Credit is the lifeblood of a modern economy. When it expands, ideas turn into companies, small builders become employers, and innovation compounds. When it contracts, the damage is slower, quieter, and far harder to see. In this episode, we trace what happens when banks stop lending and money stops doing its real work. Using Ireland as a case study, we show how domestic credit has collapsed since the crash, from banks lending 160% of deposits at the peak of the Celtic Tiger to barely 40% today, and why that matters far more than headline GDP figures. Drawing on history, from the silver mines of Potosí to Spain's long decline, we explain why money is never neutral, why credit fuels growth in ways governments cannot replicate, and how multinational windfalls can mask a dangerously hollowed-out private economy. The result may look like prosperity, but it behaves more like stagnation. Hosted on Acast. See acast.com/privacy for more information.
Reporter, Aisling Kenny highlights the 20,000 apartments built during the Celtic Tiger years which have been waiting up to two years to receive grants for urgent fire safety works.
The Government is preparing a €2.5 billion redress scheme to deal with widespread defects in apartments built during the Celtic Tiger years — problems that affect up to 100,000 homeowners across the country. But while the State moves to pick up the bill, developers responsible for fire safety, structural and water ingress defects are expected to face no consequences. To discuss this further, Alan Morrissey was joined by Sam Doran, a Spokesperson for the Not Our Fault Campaign, to speak about Bru Na Sionna Apartments in Shannon. Bru Na Sionna Image (c) Clare FM

“If people knew how hard it was to set up your own business, they wouldn't do it.” In this episode of CEO Corner, Stephen Felle—CEO at Fordel and former youngest director on the board of Davy—joins Sarah McGrath to talk ruthless ambition, the Celtic Tiger, and what “real wealth” looks like in Ireland today. From starting in stockbroking as a teenager, to sitting at the centre of Ireland's boom years, to walking away from a high-paying leadership role to launch a startup weeks before COVID, Stephen shares a rare, candid look inside wealth, risk, and reinvention. Key takeaways include: Ambition needs a channel – how not being good at sport pushed Stephen to find his edge in business and relationship-building. The evolution from stock-picking to wealth management – why “boring” compounding beats flashy trading apps 60% of the time. Celtic Tiger lessons – how visible excess (helicopters to the Galway Races, soaring bank shares) masked systemic risk. The hidden cost of rapid career success – work–life imbalance, stress, and the danger of tying identity to title. Entrepreneurship reality vs romance – why most people underestimate the financial and emotional strain of starting up. Ireland's new wealth story – business sales, pensions, and high earners replacing leveraged property as the main driver. What good wealth management really is – holistic planning around pensions, gifting, college funds, tax, and family goals, not just “which fund”. Transparency as a differentiator – the importance of clear fees, realistic returns, and saying “no” to opaque 8% schemes with hidden commissions. Continuous mentorship matters – even at CEO level, having seasoned investors as sounding boards is a competitive advantage. Perspective after illness – why Stephen frames leukemia and startup scars through the lens of luck, support, and privilege. All while balancing a young family, big ambition, and the constant pressure of building something from scratch. A must-listen for entrepreneurs, high-earning professionals, and anyone in Ireland wondering how to turn income into long-term, resilient wealth—without losing yourself in the process.

On today's podcast I had the one and only, Deirdre Waldron, Founder of Fuzion to chat about a huge milestone in our business, This month we celebrate 25 incredibly busy and interesting years in business. We have weathered the storms of the post Celtic Tiger recession and the Covid shutdown, and in each case we stayed agile, we learnt valuable lessons and came out the other side wiser and stronger. To capture some of the learnings from those 25 years, our team put 25 questions to Deirdre about this time. Let's hear what she had to say… Podcast Production by Greg Canty Greg's blog Greg on Twitter Greg on LinkedIn Email Greg with feedback or suggested guests: greg@fuzion.ie
At the height of the Celtic Tiger, property investor Breifne O'Brien was the definition of upper middle class. It seemed he had it all, until everything came crashing down around as his 15-year-long ponzi scheme was exposed, and his victims - who included his closest friends - learned the horrible, costly truth. O'Brien ultimately swapped the high life for a prison cell, but now he's back in gainful employment. Host: Kevin Doyle Guest: Maeve SheehanSee omnystudio.com/listener for privacy information.
The front door slams and the entire orangerie – built without planning permission at the height of the Celtic Tiger – shakes to its foundations. Sorcha's eyes meet mine. Ten seconds later we hear Honor's bedroom door slam too and we both silently wonder whether the structure will stay standing for what's left of our daughter's teenage years. Hosted on Acast. Twenty years ago, The Pope's Children changed how Ireland saw itself; a country high on credit, confidence, and Celtic Tiger ambition. Two decades later, we're back where it all began: the suburbs, the shopping centres, the bouncy castles and breakfast rolls that built a new middle class. We revisit the characters who defined an era, Decklanders, RoboPaddy, Breakfast Roll Man, and the forces that reshaped Irish life: class, credit, and cultural reinvention. From boom to bust to boom again, we ask what really changed, and what just got a rebrand. Hosted on Acast. See acast.com/privacy for more information.
Buying a home in Ireland can be one of the most exciting and daunting parts of an expat move.In this episode, I chat with Rob Priestman, Business Development Manager at EBS, who's been helping people secure mortgages for over 20 years. Rob's also an ultra-marathon runner, which might explain his stamina for navigating the twists and turns of Ireland's mortgage market! We talk through what's really happening in the market right now and what expats and returning Irish need to know before applying. Rob explains how Central Bank lending rules work in practice, how lenders assess affordability, and what to expect if you're earning in a foreign currency (including why only 80% of that income is typically taken into account). We also cover practical essentials like getting “mortgage ready,” working with a solicitor or buyer's agent, and why opening a euro bank account early on can save you trouble later. The key thing to note here is that every case is different, but Rob's advice will help you plan ahead and approach the process with confidence. His calm, practical insight is a real reassurance in what can be a complex journey.Topics Discussed in this Episode:Changes in the Irish Mortgage Market: Rob outlines how lending practices have evolved since the Celtic Tiger years, with Central Bank rules now enforcing stricter loan-to-income and affordability criteria to ensure borrowers can manage repayments.Getting Mortgage-Ready from Abroad: We discuss the practical steps expats should take before applying—understanding costs, securing mortgage approval in advance, and assembling the right professional support team including a solicitor and buyer's agent.Foreign Income and Currency Considerations: Rob explains how lenders assess non-euro income (typically taking 80% of its value to allow for currency fluctuations) and why having a euro bank account is essential for repayments.Understanding Affordability and Repayment Capacity: We look at how repayment capacity is tested, including why existing overseas rent or mortgage payments must still be included until you return to Ireland—often reducing how much you can initially borrow.Buying vs. Building in Ireland: Rob shares how the process for self-builds mirrors that of a purchase, with extra focus on documentation and costings, and stresses the importance of starting conversations early to make the process smoother.Get in touch with Rob (and mention the podcast when you do!):Email: rob.priestman@ebs.iePhone: +353 879 037 867LinkedIn: https://www.linkedin.com/in/rob-priestman-3767277/*****If you loved this episode or have a similar story, we'd love to hear from you! Dr Eoin Lenihan is an independent journalist and researcher. Born in the west of Ireland, he grew up in the Celtic Tiger era which shaped his views on politics, culture, and national identity. As a field archaeologist he witnessed first-hand the vandalisation of Ireland's archaeological landscapes to make way for economic ‘progress' and foresaw that Irish identity was in existential danger. Lenihan holds degrees in History and Archaeology from the National University of Ireland, Galway, and a doctorate in Pedagogy from the University of Augsburg. Focusing primarily on politics today, he has written for a wide range of international news outlets including The Federalist, The European Conservative, Gript, Daily Caller, Quillette, Post Millennial, and has featured on Al-Jazeera and Fox News among others. His peer-reviewed study of Antifa uncovered damning evidence of how Antifa in the US infiltrated the national media and remains the largest empirical study of the group to date. From the Ardoyne to two stints in the Áras, Mary McAleese's presidency was shaped by her Northern upbringing and driven by a mission to unite communities. But her efforts to build bridges were often met with anger from some political and religious quarters, while Ireland itself went from the boom-time Celtic Tiger riches to an era of financial bail-outs and austerity. In this episode of Think You Know...The Presidents?, Lise Hand and Flor Mac Carthy are joined once again by Matt Cooper to look at our eighth president, her highs and lows and some of the more memorable events during her term, including Queen Elizabeth II's state visit and those cúpla focail that made all the difference.

Rudy joins Oisín Gilmore and David Landy, authors of Fragments of Victory Fragments of Victory: The Contemporary Irish Left for a discussion on the unique political history of the Republic of Ireland. We talk about why the country never developed a strong social democratic tradition, the dominance of Fianna Fáil and Fine Gael, the economic turmoil of the Celtic Tiger crash, and Ireland's distinctive response to austerity compared to Southern Europe. We then move to the major social movements—water charges, abortion rights, and housing—highlighting their impact and legacy. The discussion also covers the role of trade unions, the evolution of the Irish left from Labour's decline to the rise of Sinn Féin and Trotskyist parties, and the influence of figures like Clare Daly and Mick Wallace. On today's podcast I had the pleasure of learning some of life's lessons from a very wise man, Kevin Fahey, CEO and Founder of Peer to Peer coaching company, Essence of Leadership. Kevin came from a family farm in Tipperary, he went into the Irish clothing manufacturing industry and after a board room battle he found himself at home, unemployed. Never a man to stand still Kevin started off a successful training company and was once labelled a Positive Psychopath by one of his clients. Like so many other businesses the recession that followed the Celtic Tiger crash, had him once again wondering where the next few bob was going to come from. Kevin reinvented himself, and with all of his collective wisdom and experience he remodelled his business following the simple principle that often the wisdom that we are searching for actually sits within us. He explains why and how peer to peer coaching is so powerful, in particular for business owners and senior managers. As I have been very recently grappling with a big birthday number, we also chatted about ageism and moving into “wisdom”! I hope you enjoy our conversation as much as I did... Irish house prices are overvalued by up to 10 per cent, the Economic and Social Research Institute (ESRI) has warned, adding that an increasing number of households are carrying “elevated” levels of mortgage debt. That's not a large percentage when compared to the Celtic Tiger property bubble - so why is the think-tank cautioning it could still mean a 'painful correction'? Economics correspondent, Eoin Burke-Kennedy, explains why loan-to-income rates are creeping upwards, why house prices could come down but remain out of the reach of the average earner, and which global trends are preventing a price drop here.Presented by Bernice Harrison. Budget 2025, reminiscent of the bonanza Celtic Tiger years, was leaked almost entirely before Ministers Jack Chambers and Paschal Donohoe took to the floor of the Dáil yesterday to deliver it. Political editor, Pat Leahy, believes that's down to the reality of coalition parties needing to publicise their particular wins ahead of an impending election. The 2.2 billion euro spending package is widely viewed as an attempt to curry favour with voters instead of addressing more long-term systemic changes that fall outside the electoral cycle. And he warns that a 'giveaway' budget does not automatically guarantee electoral success. Former senior government advisor, Gerard Howlin, says it will be extremely painful to rein in spending now that the precedent has been set. Political correspondent Jennifer Bray, analyses how the opposition is framing the budget to successfully land political blows to the governments fiscal credibility.Presented by Hugh Linehan. PJ is showing off his new beard whilst Kevin is complaining about toothache. But how can anyone be upset or annoyed at the world when there are adorable kids going around supermarkets with tiny trollies like how CUTE!This week the lads are sticking to their promise of doing an entire episode dedicated to the sexiest thing to come out of the noughties; The Celtic Tiger. They discuss how it came about and its aftermath and also read out some chaotic stories of Celtic Tiger spending and there's quite an overlap with the submissions as trampolines, helicopter rides and Christmas shopping trips to New York all seemed commonplace.Sign up to the I'm Grand Mam Patreon for more stunning content: https://www.patreon.com/imgrandmam ✨ Hosted on Acast. This week, we delve into the unsettling reality that this generation in Ireland might be the first in two generations to be poorer than their parents. We explore the ripple effects this could have on career choices, social class, and societal structure. For years, class snobbery in Ireland has intrigued us, from the rigid social hierarchies of the past to the dramatic social uplift during the Celtic Tiger era. However, the end of this upward mobility could bring about significant changes. Drawing parallels with the U.S., where only 50% of those born in 1980 earn more than their parents compared to 90% of those born in 1940, we examine what this means for Ireland. The discussion includes the fascinating idea of "kitchen table capital," the influence of family environment on success, and how immigrants often fill critical roles in an economy. As Ireland potentially faces stalled social mobility, we foresee increased tension and division, similar to the culture wars in the U.S. This episode provides a compelling look at the future of social mobility in Ireland and the possible societal shifts ahead. Kevin is on an absolute rager for two reasons; he was gaslit by his taxi driver and had his coffee confiscated from him after only two sips and his landlord is after putting up the rent again. The theme for the week is the class system and the boys discuss Ireland having less rigid class structures than the UK, how primary school lunches were a good indicator of a students economic background and how they wish the Celtic Tiger, the most glam pussy to ever enter Ireland, would make a comeback.Get tickets for 'That's Showbiz' here: https://linktr.ee/Imgrandmam
