fall into two categories: disturbing stories of women hitting “rock bottom,” resulting in ruined careers, families, and futures, or amusing stories of fun and harmless “girls' nights out,” with women drinking and overindulging as a temporary escape from a never-ending list of work and family demands. Drawing on original research and extensive interviews with a diverse group of women, author Susan Stewart challenges these stereotypes, revealing women's complex relationships with alcohol and factors associated with its use. In On the Rocks: Straight Talk about Women and Drinking (Rowman & Littlefield, 2022), Susan Stewart asks a question others might prefer stay buried: what about women's lives have changed such that they drink more alcohol? Stewart's participants share stories of the many social forces that encourage women to drink: increased marketing of alcohol to women, the growing presence of alcohol in the workplace, pressure to drink from friends and family, and that drinking provides an easy “time-out” from children and housework. Stewarts' unvarnished examination of women and drinking challenges readers to think through its implications to individuals, families, and society. Michael O. Johnston, Ph.D. is a Assistant Professor of Sociology at William Penn University. He is the author of The Social Construction of a Cultural Spectacle: Floatzilla (Lexington Books, 2023) and Community Media Representations of Place and Identity at Tug Fest: Reconstructing the Mississippi River (Lexington Books, 2022). His general area of study is at the intersection of space, behavior, and identity. He is currently conducting research about: escape rooms, the use of urban design in downtown historical neighborhoods of rural communities, and a study on belongingness in college and university. Randy declares he plans to boycott ABC until they reinstate Jimmy Kimmel. This is The Neoliberal Round Podcast Straight Talk – Part 2: Jimmy KimmelRenaldo McKenzie (Host):Welcome back to The Neoliberal Round Podcast. This is another episode of Straight Talk, where we cut through the noise and speak plainly. We are in Philadelphia tonight, and before you go anywhere—let's dive right into it.Renaldo:Do you watch Jimmy Kimmel?Guest:Occasionally.Renaldo:So, what do you think about the Jimmy Kimmel show being suspended by Disney and ABC?Guest:I think it's crazy. The best part of the show is always the beginning—the monologue. Especially when he's talking about the President.Renaldo:Right. So do you think that's the reason the show got suspended? Because of the political edge in those monologues?Guest:Absolutely. That was the highlight of the show, and they couldn't handle it. Let's be honest—we've got an orange lunatic in the White House, and Kimmel was one of the few willing to call it out.Renaldo:(Laughs) Careful now, we don't want them coming after this show.Guest:Hey—I'm just saying what I'm saying. It's a free country, isn't it?Renaldo:And that's exactly the point. The views expressed here don't necessarily represent The Neoliberal Round, but the principle of free speech matters. If we start silencing comedians for calling out power, where does it stop?[Transition music beat]Renaldo:Here's the thing: comedy has always been a truth-telling platform. From Richard Pryor to Jon Stewart to Kimmel, satire exposes hypocrisy. That's what scares institutions—they'd rather suspend a show than let uncomfortable truths air.Guest:Exactly. It's easier to silence the messenger than confront the message.Renaldo:And that's why we're here on Straight Talk—to remind you that democracy only works if we can laugh, critique, and hold leaders accountable without fear.[Outro music fades in]Renaldo:This is The Neoliberal Round Podcast. Thanks for joining us for Part 2 of our Straight Talk series on Jimmy Kimmel. Until next time—stay tuned, stay critical, and as always, stay free.Subscribe on any stream: https://anchor.fm/theneoliberal.Visit us: https://renaldocmckenzie.com and theneoliberal.comCheck us out on YouTube @renalsomckenzie

Des and Kara are not capable of recording short episodes so this one is long with plenty of straight talk about running drama and the upcoming Chicago + NYC marathon fields. No one wants their episodes short (and curly) after all... This one starts with life updates that quickly devolves into hilarious, hotel horror stories. You will be laughing along and thinking about your own nightmare hotel stays. Just make sure you are in a place where you can laugh out loud, because you will, and it might get out of control! Then, they lean into the recent Tracksmith and trail drama along with the sprinting, where-abouts drama. Does Tracksmith belong in trail and what do we make of Gabby Thomas on TikTok surrounded by books and talking about missed tests? Finally, they dig into the Chicago and NYC fields complete with way-too-early predictions for each. Des puts Kara on the spot regarding some of the Americans in the fields, and then gives us an NYC confession of sorts. Listen to the end to hear it and stay for an off-the-rails top 5. This is a fun one. Enjoy!
