HFO's Greg Frick and Charlie Kokernak of Gantry, Inc. discuss the Q1 2025 Oregon and SW Washington multifamily market lending landscape. Despite political uncertainties, the market is finding stability. There's a significant pent-up demand for equity, driven by reasons like default and depreciation. Underwriting standards remain consistent, and rates have dropped, but uncertainty remains. Insurance costs are a growing concern, particularly for older properties. Lenders are competitive, offering tight spreads and flexible terms. Deal flow is expected to increase, and pricing stability is anticipated.

The Woodland East Mobile Home Park is a community of residents 55-and-older, located in Southwest Washington, roughly 20 miles north of Vancouver. The Columbian recently reported on the plight of the many seniors who live there and struggle to pay $1050 per month to rent a lot, in addition to their mortgages, utilities and other expenses. The tenants claim the landlord has raised their rent by 250% since he purchased Woodland East in 2017, and have filed more than 100 complaints against him with the Washington Attorney General’s office. But now the tenants are facing their biggest hurdle. They received notice last fall the community was up for sale and have until Jan. 24 to raise $33 million to buy the mobile home park themselves, although the property may already be under contract. Alexis Weisend and Mia Ryder-Marks cover affordable housing and homelessness at The Columbian. They join us to talk about their reporting, and how a new law intended to protect mobile home tenants can still leave them vulnerable to rent increases and eviction.

Editor's Note Hello all: I do apologize that December 2023's edition never came out. I was experiencing some hardships and had to remove myself from certain obligations. Thank you to those who checked on me and kept me in their thoughts and prayers. On a happier note, the Monthly Digest is one year old! We started this monthly newsletter in January 2023, and it was a pleasure sharing all of this information with everybody! I have received many emails with positive feedback and am glad people are reading this newsletter. That was a fear of mine: that people would not read this newsletter and delete it. However, I am happy that people are engaging with the newsletter. Thank you all! - Stacie Leap A Message from our State Affiliate President Dear Members and Friends, Happy New Year! EP-103 Joe Kent from a Different Lens Relentless. That's Joe Kent, hopeful Congressional Candidate in the 3rd District in Washington State. I grew up in the 3rd, and spent most of my time raising a family in the 3rd. My roots are deep in SW Washington. It was a pleasure and great honor to have a warrior like Joe on The Conservative Hippie Podcast. This is a unique conversation. Joe is used to quick media segments where the topic of the day or a policy position must be stated in a swift manner. I took time today to try and view Joe from both an internal and broad perspective without the distraction of often-heard political positions. For all the air-time Joe gets in the media, you won't hear another conversation like this. Now on to the next mission!
With ballots mailed out and just over a week to go before Election Day on Tuesday, November 8th, voters in Washington's 3rd Congressional District are choosing a new face to represent them in Washington, D.C. Six-term incumbent Jaime Herrera Beutler lost in the top-two primary in August. Marie Gluesenkamp Perez, the only Democrat on a crowded ballot, was the top vote-getter while Republican Joe Kent came in second. Herrera Beutler was one of 10 US House Republicans to vote to impeach former President Donald Trump, which Kent said motivated him to run against her. Neither he nor Gluesenkamp Perez have ever held elected office.Gluesenkamp Perez owns a Portland auto repair shop with her husband and lives in rural Skamania County. Kent is a former Green Beret who served 20 years in the military. He's endorsed by President Trump and lives in Yacolt, Washington. In this week's episode of Straight Talk, Kent and Gluesenkamp Perez sparred over their competing visions for Southwest Washington and the nation, including what they would do to bring down inflation and reduce crime, and their views on abortion rights and immigration.Following the taping of the regular edition of Straight Talk, the candidates took another 15 minutes to answer a bonus round of questions in which Kent and Gluesenkamp Perez debated what happened on January 6th during the US Capitol riot, how to make sure Social Security remains solvent, Second Amendment rights and how to reduce gun violence, and Kent's call to abolish Washington State's vote-by-mail system.

Moderate republican voters are taking center stage in Washington's third congressional district. Trump-backed Republican Joe Kent and Democrat Marie Gluesenkamp Perez are both vying for those votes. The race is getting national attention because the outcome could sway which party holds control of the house of representatives.Oregon Public Broadcasting's Troy Brynelson tells us how each candidate is making their case, and how voters are responding. We can only make Seattle Now because listeners support us. Where can you read a profile on the volunteer community work of former Portland Trail Blazer CJ McCollum, a QA with Oregon author Anya Pearson, reflections on individuality in Portland fashion, and a first hand description of what the last two years have been like for students during the COVID-19 pandemic? Those articles and more are published in the new “Black Student Magazine,” written by middle school and high school students who were mentored by undergraduates at the University of Oregon. UO senior Jael Calloway mentored Alex Fredrickson, a sophomore at Battleground High School. They join us to share more about the experience and the magazine itself, as well as UO associate professor Ed Madison, who also heads the Journalistic Learning Initiative the project came out of.
