Hosts: Ed Jones (Owner of Nutrition World) & Clint Powell A variety of topics all to living a healthy life Presented by: Nutrition World www.nutritionw.com Broadcasting from the Nooga Dentistry Studio www.noogadentistry.com Production of: Whitfield Media Group www.vitalhealthradio.com Title: All about Eggs & Pasture Raised Chickens with Kristy, Deprescribing & “De-Supplementing” with Dr. Curt Dearing [0:00:00] Intro, Nutrition World Updates, and Ed's Bodybuilding Prep Ed announces a new partnership with Azure: Bringing ~100 new holistic food items into Nutrition World. Examples: maple syrup, coconut oil, apple cider vinegar, organic chicken breast, cheeses, farm butters. Ed shares he's preparing for the Chattanooga Fitness Bodybuilding Contest (his 4th year): Being coached by Matt Davis (Train Station gym). Current approach: high protein, ~40% fewer calories, focused fat loss. Matt had him do a high-carb refeed day (~300g carbs vs his usual 50g) which dramatically improved his energy and look. [0:9:11] Protein, Longevity, and Why Ed Focuses on Eggs Ed emphasizes a higher-protein diet, especially for aging, muscle maintenance, and longevity. Core diet elements he advocates: Higher protein Healthy fats Colorful vegetables (in smaller but consistent amounts) Notes many women under-consume protein, which accelerates muscle loss and impacts longevity. Introduces guest Kristy, a long-time friend and staff member who homesteads and raises eggs that Ed eats 12–18 per week. [0:11:04] Homesteading with Kristy: How She Raises Chickens and Protects the Flock Kristy's setup: Around 100 chickens, plus goats, dogs, cats, and a donkey (Bradford). Lives “on the prairie” (rural, wooded property). Uses no chemicals on the property (no weed killers, pest sprays, etc.). She wants chickens to “do chicken things”—roam, peck, eat bugs, move soil—rather than be treated like pets or indoor animals. Predator control: No perimeter fence; previously lost some chickens to a fox attack. Now uses Bradford the donkey and a Great Pyrenees dog for protection: Donkey alerts and deters daytime predators like hawks and owls (stomping and loud calls). Pyrenees patrols at night, primarily deterring coyotes. Roosters herd hens into cover when threats appear. Motivator: Kristy's passion for knowing where her food comes from, and controlling at least part of her family's food system. [0:15:09] Structured Water, and Animal Hydration Kristy filters all animal water with a high-grade system (not just a basic fridge filter): Removes contaminants without completely stripping all minerals (not full RO). Then she “restructures” the water with a swirling device (structure unit): Mimics water flowing over rocks in nature, believed to add “life” and energy back to the water. She and Ed both report feeling better hydration from structured water (less persistent thirst). All of her animals receive this filtered/structured water. [0:17:26] Egg Production, Breeds, and Why Yolk Color Matters Kristy keeps multiple chicken breeds: Shell color = breed, not nutrition (white, brown, cream, etc., are just different breeds). Example: White Leghorn → white eggs, Rhode Island Red → darker brown eggs. Key nutritional indicator: yolk color She aims for deep orange yolks. Pale yellow yolks signal lower nutrient density, especially protein and nutrient intake from the chickens' diet. Production basics: Most hens lay about 5–6 eggs per week, especially in their first 3 years. Ed and Clint estimate she's getting hundreds of eggs per week in total. Kristy's flock policy: She has a “no-kill” policy for older hens, keeping them for tick and bug control and the social flock structure. Acknowledges some people cull flocks after 2–3 years, but she tends to keep productive, healthy hens past 4 years. [0:19:37] Industrial Eggs vs. Pasture-Raised: Animal Welfare and Nutrition Ed contrasts Kristy's setup with CAFO operations (Concentrated Animal Feeding Operations): Chickens crowded in small cages, poor conditions, bad feed. Notes such operations often use antibiotics—partly for disease, but also because they fatten animals. Kristy's holistic management: No antibiotics; uses natural anti-parasite and immune support: Pumpkin seeds for worms Homegrown herbs like oregano and rosemary She builds a strong “terrain” (internal environment) in the animals so they resist disease better. Discussion that what chickens eat (seed oils, moldy grains, etc. in industrial systems) ultimately affects the nutritional quality of the eggs humans eat. Nutritional highlights of eggs: Choline in yolks (brain and cognitive health). A “perfect protein” with high biological value and broad micronutrients. Eggs historically rank at the top for turning dietary protein into muscle due to a complete amino acid profile. Cholesterol discussion: Ed challenges the blanket fear of cholesterol: Cholesterol supports hormone production and brain function. Notes that the real risk markers are advanced lipoproteins like ApoB and Lp(a), not total cholesterol alone. Personal example: Ed eats 12–18 eggs per week. & his cholesterol is extremely low by clinical standards. Conclusion: Quality eggs are encouraged, especially from pasture-based systems like Kristy's, or higher-quality options in stores. [0:23:15] “Organic” vs. “Pasture-Raised” and Misleading Egg Labels “Organic eggs”: fed organic feed but may still be confined indoors with no outdoor access. “Pasture-raised”: hens are outdoors on pasture, doing natural chicken behaviors; often superior in welfare and nutrition. Both agree: If forced to choose, pasture-raised is preferable to organic-only. They call out labels bragging about “vegetarian-fed” hens as misleading: Chickens are not natural vegetarians; they're omnivores that eat bugs. Forcing a vegetarian diet moves them away from their natural food and may reduce egg quality. Kristy shares a quirky but natural behavior: Chickens love scrambled eggs as a treat. She feeds them scrambled eggs and crushed shells. Rationale: Eggshells are rich in calcium, which hens need to build strong new shells. She simply cracks and throws shells; no elaborate processing.. [0:27:25] Refrigeration vs. Room-Temperature Egg Storage Kristy's explanation: Freshly laid eggs have a “bloom” or natural protective coating that makes them shelf-stable if not washed. Unwashed farm eggs can sit at room temperature for ~6 weeks or more. Store-bought eggs are washed and must be refrigerated, because washing removes that protective coating. You cannot safely leave standard grocery-store eggs on the counter. Ed highlights this as another example of nature's built-in protective design. [0:32:28] Deprescribing and “De-Supplementing” with Dr. Curt Dearing Ed reintroduces Dr. Curt Dearing to expand on a prior show about deprescribing (reducing excessive medications). Common scenario Curt sees: People on many prescription meds plus a large number of supplements, overwhelmed and confused. They want to simplify, optimize, and know what really matters. Curt's consult approach: Review all meds and all supplements, then: Remove what isn't necessary. Emphasize foundational lifestyle and core supplements. They warn about a false sense of security: Some people think “I'm taking a pill, so I don't have to change my habits.” This applies to both pharmaceuticals and nutraceuticals. [0:36:00] The Core Four, Lifestyle First, and Limits of Medication-Only Approaches Ed references his “Core Four” foundational supplements (detailed in a free ebook on The Holistic Navigator): Designed as tier 1 essentials vs. lower-tier “nice-to-have” supplements. Curt's stance: Diet and exercise are the primary pillars. Supplements should support, not replace, healthy habits. Example: People on metformin or berberine may keep eating poorly yet feel “covered” because their blood sugar numbers look better. This is managing symptoms, not addressing root causes. [37:15] “Beyond Cholesterol” and Advanced Heart Risk Testing Curt mentions his upcoming ebook “Beyond Cholesterol” (targeting Amazon release): Argues standard lipid panels (total cholesterol, LDL, HDL) are not enough. Advocates for advanced tests like ApoB, Lp(a), and coronary calcium scores. Example case: A patient with LDL of 212 on atorvastatin. Curt notes that LDL alone can be “dangerous or harmless” depending on the underlying particle types and inflammation. Coronary Calcium Score: Patient's score is 0, which is reassuring but not a free pass. Calcium score detects calcified plaque, not soft plaque, and doesn't capture inflammation. Curt emphasizes HS-CRP (high-sensitivity C-reactive protein) as a marker of systemic inflammation, which drives soft plaque formation. [0:40:22] Medications in the Case Study: Statin, Nexium, Amlodipine, Zoloft Curt walks through a specific patient on multiple meds: Atorvastatin (statin) Curt questions its necessity given: Calcium score of 0 Lipid values that don't look catastrophic Recommends advanced lipid testing and provides patients with evidence-based reasons to discuss with their provider if they want to stop. Nexium (PPI) Discusses risks of long-term proton pump inhibitor use: Impaired absorption of magnesium, calcium, micronutrients Possible cognitive, kidney, and bone issues. Insists on a taper, not cold turkey, due to rebound reflux. Amlodipine (blood pressure med) Often can be tapered fairly quickly, especially when: Lifestyle changes are implemented (diet, exercise). Magnesium intake is optimized (many people take too little magnesium). Curt's view: conventional medicine often drives blood pressure too low in older adults; some elevation is physiologically adaptive. Zoloft (SSRI) Must be tapered, like most psychiatric meds, to avoid withdrawal and symptom flare. [0:46:10] Magnesium, Omega-3s, and Simplifying the Supplement Stack Curt reviews the patient's supplement list and simplifies: Multivitamin: Advocates a high-quality multi (not basic synthetics like Centrum). Prefers one that already includes CoQ10 (e.g., 100 mg), so separate CoQ10 can be discontinued. Vitamin D: Should be taken with vitamin K to direct calcium into bone and away from arteries and organs. Omega-3s: Many people take half the necessary dose. Recommends triglyceride-form omega-3s like DHA Extra (~960 mg DHA) for inflammation and blood pressure. Magnesium: Suggests glycinate or taurate forms for better absorption and blood pressure benefits. Probiotics: Curt suggests taking breaks (e.g., a month off) and rotating brands/strains, including spore-based types. Seasonal products: The patient takes quercetin + stinging nettle for allergies. Curt recommends seasonal use only for seasonal allergies, saving money and reducing pill fatigue. For lipids and blood sugar, Curt favors BerberCol (berberine + bergamot) to: Improve numbers (to satisfy doctors). More meaningfully affect ApoB and related risk markers. Weight & energy: Patient had been using weight-loss products. Curt shifts focus to fixing sleep and overall lifestyle rather than stacking more “fat burners.” Saffron: He distinguishes between saffron extracts for mood vs. saffron for weight management—formulation details matter. [0:54:57] Closing: Funding for Alternative Health and Supplement Tax Benefits Ed shares policy/legislative updates: Alternative health funding preserved in the federal budget. Initial fear that support would be cut; instead, it was kept in the proposed budget. The Dietary Supplement Access Act proposal: Would classify dietary supplements as a qualified medical expense in the IRS code. Allow individuals to claim up to $500/year (and $250 for married filing separately) for supplements. Could apply to common products like multivitamins, vitamin D, etc. if/when finalized.  The post Radio Show / Podcast – June 14, 2026 first appeared on Vital Health Radio.

Today, I sit down with Alex Lombardi, founder of The Brain Edit™, to discuss a missing link in traumatic brain injury (TBI) treatment: Lifestyle. After surviving three traumatic brain injuries, ranging from freak accidents to a near-death car crash, Alex realized that the traditional medical model often leaves patients stuck in a cycle of symptom management. 01:10 A simple accident in a bunk bed caused a subdural hematoma (bleeding in the brain), emphasizing that you don't need a "massive accident" for a life-altering injury.06:02 A crucial discussion on the "victimhood mentality." Alex explains why you must validate your pain but set a strict time limit on staying in that headspace to allow the brain to transition from trauma to recovery.11:37 Introducing a missing piece of many recovery plans: Eye retraining. She discusses how "tracking" issues can manifest as severe cognitive dysfunction and why vision therapy is a game-changer for brain fog.14:42 Rehab routines, convergence and divergence exercises (the finger-to-nose method) and the "rotating chair" movements to retrain balance.25:17 #1 life hack: The Order of Eating. By eating greens first, then protein, fats and carbs last, you create a barrier that prevents the glucose spikes and crashes responsible for "brain fog" and the "2 p.m. slump."27:37 Debunking the "low-fat" myths, why the brain requires cholesterol and saturated fats (butter, tallow, ghee) to repair the myelin sheath, the protective coating around your nerves.40:34 Learn the "science of the brake pedal." Alex explains why a 20-minute sensory deprivation reset is superior to a nap for calming the nervous system without disrupting your circadian rhythm.44:52 Recovery doesn't happen in a doctor's office, but in the 23 hours of the day spent at home focusing on habits and environment.Whether you are recovering from a concussion, supporting a loved one through a TBI, or simply looking to optimize your brain health and focus, this conversation offers a roadmap for healing from the inside out.Alex's Bio Alex Lombardi is the founder of The Brain Edit™, the lifestyle-based brain recovery platform redefining how women stop managing symptoms and start living again. After experiencing three traumatic brain injuries over the course of a decade, she recognized a critical gap in the recovery model. Medical care addresses what happens inside appointments, but the other 23 hours of daily life determines how the brain actually functions.Through The Brain Edit™, Alex guides women toward clarity, cognitive stability, and renewed momentum by focusing on the structure of modern life itself. Routines, environment, energy management, nutrition, and identity become the foundation for sustainable capacity.Positioned at the intersection of brain health, lifestyle intelligence, and modern living, Alex is known for introducing the missing conversation in recovery: if you're not talking about lifestyle, you're not talking about recovery.Connect with Alex https://alexlombardiofficial.com/thebrainedithttps://www.instagram.com/alexlombardiofficial/https://www.facebook.com/alexmarielombardihttps://podcasts.apple.com/us/podcast/enriched-with-alex-lombardi/id1561272941Who am I?Sarah Dawkins is a passionate Holistic Health and Healing Coach, international speaker and author of Heal Yourself. What does 55+ living look like today? The profile of the 55+ homebuyer has shifted significantly in recent years. No longer defined by slowing down, today's buyers are more active, connected and intentional in how they live. Jaime Godwin, director of marketing at Kolter Homes, joins Host Carol Morgan on Atlanta Real Estate Forum Radio to discuss how Kolter's Cresswind brand is reshaping 55+ communities with a focus on lifestyle, connection and accessible home design. Today's 55+ Buyer Is Tech-Savvy and Lifestyle-Driven “Tech-savvy and health-conscious…those two things stand out the most,” Godwin said. “Five or 10 years ago, the focus was on slowing down and relaxing during retirement. Now, there's a complete shift.” Many buyers are still working—either remotely or in consulting roles—and prioritize high-speed connectivity, dedicated workspaces and wellness-focused amenities. Staying connected to family, friends and professional networks remains essential. Lifestyle Programming Drives Buying Decisions While home design still matters, it is no longer the primary factor in many buyers' decisions. “The home is the ‘where,' but the lifestyle is the ‘why,'” Godwin said. Buyers may fall in love with a floor plan, but the community's social environment, amenities and programming ultimately influence their decisions. Fitness classes, clubs, concerts and events create a built-in lifestyle that extends far beyond the home. Breaking the “Retirement Community” Stereotype Despite how far 55+ communities have evolved, outdated perceptions still linger among some buyers. One of the most common misconceptions is that these neighborhoods are quiet, low-energy environments where residents are largely disengaged from active lifestyles. Residents are often more active than before, with access to on-site amenities, social events and clubs that eliminate the need to travel for entertainment or connection. Everything is designed to be convenient and accessible within the community. Buyers Are Moving Earlier Than Ever Another notable trend is the rise of “pre-retirees.” These buyers often move in before fully retiring. “They start researching around 50…making the decision around 55 to 60,” Godwin said. Rather than waiting for retirement, these buyers establish their lifestyle early while continuing to work, allowing them to build relationships and settle into their communities sooner. “Right-Sizing” Replaces Downsizing Today's buyers are not necessarily looking to downsize—they are looking to “right-size.” Popular features include: Bonus rooms for guests or gatherings Expanded outdoor living spaces Open-concept layouts that connect indoor and outdoor areas Large, functional kitchens with walk-in pantries These elements prioritize flexibility, functionality and entertaining and reflect how buyers want to live day to day. Cresswind's “Set Yourself Free” Lifestyle Kolter Homes brings its lifestyle philosophy to life through its Cresswind communities, built around the “Set Yourself Free” approach: fitness, relationships, education and entertainment. Residents benefit from a full-time lifestyle director who curates events and programming. This intentional programming helps transform neighbors into friends and fosters a strong sense of community. “All our residents have to do is show up and enjoy,” Godwin said. “They don't have to put effort into facilitating the lifestyle.” Standout Communities in Metro Atlanta Kolter Homes continues to see strong demand across its metro Atlanta communities. Cresswind Georgia at Twin Lakes Located in Hoschton, Cresswind Georgia at Twin Lakes has established itself as one of the top-selling 55+ communities in metro Atlanta for multiple years, driven by large-scale planning, natural setting and amenity-rich design. The community's appeal begins with its unique environment, featuring private lakes that create a strong sense of arrival and distinguish it from traditional residential developments. This natural backdrop helps shape the overall lifestyle experience and reinforces a connection to outdoor living and recreation. Beyond its setting, the community is defined by its unique amenities and programming. Residents have access to a two-story clubhouse on the water, along with indoor and outdoor resort-style pools that support year-round activity. Fitness and recreation are further enhanced by an extensive network of pickleball courts and gathering spaces designed to encourage social engagement. Cresswind at Spring Haven In Newnan, Cresswind at Spring Haven continues to gain momentum as it introduces a new phase of homesites that expands both the community's options and its lifestyle offerings. The latest release includes scenic homesites with water views, enhanced privacy and natural surroundings that emphasize a quieter, more picturesque residential setting. This phase is designed to appeal to buyers seeking a stronger connection to nature while still maintaining access to the full range of community amenities and programming that defines the Cresswind brand. A key milestone in the community's continued growth is the upcoming opening of Club Cresswind, which will serve as a central hub for resident events and activities. From thoughtfully designed homes to robust programming and amenities, today's 55+ communities are redefining what it means to live well in the next chapter of life. I am constantly asked about "the thing" that will fix whatever our big health bugbear is ... crazy hormones, digestive issues, anxiety, weight gain, hair loss, not sleeping, and so on. Generally, the answer women are looking for is the magic supplement or type of diet, or which dose of HRT, but the glaring reality is, if we want things to be different, we need to do things differently. Fresh from our latest Bali retreat I'm feeling very inspired by the pivotal role that lifestyle plays for us - and how we need to take personal responsibility for ourselves and stop looking for a quick fix or a band aid. You are not defined by a diagnosis, a health condition or your weight, nor are you a victim. You are NOT broken - our supermarket foods and medical/pharma system (think chemist chains) is what's broken. This episode is a call to action for anyone ready to break free from this cycle that often overlooks the underlying drivers that are keeping us unwell and overweight. You can't heal a body that's in a stressed state. My challenge for you... is to have a vision for your health, what does your future look like, in 1 year, 5 years, 20 years. How energetic are you? How mobile and active are you? Are you physically able to do everything you want to? Are you calm and relaxed? Are you happy? It's what you do today that your future self will thank you for. I hope you enjoy this episode! are

Finding YOUR AlignmentAchieving our greatest ambitions will not come easy. We will experience ups and downs. And heck, we might not even survive. But the pursuit is worth it if we are living in alignment. Like a car without alignment, we can veer off course. The more aligned our wheels are the better we can keep our trip between the lines. In order to know if we are living in alignment we benefit from our ability to answer three questions.Sure, we can have conflicts between the work we are doing and the values we stand for. In fact we most likely will. But the goal should be to do a little bit each day to get more and more aligned. We should learn more and more about our personal values so that our work can become more and more an extension of what we stand for. There exist two big questions that we must answer to help us decide on our alignment needsWho Are You? Why Do You WorkWhat Do You Want To Do?**For the full written version of the episode see the transcript. FOLLOW JustinInstagram - @JustTriesYouTube - Just TriesTwitter - @JustTries_Tiktok -  @justtriesPinterest - JustTriesFacebook - Just TriesLinkedIn - Justin

Hi. Hey and hello. This is series eleven, episode nine of the Lifestyle First podcast and today is all about emotions and I come to you with mixed emotions, a touch of sadness mixed with the taste of excitement. So let me explain. Come back with me to December 2019. The air is crisp, the sky is blue. There's frost on the windows and as I look out over the fields at the back of the house, I hear myself say out loud, I'm launching a podcast. I'm not sure who I'm saying that to. There is no one else in the room with me. No one's listening but now I've said it out loud, it feels like a declaration, a slightly crazy one, because the voice of doubt quickly creeps in. What do you know about podcasting? You don't know anything about mics or lighting or editing. There is no way you're going to get to grips with the tech and who's going to listen anyway? Now, maybe I don't know any of this, but what I do know is that there are messages of health that feel so important to share that I can't keep them to myself. Rock on three weeks later. It's the first Sunday in January. I master the tech, and the Lifestyle First Podcast hits the airways. Podcasting and YouTubing is hard work and don't let anyone tell you otherwise. Yes, it's fun and it's interesting, but there is more to it than meets the eye. I call it a labor of love, and because I love it, I keep doing it and now rock on exactly two years after I made the declaration, 'I'm launching a podcast' and the podcast has now traveled around the world. There are thousands of you listening from everywhere. The UK. The US. Slovenia, India, the Philippines, Vietnam, Poland, Spain, Greece, Portugal, China, South Africa, even New Zealand. Wow and the Lifestyle First Podcast is now ranked in the top 5% of all global podcasts and think about it, with over 2 million podcasts worldwide, that is also a wow and look, I've been touched by so many messages that you sent me, telling me of the difference the show has made, the small things that have resulted in you thinking differently or doing something different that's then had big effects and the reviews have been just amazing. I'm so grateful and after reading all your comments and talking to you, so many of you, I'm sure you can understand why I feel sad telling you that today is the last episode of The Lifestyle First podcast. As you know, it. Series eleven, episode nine, the end. 117 episodes. It's a wrap! Wouldn't it be great if prayer was something we looked forward to instead of something we feel like we should be better at? Well it can be! Prayer isn't supposed to be difficult, complicated, confusing, or confined to once a day. God wants us to live our lives in constant connection with him, but how do we do that? In this message we will look at the ways we can move prayer from a line item to a lifestyle.

#4.10: First: "Why are optimists healthier?"

The Lifestyle First Podcast

Play Episode Listen Later Dec 6, 2020 7:15

Hello and welcome to Series 4, Episode 10. The theme in the Lifestyle First method we're exploring today is First. One of the first things you need when embarking on change or anything new is… Optimism. Because optimists are healthier. And that's the one question I want to probe today -x- One Question: “Why are optimists healthier?” -x- 2 research reviews 1. Rasmussen. H. N., et al. Optimism and physical health: a meta-analytic review. 2009. 37 (3): 239-256 https://www.ncbi.nlm.nih.gov/pmc/articles/PMC2941870/#APP1 2. Radcliffe.W and Klein W.M.P.Dispositional, unrealistic and comparative optimism: differential relations with the knowledge and processing of risk information and beliefs about personal risk. Personality and Social Psychology Bulletin. 28. 836-846 https://journals.sagepub.com/doi/abs/10.1177/0146167202289012 -x- Optimism is your mental attitude where you just expect good things to happen. Being optimistic isn't about always staying positive and ignoring difficult emotions. Its about looking at the bright side whilst still acknowledging and allowing space for the difficulties. It's about staying focused on the good in any situation. Top 3 reasons why optimists are healthier Number one: Optimists know more about their own health In the 2002 study, psychologists Nathan Radcliffe and William Klein found that optimistic people knew more about how and why heart attacks occur, and how six key risk factors of alcohol, smoking, exercise, stress, nutrition and fat consumptions affected risk They worried less about having a heart attack and were very self aware of their own risk status To have good health, you have to start form a position of knowledge. Which is what this podcast is all about - arming you with knowledge and information so that you just know. Information is so accessible these days but you have to pay attention to it. Be an active absorber of knowledge. Number two : Optimists engage in more healthy behaviours Knowledge has to translate into action, and optimists do exactly this. Optimists sleep better, eat more fruit and vegetables, exercise more, have better relationships. And these healthier actions lead to better health. And you live loner for it. Better survival rates after cancer. Less heart disease Number three: Optimists are better able to handle setbacks. Setbacks are going to happen whether you're an optimist, a pessimist or somewhere in between. But optimists handle stressors much better because they confront problems head on and use solution focused coping methods. Optimists don't just give up. They see difficulties as a learning experience. They're more open to new ideas, new experiences. They're freer to consider more options and change. There is no better alternative to optimism. It's your best choice for living healthier and happier. -x- 3 actions Let's create a ripple effect of optimism – it is contagious ACTION 1. Think like an optimist. ACTION 2 Act Like an optimist ACTION 3: Reflect like an optimist. -x- Website: www.dralkapatel.com DISCLAIMER: This content does not constitute or substitute personal one-to-one professional medical advice, diagnosis, or treatment. How to Opt Out of the Matrix and Opt Into an Unbelievable Life with Nate Broughton

Knowledge For Men

Play Episode Listen Later Jun 25, 2018 57:44

Nate Broughton is an internet marketing veteran of 17 years who specializes in lead generation and client acquisition. He's built and sold four companies and been involved in several acquisitions with private equity firms. He's now the leader of a movement and company called The Opt Out Life which teaches people all over the world how to design an amazing lifestyle centered around fun and experiences... While still making fantastic money in an industry they love.   Favorite Success Quote "Lifestyle before money. But money also." "If there's a will there's a way" Key Points 1. Focus on Lifestyle First and Money Second  Money is a tool. In the right hands, it can serve as a force multiplier to help you live the life of your dreams, enjoy wild adventures, and create a lasting legacy. However, when it's your sole aim and purpose it will overtake your life and lead you down a dark and lonely road filled with regrets. As such, Nate's motto and entire company (opt-out life) is built on the ethos of "Lifestyle first but money also." In life, you will often be presented with two options. The lucrative option The lifestyle option For example, Nate was offered an executive position with a multiple six-figure salary, a significant amount of equity, and great benefits. The only problem is that the position required him to drive 60 minutes to and from work five days a week, sacrificing time with his young children and wife. He turned it down in less than a minute. Money is great and you should always seek to expand your income and create passive assets. But it's not everything. If you find yourself working 80 hours a week to make multiple six figures you need to take a step back and ask yourself, "Is this really worth it?" Is this how you want to live your life? 2. Get Creative to Achieve Your Dreams  Where there's a will there's a way. Cliche, I know. But it's true.  Whatever goal you want to achieve, whether it's making a certain amount of money, improving your body, or finding the partner of your dreams, is ahievable. IF you're willing to get creative and find unconventional roads to success.  A great example that Nate shared in the interview is how his business partner moved his family from an inexpensive inland suburb to the exclusive coast of Lajolla.  Even though his partner couldn't afford the mortgage on the house he wanted, he got creative, found a property with a guest home and then rented the home out while simultaneously renting the casita in the back yard.  The result? He cut the rent payments in half and ended up spending roughly the same amount as his previous mortgage.  If you're willing to get creative, there's nothing that you can't do, be, or achieve.  But you must be willing to think outside of the box and cut yourself off from any possibility of failure.  3. Know When to Hold 'Em and When to Fold 'Em  You are going to have to make tough decisions in life. It's simply a part of the human existence.  And oftentimes, the most important decision that you will make is not whether or not you should start something, but whether or not you should stay with something.  Whether it's a relationship, career, business, or just a boring 'ol workout program, you must understand when a particular endeavor has run its course and when there is still something of value to be gained.  Nate has grown and sold several businesses, and he's found that there's a critical tipping point in each business (typically when it hits $5,000,000 in revenue) where he begins to burn out and lose interest.  Instead of fighting this, he's adopted the "Serial Entrepreneur" approach and will sell his equity or the entire business, once a project passes a certain revenue threshold.  Here's the deal...  Life is short. And there are thousands of things that we all want to try out and we have no way of knowing if they're worth our time until we step up to the plate and swing.  But once you've been in the game for a while, you need to honestly evaluate your pursuits and ask yourself the simple question, "Is this serving me at the highest level?" If the answer is "No" then cut your losses and move on... IMMEDIATELY.    4. Understand the Seasons of Life (And How they Impact Your Priorities)  It's funny to me how often I have young men reaching out to me in their early 20's bemoaning the fact that they have no money and no clue what they want to do with their lives.  I always have to chuckle at these messages, because these guys are missing the point.  You aren't supposed to be super wealthy and on purpose right out of the gate!  Your 20's are a season in life for pursuing your passions, seeing what sticks, making LOTS of mistakes, and learning as much as you can.  Life isn't supposed to be this massive and nonstop upwards growth curve.  It's a long and bumpy ride filled with different seasons. And one of the biggest keys to success is learning how to capitalize on these seasons and use them to your advantage.  For example, your 20's are a high energy season that is best used to learn marketable skills, live super frugally while building a war chest, and to figure yourself out along the way.  Your 30's are a season that should be devoted to mastery of your chosen craft and the creation of passive income streams that will create lasting wealth and freedom.  And once you have that? Your 40's and beyond are for doing whatever the hell you want.    5. Develop a High-Value Skill Set and Turn It Into Passive Income  It's been said that passive income is worth 10x working income.  And truer words have yet to be spoken.  No matter where you are in life today, one of your top priorities should be the creation and expansion of passive income.  Money is simply a tool to buy freedom. And when you escape from the race of trading your time for dollars and create sustainable passive income, you will have freedom for life.  Imagine going to bed and waking up with an extra $500 in your bank account. What would that do for your life? How would you spend your days differently? What hobbies would you pursue? What relationships would you invest in more deeply? How would your life change if you knew beyond a shadow of a doubt that you were going to be ok when the 1st of the month rolled around?  I can tell you from personal experience... It's one of the most liberating feelings a man can have.  Get to work on building passive income streams NOW and your life will forever change because of it.

Dolmar Cross has successfully implemented strategies where he can now run both his wholesaling and rehabbing real estate business virtually. How did he do it? He built the vision for his dream lifestyle first and then worked on the business to support his dream. He realized in the beginning that he could not automate his business overnight, so he broke down each piece and task the business needed and found ways that he could replace himself from it. Find out more about his story and how he does what he does in today's show.   Key Takeaways: • Dolmar has been able to successfully automate his business and only invests in properties virtually now. • Dolmar has been in the real estate business for the last 12 years. • There wasn't a course that was teaching Dolmar this stuff. He had to figure all this out on his own. • How does Dolmar do all this virtually? • Dolmar relies heavily on systems so he can spend more time with his family and less time worrying about the business. • Build your dream and ideal lifestyle first and then build your business around that lifestyle. • Start with the end in mind. • How did Dolmar setup the right systems for his business? • Dolmar says you need to start by working on a mind-map. This mind-map took him about 2 months to create because he kept adding onto it. Check out the mind-map here. • Do your market analysis on the area you want to break into. • Put everything that needs to be done in your business down on paper, and then see what it  takes to remove yourself from each of those tasks. Can you automate it? Can you hire someone to do it? • When you're just starting out, understand you won't be able to remove yourself from the business overnight. • Dolmar breaks down the marketing and lead generation side of his business. • Dolmar is breaking into radio as a new form of marketing. • It's important to hire rock star people who can handle themselves and their own tasks. • How does Dolmar find his talent? • Dolmar breaks down the three major challenges for people who are just starting out. • Commit to your marketing strategy for at least three months.   Mentioned in This Episode: www.flipempire.com/resources/ 14-Day Free Trial of FreedomSoft Here Automated Investor System www.cashin3days.com/ Check out Prospect Master Here Rich Dad Poor Dad by Robert Kiyosaki   Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show?
