In Episode 290 of REIA Radio, hosts Ted Kaasch and Owen Dashner sit down with Drew Tilgner — a young investor who jumped into real estate at 19 and started stacking experience fast.Drew walks through how he got started with house hacking, what he learned by actually doing deals (instead of just doom-scrolling BiggerPockets and calling it “research”), and how living in his own properties helped him build momentum early.A big advantage in Drew's story: his experience working at a title company. He breaks down why title matters more than most new investors realize, how title insurance can save your butt when things get messy, and how seeing transactions from the inside sharpened his decision-making as an investor. From there, the conversation expands into what it really takes to grow: moving from easier properties into heavier projects, learning renovation realities the hard way, and understanding risk before you scale. Ted and Owen also dig into the mindset side—consistency, taking action, and why strong relationships beat “perfect timing” every single time. They also talk money and lending: being financially prepared, using leverage wisely, and why “I'll figure it out later” is not a strategy when you're borrowing someone else's money. If you like real conversations with real investors (no guru fluff), subscribe to REIA Radio and share this episode with someone who keeps saying they're “waiting for the right time.”And if you're local, come to an Omaha REIA event and meet the kind of people who actually do deals—not just talk about them. You can Join the Omaha REIA - https://omahareia.com/join-todayOmaha REIA on Facebook - https://www.facebook.com/groups/OmahaREIACheck out the National REIA - https://nationalreia.org/ Find Ted Kaasch at www.tedkaasch.com Owen Dashner on Facebook https://www.facebook.com/owen.dashner Instagram - https://www.instagram.com/odawg2424/ Red Ladder Property Solutions - www.sellmyhouseinomahafast.com Liquid Lending Solutions - www.liquidlendingsolutions.com Owen's Blogs - www.otowninvestor.com www.reiquicktips.com Propstream - https://trial.propstreampro.com/reianebraska/Timber Creek Virtual - https://timbercreekvirtual.com/services/MagicDoor - https://magicdoor.com/reia/...

House hacking in Colorado just paid off for 30-year-old Carly Caprio. She’s living for free in a Lakewood fourplex after completing her fourth house hack in 2025. Even better? When she moves out next year, this property will generate over $2,500 in monthly profit while she continues building her portfolio toward early retirement. Chris Lopez sits down with Carly Caprio, one of the most disciplined house hackers in Colorado, alongside regular panelists Jeff White (Envision Advisors) and Troy Howell (Nova Home Loans). Carly’s journey started with a $17,500 first-time buyer grant that made her first townhouse purchase possible despite working a nonprofit job. Since then, she’s converted properties from 3 to 5 bedrooms and 5 to 6 bedrooms, navigated challenging tenants including paranoid relapses and 3am emergency calls, pivoted to Section 8 when needed, and most recently locked up an all-brick Lakewood fourplex for $849,500 with just 5% down. What makes Carly’s story particularly compelling is her rock-solid financial discipline. Troy Howell confirms she’s increased her savings dramatically between properties while maintaining zero car payments and living below her means. The result? She’s already matched her W2 income through rental cash flow and qualified for progressively larger properties without any salary increases. Her fourplex currently rents three units at $1,750 each while she lives for essentially free in the fourth unit. Once she moves out, the projected income jumps to $7,780 monthly against a $5,454 mortgage payment. Jeff White calls Carly his “Mount Rushmore” house hacker for good reason. She didn’t chase trendy strategies or overextend herself. Instead, she executed the same proven playbook four times, learning from each property and improving her systems. When faced with disastrous tenants (one who stood in doorways watching people sleep, another who drank two bottles of tequila and one bottle of vodka within 48 hours), she adapted her screening process and converted to Section 8 rather than quitting. When friends expressed fear about living with strangers, she demonstrated how to maintain control over tenant selection while building serious wealth. In This Episode We Cover: $17,500 first-time buyer grant that launched Carly’s 4-property portfolio Why 2-4 unit properties are easier to qualify for than single-family homes How debt-to-income improves with each house hack (no salary increase needed) Converting 3-bed townhouse to 5-bed using existing egress windows Managing terrible tenants and when to pivot from rent-by-room to Section 8 $849,500 Lakewood fourplex breakdown: 5% down, 6% rate, $1,750/unit rents Living free now vs $2,500 monthly profit when she moves out Financial discipline tactics that matched her W2 income in three years Why the first property is hardest and subsequent deals get easier Female investor perspectives on safety and building wealth through house hacking And So Much More! Carly’s story proves house hacking in Colorado isn’t dead despite 6% interest rates and higher property prices in 2025. With the right financing strategy, disciplined savings habits, and willingness to sacrifice short-term comfort for long-term wealth, reaching financial freedom in your 30s remains achievable. Whether you’re a woman considering your first house hack or an experienced investor looking for inspiration, Carly’s methodical approach and honest discussion of challenges offers a realistic roadmap. Most people overthink the first step. They think they need more money, more experience, or the perfect timing. But our entire real estate journey started with one simple decision: we were willing to live differently than everyone around us. We didn't jump into big deals or come from family money. We started small by reducing our living expenses, renting out extra space, and learning how to manage people and problems in real time. That first property didn't change our bank account overnight, but it changed who we were. And that shift in identity is what made everything else possible. In this episode, we walk through how that one uncomfortable step slowly compounded into a multi-million dollar real estate portfolio. We share how one property led to the next, how we transitioned from side-hustle landlords into operators, and how our confidence grew deal by deal. It wasn't luck. It wasn't shortcuts. It was stacking simple plays with patience and discipline. The real hack isn't real estate. The real hack is being willing to live differently for a few years so you can live the rest of your life on your terms. If you feel stuck at the starting line or you know you're meant for more but don't know where to begin, this episode will give you the blueprint. Your first deal won't make you rich. But it will make you dangerous. And that changes everything. Book your mentorship discovery call with Cory RESOURCES

Welcome to the Real Estate Investing School Podcast! In this episode, host Joe Jensen interviews Dave Seymour, a former firefighter turned real estate mogul who got his start in the industry during the 2008 crash. Dave shares how financial hardship and an exhausting 120-hour work week led him to invest $27,000 in real estate education—despite being in pre-foreclosure. That investment marked a turning point, igniting a transformation fueled by mindset and implementation. He recounts his first wholesale deal that earned him $5,000 and how it validated his new path, ultimately leading to a successful career in flipping, wholesaling, and multifamily investing. Dave emphasizes that implementation and accountability are more valuable than inspiration alone, reflecting on how few of his peers followed through after the same training. As the conversation evolves, Dave discusses the strategic progression from small real estate deals to larger multifamily acquisitions and eventually into capital management and lending. He attributes his success to building the right team, leveraging partnerships, and continuously expanding his toolset. He stresses the importance of personal growth, faith over fear, and staying grounded through values rather than ego. Dave also critiques the over-saturation of so-called "experts" online and urges aspiring investors to live a life worthy of storytelling. He closes by explaining how today's market requires wealth protection over quick returns, and that long-term success comes from steady, intentional investing—especially in multifamily real estate. The New (Better) House Hack: No Roommates, More Rent

House hacking is still the easiest way to start investing in real estate—and it's getting even easier. You no longer need to live with roommates, share spaces with tenants, and give up your home to offset your mortgage. Instead, thanks to some new methods, you may not even need to live with or next to a tenant at all. These “house hacking” methods still make you rich, still save you tons of money, and work in 2025. In fact, they're so good, Dave and Henry are doing them right now, even in their 30s and 40s, even with spouses and kids! So what is house hacking? House hacking is when you rent out a portion of the space in or on your property to offset your mortgage cost. This could be renting out one unit in a duplex while you live in the other, or renting out a bedroom in a single-family home. While those are the more “traditional” ways to house hack, there are new tactics that still make you money every month without giving up your personal space. We're talking about renting out garages, extra land, swimming pools, and more. Plus, new house hacking loans allow you to put even less money down on your next property so that you can get in with little money down, have other people pay most of your mortgage, and use the savings to build your passive income streams faster. It's made us wealthy, and thousands of other investors, too. So, when are you going to start house hacking? In This Episode We Cover Why house hacking is the easiest way to get started in real estate in 2025 How to house hack without having roommates (multiple methods) New 5% down loans you can use for single-family AND multifamily rentals Alternatives to renting rooms/units (renting swimming pools, garage space, office space, land, etc.) Why Fall 2025 may be an even easier time to get your first house hack (buyers in control!) Henry's new home that he's personally designed for house hacking (you'll want to live there) And So Much More! You don't need $100,000 to start—here's a step-by-step playbook to begin with $10K in 2025.What's inside (5 Wealth Moves):Invest in skills first. Prioritize high-income skills (sales/design/marketing), mentors, targeted events, and curated free education. Income growth is the #1 wealth tool.Leverage the “boring” compounding. Open a Roth IRA or capture employer 401(k) match. Example: $500/mo for ~30 years at a 7% average could land in the ~$610–$650K range tax-free; maxing to $7K/yr could approach ~$770K (illustrative, not guaranteed).Smart Crypto (not YOLO). Treat crypto as a developing asset class: emphasize networks closer to adoption (e.g., Bitcoin, Ethereum; with select satellites only if aligned with risk tolerance). Keep allocation responsible.House-Hack with FHA. Consider a duplex/triplex/quad with ~3.5% down; live in one unit for a year, rent the others, then convert to a cash-flowing asset. Example: $300K duplex → ~3.5% down (~$10,500), credit 580+, rents can offset a significant share of the payment.Passive Real Estate. Participate in larger deals without day-to-day management, aiming for cash flow, appreciation, and potential K-1 tax benefits. Traditional hurdles include accreditation and $25K–$50K minimums see update below for smaller checks.A new offering is open to non-accredited investors with a $5,000 minimum, a starting path into real estate. Welcome to the Real Estate Investing School Podcast. Today Joe has a conversation with Karl Krauskopf, a former corporate strategist, transitioned into real estate and has completed 105 deals in six years, managing a portfolio of value-add multifamily properties in the Pacific Northwest. Drawing on his background in corporate healthcare, he applied his experience in creating scalable systems to real estate, focusing on repeatable processes to streamline operations. Early in his career, Krauskopf balanced a demanding corporate job, a newborn child, and real estate investments. Despite facing challenges, including a significant $56,000 loss due to mortgage fraud, he persevered and learned critical lessons about due diligence and process improvement. One of the key lessons Krauskopf shares is the importance of due diligence, particularly after falling victim to a scam involving identity theft and fraudulent home sale. While title insurance helped mitigate some of his losses, the experience underscored the need to thoroughly vet sellers and ensure all aspects of a deal are legitimate. Krauskopf emphasizes the value of learning from mistakes, understanding market conditions, and adapting quickly, especially in the fast-paced and risk-prone world of real estate. As his real estate career progressed, Krauskopf scaled his operations by leveraging teams and creating Standard Operating Procedures (SOPs) to manage acquisitions, investor relations, and marketing. He eventually shifted his focus to multifamily value-add properties, drawn by the long-term stability and growth potential. His adaptable approach to real estate allowed him to pivot successfully between flipping homes, new developments, and multifamily investments. Looking forward, Krauskopf remains excited about upcoming market opportunities, particularly with potential interest rate reductions on the horizon. Book a free real estate investing strategy call! One of the best ways to “live for free” is a strategy almost every successful real estate investor uses at some point in their journey: house hacking. You've probably heard of it before—house hacking allows you to significantly reduce (or eliminate) your mortgage/rent payment, so your housing cost hits rock bottom or even zero. This helps you save more money every month, invest faster, and reach financial freedom after a short (but worthwhile) period of sacrifice.  Which US markets are best for house hacking, getting a great job, and paying next to nothing for housing? We're presenting four of the best house hacking markets in the country, some of which you'll probably be tempted to move to. These markets all have lower home prices but respectable wages, things to do, and great rents for you to collect.  Who better to judge these markets than the man who wrote The House Hacking Strategy, Craig Curelop? Data scientist Austin Wolff is pitching these four real estate markets to Craig and Dave as the house hacking duo votes on whether they'd move to that market to house hack or stay put where they are.  In This Episode We Cover: How to reduce (or eliminate) your monthly mortgage/rent payment with house hacking The different levels of house hacking (comfort vs. profitability)  What makes a market worthwhile to house hack in (it ISN'T just about the money) A mountain biking capital with booming job growth and low home prices  A “smart-grid” affordable city close to two major markets  Great jobs, an excellent airport, solid schools, and strong growth from this underrated southern market  Buying a house for under $300K in this city with a sports atmosphere  And So Much More!
