Ross Taylor was born in 1982 in Harrow, London, where he continues to live and work. Since graduating from the Royal College of Art with an MA in Painting, he was awarded the Abbey Scholarship at the British School at Rome and was artist in residence at the Edward James Foundation. Taylor's work is concerned with an emergent space; a swilling and churning dual sphere of production and consumption where all that enters is incessantly gnawed, singed and regurgitated. He sees the studio as a restless stomach-cave which rages, and correspondingly pacifies. A place wherein each stain, drip, blob, and smear, can appear to congeal, much like grammar. And, through the contemplation of this surface, each idea, word or moment running through his head has space to intensify, making it conceivable to take control of chaotic ideas, order the subconscious and attempt to model thoughts that are somewhat impossible. Luke Burton (b.1983, London) lives and works in London. He studied at Chelsea College of Art for a BA in Painting and the Royal College of Art for an MA in Sculpture. He works across media including painting, vitreous enamel, collage and installation. He has an ongoing interest in the relation of ambivalence to aesthetics and politics, especially as to how it may pertain to the decorative. In today's episode, I talk to a mortgage specialist who loves to educate borrowers on how to shop for the best financing for their income and their needs. Ross Taylor of Ross Taylor Mortgages is a two-time national award winner, specializing in difficult mortgages and first-time home buyers. You can find his financial literacy articles at his website (AskRoss.ca). Here are the top five mistakes he sees home buyers make: 1) They don't pre-qualify themselves for a mortgage with a lender before shopping. 2) They overpay for a house in a hot market, not anticipating that a pre-approved mortgage may not be issued if the house is appraised at a lower value. 3) They underestimate their one-time closing costs -- such as land transfer taxes, PST on high-ratio insurance premiums, adjustments for property taxes and condo fees, utility hookups and moving costs. This CMHC brochure will help you keep track of them all. 4) They underestimate the cost of living in their own home. Mortgage payments, property taxes and condo fees are the obvious ones. But then there is also heating, hydro, water, cable, internet and home insurance. 5) They sign up for a five-year fixed-rate mortgage with a major bank. This means they may be setting themselves up for very large prepayment penalties if they have to break the mortgage before the term is up. This can wreak havoc on your finances. It's vital to understand your lender's mortgage prepayment penalty before you sign up. In this episode, I ask Ross Taylor about a number of issues he's written about at his site: -- How to find money for your mortgage renewal when interest rates have soared. Should you consider cashing in your savings, such as RRSP or RESP assets? Should you think about selling your property in order to downsize to something smaller you can buy or to find a lower-priced property you can rent? Here's an article by Rob Carrick of the Globe and Mail on a Vancouver couple who engineered a sale of their four-bedroom home. Then, with the proceeds from the sale and a cash top-up, they bought a new three-bedroom townhouse in which they could live mortgage-free. -- What are alternative mortgage lenders? -- What are high-ratio mortgages? -- What are common myths about co-signing for a mortgage? -- Should you convert your variable-rate loan to a fixed-rate loan when you can't afford the higher payments? Fletcher Building's chief executive and chairman are standing down after a worse than expected half year result. The country's largest construction company has announced a $120-million net loss after tax in its interim result. Ross Taylor and Bruce Hassall have confirmed they'll leave the company later this year. Fletcher had been in a trading halt since Monday afternoon, pending the results. Mark Lister from Craigs Investment Partners told Mike Hosking that unfortunately, this isn't the first time Fletcher has been in trouble. It looks almost certain that the CEO of Fletcher Building is gone. The company put the shares in a trading halt yesterday, and announced that Ross Taylor would be reconsidering his position. Which says to me- he's resigning tomorrow. I can't see a way for him to come out and say he's not resigning after that statement's been made. And if he does go, which seems more likely than not, I doubt very much he'll be alone. I suspect there will be other members of the executive - and maybe even the board - walking out that door with him. And I don't think anyone's gonna cry any tears over this. Fletcher Building is not a business that you can argue is doing right by its shareholders. There have been calls for the board and the CEO to resign for at least two years, because the company just keeps lurching from one problem to the other. There was the high rise disaster, then the convention centre disaster, then the GIB board disaster, then the pipes problem over in Australia, and then just last week- the $180 million cost blow out on the Convention Centre and the Wellington parking building. As Sam Stubbs from Simplicity pointed out when he was on our show calling for the resignations last week- in the last two years, the NZX has gone up 7.5 percent and Fletcher Building's shares have gone down 16.5 percent. That's not average performance, that's a very bad performance. Meanwhile, the directors asked for a 25 percent pay increase last year, until they got told that was a bad idea and withdrew it. And Taylor, if you listen to the analysts, gets paid about three times what other CEOs of similar sized listed companies get paid. There are significant shareholders who are pretty cross, and I don't reckon they'll settle for just Ross Taylor's scalp tomorrow. I would expect not just one resignation. Fletcher Building's dismissing claims from west Australian builder BGC about problems caused by its Iplex Pro-fit pipes. Fletcher has doubled down on its belief installation issues with the pipes causes them to leak in some 15,000 Perth homes. BGC alleges the pipes are the issue and says fixes will cost an estimated $1.92 billion dollars. Greg Ross Taylor is a home builder in Northeastern Oklahoma and president of 1256Movement. Proceeds from Prodigals benefit this nonprofit dedicated to reparations of racial trauma in Tulsa, Oklahoma. Greg is author of several books, including a coauthored work with Randy Harris titled Living Jesus. Greg is married to Jill Smiley Taylor, who is a professor of math at Tulsa Community College. They have three grown children and a grandchild named Samuel Ross.
Tough times for one of New Zealand's largest listed construction companies. Fletcher Building's annual net profit fell 46 percent to $235 million, according to a statement released to the NZX today. CEO Ross Taylor says the extra costs incurred by the troubled international convention centre in Auckland are causing the company some grief. "We're committed to getting the convention centre delivered and open, it'll be a world-class facility. But it's fair to say it's causing us some grief on the way through." Fletcher Building insists it's in good shape, despite lower profit. It's dropped its forecast to about $800 million down from its February prediction of up to $855 million. CEO Ross Taylor told Mike Hosking residential builds have been a bit patchy lately, but the commercial sector is doing just fine. He says in the bigger picture, less and less land is the pressing issue. The answer to that is building smaller properties, or those with at least three stories.
