This episode is all about reasons to feel confident in Portland's multifamily future! While some headlines are still catching up to what's really happening on the ground, here at HFO we are seeing a market that is quietly strengthening and setting up for long-term opportunity.
HFO partner Greg Frick interviews Ezra Hammer, an attorney specializing in land use and real estate with Jordan Ramis law firm. Their discussion explores the critical housing challenges facing Portland and the state of Oregon. Hammer discusses the region's significant housing shortage, with approximately 45,000 missing housing units and low development rates, highlighting systemic issues like infrastructure funding, overly localized community engagement, and restrictive urban growth boundaries. He advocates for radical policy changes, including state-level infrastructure funding reforms, reducing neighborhood-level development obstacles, and expanding urban boundaries to facilitate housing production. The conversation emphasizes the urgent need to address housing affordability, with over 50% of renters currently being housing-burdened, and calls for a holistic approach to urban development that prioritizes broader community needs over hyper-local interests.
Management at one of Clare's largest employers claim the facility's future is bright as it prepares for a significant new chapter in its history. This month's meeting of Clare County Council's Economic Development Strategic Policy Committee has been held at Moneypoint Power Station where major works are about to get underway. In two weeks time, work will begin to convert the 900-megawatt coal-burning station to Heavy Fuel Oil, or HFO, which it's claimed will "provide significant backup to the national electricity grid when predicted/projected demands outstrips generation". Moneypoint is currently being used as an out-of-market generator of last resort, or backup generator, to the national grid, and plans are afoot to make its output entirely renewable going forward. Clare FM's Seán Lyons made the trip west to Moneypoint and began by speaking to Clare's Minister of State, Timmy Dooley.. Photo (c) ESB Archives
HFO's Greg Frick and Charlie Kokernak of Gantry, Inc. discuss the Q1 2025 Oregon and SW Washington multifamily market lending landscape. Despite political uncertainties, the market is finding stability. There's a significant pent-up demand for equity, driven by reasons like default and depreciation. Underwriting standards remain consistent, and rates have dropped, but uncertainty remains. Insurance costs are a growing concern, particularly for older properties. Lenders are competitive, offering tight spreads and flexible terms. Deal flow is expected to increase, and pricing stability is anticipated.
On this week's Out and About, Dr. Mae Gilliland Wright of ArtsPartners of Central Illinois is joined by David Commanday, conductor of the Heartland Festival Orchestra. They talk about the HFO's exciting upcoming 'A Tribute to Tina Turner' concert taking place Saturday, Jan. 25 in the Peoria Civic Center Ballroom.
Up for Growth's latest Housing Underproduction report is out, highlighting key trends and regional insights into the U.S. housing shortage. HFO's Michael Pierce summarizes the latest data.

Innovative Ship Propulsion - When Available & How Effective? Webinar Two - Thursday, June - 15, 2023 Presented by Dr. Martin Stopford Webinar 2 Overview: In the second webinar we discuss the hard-core issues raised by decarbonization, making major innovation in ship propulsion inevitable in the decades ahead. After 50 years of stability, when the whole cargo fleet was powered by internal combustion engines burning HFO, the industry is confronted by two very different choices. The first is to continue with internal combustion engines (ICEs) burning various "green" fuels, all with different techno-economic characteristics, supplemented by carbon capture and sequestration (CCS). The second more controversial alternative is the all-electric ship, drawing energy from fuel cells using green fuel, batteries or small nuclear reactors. The webinar will review these options, looking at the dynamics of retrofitting, technical development, availability, cost and supply. In this live podcast, we discuss the current R410A phase-down schedule and a review of the properties of the two via low GWP refrigerants R32 and R454B. YouTube Channel: https://www.youtube.com/InsightPartnersHVACTV Insight Partners Website: www.insightusa.com Connect with me on LinkedIn: https://www.linkedin.com/in/tony-mormino View current line card: https://www.insightusa.com/manufacturers Connect to Insight Partners on LinkedIn: https://www.linkedin.com/company/insightusa Tony Mormino at Insight Partners: tmormino@insightusa.com We talk about the status of the current EPA refrigerant regulations, including the EPA's NOPR (notice of proposed rule), the critical milestones for R410A equipment manufacturing, and the current R410A phase downtime schedule. We also show the properties of the two via R410A alternatives, R32 and R454B. In particular, we show the meaning of A2L refrigerants as explained in ASHRAE 34-2022, Designation and Safety Classification of Refrigerants, which is a shorthand way of naming refrigerants and assigning safety classifications based on toxicity and flammability data. We delve into the benefits and drawbacks of each low GWP refrigerant, exploring factors such as its global warming potential, energy efficiency, and flammability. Refrigerants play a critical role in the functioning of air conditioning and refrigeration systems. They are responsible for transferring heat from the indoor or outdoor space to the refrigeration unit, allowing for temperature control. However, the impact of refrigerants on the environment is a growing concern. Many commonly used refrigerants have high global warming potential (GWP), contributing to climate change. In recent years, there has been a push to develop and adopt refrigerants with lower GWP, leading to the emergence of new refrigerants with unique properties. Two such refrigerants are R32 and R454B. R32 is a pure hydrofluorocarbon (HFC) refrigerant, while R454B is a blend of HFC and hydrofluoroolefin (HFO) refrigerants. While these refrigerants offer lower GWP, they have unique properties that distinguish them from each other. Both have similar performance to R410A. Both have a similar performance to each other. Both are classified as A2L, mildly flammable refrigerants. Both have a lower GWP than R410A. R32 is a single-component refrigerant. It is a mildly flammable A2L refrigerant, meaning it can ignite in the presence of an ignition source but only under certain conditions. R32 has a low GWP of 675, making it an attractive option for environmentally conscious companies. R454B is a zeotropic blend of HFC and HFO refrigerants, 69% R32 and 31% R1234yf. It is a mildly flammable A2L refrigerant with a low GWP of 466. R454B was developed as a potential replacement for high-GWP refrigerants like R410A. For those of us who have been around awhile, you may be very familiar with R22 and even R12. Past Transitions were driven by Ozone Depletion Potential (ODP).
In this podcast from AHR 2023, Brandon Marshall from Chemours and Chris Forth from JCI talk about the future of refrigerants and Opteon XL41 (R-454B). Refrigerant regulations are changing to pave the way for lower-GWP refrigerants, but M1 is also in full swing. M1 refers to the U.S. Department of Energy's implementation of the new efficiency standards for A/C units and heat pumps (SEER2, EER2, etc.). These standards changed the equipment testing procedure to match field conditions more closely. Opteon is the next-generation portfolio of low-GWP refrigerants for Chemours as a successor to the legacy refrigerants in the Freon product line. These refrigerants are a response to the HFC phasedown outlined in the AIM Act. JCI chose to use Opteon XL41, an HFO, for its equipment due to Opteon XL41's low GWP compared to R-32 and because of the similar operating pressures and temperatures to R-410A. A2Ls are a permanent change in the industry, and their safety considerations and best practices are here to stay. However, even though A2Ls are more flammable than A1 refrigerants, they are nowhere near as flammable as A3 refrigerants. Just about any refrigerant can propagate flame under the right conditions (including A1s), so A2Ls are only a little bit more flammable than those. In this episode, we discuss the impending phase-out of R410A refrigerant. As the industry shifts toward more environmentally friendly alternatives, we compare the physical properties of two viable replacements: R32 and R454B. We delve into the benefits and drawbacks of each refrigerant, exploring factors such as its global warming potential, energy efficiency, and flammability. Join us as we explore the complex world of refrigerants and the exciting innovations driving the HVAC industry forward. While both of these refrigerants offer lower GWP, they have unique properties that distinguish them from each other.
