John Grimshaw has been interested in plants his entire life, as both gardener and botanist. He holds a first class degree in botany and a doctorate in the ecology of the forests of Mt Kilimanjaro from Oxford University. His Tanzanian connections remain important, and he's proud to be an honorary elder of the Maasai community of Lerang'wa, Tanzania. African plants remain an important botanical interest, but he is fascinated by all plants and has grown a huge diversity in his gardens. He has travelled widely to see plants growing in habitat. His first book was The Gardener's Atlas (1998), recounting the journeys plants have made from their source to our gardens. Working in The Netherlands for the seed company K. Sahin, Zaden. B.V., John was responsible for developing perennials and other plants for the seed trade. This gave him invaluable experience of commercial horticulture and management. Following that he joined Colesbourne Park in Gloucestershire as Gardens Manager, where he was responsible for maintaining and developing the historic Elwes family garden, especially the snowdrop collection. He co-authored the monograph Snowdrops (2002) with M Bishop & A Davis, published by Griffin Press. Between 2004-2009 he was lead author of a major book on trees introduced in the past 35 years, entitled New Trees, Recent Introductions to Cultivation, with co-author Ross Bayton. It was sponsored by the International Dendrology Society and was published by RBG Kew, in May 2009. In August 2012 he became Director of The Yorkshire Arboretum, North Yorkshire, with responsibility for the 120-acre arboretum and 20-acre Ray Wood, on the Castle Howard estate. This involves a wide range of management and administrative duties, fundraising and networking as well as active curation of the extensive collection. In 2021 the arboretum opened the country's first dedicated Tree Health Centre, to raise awareness of the problems facing trees from diseases, pests and climate change. He was appointed MBE for ‘services to tree health and plant conservation' in the 2024 New Year Honors List.   John is a member of the Royal Horticultural Society's Nomenclature and Taxonomy Advisory Group, the RHS Woody Plant and Gardens Committees, and in 2012 led the RHS review of the Award of Garden Merit. He speaks and writes widely on horticultural and tree-related subjects. Just in case you don't know, I'm Ray Wood and I'm a real estate agent from Melbourne Victoria living on a lake about 2 hours north of Toronto Ontario Canada. It's been a cold blast here at the cottage in the last couple of months where we have been in semi-isolation and various stages of lockdown for almost a year. The month of February is testing us because there's this weather effect called the polar vortex that brings with it arctic cold temperatures like minus 30 Celcius and feet of snow. But, fortunately, the boathouse is keeping us warm thanks to a wood fire we installed last year and some incredible spray insulation that keeps in most of the warmth. The boathouse has been a fun project and it's still a work in progress that will take me a bit longer to complete. Personally, this last year has been an amazing time. I feel I have better focus and direction. In the second episode of the Castle Howard trilogy, meet the head of forestry, Nick Cooke. Nick has been part of the team looking after the estate since 1975, and over the years has had to figure out how to maintain the extensive forests, all-in-all covering over 60 miles of pathways. Arriving in the ‘70s to take up a placement at the castle’s Ray Wood, Nick stood open-mouthed as he faced the estate’s obelisk and knew that he would be here for a long, long time. On a walking tour through bluebells and briars, Nick points out the oakwoods that call the castle home, the rhododendrons remaining from an ornamental garden, and gestures towards the mixed woodlands where wildflowers are thriving. Of the 816 hectares of land, 550 are designated ancient woodland sites - but they are much more than that now, under Nick’s care, the 300-year old site has been transformed into a stunning botanical collection, a producer of timber, a tree nursery and an area rich with biodiversity. If they haven’t already called you, that means they haven’t heard of the fantastic service you provide. Make sure you get your name out there and start building relationships. Don’t give anyone the chance to say they didn’t know about you.   Send pre-listing packs  (05:36- 07:33) Send information about yourself to the people in your market. You want to convey your expertise. However, don’t get too caught up in providing endless pages of testimonials. Instead, use a single page and include 6-8 personal testimonials thanking you for your work. Keep it short and sharp, and you’ll ensure all the recipients actually read it!   Make the calls (20:26- 21:07) The best agents in the industry are at the frontlines, making calls. You can hire a team to help you with day-to-day running of the business, but never stop making the calls yourself.   The real estate industry is saturated with professionals dreaming of making their mark. You need to cut through the noise if you want clients to do business with you. Set yourself apart and stand out from the crowd. Stay optimistic and minimize procrastination. Most property around Australia has enjoyed solid growth for about 20 years save for a few bumps along the way. We are now in a downturn and who knows for how long or how deep but most people are suggesting we are about 6 to 12 months into a 2 year slump. To find out how to sell your apartment in a tough market we need to speak to someone who has experience and worked in property cycles since the mid 1980's. Ray Wood (yes related.. my brother) worked as a real estate agent in Melbourne from 1982 and now coaches and supports agents across Australia and Canada. He has a unique expertise and can talk about selling in a tough market with a lot of authority. I hope you get great value from our chat. He is a blog pulled from our discussion... You want to sell your apartment but are worried it is perhaps not the right time given the market is weaker. Firstly if you are selling and buying in the same market conditions, then it is a net sum game as you may sell for less than you hoped, but you will also buy cheaper. In weaker markets there are generally fewer properties for sale making it harder to find the property you want so consider buying first and then selling second if you can arrange it. The big question in weaker markets is how to market and sell your property for the very best price. To answer this let’s understand why the market is weaker and how to circumvent the issues. There are a few factors at play but the single biggest issue across all categories of property is finance. By this I mean the difficulty in buyers being able to borrow money. The banks and second tier lenders have all tightened up there lending practices by lending a lower percentage of the price, fewer interest only loans, scrutinising loan application more, and limiting exposer to particular types of property or locations. This is driven from APRA (Australian Prudential Regulatory Authority) and findings from the recent Royal Commission into Financial Services. Now we know obtaining finance is the problem, how do we adjust the marketing to help buyers through this and pay you the highest possible price. Hire the best agent Now more than ever, you need a great agent and especially one that has seen and worked through difficult markets before. This means they will have 10 -15 years experience, be well equipped to advise you, work hard and be able to dig deep into their kit bag of experience to negotiate a sale at a good price. They will also give you the right advice on every step set our here. Method of Sale When someone bids at auction, that is an offer on an unconditional basis. ie. They can not bid subject to finance or building inspections or anything else. If they are concerned about how much finance, they will be able to get they will either not bid at all or only bid to a lower price. Private sale allows negotiations on a subject to finance basis giving a buyer more confidence of offering a higher price knowing it is subject to their finance being approved. Some property still suit Auction but just not as many as in a boom market. Length of Marketing The normal 4 weeks marketing may not be long enough. Especially if one or two buyers are knocked back on their finance application and your agent needs to go back and agree another sale. This could mean the sale process takes 5 or even 6 weeks. Be ready from day 1 Internet ads and staging (furniture) hire costs last 4-6 weeks and because the negotiations may take a bit longer than usual you need to make every day of your marketing count. From the day your property hits the market your agent must have contracts of sale available, presentation perfect, all maintenance items completed, inspections arranged, brochures printed, sign board in place, letter box drop done, etc Estimated Selling Price It is time to be realistic about price. Trying to set a high price and negotiate down will burn up valuable marketing time and lose qualified buyers.

Through luck and pluck these companies have found a level of success. Yet they know they’re leaving money on the table. Now if there was only a way to know for certain our prospects are thinking. In this episode guest Corey Hammer shows how companies can stop guessing how to sell and instead use market research to know for FACT,  the drivers for selling success. Corey Hammer has 15+ years as an insights professional across multiple industries. This includes CPG, education, hospitality, pharmaceuticals, and consumer services. He holds a PhD in Experimental Psychology and is a longtime Boy Scout and Scouter (Be Prepared). Market Research Process Companies looking to roll out a new product or service should thoroughly investigate the new market. According to Corey, there is a methodical market research process. This process will provide insight into the drivers for converting prospects into consumers, customers and long time clients. Look at the data you currently collect: sales, overheads, marketing campaigns, conversions, and repurchase. It’s costs nothing to investigate and analyze data already in-house. Analyze and parse the data. For example” Look at marketing ads with different, copy and channels. Next look at conversion rates. However too often people fail look across channels Youtube, Twitter, Facebook, LinkedIn, Instagram, Pinterest etc…. Also focus on internal sales data. Know what’s selling in what channels Next look at your customers. Accept that 80% of your business comes from 20% of your customers. Use a customer experience measurement tool to know how they think. Ask quick questions on recent purchasing and owning experience of you products and services. Make it a transactional survey of a recent purchase, especially B2C.  A relational survey makes more sense in the B2B space. Value Engineering is the process of optimizing the value of a product of service to a customer by lowering costs or improving the functionality. Market research creates the opportunity to successfully complete a Value Engineering activity. Segment audience and align products and services. What Do Startups Do? If you’re new to a market place you can’t rely on existing customers for market research. Instead, Corey recommends you go the library. From many years working in Real Estate Ray Wood has discovered the key issues when it comes to selling real estate. He has written about them in his best selling book "How to sell your home for more" We discuss this very topic with Ray and from our chat I have written up the 5 rules of selling an apartment. So here they are... The 5 rules when selling an apartment The very first decision to make is … “Are you committed to sell the apartment?” This may seem like an odd thing to ask but throughout a sale process there are some critical moments where you will need to revisit your commitment to sell the apartment to help guide you through. Assuming you are committed to selling you need to do whatever you can to maximise the sale price and then sell the apartment at that maximised price. That is not to say you will sell at any price, but if you are only half-hearted in your decision to sell or have a relatively high target price then you may be wasting your time and money and should perhaps not sell at all. Selling an apartment can be expensive, time consuming, and stressful so please don’t go through the process if you are not 100% committed to selling. You can also damage the image of the apartment if it is casually for sale for a long time.  Once you are clear on your decision to sell, it’s now important to do everything you can to get the very best result. There are many “experts” who have watched one too many reality TV shows and learned all there is to know about presenting and selling an apartment. The rate of change in markets, technology, regulation, buyer tastes, economic conditions and demographics is rapid and so is the best way to sell real estate. Every apartment has its own attributes and challenges, which coupled with the owner’s personal situation, requires a tailored approach 1             selecting the best agent The most important decision when selling is hiring the very best agent as they will work with you through the entire process and make the rest of the decisions a whole lot easier. The two things many sellers ask a real estate agent is “how much? …and how much? “How much is my apartment worth?”, and “How much is your fee?” They are two very important issues, but there are the two worst criteria when selecting the best agent to sell your apartment. Some agents are hard wired to suggest a high value to attract your interest in hiring them. Of course, it’s about the money, but the best agent will get you the very best price regardless of what they think it is worth. The sale price is determined by buyers. Don’t believe the myth that if the agent doesn’t think the apartment is worth $750,000, they aren’t going to achieve that price. How many times have you seen a property sell for way above what everyone thought the property was worth including the agent. Only time judges who is right and who is wrong about value. Selecting the agent who tells you the highest price is a big mistake and sets up the entire selling process on the wrong foot. You want the agent with the best plan and experience to get the highest price. The second “how much” question relates to agent’s fees. This is also a bad criteria to select an agent and is something to discuss with the agent, once you are satisfied they are the best agent for you. Agency fees are negotiable and any small difference in fees between the best agent’s fee and the other agent’s fee will be repaid to you many times in the price achieved, the advice provided and the service delivered. The net cost of the best agent will always be the cheapest. In other words, the best agent will get you the best net price (sale price less the fee) making them the cheapest as a lesser agent may cost you much more in a lower sale price. The agent you hire needs to be an experienced professional that can present your apartment in the best way and with a strategy that has regard for your situation.

In this episode Phil gives us practical advice on how to boost your selling productivity.  His 3×3 method is a quick way to tune up your sales brain, vanquish stress and narrow your sales focus. Your brain is the most important tool you have in your bag. Use it! Sales = Stress The sales profession attracts people who are willing to put themselves on the line. Sales people are  evaluated on: performance factors – e.g. closed sales, advanced deals, prospecting, etc.. social factors – e.g. likeability, relationship building, etc… When stress goes up, performance goes down. When people are stressed, they make the wrong decision. Quick fixes have limits. Discover the root cause within you and what’s going on in your brain. for example, with dehydration your cognition drops! Tedious complex tasks hurt concentration, create distraction and a bad attitude. Stress and worry turns on the emotional part of you brain. You don’t want this. Since your overloading your brains with apps, photos, and videos, it’s hard to narrow your sales focus. 3×3 Method Phil has a way to relieve stress with a simple exercise. Combine the naming of an object with a deep breath. Since your brain can’t do two things at once, it will allow you destress and focus. Pick three objects in the room and say the following: That’s a Lamp (take a breath) That’s a Painting (take a breath) That’s my Desk (take a breath) Sellers are paid to perform.  Since this work is  future focused, it creates stress. Be preventive in mindfulness and reap rewards on your productivity. Sleep Trumps Stress Coffee is a stimulant.
