Send us a textThe transformation of Washington City from farming fields to a strategically developed urban center is unfolding before our eyes. Economic Development Director Rusty Hughes reveals the careful balancing act required to maintain the city's unique character while addressing the economic realities of growth. When we think about local development, we rarely consider the financial mechanics behind municipal decisions. For every residential property built in Washington City, local government spends $1.30-$1.60 in services for each dollar collected in revenue. This simple fact explains why Washington City, after two decades of being 98% residential permits, is now actively pursuing high-value commercial development along the I-15 corridor.Rusty shares fascinating insights about projects reshaping the landscape: ARA Southwest Logistics, the largest industrial development in Washington County history; WinCo's long-awaited arrival at Exit 11 after eight years of searching for the perfect location; and plans for a walkable downtown core that will give Washington City its own unique gathering place. Each project is strategically positioned to generate revenue, create jobs, and reduce the number of residents who must commute elsewhere for work and shopping.Perhaps most compelling is Hughes' perspective as both an economic developer and a 20-year resident who raised her children in Washington City. Her journey from military service to economic development illustrates the diverse backgrounds bringing expertise to municipal government. She emphasizes how community engagement shapes development decisions, inviting residents to follow projects on the city's interactive map at WashingtonCity.org/ed. Guest: Rusty Hughes, Economic Development Director for Washington City, UtahLinkedIn: https://www.linkedin.com/in/rusty-hughes-8544696b/?trk=public_post_comment_actor-imageWashington City Economic Developments: https://washingtoncity.org/development/economicdevelopmentLooking for a Real Estate expert? Kyle Reiling, the Executive Director of the Greenview Industrial Gateway, will be quick to point to the numerous people who played important roles in Kevin O'Leary's announcement to building the world's largest data center. And there was surely a bit of good luck involved as well. But as modest as Kyle is, he has been the driving force behind getting an expansive land parcel assembled (which is unique to North America). Or as Kyle himself says, this is the only site like it anywhere in the world. In this interview we talked about the challenges getting it to this stage as well as how they've solved some of the major problems involved with data centers, including adequate power, water and internet. I was skeptical this plan would go forward prior to speaking with Kyle, now I'm convinced this will go forward (only time will tell if it's done by O'Leary or another entity altogether). Let me know your thoughts after you watch and see if it's changed your mind at all (either in favor or against it happening!) About Kyle: Kyle's economic development experience spans 25 years, with a central focus on industrial growth. His comprehensive knowledge of industrial developments in Alberta was a key factor in this move. Specifically, his past roles and activities include Manager of Industrial Development for Strathcona County, Manager of Economic Development and Tourism at Sturgeon County, Manager of Transportation and Logistics for the City of Calgary, Vice President of Landrex Developments and Director of Industrial Development at WSP. During his time at the municipal level, Kyle worked on business expansion and attraction projects, including Shell Scotford, Aux Sable, North West Redwater Partnership, and the IPPl Petrochemical Complex. Previous committee experience includes terms representing the combined Alberta Industrial Heartland Association and Province of Alberta Linear Infrastructure Corridor Committee. Kyle was also a Member of the Provincial-led Chemical Cluster Strategy Team working with the AIHA and the Province of Alberta. The universe, points out economist Noah Smith, is always trying to kill us, whether through asteroids hurtling through space or our every-few-hours hunger pains. Why, then, should we expect anything but a gravitational pull toward poverty? Listen as Smith explains to EconTalk's Russ Roberts why he believes that poverty will always be our "elemental foe," and how what he calls "industrial modernity" is key to keeping poverty at bay. They also discuss Smith's impatience with the "degrowth movement," which he thinks jeopardizes our gains in the fight against the elemental foe.

The European Commissioner designate has expressed confidence there'll be "more and more opportunities for industrial development" in Clare in the coming years. Fianna Fáil's Michael McGrath has visited the east Clare Beckman Coulter facility where a major jobs boost as well as a significant investment have been announced. Located on the outskirts of O'Callaghan's Mills, the Beckman Coulter facility is the largest employer in east Clare - supporting 560 jobs. Last year, employment generated by the company had an employment income impact of €55 million. Specialising in advanced diagnostics, Beckman Coulter is one the top three diagnostics companies worldwide and employs over 11,000 people around the world. This week, the firm has announced a €10 million investment in this county which will support the addition of two new fully automated reagent filling lines and upgrades to the site's infrastructure. Additionally, it's hiring for 50 roles and expect 30 additional jobs to be created in the near future. Beckman Coutler President Kevin O'Reilly insists more growth is expected as the company's star rises further. The announcement at the east Clare facility was attended by former Minister for Finance and European Commissioner designate Michael McGrath. The Fianna Fáil politician says due to Clare's strategic location, more employers like Beckman Coulter must be incentivised to come to the county. A recent meeting of West Clare's local representatives heard Kilmurry Ibrickane Fianna Fáil Councillor Michael Shannon call for more industrial hubs like Shannon's Smithstown Industrial Estate to be created countywide. About our Guest: Jon Rezendes is an influential conservationist with a dedication to the preservation and rewilding of the Chihuahuan Desert region, particularly in El Paso, Texas. His military background brought him to El Paso, where he found a second home amid the natural beauty of the desert landscape. As the Vice President of the Frontera Land Alliance and a board member of the Texas Lobo Coalition, Rezendes is a champion for environmental causes in the region. He is a strong advocate for the protection of the Rio Bosque wetland, a critical riparian habitat threatened by development proposals. Episode Summary: In this thought-provoking episode of "90 Miles from Needles," host Chris Clarke engages with Jon Rezendes to explore the rich ecological landscape and current environmental threats facing the Chihuahuan Desert, particularly the battle over the Rio Bosque wetlands in El Paso. The conversation provides an in-depth look at the socio-political challenges and the community's fight to prevent detrimental changes. Jon Rezendes passionately discusses the significance of protecting the delicate Rio Bosque wetlands against proposed infrastructure projects such as a disruptive highway. The area, crucial for migratory birds and local flora and fauna, faces the pressure of urban sprawl and industrial traffic which could irrevocably damage this unique ecosystem. Supported by the local community and organizations, Rezendes highlights the urgent need for advocacy and action to sustain this natural gem. He envisions a future where rewilding efforts expand, forever changing the local desert into a cradle of biodiversity that could one day welcome apex predators like the Mexican wolf back into the region. Key Takeaways: The Rio Bosque wetlands near El Paso are a vital habitat for over 260 bird species and numerous other animals, yet they are currently endangered by various threats, including proposed highway projects. Jon Rezendes advocates for realistic and sustainable alternatives to alleviate traffic that don't damage vital ecosystems, such as improving the existing rail transit system. Defenders of the wetland are rallying against Texas DOT's proposal for highway construction, gathering community support through petitions and local agency involvement. The vision for the Rio Grande Valley is one of expanded rewilding, potentially re-establishing apex predators like the Mexican wolf and removing barriers such as the border wall for ecological restoration. It's critical for the conservation community and influencers beyond Texas to support the efforts to protect and rewild the Chihuahuan Desert ecosystems. Notable Quotes: "We intend to shine enough light on this situation to make sure that we're elevating the voices of the people in Socorro that don't want their home to be turned into an unrecognizable industrial wasteland." "El Paso is small in terms of our influence, but we are mighty in terms of our grassroots efforts." "We are not going to let this happen. This is absolutely backwards, and we will do anything in our power to prevent a highway through our wetland." "Nothing would make me happier to know that wolves are running up and down the Rio Grande Valley again, passing between Mexico and the United States." "Rio Bosque is fighting for survival amid Texas' broader environmental narrative, where prosperous future melds with respect for the land and vibrant riparian forests." Mike Tarantino, President & CEO of the Iberia Industrial Development Foundation, joins Discover Lafayette to discuss the recent business developments which will change the trajectory of growth for Iberia Parish and all of Acadiana. Passionate and well-spoken about business development and the need for all community leaders in the business and government sectors to speak with one voice if they want to attract top level investment in the region, Mike loves Iberia Parish and spoke eloquently and enthusiastically about all of the newest developments while never stopping once to look at written notes. Mike Tarantino is a New Orleans native that moved to New Iberia with his family in the mid-70's. He graduated from Catholic High School of New Iberia and never left. Mike previously served as interim director of the Acadiana Regional Airport and received the Richard E. Baudoin, Jr. Friend of Business Award in 2018 from the Junior Achievement of Acadiana Business Hall of Fame. The Iberia Industrial Development Foundation is a 501(c)(6) business investor organization. Its board is comprised of both public and private sector individuals. "Half of the board comes from the public sector such as our Parish President, all of the mayors in the towns of Iberia Parish, the Director of the Port of Iberia, the Director of the Acadiana Regional Airport, and the Superintendent of Iberia Parish Schools, while the other half consists of private business leaders. It's a place where private businesses and government come together to discuss plans for the future. We're the folks that cast the line to get people interested in coming to our area. It has a different mission from a traditional chamber in that it is focused on professional economic development." Mike believes that economic development is a team sport. "It is very competitive and takes a well-honed team as well as the private and public sector working hand in hand. You have to be singing from the same sheet of music, working from the same game plan. When you market your community, many times the investors have already researched your community. Having a united front to put your best foot forward is the first step in attracting big business." Iberia Parish is poised for growth, especially given its assets such as the Port of Iberia which offers a 2000 acre industrial and manufacturing site, its location along Highway 90/Future I-49 corridor which runs right through the parish, and the Acadiana Regional Airport, the former Naval Auxiliary Air Station surrounded by 2500 acres of developable property. The Acadiana Gulf Access Channel is currently undergoing a dredging process to deepen its access channel from 13 feet to 20 feet in depth...a huge increase which will allow heavier traffic in from the Gulf of Mexico. " Lafayette and Iberia Parishes share a workforce with a population of approximately 600,000 people who traverse the region. What positively affects one parish also positively affects the other. 2023 has been a very busy and productive year in Iberia Parish with a number of new developments taking shape that present great potential for growth in Acadiana.  The biggest announcement recently was the news of First Solar investing $1.3 Billion in a 2.3 million square foot facility at the Acadiana Regional Airport, its largest latest generation solar panel facility in the Western Hemisphere. 700 to 1,000 jobs will be created at First Solar, with a starting salary of $80,000. Mike credited UL - Lafayette's engineering department, especially Dr. Terry Chambers of the Department of Mechanical Engineering who works with UL's Photovoltaic (converting sunlight into electricity) Applied Research Lab, along with Dr. Mark Zappi and Dr. Ramesh Kolluru, for helping attract this facility.

Welcome back to the She's Wild Podcast hosted by Nancy Surak! Today's guest is Ra'eesa Motala, Vice President at Rokos Advisors. As an Industrial and Corporate Solutions broker, Ra'eesa is responsible for providing her clients with transparent and measurable results for their commercial real estate solutions. Her ability to work in multi-markets has provided her with vast knowledge and experience within the industrial sector and given her clients insight into how their businesses could benefit by being positioned in developing cities that offer the best incentive packages, access to robust supply chain routes, cost savings, and growth opportunities. Ra'eesa's tenacious nature and creative ability allow her to find effective and creative ways to solve problems that keep clients up at night. In today's episode, Ra'eesa and I talk about what's happening in the industrial space right now in Minneapolis. Ra'eesa is a shining example of someone who followed her heart and ended up exactly where she was meant to be. After attending medical school with the hopes of becoming a doctor, Ra'eesa found her true passion in multifamily real estate. And now, she's thriving in the industrial space. My favorite part of today's episode was Ra'eesa's advice on creating your own personal board of advisors to connect with in hard situations. I think we all need a few people like that in our lives - people who we can turn to for honest feedback and sage wisdom. Thank you, Ra'eesa, for sharing your story and your insights with us today. Memorable Moments:9:32- Every person that I pitch to is going to remember me after they hear a pitch from all of these guys. And a lot of them are fantastic but I just had this kind of mentality and attitude that if they could do it, I could find a way to do it better and be more memorable doing it. So that's why I jumped into industrial real estate.15:02- A big part of my job outside of identifying organizations' real estate as a whole is really kind of helping them build their people and their culture. You know, if you don't believe in the people and the culture, then the real estate is not going to work, no matter what you do.19:02- I would say that on the industrial side, it's still full steam ahead. And from what we can tell, we don't have, knock on wood, a lot of our clients saying hit pause or slow down anything they're doing. They are saying let's start planning and making sure we get ahead of this because we don't want to be in a situation like they were two, three years ago, where we thought we were, you know, pacing ourselves and we fell behind and we fell behind pretty quickly and hard.32:20- Of the mentees that I have right now, I think some of the advice that I have given them is that, you know, I went through this, and I dealt with a lot, as a woman and as a woman of color. And just because I went through, it doesn't mean that they need to go through it, it's my job to make it easier for them. And it's their job to then make it easier for the women that come after them.33:37- Your perspective is not always the best perspective. And you really have to find those who have gone through different opportunities, whether they failed or succeeded to be able to understand what your next move is.Connect with Nancy:Instagram: https://instagram.com/nancysurakLinkedIn: https://www.linkedin.com/in/nancysurak/Website: www.nancysurak.comConnect with Ra'eesaWebsite: https://raeesamotala.com/LinkedIn: https://www.linkedin.com/in/raeesamotala/Instagram: https://www.instagram.com/raeesam/Ra'eesa's Podcast Recommendation:Atomic Habitshttps://www.amazon.com/Atomic-Habits-Proven-Build-Break/dp/0735211299Fanatical Prospectinghttps://www.amazon.com/Fanatical-Prospecting-Conversations-Leveraging-Telephone/dp/1119144752/ref=sr_1_1?crid=3JBCTN1DUFT5Z&keywords=fanatical+prospecting&qid=1663619989&s=books&sprefix=finatical+prospecting%2Cstripbooks%2C65&sr=1-1The Future is Faster Than You Thinkhttps://www.amazon.com/Future-Faster-Than-You-Think/dp/B07TSQF4RX/ref=sr_1_1?crid=293JD8SVNMCIF&keywords=The+Future+is+Faster+Than+You+Think&qid=1663620019&s=books&sprefix=the+future+is+faster+than+you+think%2Cstripbooks%2C72&sr=1-1
