How do we go back to work aggressively, in service, and safely? It has been a devastating time, and I think many of us have chosen to view this as a reset. Much like in 2008-09. In 2008-09, I'd been in real estate for a few years. I was just getting my grip. And then the crash came. And when it happened, we all had the same feeling that we did a couple of months ago. And here's what happened a little over a decade ago: it was about the pivot. When an event occurs, we can rebel against it or we can adapt. If we adapt and evolve, we flourish. Read this before you go further: safety first. For everyone. There are knowns and unknowns, but those that pivot will prevail. Interest rates are the lowest they've been in history. And most of the buyers that are out are the serious ones. And, we don't know what's going to happen in a few months. I always imagine the home is mine when working with a seller, and in many cases right now, I'd say "put it on the market". Get back to work, pivot, stay safe, and tune in to this week's episode of the Real Estate Entrepreneur.   Golden Nuggets from this episode: [03:11]” When an event occurs or evolution happens, maybe it could be argued that this is evolution, right? The evolution of commerce in the world has been forever changed. So we can rile against it and say: -"no, no, no, no. I'm just going to wait until it goes back to how it was". Or, we can adapt.” [05:13] ”I still have clients, even though I own the brokerage, I'd like to have boots on the ground. I'd like to be in the trenches with my agents." Here's how Dan does it:Pick an area to dominate, and make sure it's big enough to be worth going after. And then drill down on it. I'm here for that model. It's all about niching down and really, borderline obsessing over it. Execute, take in feedback, adjust, and tweak. Get it going in the right direction. You don't have to know all the answers on day one, but you have to start. And as you begin, analyze and refine along the way. His number one productivity tip is to start your day right. Wake up and get ready for the day. Dan rises around 4 or 5 in the morning, gets his biggest tasks out of the way, works out, and spends time with his kids. All before 9 am. I learned a lot from Dan, and think you'll soak in some of these juicy tips as well. A great one to get yourself amped up as you navigate a different kind of normal. Real estate agents, buyers, and sellers are wondering what a world post-COVID looks like, and how to prepare for it. On the west coast, there's a concerted effort for us to figure a way out of this. Gentle, small footsteps on the road to optimism. We are trying to figure a way out of this disaster. And a question I've been getting a lot is, "How do we prepare for the market post-COVID?" I really like this question. So much so that I had to cover it in this week's podcast. Also, because I'm never one to rest on my laurels. I'm not one to wait around. I feel rest in staying in action. Of course, we must respect and follow the guidelines of the California Association of Realtors. So, how do you prepare for what's ahead? I find it best to put myself in the mind of my buyers and sellers. I pretend their house is actually my house - and I act accordingly. I've heard a subtle rise of agent chatter, I've spotted more houses on the market, and I've watched a slight increase in escrows...it feels like we're dipping our toes towards a way out of this. We're beginning to thaw out. And when it comes to preparing your clients - data first, always. Let the data talk. We're in a better place now than we were two weeks ago. Above all, stay the course. I love talking about niching down, and this guy has definitely done that. His 15 person brokerage specializes in guard-gated real estate. He also gets marketing. Producing content - videos, articles, etc. And he's upped his paid social ad strategy. There are lots of good tips surrounding how and what in this conversation. Oh, and in his spare time, he's an avid rock climber. How does he stay on top of the industry? He spends time reading key players and influencers, such as Robert Campbell, The Timing Letter, 1000watt, and Tom Ferry. He also plans ahead. We chatted about his morning routine and he said his morning routine essentially begins the evening before (most good ones do) when he strategically plans out his entire day. We chatted about the most interesting property he sold (spoiler alert: a castle), and his brokerage's mantra "We always deliver what we promise." I've stayed offline for a moment - we've been dealing with so many problems as a country, and I felt it was right to tighten the reins a bit. But I've been getting loads of questions, and believe that now it's time to address some of them. A common theme running throughout my DMs, emails, and messages is motivation..."How do you stay motivated?" The news fills us with dread - because all of this is massive. So how in the world are we to stay motivated? Stick to your schedule. Honestly, you could stop here. You do this, you'll stay in action and you'll stay motivated. My literature teacher told me the story of a successful British writer who worked from home. Every single day, he rose at 7:30, ate breakfast, showered, and dressed. And then at 10:30, he began writing. Many times he had no idea what he was writing. But he wrote. Me? I wake up at 5, workout, shower, breakfast, and then I get to work. And honestly, I'm busier now than I've ever been. There's no drive time, and I'm filling that extra space with productivity. I refuse to let negativity in. I've always believed we should be intentional and positive, and that definitely doesn't change now. Focus on the light. This industry doesn't get to chart the course for me. I get to do that. Focus on the light, choose action, and use this time well (if you can). Don't waste any time. Don't wait for this to end - act now. You'll find me amping up my creative, dreaming of new marketing strategies, and putting those dreams to work. Many would agree we are in a state of market disruption. And while I do agree, I also firmly believe that we do not wallow in that. We turn the corner. We pivot. And we prepare for the turnaround. One thing I used to hear all the dang time was "if only". Everyone had a case of the "if only"s and it was always, "If only I had time". Well, for many of us, now we do. Time to firm up that marketing strategy. Time to reach out. Time to get that CRM set up and organized. Let's come out of this saying, "Market disruption was the best thing that happened to me in ___ area of my business." To do that we need to put in some work. Because I see an optimistic turn in the next few weeks, and you don't want to look back and wish you'd used this time differently. Client engagement is paramount right now, and as many agents shut down - you should triple down. We can choose to either lean into the light or to lean into fear. And it's completely understandable that many are teetering into fear. I really do get it, there's so much uncertainty and darkness out there. We're isolated. It's the right thing, and at home is where we should all be and stay. But that doesn't mean we can't connect. I'm choosing not to OD on binge-watching TV shows or filling my days with solitude. I'm choosing community. Because here's the deal: in real estate, we tend to know a whole bunch of people. A lot. Hundreds of touchpoints, ways to connect. And please hear me say this: In no way at all am I suggesting that now is a time to pitch anything or even mention real estate. I am saying to schedule a Zoom coffee with a friend.I am saying to set up a virtual playdate for your child.I'm also saying to call someone in your database that could use a chat. Community is truly everything, and we thankfully have technology at our fingertips that can help us. And while we have guidelines handed down from the California Association of Realtors (which I wholeheartedly agree with), there are ways, thanks again to technology, to have some business continuity. We can still go to vacant homes and give clients virtual tours. We can (tastefully) double our outreach. Fill in the blanks here and innovate. We may be in the belly of the beast right now, but we don't have to be truly alone. We're in this together. Take a deep breath. Pause. It's not time to react. Let's give ourselves a collective moment and gather some clarity of thought. There's a whole heap of unknowns out there right now. Here's what we do know:1. That we don't know much.2. We need to practice safe social distancing. Over the past several years, we've all been going, going, going. It's time to stop. We're going to have to relearn this, I think. It's time to breathe, and it's possibly time to create. To innovate. How is business going to be affected? We just don't know. We know that many businesses and hourly employees are struggling right now... and that should urge us to ask how we can help. What does this mean for real estate? Again, it's too early to tell. BUT - this too shall pass. Whenever I have decisions to make, instead of knee-jerking, I do nothing. When in doubt, do nothing. My instinct tells me that we will see a path for the better or worse by the end of the week. So, let's see how it shakes out. Let's wash our hands, practice social distancing, continue with business as usual, and do something meaningful with the time we're gaining from not having to commute or take kids somewhere. And let's remember: there are men and women sacrificing their lives and days and nights to keep us healthy. Healthcare workers, food service employees - thank you. Confidence is an art. Which is good news, because if you're not innately confident, don't worry. There are strategies for this. Lack of confidence typically comes down to two things: Fear of what others think and ego. And we can even simplify that further into this: lack of confidence is rooted in fear. A simple way to gain confidence is to educate yourself. Maybe you don't know enough. Don't wait for someone to teach you. Anything you could possibly want to learn is on YouTube. Confidence leads to action and action leads to success. The what-ifs, the second-guessing... those things are the dream, ambition, and career killers. And they all lead to vanilla decisions. Whenever I need to make a decision that has multiple choices, I get quiet, and ask myself, which way should I go? I've found that the right answer is always the first and quietest. I struggle with the same demons as everyone else. I just don't listen to them anymore. ...And I just believe I have a shot. And so should you. Lots of knowledge bombs in this one. We all know I'm a technology nerd. So it's no surprise that I was thrilled to interview this week's guest, Ian Khan. This guy is the real deal. He's spoken at TedX multiple times, he's a Forbes contributor, and an author of some really amazing books, two of which are The Internet of Things, and a CNN Technology Expert. Ian doesn't like hype. He likes authenticity, he likes reality - and I dig it. An engineer by trade, and an educator at heart, he got his hands dirty in a lot of different industries and absorbed everything he could in the first 20 years of his career. One thing led to another (as things usually do on the path to success). When asked about success, he says that his has come from putting himself in an uncomfortable place, time and time again. If you stop growing and adapting to change, then everything is an enemy. We have to make change a friend. We should try to learn something new every day. Take one piece of technology that's been baffling you, take 30 days, and aspire to learn it. We need to be curious. And we need to have some kind of formal education because the world is changing really fast. Absorb, be a sponge. Life is full of failures, but success is right around the corner. Building your brand is crucial. It's crucial to your business and specifically to the longevity of it. Social media is getting saturated by big brands. This means you must get creative. Stand out by being yourself and putting that out into the digital world. Your voice must be heard. When creating content, or really with anything I've done, I follow my gut. I've learned to treat data as an indicator, not a navigator, of what I should be doing. I used to be obsessed with comments and likes. I watched the numbers and pandered to them. I created content that moved towards what I thought people wanted. My own voice wasn't heard. I stopped creating with that frame of mind and started creating things that I loved. And anytime I've done that, the end result has been immensely better than what I created when I pandered to what I thought others wanted. Data is important, but it shouldn't be the guiding light--your gut needs to be your guiding light. When you start posting things, jump in with two boots. If you're not sure, post anything and everything. And then listen. What are people reacting to? Nothing is instant. This is going to take months for this to stick. The best navigator of all is you and your gut. Let's dig in and get to it. I'd like to kick off 2020 with a valuable nugget that I live by. From the moment I wake up in the morning until the moment I lay my head on the pillow, this is true: give it all away. Anything you give away will enrich your career, be it success, knowledge, or secrets. I've found this to be true time and time again. This market, specifically Hollywood Hills and L.A., is incredibly cutthroat. Gigantic commissions lend themselves to intense competition. But that's not how I like to live. When I was in the music industry, there were two different types of producers. One type of producer held everything very close to the chest, and the other type freely gave. There was a super strong correlation between the ones that gave their items away and those that didn't. The ones that gave received tenfold later in their careers. Surround yourselves with likeminded people. It's super powerful. I promise, if you give away what you've learned without expectation, when you extend your hand and give others the keys to the kingdom, the universe rewards it. But regardless of whether or not it's rewarded, it's a better way to live. Knowledge is never owned, it's only borrowed. People-pleasing sounds like that voice in your head that tells you that you're stupid, you're not good enough, and you're going to fail. It's self-deprecating and it stops you from progressing. It's career crushing. People-pleasing also looks a lot like answering that 10 pm call from a toxic client. That call that leaves feeling like shit about yourself immediately after. Half measures mean nothing. In real estate, people will try something for 3 months and then they bail. They change tactics. That's a half measure. You have to be all in. There's no reason that you shouldn't - no matter your age or where you've come from. Everyone has to start somewhere. Don't worry about where that is for you, just start. Go into it with a positive attitude. Hope for success, but trust the result no matter what. And for love of all things beautiful - don't stop after three months. Give it your all, consistently and constantly for at least a year. Here's the deal: You will not be successful right off the bat. You won't understand it all the moment you begin. But the wonderful thing is this - you can act your way into right thinking, as opposed to thinking your way into right acting. So just keep going. Move forward with your head out of the results. When I was getting sober, I stopped spending time with people that were distracting me from sobriety. The same is true in business. Spend time with people who will push you towards your goal. People you can learn from and be inspired by. BUT HOW, PETE? Tip #1 - Ask one person out for coffee each week. The fear with this is that they're too busy or don't want to go. 95% of them will say yes. Tip #2 - Once a month (or more), take someone that you admire out for lunch. Tip #3 - Really good mentors are super busy, so you probably need more than one. There are tons of mentors that will never see your face. They'll mentor you in the form of websites, books, podcasts, and videos. I love digital. But I'm about to bust out something analog. Let's dive into how I set intentions. I've tried every note-taking app that exists, but honestly, what works for me is (drumroll, please) a pen and paper. I can keep a lot in my head, but it's incredibly powerful to write something down. Before becoming a real estate agent, I wrote down my goals. They were lofty goals, such as becoming the number one real estate agent in my area, getting married, etc. I lost the book. Several years later, we found it and lo and behold, I'd met almost all of them. Grab your notebook and pen, write down how many transactions you want to do, how much money you want to make, your health goals, your travel goals, etc., etc. If you can't handle something as archaic as pen and paper, I love Trello. Either way, the most important takeaway is this: set your intentions now for the rest of this year and the year to come. The longer you delay, the longer you wait to get started on the path. Stay in action and stay in execution. How do I do this? Admittedly, blindly. I do the next thing on my list. Rinse, wash, repeat. Don't overthink it. Don't let opinions get in the way. Speaking of opinions, when dealing with clients, remove ALL opinion of the other person. Remove the hierarchy and treat everyone the same. In sales, it's one's natural instinct to think about how much you'll get from someone and in turn, that affects your opinion of them. Don't do this. You never know what's going to happen, and your service to someone else should never be affected by the potential dollar amount you hope to receive in return. And here's the key (to all business, IMHO): stay out of expectations. Remove all of them. Get your mind right and show up--that's the meat of it. Don't get caught up in these two words: winning and losing. All winning means is that you're better at not quitting. And on that note, we should never need someone else to give us a high five. Your head will talk you out of things and introduce fear. Your intuition will take you places you've never been before. It may just be less about certainty, and more about intuition. I want to squeeze every drop out of every day, and it essentially comes down to two words: action and reaction. Tailors waste approximately 15% of their fabric. Let's apply that to real estate. If you're wasting 15% of your time (and honestly, I believe some agents are wasting more), that equates to 6 weeks a year. When working towards productivity, the demons lie in "what next?". It means you're reacting to your day. Make 8 hours a day seem like 16 and stop reacting to your day by calendaring and squeezing every bit of juice out it. For instance, I Uber everywhere. That costs me 1k/month, and while I'm Ubering, I work. I make back what I've spent in multiples. There are so many creative ways to squeeze time out of your day. If you do the things I mention in this podcast, I promise, you'll increase your productivity. Let's not waste time! I remember sitting in my little house, and I was watching the Blockbuster Movie Awards. As I was watching the show, a package containing a DVD from my brand new Netflix subscription was placed under my door. Blockbuster and other companies like RadioShack and Toys R Us are in trouble/bankrupt. Why? They remained static; they didn't shift strategies when the world around began to change. When we are having success and we feel like our strategies are going in the right direction, it feels fantastic. The dangerous part--the Blockbuster effect--is when we trust that it's working now and will always work. For instance, Blockbuster seemed untouchable. They never got into streaming; I suspect they thought "This has worked for 10 years, let's just get through this." The world has moved around them, and they've remained static. What does this mean for us? We must constantly keep tweaking our strategies, keep evolving, and keep our eyes on what's happening in the social sphere. "Back in the day" (maybe about 10 years ago), we first started talking about blogging. And now, there's SO much noise. How do we break through? This is where changing strategy is a lifesaver. Original content. Why is it so important? 90% of people out there can't be bothered with creating it or don't believe in it. And that means, if you create original content, you'll break through. Don't rely on the media your company provides you. That's the blockbuster effect of our day. If it isn't about you, if it doesn't have your thumbprint, I believe you'll end up in the same spot as Blockbuster or Toys R Us.   Let's get into this, friends. But my guest today has figured that one out simply by being himself. Peter Lorimer is a former music producer turned real estate professional whose company is niched into the high dollar Hollywood real estate world. He’s learned to use his unique personality and bent toward entertainment to make himself and his company memorable. In this conversation, we discuss how Peter got into real estate, how he fosters incredible relationships, his use of video and ad targeting to reach his ideal clients, and why he thinks email alone is never enough.
