The cost of renting in County Clare continues to climb sharply, with the latest figures showing new tenants now paying almost €600 a month for a single room in a house.  According to the latest Daft.ie rental report, market rents rose by 4.4% nationally in the first quarter of 2026 — the biggest quarterly increase recorded since the series began in 2002.   In Clare, the cost of a three-bed home has risen by 8.3%, while four-bed properties are now over 20% more expensive than this time last year.  To discuss this further, Daragh Dolan was joined by Homeless support worker and Shannon Sinn Féin representative, Shane Doody and Clare SVP President, Gerardine Power. by Kanjana Jorruang from Getty Images via Canva

Fresh calls have been made for a serious policy shift around planning and objections in 2026 in order to increase Clare's housing stock. According to the latest Daft.ie report, new property prices rose by approximately 5%, in line with the national average, however, the median house price in the county was 14% higher than at the end of 2024. Meanwhile, Munster as a whole recorded a 7.8% 'market heat' figure, which is an indication of how much more a new property sold for above its initial listing price. Economist at Trinity College Dublin and author of the Daft.ie report Ronan Lyons has been telling Clare FM's Darragh O'Grady, that the complicated nature of the planning system is leading to a sustained increase in house prices year on year.

It comes as the latest Daft.ie quarterly report shows the price of newly leasing a three-bed home has risen to more than €1,600 a month, while the average cost of renting a room in Clare has also increased to €609 monthly. Meanwhile, Cabinet has this morning signed off on its new housing plan, which aims to deliver 300,000 homes by 2030 and will also include plans to invest €2.5 billion in the Land Development Agency. Economist at Trinity College Dublin and author of the Daft.ie report Ronan Lyons has been telling Clare FM's Darragh O'Grady that it's unlikely capacity can increase quick enough to deliver on those targets.

A recent rental report released by Daft.ie shows that there will continue to be a shortage in the supply of rental properties across the country. It's claimed Clare's housing market will be in "real trouble" unless more second-hand stock becomes available. Daft.ie's latest House Price Report shows the number of housing transactions and exisiting homes for sale in Munster both fell last year. In Clare, meanwhile, the average price of a two-bed terraced home soared by 31.5% which is the highest increase of any property type nationwide, while four-bed homes went up by over €35,000. Report Author and Economist Ronan Lyons has been telling Clare FM's Daragh Dolan however there are some positive indications for Clare.
