It's claimed the decline in commuter activity in the aftermath of Covid-19 has contributed to the sharp increase in house prices in Clare. According to the latest Daft.ie report, the average cost of a home in the county now stands at just over €277,000 off the back of 10% increases seen in each of the last two years. While since the outbreak of the coronavirus pandemic, house prices in the county have risen almost 50% from just under €187,000. Economist at Trinity College and author of the report, Ronan Lyons has been telling Clare FM's Darragh O'Grady that the culture of working from home has led to increased prices in counties bordering large cities.

It's claimed some landlords are taking advantage of students' need for accommodation in Clare to drive up rent prices for larger dwellings. The latest Daft.ie report indicates rent prices for new tenants are up 10.4% compared to 2024, while since 2020 the average price of rent in the county has increased a staggering 70%. Five bed homes saw the largest increase compared to the start of last year, while on average the rent for these properties have increased by €633 in the last five years. Author of the report, economist Ronan Lyons, has been telling Clare FM's Darragh O'Grady, students are jumping to the top of the rental market as they can offer larger monthly contributions than families.

The latest increase in the price of a new house in Clare is said to be an indication of a housing market that "isn't working". The latest quarterly report from Daft.ie shows that the average price of a new home in Clare has risen by 10% in the last year and by 4% since the end of 2024 to just over €269,000. Central to this is the increase in "market heat", which is a phenomenon where the selling price of a home is greater than the initial listing price, with that rate currently 7.1% across Munster. Economist at Trinity College Dublin and author of the Daft.ie report, Ronan Lyons has been telling Clare FM's Darragh O'Grady the Government needs to make more second hand homes available, but admits there is no quick fix to achieving this.

As you've been hearing on Clare FM News this week, the price of renting a home in Clare has risen by 8% throughout 2024. Daft.ie's final quarterly report for 2024, indicates the average price paid by new tenants in the county stands at €1,449. The report also found that the average monthly mortgage payment for a two-bed house was less than half what the average tenant rented a similar dwelling for.
