"All offers seriously considered," says the estate agent selling the stunning Far North island and luxury home once listed with a $22 million price tag.It's a move that opens up a range of possibilities for Motukawaiti, the only privately owned island among the Cavalli group.Among those - as suggested by the owner, Jun Zhang - is a possible return to the people of Ngāti Kura, who had the island slip from their control in 1912 amid a "wave of alienations of leasing and sales" in the area.Zhang took control of Motukawaiti almost 100 years later as settlement for a loan default by the previous owner, to whom he had lent the money to buy it.That was in 2016. Since then, Zhang has returned to China and since 2019, the island and its expansive luxury home have sat empty, without a caretaker, while estate agent James Law has tried to find a buyer who can meet its $22 million price tag.That purchase price is now gone.Laws told the Herald the latest agreement to buy Motukawaiti had fallen through and now, there is no bottom line."The vendor has asked the public to ignore the previous price tags of $22m or $40m or so."They are currently overseas, and have no plans to return to reside in New Zealand in the near future. They are going to give this their best shot this time to sell this on the open market."Laws said the owner was now taking bids on the island. Tenders close on May 28.The new bid to sell the island comes with an acknowledgement of the interest from Ngāti Kura, which has been lobbying the Government to step in and purchase the island. The steep purchase price was considered to be out of reach of the hapū.Laws said Ngāti Kura's concern the island might be too expensive could be wrong."The vendor would like to point out that it may not be the case, as what they may accept could surprise them."One of the pools at Motukawaiti's luxury home, green and stagnant. Photo / David FisherZhang has not said how low he would go, wanting to sell the island yet asking the open market to set the sales price.Motukawaiti has been through this dance before. One owner tried for almost 20 years between the 1960s and 1980s to have the Crown buy the island and put it into public ownership.That owner, Peter Nisbett, of Moerewa, offered two-thirds of the island to the Crown for $100,000 in 1973. He later increased the offer to cover the whole island, rejecting private offers while the Crown dithered, eventually selling it privately in the late 1980s even as the other Cavalli Islands were brought into public ownership.Historian Anthony Patete wrote an in-depth history of Matauri Bay, describing how those set out to "settle" this land did so supported by a developing state infrastructure that created a "wave of alienations of leasing and sales".Land was sold out of communal ownership, often without community approval, which is what Ngāti Kura has maintained happened when the island was "sold" to George Hows. Subsequent challenges to the sale failed."The whole idea of the Native Land Court system was to break down tribal hierarchy and communal ownership of land," Patete says."The Native Land Court introduced [to New Zealand] the idea of individualised land ownership."When the issue of taking the island out of private ownership arose recently, some in Ngāti Kura floated the idea of a co-management approach by the hapū and the Crown.Ngāti Kura kaumatua Dover Samuels recently lobbied Government Ministers Andrew Little (Treaty Settlements) and Kelvin Davis (Crown-Māori Relations) about returning the island to the hapū.He saida claim before the Waitangi Tribunal sought to challenge the original sale of the island."The history of the island gives rise to very strong evidence that the Crown accept responsibility for its alienation. Until they come back saying they are going to challenge that, we have evidence [supporting] a significant Treaty claim … that would require the Crown to purchase it."Samuels said the hapū would like...

Today, James Law joins Sebastian Morgner, one of the world's most progressive thought leaders in the field of architecture and housing development. The fourteenth episode of the podcast discusses the issue of Covid-19 from an entrepreneurial standpoint, and thereby touches important topics like sustainability, resilience and the power of mindful design. After having a short exchange about how the virus has affected Mr. Law and his business, the conversation addresses the current VUCA-World, and how to conduct business in it. Mr. Law states it is important to understand, that his perspective on entrepreneurship is not the same as it used to be ten years ago. While originally, he believed it is all about progress, growth and profit. Having gained experience over the past few years, he now believes it is more about caring for his employees and allowing for sustainability and mindfulness, than solely about financial gratification. In his opinion, a manager has a certain duty to his colleagues and should aim for their well-being first and think about profit later. Following that, he shares his conviction, that the purpose that drives a business is one of the core factors in its o's decision making process. He defines success as any step taken by the organisation, that allows it to get closer to fulfil that inherent purpose. Summing up his previous thoughts, he then elaborates on the issue of mindfulness in every part of life. He is convinced, that every business in the world whether it is about housing, clothing or even food, must utilize sustainable design to preserve earth for future generations. Directed at the audience he closes by saying that everyone should always be humble and grateful, because no one matter how bad things may be, there is always hope.

One of only three law firms in the country who have worked on behalf of victims of Jehovahs Witness child sexual abusers, Hugh James is a law firm with offices in London and Cardiff. Alan Collins and Samuel Barker have thoroughly researched the issues of Watchtower Society and understand the unique factors that make it hard for former members of Jehovah's Witnesses to disclose their abuse. They explain how Watchtower can be held liable in court for the child sexual abuse, and why bringing a civil case against the organisation is just as important as bringing a criminal case against the abuser. We probably should have lined our stomachs beforehand, but we did what our parents told us not to do and had food after alcohol. It was pretty damn good food though. You might have seen Jeremy Pang on your television screens as the Asian cooking expert on Channel 4's Sunday Brunch show, but we had him in our radio studio to give his full thoughts on the state of Asian cooking in the UK and told us how he managed to grow his School of Wok.

James honestly shares his experience in the forms builder space and where he sees the move to SaaS in his future. What you will learn from this episode: A business model and marketing strategy did not exist for Ninja Forms. (4:38) Ninja Forms was launched even though there were a lot of successful form builders in the space. (4:50) Ninja Forms was originally a premium plugin with a lifetime subscription. The lifetime subscription was honored although it was not a successful model for the creators. (5:18) In 2011 a light version of Ninja Forms was available with a pro upgrade offer. This was done to get a presence on the WordPress.org website. (6:24) Most users that use Ninja forms do not use everything that is sold with the plugin. This gave the owners the idea to segment the options and sell it through the EDD (Easy Digital Downloads) plugin. (7:33) James reached out the WordPress development community to offer partnerships with add-ons. (8:57) Pippin (from Pippin Plugins) built the Mailchimp add-on after reviewing the code base and signed on with the Ninja Forms partners. (9:15) The ecosystem for splitting the profits was set up using the Trello system. (10:25) Marketing a Move to SaaS: Struggles that people say exist in a saturated market may be a false standard. A saturated market proves that there is a viable market. (11:45) You need to look at plugins to service anyone. The plugin becomes a connector to the service. (22:18) Ninja Forms is looking to take a two-prong approach for SaaS. If you are using the plugin in the WordPress space (it will function the same) and there will be a fully hosted SaaS version providing just the features that you need. (17:32) Build your product so that you can easily pivot. (35:15) Keep an eye out in your space and make sure you are watching what solutions are growing. (30:17) Be passionate about making the leap into the next space. Unique qualities of SaaS: Higher end hosting companies are starting to partner with businesses that sell and market software products. (13:56) The platform limits who you can sell to when you are concentrating just on WordPress. (15:33) You need to have a strong hosting partner that knows DevOps and server scalability well. (24:15) In a SaaS environment, you can control the interface that the client works with. (16:33) Branding becomes very important to get visibility in the forms space outside of WordPress. (26:30) The code needs to be written to exist outside of the WordPress space in order to expand the business. (32:40) The Ninja Forms partners are doing research with calls to other businesses to see if they can start with a wrap around business.
