The guys debate which conference would be better for Miami and if FSU would come with them Joe Rose and Dave Hyde dive into the growing uncertainty surrounding the future of college football as the SEC and Big Ten continue exploring the possibility of breaking away to form their own super league. The guys debate which conference would be the better long-term fit for the Miami Hurricanes if realignment forces another major shakeup, weighing the recruiting, financial, and competitive advantages of both the SEC and the Big Ten. They also discuss whether Florida State would make the move alongside Miami and what another round of conference realignment could mean for the future of the sport.
Of all commercial real estate investors, only 3% are women – and when Beth Azor learned that stat, she decided to frickin' change it. In this episode, Erin sits down with the woman affectionately known as The Canvassing Queen®: founder and CEO of Azor Advisory Services, owner of three Florida shopping centers valued at over $75 million, and founder of the Women's Real Estate Investment Summit, where Erin has had the joy of speaking – and riding the famous four-hour bus tour of the town Beth practically owns. Beth's story starts with an $11,000-a-year nonprofit salary and a real estate license she'd had since age 18. It took a boss literally marching her to a bank to co-sign a $50,000 note – on the condition she invest 20% of every commission from then on – to turn a high-earning spender into an investor. Eight LP deals later, she went out on her own as a GP, and today she's the co-GP of a $32 million asset she waited thirteen years to buy. Yes, thirteen. That story alone (Mr. G, the quarterly "no," and the pivot to pure relationship-building) is worth the listen – and so is the one about crashing a utility company's remote HQ with cupcakes. Whether you've never heard the terms LP and GP or you're ready to raise capital for your first deal, Beth breaks the path down into steps any woman can start this week: pick an asset class, find an expert, invest passively first, and watch how it's done. Because as Beth's community proves – 68 women stood up at this year's summit having invested with someone in the room – you don't have to do it alone. Listen in as Erin and Beth discuss: The boss who called her "a freaking idiot" (with love), co-signed her first $50K investment, and made her bank 20% of every commission The stat that lit the fire: only 3% of commercial real estate investors are women – and most inherited it or signed on a husband's guarantee Why "we don't know any other women doing it" is the real barrier – and how the Women's Real Estate Investment Summit is dismantling it LP vs. GP, explained in plain English: preferred returns, refinances, and why LPs end up "playing with house money" Beth's starting playbook: pick your asset class, find an expert, LP first, and watch the GP How GPs raise capital – including the empty Wells Fargo bank deal where Beth raised $3.2M from 22 people in four days Beth's non-negotiable: never invest with a GP who has no skin in the game The 13-year Mr. G story: how persistence plus genuine relationship turned "no, click" into co-GP of a $32M asset The cupcake story: how a Friday-afternoon delivery did what eight men yelling couldn't Women Investor Wednesdays, the March 2027 summit, and how to get in the room About Affectionately known as The Canvassing Queen®, Beth Azor is the founder and CEO of Azor Advisory Services (AAS), a leading commercial real estate advisory and investment firm based in Davie, Florida. The NOLES fall camp is officially underway, which means the annual Tallahassee tradition has returned: helmets are popping, depth charts are being overanalyzed, and Seminole fans are trying to decide whether cautious optimism is emotionally responsible.Mike Norvell opened camp preaching urgency, communication, and improvement in every phase. Early reports also offered encouraging signs from new starting quarterback Ashton Daniels, whose composure and decision-making reportedly looked sharper than they did during spring practice. There are plenty of reasons to be interested - but we have watched enough August All-Americans become September LinkedIn updates to know better than to start planning a parade after practice one. We're breaking down:

Football is back. Sort of. On Wednesday, Florida State football began fall camp with its first practice. Head coach Mike Norvell told the local Tallahassee media that his team was basically in “pajamas,” as the Noles will not put the pads on before the weekend. But the head man said his team was able to work in a variety of different groups, including seven-on-seven, team periods, and special teams. Even without pads on, no practice can be wasted with FSU's Week Zero game just one month from today. “Going into today, I wanted to see communication. I wanted to see alignment. Guys getting in position based off the call with urgency…I thought our guys had a great urgency in their communication. I thought they did a good job getting aligned with tempo.” Later in his press conference, Norvell touched on the day of the top three quarterbacks on the depth chart, and seemed especially pleased with his QB1, Ashton Daniels. “You felt his comfort. There were a couple of plays, and maybe in the spring he might try to force something into a situation, (but) today was really clean for him in that regard…I really liked his presence and how he went through the process today.” On Kevin Sperry: “I thought Kevin had some good and moments through the day. He had a couple of throws that he missed. But, he understands what to do and how to do.” On Malachi Marshall: “Today was Malachi's first day here, and he had a couple of moments that he gets to grow through as well. But for his first practice, I was pleased with what I saw.” Off the field, former Florida State WR Anquan Boldin talked to the team yesterday ahead of fall camp. Norvell touched on why he brought in the 14-year NFL veteran to inspire his group as the season begins. “He's one of the great all-time Seminoles and is a guy that is about all the right things…Everything about his journey (made me) excited for our team to hear and guys got to ask some great questions” Ashlynd Barker, who broke the rock for Florida State at the end of summer workouts, took the stand next and discussed what he likes about the secondary. “This is one of my favorite groups that we have had so far because we added a couple of new people and we bonded so quickly. I think that was a special thing…There's no ego or talk back.” Micahi Danzy rounded out the day by telling the media what he wants to work on in the offseason and how he thinks he can improve in year two. “As you know, I struggled on intermediate routes last year, so I wanted to get on the JUGS, work on my catching, and work on getting out of my breaks. So, I have been focusing on that and pushing myself.” The Seminoles will take the field for practice on Thursday and Friday, before receiving an off day on Saturday. Learn more about your ad choices. The countdown of Florida State's 40 Most Important Players for the 2026 season has concluded. Diving into the yearly exercise is always worthwhile to get a better sense of the roster and how we perceive strengths and weaknesses. This list was highlighted by a crystalizing moment midway through sifting among the candidates as it felt like depth fell off a cliff. It was an interesting experience to discover in real-time. This is what we came up with as Trey Rowland led the charge, Brendan Sonnone set the parameters, and the X's and Noles fellas sorted the order with Kolby Crawford chiming in. Here's a listen to how we composed the 40 Most Important Players. You can subscribe to On The Bench, X's and Noles, and Beyond The Bench on Apple Podcasts, Google Podcasts and Spotify. As always, five-star reviews and comments on Apple Podcasts are appreciated! Also, you can watch the show on YouTube now. We'll do live streams as well, and you can get notifications on when we're live by subscribing to our YouTube channel.
