What do you say to other people who are joining the industry? And she said without missing a beat. Well, we tell them exactly the same thing." [05:35] "I remember coming home to my wife, Cindy. And I said, I am hating this. I said, I don't feel like a, me. I feel like a fraud. I'm dressed up in a suit. That's really not me. I just want to wear, you know, my music business gear and my sneakers and my shorts and all of that stuff, which you could do in LA, and you still can. And she gave me the glorious words of: "Just do what you want to do. And then the universe will take care of the rest.". [07:24] "My first listing was actually a hundred miles away, but I refused to give it away. I refused, my manager said: -Oh, you need to refer them out. And I said: - Not on your life." [08:37] "If you're unsure, turn up at the property an hour earlier, that you're about to show. Scope it out and then write some notes, go look at where the Starbucks are." [11:54] "I'm in LA and everybody talks about entertainment all the time. I decided to not mention anything to a soul. So the brokerage I was at, I just shuffled in the back. I sat down. I put my hand up as a new agent. I absorbed everything. I asked questions. I checked my ego at the door because I was on a one-way journey." [11:55] "My thing was, I knew the numbers. I knew the streets. I knew the houses. I knew the bedroom count. I knew the comps. I knew them all in my mind. And I had it all in my iPad." Back in the ’90s, when I was a young, headstrong record producer, I was asked to work with George Michael by George himself and I turned it down. Regret would be too strong a word, but a colossal mistake — YES! The silver lining is I learned one of the most valuable lessons in business from that encounter. It was the first time I had to think macro instead of micro, and I failed to see the big picture and the incredible opportunity for my music career. Thinking “WE” instead of “ME” is what I could not comprehend at the age of 24, and it’s haunted me ever since. How do we go back to work aggressively, in service, and safely? It has been a devastating time, and I think many of us have chosen to view this as a reset. Much like in 2008-09. In 2008-09, I'd been in real estate for a few years. I was just getting my grip. And then the crash came. And when it happened, we all had the same feeling that we did a couple of months ago. And here's what happened a little over a decade ago: it was about the pivot. When an event occurs, we can rebel against it or we can adapt. If we adapt and evolve, we flourish. Read this before you go further: safety first. For everyone. There are knowns and unknowns, but those that pivot will prevail. Interest rates are the lowest they've been in history. And most of the buyers that are out are the serious ones. And, we don't know what's going to happen in a few months. I always imagine the home is mine when working with a seller, and in many cases right now, I'd say "put it on the market".     An Interview With Dan Lesniak, Hyperfast Agent / Peter Lorimer - The Real Estate Entrepreneur Podcast

This chat with Dan Lesniak, author and real estate professional, is all about how NOT to be a squirrel. Find a model, stick with it, and watching it work. Here's how Dan does it:Pick an area to dominate, and make sure it's big enough to be worth going after. And then drill down on it. I'm here for that model. It's all about niching down and really, borderline obsessing over it. Execute, take in feedback, adjust, and tweak. Get it going in the right direction. You don't have to know all the answers on day one, but you have to start. And as you begin, analyze and refine along the way. His number one productivity tip is to start your day right. Wake up and get ready for the day. Dan rises around 4 or 5 in the morning, gets his biggest tasks out of the way, works out, and spends time with his kids. All before 9 am. I learned a lot from Dan, and think you'll soak in some of these juicy tips as well. A great one to get yourself amped up as you navigate a different kind of normal. Golden nuggets from this episode: [08:26] “if you mail someone a letter, no matter how creative you are with like the fake hand-writing and all that kind of stuff that you can get now, like people can kind of like sniff it out, but if you put it in an unmarked envelope, they immediately think it's like a neighbor or a friend that just dropped something by, so I think the open rates are a lot higher.”  - Dan Lesniak [17:49]  “...if the organization is just you, that's fine, but get it moving in the right direction and then analyze and refine the course along the way, one of the examples I like to talk about to illustrate this is from my submarine days when you're taking the boat to periscope depth, it's a fairly dangerous time, you're underwater, you're using sonar to figure out what's out there and you stick the scope up and you don't want to hit anything. All right. So the first thing you do is kind of like do a 360-degree sweep, make sure that the visual texture matches what you thought the sonar is, and if something's wrong, you gotta order a turn to the helmsmen and it's, either left or right, but if you sit there and try to figure out the perfect course, you're wasting time that it takes to get the ship moving in the right direction. I recently ran across William Churchill's speech during this time, and it reinstilled in me this: I refuse to yield to fear. As we all navigate what it looks like to return to work safely, remember that fear should never, ever navigate our decisions. Let's work hard, and if we're going to give in to anything, let's give into service, kindness, and compassion. Real estate agents, buyers, and sellers are wondering what a world post-COVID looks like, and how to prepare for it. On the west coast, there's a concerted effort for us to figure a way out of this. Gentle, small footsteps on the road to optimism. We are trying to figure a way out of this disaster. And a question I've been getting a lot is, "How do we prepare for the market post-COVID?" I really like this question. So much so that I had to cover it in this week's podcast. Also, because I'm never one to rest on my laurels. I'm not one to wait around. I feel rest in staying in action. Of course, we must respect and follow the guidelines of the California Association of Realtors. So, how do you prepare for what's ahead? I find it best to put myself in the mind of my buyers and sellers. I pretend their house is actually my house - and I act accordingly. I've heard a subtle rise of agent chatter, I've spotted more houses on the market, and I've watched a slight increase in escrows...it feels like we're dipping our toes towards a way out of this. We're beginning to thaw out. And when it comes to preparing your clients - data first, always. Let the data talk. We're in a better place now than we were two weeks ago. Above all, stay the course. Keep your spiritual compass pointing due north. Fear is a navigator, but let the light and let service guide you. Bonus: We do not have to do it alone.     The Art Of Niching Down - An Interview With Rob Jensen - Peter Lorimer - The Real Estate Entrepreneur Podcast

Rob Jensen is the president of Rob Jensen Properties. He's commentated for numerous national broadcasting networks, and he's provided commentary for multiple publications. I love talking about niching down, and this guy has definitely done that. His 15 person brokerage specializes in guard-gated real estate. He also gets marketing. Producing content - videos, articles, etc. And he's upped his paid social ad strategy. There are lots of good tips surrounding how and what in this conversation. Oh, and in his spare time, he's an avid rock climber. How does he stay on top of the industry? He spends time reading key players and influencers, such as Robert Campbell, The Timing Letter, 1000watt, and Tom Ferry. He also plans ahead. We chatted about his morning routine and he said his morning routine essentially begins the evening before (most good ones do) when he strategically plans out his entire day. We chatted about the most interesting property he sold (spoiler alert: a castle), and his brokerage's mantra "We always deliver what we promise."
