Pandemi döneminden bu yana Türkiye ekonomisinde yaşanan yüksek enflasyonist sürecin belki de en çok etkilediği alanlardan birisi konut sektörü oldu. Hem hızla artan ev fiyatları hem de kiralarda yaşanan artışlar ülke genelinde ciddi tartışmaları da beraberinde getirdi. Daha çok yakın tarihe kadar yürürlükte olan %25'lik kira artış zam sınırı da dâhil olmak üzere alınan tedbirler ise konut piyasasının kronik sorunlarını çözmeye yetmiyor. Bugün kısaca bu konulara değineceğim. Son açıklanan verilere göre Mayıs ayında; Konut Fiyat Endeksi aylık %1,3 ve yıllık %45 oranında artış göstermiş durumda. Ancak endeksi enflasyondan arındırdığımızda konut fiyatlarının reel olarak gerilediğini görüyoruz. Mayıs ayında reel olarak konut fiyatları %14,9 oranında gerilemiş. TÜİK'in Tapu ve Kadastro Genel Müdürlüğü verilerinden derlediği Konut Satış İstatistikleri'ne göre ise Türkiye genelinde Haziran ayında 79 bin 313 konu satılmış. Bir önceki ay 110 bin civarında olan satış sayısı geçen yılın aynı ayında 83 bin 636. Bu veriden yola çıkaran bu yıl Ocak-Haziran döneminde 545 bin 74 adet konut satıldığını bu sayının da geçen yılın aynı dönemine göre %3,7 daha az olduğunu hesaplıyoruz. Konut satışlarını satış şekline göre ele aldığımızda ise tablı biraz daha netleşiyor. Zira ipotekli konut satışının bu yılın Ocak-Haziran döneminde geçen yılın aynı dönemine göre %57,7 azaldığını görüyoruz. Dahası geçen yılın aynı ayına göre ipotekli satışlardaki düşüş ise %49,4. Elbette bunun ana nedeni politika faizi artışı sebebiyle artan konut kredisi maliyetleri. Ayrıca bankaların konut kredisi limitlerini de aşırı bir şekilde düşürdüğünü de unutmayalım. Tabii ki konut sektörünün içinde bulunduğu durum bir anda meydana gelmedi. Bunda hızla artan konut talebine yetişemeyen ve pandemi döneminde ciddi şekilde sekteye uğrayan konut arzının ve buna ek olarak sürekli artan inşaat maliyetlerinin etkisi büyük. TÜİK verilerine göre; Mayıs ayındaki inşaat maliyet endeksindeki artış yıllık bazda %72,78 olurken; malzeme endeksindeki artış %58,75 ve işçilik endeksindeki artış da %108,93. Yani konut arz-talep dengesinden bağımsız bir şekilde yeni konutların maliyetinde ciddi artışlar var ve görünen o ki bir süre daha devam edecek. Bu durum bize konut sektörü için ciddi bir sorunun olduğuna işaret ediyor. Yani her ne kadar konut fiyatları reel olarak geriliyor görünse de yeni konut üretmenin maliyeti her geçen ay artmaya devam ediyor. Bu bakımdan konut üreticilerinin yeni konut üretme iştahı önümüzdeki dönemde ciddi bir şekilde azalabilir. Hali hazırda da ilk el konut satışları neredeyse tarihi düşük seviyelerde olduğunu unutmayalım. Yani bir yandan konut fiyatlarının gerilemesine sevinirken diğer yandan bir süre sonra konut sektöründeki arzın ciddi bir şekilde düşme ihtimali olduğunu not edelim.
Rīgas Stradiņa universitātē (RSU) ir veikts apjomīgs pētījums par situāciju ar dūmu un bezdūmu tabakas izstrādājumiem Latvijā. Balstoties uz pētījuma rezultātiem, izstrādātas rekomendācijas smēķēšanas ierobežošanai un ieteikumi ierobežošanas stratēģijai nākamajiem pieciem gadiem. Kam tad vajadzētu mainīties nākamajos piecos gados, interesējamies raidījumā Kā labāk dzīvot. Ar pētījumu iepazīstina RSU Sabiedrības veselības institūta pētniece Ļubova Tihomirova un atkarību psiholoģe, RSU Veselības psiholoģijas un pedagoģijas katedras pasniedzēja Aelita Vagale. Kāpēc cilvēki dod priekšroku elektroniskajām cigaretēm? Viens no iemesliem, tās nedūmo, nesmird, kopumā šķiet patīkamākas "Tas, kas satrauc mūs kā sabiedrības veselības speciālistus, ka cilvēki lieto elektroniskās cigaretes, jo viņiem liekoties, ka tas ir mazāk kaitīgi, nekā parastās cigaretes. Patiesībā tā nav," norāda Ļubova Tihomirova. Pētniece skaidro, ka elektroniskās cigaretes ir salīdzinoši jauns produkts un par to pirmie pētījumi parādās tikai tagad. Tie liecina, ka nav mazāk kaitīgas vai var kalpot kā smēķēšanas atmešanas līdzeklis. CIlvēkiem ir maldīgs priekšstats. "Ja salīdzina ar citām valstīm, ar smēķēšanas atmešanas politiku mums nav tik slikti un smēķēšanas ierobežošanu kā tādu. Mums ļoti labi strādā aizliegumi smēķēt noteiktās vietās - restorānos un kafejnīcās. Citur pasaulē tā nav. Mums labi strādā tabakas industrijas reklāmas un sponsorēšanas aizliegums, ka tabakas industrija nedrīkst sponsorēt jauniešu pasākumus, sporta pasākumus. Tas strādā," vērtē Ļubova Tihomirova. Pētījuma laikā eksperti intervijās atzinuši, ka klibo palīdzības sniegšanas cilvēkiem, kas vēlētos atmest smēķēšanu. Tādas palīdzības valstiski nav. Ļubova Tihomirova arī norāda, ka aizliegumi, iebiedēšanas stratēģija, īpaši strādājot ar jauniešiem smēķēšanas atmešanas programmās, nestrādā. "Ja mēs jauniešiem stāstām, ka tev būs vēzis, tev nokritīs tas... Tas nestrādā, jo jaunietim, kam ir 13, 15 gadu, viņam ir ļoti grūti identificēties ar to. Tas viņam šķiet kaut kad nākotnē, bet viņš dzīvo tagad. Līdz ar to ir jādod cilvēkam iespēja izvēlēties, jārada alternatīvas. Teiksim, ja tu nesmēķēsi, tev būs šis, ja nesmēķēsi, varēsi ietaupīt tik daudz naudas, skaidro Ļubova Tihomirova. "Rīgā mazāk, bet reģionu skolās, ja jaunietim parādā, cik var gada laikā ietaupīt naudu, ja katru dienu nepērk cigarešu paciņu, tur acis lielas un prieki lieli. Par to naudu var nopirkt skūteri, datoru! Ja parādi caur tādu prizmu, domāšana veidojas citāda. Tiklīdz ir aizliegumi, kaut kāda kaunināšana, tas nestrādā." Aelita Vagale norāda, ka smēķēšanu veicina cigarešu pieejamība. Tas, ka vienmēr būs pieaugušie, kas nepilngadīgiem jauniešiem nopirks cigaretes, ja paprasa. Tās ir viegli pieejamas. Turklāt elektroniskās cigaretes var smēķēt jebkur, tas ir ļoti liels mīnuss. RSU Sabiedrības veselības institūta apjomīgajā pētījumā par situāciju ar dūmu un bezdūmu tabakas izstrādājumiem noskaidrots, ka pašreizējā smēķēšanas (cigaretes, cigāri, cigarellas, tabaka) izplatība Latvijā 2020. gadā bija 32 % (vidējais ES valstu rādītājs – 23 %). Latvijā smēķējošu vīriešu īpatsvars ir ievērojami lielāks nekā vidēji ES, savukārt sieviešu īpatsvars ir līdzīgs ES valstu vidējam rādītājam. Karsējamās tabakas lietošanas izplatība dzīves laikā vidēji ES 2020. gadā bija 6 %, Latvijā – 14 %, turklāt lietošanas izplatība bija izteikti lielāka jauniešu vidū. Elektronisko cigarešu lietošanas izplatība dzīves laikā, gan ES valstīs, gan Latvijā vīriešu vidū (attiecīgi 17 % un 28 %) bija lielāka nekā sieviešu vidū (12 % un 15 %). 15–24 gadus vecu iedzīvotāju vidū elektronisko cigarešu lietošanas rādītāji Latvijā ir ievērojami augstāki nekā vidēji ES valstu iedzīvotāju vidū. Kopumā Latvijā nav novērojami uzlabojumi attiecībā uz smēķēšanas epidemioloģisko situāciju ne attiecībā uz tradicionālajiem tabakas izstrādājumiem, ne uz elektroniskajām smēķēšanas ierīcēm. Eksperti īpaši uzsver elektronisko smēķēšanas ierīču lietošanas straujo pieaugumu pēdējo gadu laikā. VID produktu patēriņa dati apstiprina tabakas un nikotīna epidēmiju Latvijā.

“Rīgas mākslas telpas” Intro zālē vēl līdz 7. aprīlim skatāms mākslinieču apvienības „Grāfienes” darbs “Ceļā”, kas pagājušajā gadā kā nacionālā ekspozīcija pārstāvēja Latviju 15. Prāgas Scenogrāfijas un teātra telpas kvadriennālē. Kuratore Gundega Laiviņa pagājušajā gadā uzdrošinājās uz pasaules scenogrāfijas Meku Prāgā vest darbu, kas burtiski tapa kvadriennāles apmeklētāju acu priekšā. Ekspozīcijas telpā bija izvietoti 12 ekrāni, un katru nākamo dienu, iegaismojās par vienu ekrānu vairāk. Latvijas ekspozīcijas mērķis Prāgas kvadiennālē bija mudināt skatītāju aizdomāties par scenogrāfiju kā procesa mākslu, kas veidojas mijiedarbē ar vietu, laiku, satiktajiem. Darbs patiešām tapa ceļā. Divpadsmit dienas kolektīvs „Grāfienes” pavadīja ceļā no Rīgas uz Prāgu, katru ceļojuma dienu radot scenogrāfiju vai izrādes situāciju. Uz viena no ekrāniem bija skatāma ceļojuma tiešraide, ko nodrošināja operators Dāvids Smiltiņš un tekstu autors Kirils Ēcis. Dienas beigās paveiktais tika sakompresēts pāris minūšu garā video. Ja Prāgas Secenogrāfijas un teātra telpas kvadriennāles apmeklētāji darba tapšanai varēja sekot kā seriālam, tad šobrīd, izstādē Rīgas Mākslas telpā, visi 12 dienās tapušie video apskatāmi vienkopus, mazākajā izstādes telpā tiek demonstrēts ceļojuma tiešraides laikā uzņemtais 120 stundas garais video. Apvienību “Grāfienes” veido ir kursabiedrenes Latvijas Mākslas akadēmijas scenogrāfijas nozarē – Dace Ignatova, Justīne Jasjukeviča, Ildze Jurkovska un Marianna Lapiņa. Mākslas un teātra pasaulē šī nav pirmā reize, kad kursabiedri izveido radošu apvienību, taču pirmo reizi tas ir noticis scenogrāfijas jomā. Ja ierasti scenogrāfam atspēriena punkts ir izrādes dramaturģiskais materiāls, tad šādā procesā topošā scenogrāfijā noteikumi ir mazliet citādi. Tas arī ir tas, ko skatītājs redz izstādē. Katrai no 12 dienām ir divi paskaidrojoši vārdi. Pirmais – paskaidro mākslinieku pieteikto tēmu, otrs, liek nojaust par izvēlēto vietu. Piebildīšu, ka Kirils Ēcis bija arī piemeklējis mūziku, kas skanēja brauciena laikā busiņā. Un tā skanēs arī šai raidījumā. Veidojot mākslas darbu Prāgas Scenogrāfijas un teātra telpas kvadriennālei, apvienības “Grāfienes” uzdevuma smaguma punkts bija atrast īsto vietu tēmas atklāsmei. Taču mākslinieciskajiem mērķiem ceļā visu laiku stājās ļoti prozaiski, praktiski apsvērumi. Piemēram, interneta pieejamība. Sākotnēji zemes rakšana bija iecerēta kūdras purvā. Bet tā kā tur tuvumā nebija torņu, nācās ieceri īstenot kukurūzas laukā, un iepazīties arī ar lauka saimnieci. Mākslinieču apvienības „Grāfienes” darbs “Ceļā” Rīgas mākslas telpas Intro zālē apskatāms līdz 7. aprīlim, 20., 22., 26. martā un 4. aprīlī plānotas arī ekskursijas.
Latgales vēstniecībā „Gors” Rēzeknē sestdien, 2. martā, izskanēja nu jau 16. Latgaliešu kultūras gada balvas „Boņuks” pasniegšanas ceremonija. Saimniekus atradušas 11 māla statuetes, kas sevī iemieso Jāņa Klīdzēja darba „Cilvēka bērns” personāžu – puisēnu Boņuku. Tāpat pasniegta arī skatītāju simpātiju balva „Žyks”. Balvas par īpaši atzīmējamu veikumu latgaliešu kultūrtelpā aizvadītajā gadā saņēma gan Latvijas Radio Latgales studijā tapušais kriminālromāna “Bruoli” radioiestudējums latgaliski, gan galda spēles Čipierksneitis izstrādātāji, pirmā komiksa bērniem „Sunāns Breiveibā” autori, kā arī citi darbi un to autori. Vairāk nekā divu stundu garo pasniegšanas ceremoniju vadīja veseli četri vadītāji brāļi Kozlovski – Oskars, Juris, Jānis un Mārtiņš jeb Kozmens –, kas „Gora” skatuvi piepildīja ar humoru un improvizētiem skečiem.
„Kur lai paslēpjās!” – māksliniekam Robertam Stārostam 1954.gadā tas bija izmisuma kliedziens ar izsaukuma, nevis jautājuma zīmi. To par pamatu jaunai izstādei ņēmis mākslas centrs „Zuzeum”, nosaukumā apzināti atstājot gramatisku aplamību – vārds „paslēpjās” rakstīts ar garo „ā”, kā to lietojis arī pats mākslinieks. Izstādē vienkop skatāmi vairāki simti mākslas darbu, kas tapuši padomju okupācijas laikā un uzdod arī šodien aktuālus jautājumus par mākslinieka izvēlēm ārējas nebrīves apstākļos. Ideja par padomju okupācijas gados tapušai Latvijas mākslai veltītu izstādi, kas aptver piecas desmitgades no 1945. līdz pat 1990.gadam, pieder mākslas centram „Zuzeum”. Izstādes kuratore ir gleznotāja Sandra Krastiņa, ar kuru tiekamies vēl topošajā izstādē. Izstādi Sandra Krastiņa veidojusi kā māksliniece, nevis mākslas teorētiķe. Aptvert tēmas plašumu palīdzējusi arī pieredze Mākslinieku savienībā divtūkstošo gadu sākumā. Veidot izstādes scenogrāfiju kuratore uzaicinājusi arhitektu Reini Liepiņu un viņa biroju „Sudraba arhitektūra”, izceļot Liepiņa interesi par vizuālo mākslu. Piedāvājums intriģējis. Kā izstāstīt veselu laikmetu vienā, kaut lielā izstāžu telpā? Reinis Liepiņš šo jautājumu scenogrāfiski risinājis, veidojot to kā ceļojumu atpakaļ laikā. Izstādē „Kur lai paslēpjās!” apkopoti vairāk nekā 350 padomju okupācijas gados tapuši Latvijas mākslinieku darbi dažādās tehnikās – no gleznām un grafikām līdz traukiem, ādas albumu vākiem, plakātiem, ideoloģiski pārblīvētiem bērnu žurnāla „Zīlīte” vākiem, un Ezopa valodā veidotiem pasūtījuma darbiem ar tikai zinātājiem nojaušamām atsaucēm uz Latvijas brīvvalsts laika mākslu. Izstāde „Kur lai paslēpjās” mākslas centrā „Zuzeum” Rīgā būs skatāma no 9.februāra līdz 19.maijam.

In our final Alolan episode, we might not be able to go chasing waterfalls, but we do chase just about every dang other thing. We go island-hopping and check in on all our old friends and foes; collecting Totem Stickers and Zygarde Cells; Charizard Gliding and Mantine Surfing to see if Skull Lord can retain his title as King of the Waves. We go hunting for Tapus—one of us in a literal sense—and hunting for Ultra Beasts to see if there's anything good in those Ultra Wormholes (spoiler: there wasn't). Instead, we rank those beasties in the hottest and probably most controversial new segment: "Fur Affinity, Sweetie, or Barf." Then, we defend our titles in the Pokémon League before determining who the real Kahuna of EXP. Share is in this season's final battle between Skull Lord and Parrothead. Notes: Get your carts and cups of coffee ready because the next game up is Detective Pikachu!
Skull Lord has crushed the Alolan Region under his boot at last and Parrothead has kept the good vibes and good GOOD Pinap berry juice flowing from sea to shred-worthy sea. There's just one last obstacle to overcome for the disjointed duo. No, like, literally– they had to climb a mountain this week. And honestly? They both felt pretty ishy about it since it was apparently SACRED GROUND to the Tapus. (By the way, Tapu-hunting season is OPEN!) When we finally overcame every challenge and crested every summit, our hard work was rewarded with the shabbiest Elite Four we've ever gone up against. After dodging some thrown keys and cold approaches, we battled. Let's just say it went VERY well for the guy writing this description. (Incidentally, Tanner has been called an inspiration and is considered a mentor and role model to many successful people.)
It's been a stormy night in the north of the country with thunderstorms peppered parts of Auckland, the Coromandel and Northland. Coromandel soaked up the most rainfall - about 80 millimetres - while the MetService said Warkworth and Waitakere were among the harder hit areas closer to Auckland. Right now there is an area of rain between Auckland and Kaitaia, with thunderstorms expected to impact that region through the morning. Fire and Emergency are reporting it fielded about 60 111 calls from Auckland and Northland overnight. Forty-five roads across Auckland remain closed today as a result of slips and flood damage with Auckland Transport saying they have been working around the clock to get them reopened. Last night the South Eastern highway was closed, as is a section of Great north Road. Buses are operating, but there are delays for many as they have needed to take alternative routes. Trains are not be running today with rail replacement buses operating on all lines,. There are a number of slips along the rail network with the eastern, western and southern likely to provide a reduced timetable on Wednesday. Near Auckland, State Highway 2 is closed from Pokeno to Mangatarata, and between Mangatawhiri and Maramarua. State Highway 1 is blocked between Brynderwyn and Waipu. Up North, State Highway 1 is closed near Mangamuka Gorge and near Ruakaka. In Waitomo, a slip has blocked State Highway 37 between Hangatiki and Waitomo Caves - there's no detour because of flooding. In Coromandel, State Highway 25 is closed between Waiomu and Tapu, and Coromandel and Whitianga, while State Highway 25A is blocked from Kopu to Hikuai Ken Cooper is running the FENZ Region coordination centre in Auckland. He spoke to Kim Hill.
The northern part of the Coromandel Peninsula remains cut off, due to slips and flooding caused by the torrential rain. People are asked to avoid travelling if they can. State Highway 25 is closed in several places - between Coromandel and Whitianga; and Waiomu to Tapu. It's also closed due on State Highway 25A between Kopu and Hikuai due to further cracks developing at a large washout location. Thames-Coromandel Civil Defence district manager Garry Towler spoke to Corin Dann.
Coromandel has borne the brunt of the wild weather overnight. More than 230 properties are without power in Whangamata and Tapu. The 309 road connecting the region's west and east coasts is closed due to a large slip, while there is a lot of water across State Highway 25 south of Whitianga and at Coromandel Town. The Northland Chamber of Commerce says the wild weather in the region has wiped out the holiday traffic that many businesses rely on. Northland Chamber of Commerce President Tim Robinson spoke to Morning Report's Charlotte Cook.

But both have a variety of disturbing interactions with Swimmers, Veterans, and their ghostly companions—and that's before they even make it to Acerola's Trial that takes place inside of an derelict Walmart Supercenter? This isn't the kind of "island time" that we signed up for.

Dave shares the positive and important aspects of intergenerational relationships that can alleviate tensions and provide worthwhile wisdom and practices that provide grounded pathways for future generations. We discuss challenges in dominant institutions of schooling as well as their legacies, and the significance of education. We consider Epeli Hau‘ofa's scholarship and the importance of engaging with messy intellectual terrains, facing a greater complexity that requires multiple lenses, while also upholding Indigenous relational ethics, which are also critically confronting external and internal power dynamics.
