This episode of the A.CRE Audio Series features Aleksandr Gampel, a real estate professional and co-founder of Cuby Technologies. In this special episode of the A.CRE Audio Series, we talk with a special guest and friend to A.CRE, Oliver Beavers, the founder of Phosphor who is working on a new financial modeling tool. Originally, similar to multiple new professionals in the industry, Oliver entered the finance world needing to learn Excel to map out complex financial deals. As many of our users know very well, the process of creating and modifying financial models can be a hugely time-consuming effort, which may require multiple iterations, which then can create quite a strain on those tasked with that responsibility. Additionally, any changes made to the model create the extra headache of updating all the associated investment memos and project deliverables that are tied to that model. Due to this experience, Oliver has sought to create a more intuitive, easy-to-use tool specifically catered towards financial modeling. With a whole new engine, Phosphor is in a very simplified language that is nearly identical to Excel with name ranges but sans many of the common pain points experienced by financial modelers. Welcome to the last regular episode of season 3, Deal Making and Deal Doing, from the A.CRE Audio Series. With both Michael and Spencer, today we talk about disposition. We're talking about bringing the whole thing full circle: realizing your profits and realizing your strategy. It seems like a very simple thing. If we've done everything up to this point correctly, as we've discussed and really executed on the plan, you would think that you're done, but there's a little bit more to it than that. When we say disposition, we're really talking about a sale or an exit, two synonymous terms in the industry. You could say that you exit when you buy, and therefore if you're not thinking about the exit and have a clear plan in place for that exit at the onset, you're going to struggle to find success. Now that we've discussed the strategy and capital behind deal-making, and the due diligence required in conducting deals, let's talk about how to manage your assets. Ultimately, this is the step where quite frankly, the value comes to reality. Both Michael and Spencer have been on the development side of the real estate business and this episode features their advice when it comes to assets in real estate. What's interesting is that real estate is a relationship business, it's a people business, and this gets to the deepest parts of achieving anything. The right team, the right skill sets, you bring it together and magic can happen. When it comes to asset management, there was a decision at the higher level to select the personnel. So it was a personnel selection.
Now that we've really dug into the details about deal-making in commercial real estate, it's time to get into the weeds concerning deal-doing. This episode talks about how to go about due diligence in CRE at a pro-level. Hear Michael's perspective on the three main things for keys to success in real estate due diligence. We'll talk about the big buckets of due diligence. As a side note, we'd love to hear from you guys! As far as deal-making, and deal doing are concerned. the last three episodes or so have been really focused on the making side. But making deals is great, but if you can't get them closed, they're not worth anything. In this episode, we're beginning to bridge over to the doing side. Episode 5 is the second part of putting together your capital stack for deal-making and deal-doing in commercial real estate. Where the last episode talked about equity, this episode specifically talks about debt. Hear about the three things we think about concerning debt in your capital stack.
As briefly mentioned in the last episode, before you can start sourcing deals and finding investment opportunities, you need a strategy and you need money. Episode 1 talked about how to develop a strategy. Episodes 4 and 5 talk about how to put together the capital required for closing a deal in real estate. Specifically, this episode addresses equity when putting together your capital stack. Just as in the last episode, the key to capital is networking. You can raise capital. You can find a broker. You can go find somebody to help you do that. But having relationships already made legitimately is critical. We get a lot of questions here at Adventures in CRE about how to "get the first job." Many young professionals breaking into the market struggle to do just that. Jobs available often require experience and or connections - things that new professionals often lack. This episode features Julio Villalobos-Torres, an underwriting analyst at Freddy Mac's and Accelerator graduate. We regularly respond to questions from A.CRE and Accelerator members as it relates to analyzing and evaluating real estate investment opportunities. Recently, in an Accelerator forum post a young professional marveled at how certain individuals in his office could look at a deal and within a matter of minutes make an assessment as to whether the deal was worth spending more time on. Just like any skill in life, there are tips and tricks to learning that skill. Some suggestions are more helpful than others, although all contribute in some way. In this episode, we share one of the more valuable tips - what our marketing team has dubbed the "secret" - for learning real estate financial modeling. And what is that secret... wait for it... practice! Big "secret", I know. But we can't reinforce this point enough. True proficiency in real estate financial modeling doesn't come from memorizing formulas or using other people's models. Mastery comes from learning the right techniques, in the right order, and then practicing those techniques over and over again. But not all practice is equally as effective. So in this episode, we discuss a few strategies for practicing real estate financial modeling. At some point in their career, most real estate professionals choose to pivot. No matter whether that means making wholesale career change (e.g. transitioning into real estate from another industry), or simply moving from one property type to another, these career pivots can be difficult to navigate. Nick is a 15 year venture of real estate investment and development, including 12 years developing over $250 million of affordable housing projects. Commercial real estate professionals come from all backgrounds and all walks of life. Some start with the family business as a kid. Others study real estate in college and begin their career in the industry. But a large share of commercial real estate professionals start their careers in other fields, only to transition into real estate at some point in their career. In this week's episode of the A.CRE Audio Series, Sam welcomes Accelerator graduate and Masters in Real Estate candidate Joshua Lau. Josh is a career changer, having started his career in civil engineering only to discover a passion for the business side of real estate several years in. Josh also brings an international perspective, having studied and worked in Canada, Singapore, and the United States. Josh is currently finishing his first year of a two-year Masters Degree in Real Estate from the Baker Program in Real Estate at Cornell University. He holds a Bachelor of Applied Science with Honours, Civil Engineering from the University of Toronto. Between and undergrad and grad, school he worked in Civil Engineering, estimating, and project management at firms in Singapore and Toronto.
Many A.CRE readers are young professionals and college students trying to navigate the job market in a recession. Finding a job in commercial real estate amidst the craziness of the COVID-19 pandemic can be challenging, especially for those with little to no experience in the industry.
