The environment that we live in has a huge impact on our health, both from a materials standpoint of what the home is made out of and even the shape of the structure itself. When I began studying nutrition over a decade ago I meditated quite a bit on the thought that we are always inside of boxes and maybe thats what keeps our ability to think critically constrained inside a metaphorical box. I slept and meditated underneath pyramids for several years and more recently began growing plants and spending time inside a geodesic growing dome. I've noticed that plants grow effortlessly in there, abundant and massive, and my mind always feels more still when I'm gardening inside it. A few years ago I came across Geoship, a startup company that uses a material that took 12 years to develop, a ceramic composite. There is no metal to corrode and no wood to rot or get eaten by bugs, so it is a structure that will last for hundreds of years. Having lived in cabins for the past 5 years, I can say that those structures are inferior and will eventually become obsolete. Geoship domes are mold resistant, energy efficient (70% reduction in heating and cooling costs), have grounded floors, the walls release far infrared light, they can be built in a few weeks interior included, and best of all, they are affordable. Earlier this year I invested in this company to secure the first Geoship in Idaho that will go on top of my subterranean bunker. The 500-year ceramic geodesic dome home is now an actual physical reality. I first wrote about Geoship's plan to build long-lasting, inexpensive, earth-friendly, community-centric homes about 3 years ago. Last year, Geoship showed me a prototype. Now there's an actual built, powered, and furnished dome home in Nevada City, California. In this TechFirst, we chat with Geoship founder Morgan Bierschenk, see the dome first-hand, and get some insight into pricing, availability, technology, and livability. The first dome home is the 18-foot diameter model. But ultimately, Geoship plans to make domes that are anywhere from 1500 to 3000 square feet. A large individual dome might be 1,000 square feet, but can be combined and connected with smaller domes for bedrooms, kitchens, home gyms, living rooms ... pretty much anything.

We desperately need more housing that is affordable, sustainable, and mass producible. Geoship thinks they've created exactly that, and have now actually built a full-scale prototype using their advanced materials science and construction methodology. Today B will debunk the myth that an appraiser must comply with distance and date of sale rules when selecting comparables. Spoiler alert: there are no rules that say that. In this episode, B talks about how the guidelines work and how you can better find comparable sales and even push back a little on appraisers when they stand hardfast on not being able to get past what they think is a “rule.”   SHOW NOTES 02:00 – “Rules”; Appraiser says, “I can't…”; what they are saying is “I don't know the rule”, or “I don't want to…” 03:36 – Guidelines versus rules. 04:35 – Pending, listing, and expired sales. This week on Eat Your Words, host Cathy Erway is joined in the studio by Kate Daloz, author of the new book We Are As Gods: Back to the Land in the 1970s on the Quest for a New America, a nonfiction account of Vermont's Myrtle Hill commune in the 1970s. It follows the dreams and ideals of a small group of back-to-the-landers to tell the story of a nationwide movement and moment, and shows how the faltering, hopeful, but impractical impulses of that first generation sowed the seeds for the organic farming movement and the transformation of American agriculture and food tastes. Kate Daloz grew up in Vermont's Northeast Kingdom, in the geodesic dome her parents built after returning from a stint in the Peace Corps. She received her MFA from Columbia University, where she also taught undergraduate writing. Her work has appeared in the American Scholar among other publications. She lives in Brooklyn with her husband and children.

Ep. 51: Rhonda M. Roorda, M.A., was adopted into a white family and raised with two nonadopted siblings. She is a national speaker on transracial adoption and a recipient of the Judge John P. Steketee Adoption Hero Award from the Adoptive Family Support Network (MI). With Rita J. Simon, she coauthored a landmark trilogy of books on transracial adoption (In Their Own Voices, In Their Parents’ Voices, and In Their Siblings’ Voices). She works as a fund administrator at an educational advocacy organization in Lansing, Michigan.  Listen as Rhonda speaks with Alex about her own transracial adoption, her work on the topic, and about growing up as a Black child in a White family in an African-American community and living in a geodesic dome.
