The full project team, OPM, and architects provided an overview of the process and what next steps were starting. Quick recap:Discussion on how many 3 or 4 open houses for public to visit the station to see the existing conditions and need for new spaceDiscussion on how many site visits to other new police facilities, likely 3 so at least the committee members could try and make at least 2 of the 3Presentation on template of project webpage, still in draft, discussion around what to add to it Discussion around the video walk through to be coordinated by Steve Sherlock/Franklin TV. Would enable residents who can't make the open houses to still see the situation. Discussion on 3 sites, one just rose along Grove St but won't be considered further as it is too small. Davis Thayer and Parmenter remain currently under evaluationTown administrator Jamie Hellen made a clear statement on the deed for the Parmenter property that nothing in it prohibits another use. The requirement at the time was to build a school within 3 years, and that was completed. There were no penalties or clawbacks in the deed in case the conditions weren't metNot likely to meet again as a committee until summer time. “It's sort of the same thing that happened with electric cars. Early on, the electric cars were seen as slower and less sophisticated. And now, the most beautiful Porsches, BMWs, Audis and Teslas, they're all electric. And so we're trying to do something similar for hotels to show that  you can offer hospitality for the planet and actually offer better comfort and experience for your guests.” We're in great company with Bruce Becker, the Owner, Architect and Developer of Hotel Marcel, a Brutalist-style architectural landmark reimagined for the eco-obsessed modern traveler, conceived as a dramatic gateway to New Haven with its Bauhaus-inspired design, artfully detailed interiors, and climate-first credo.  Today, Hotel Marcel is making history as the country's first 100% electric hotel operating free of fossil fuels - a true model for sustainability within the hospitality industry, deserving of its numerous awards, accolades and admirers.  In this episode, Bruce shares how his humble approach, having never opened a hotel before, started with first principles and resulted in a beautiful beacon for other hotels to emulate, attracting sustainably-minded and artistically-driven guests to visit.  Top Takeaways [1:45] “I always felt that architects' best work is often their own house or their mother's house.” says Bruce as he shares his story that led him to go beyond his architect and developer titles.  [4:50] The story of Hotel Marcel begins in 1968 as a symbol of progress and hope for the city of New Haven and ends as a symbol of decline and abandonment…that is until Bruce discovered he could purchase it in 2019. [10:00] There's more than meets the eye when it comes to the design and details of the hotel and Bruce gives us both a history and sustainability lesson as to why.  [16:45] There are 2 principles when it comes to Hotel Marcel today - The Brutalist architecture and Bauhaus design of ‘less is more' and the commitment to being free of fossil fuels and instead all-electric.  [25:35] Dine in good company at BLDG, where Chef Megan is “blending architecture, cuisine, and cocktails together in perfect balance,” and seek art in good company with Bruce's wife, artist Kraemer Sims Becker responsible for the creation and curation of the collections seen throughout.        [33:30] When you come to New Haven, Connecticut there are three things you are bound to see - pizza, art and architecture.  [38:40] Do you have a tendency of sleeping through your alarm? Hotel Marcel has a clever Climate Wake Up Call that is sure to get you thinking on your feet! Notable Mentions “The Harvard Five” Architects: Marcel Breuer, John M. Today's guest leads the charge of finding new ways to build and design sustainably. He's responsible for the first zero emissions and passive house certified hotel in the United States. Our guest this week is none other than President at Becker + Becker Associates, Bruce Becker!Bruce joins Dan Ryan from the Hotel Marcel in New Haven, Connecticut, for a conversation on how he is trailblazing the world of sustainable hotels. Bruce shares his motivations for the hotel, how other brands need to better incentivize sustainable building practices, and how he took on his first hotel project. Takeaways:  Hospitality is about caring for both people and their environments. You can't be generous with hospitality while polluting the planet. Hospitality means preserving the future while innovating in the present.  Beyond the good for the planet, sustainable initiatives can save a hotel on budget. A lower energy bill can save you as much money as having an extra 20 rooms. For the Hotel Marcell, their initiatives add up to about $300,000 a year to their bottom line.  Despite the operating benefits of more environmentally friendly options, many brands still have issues implementing them, as no one directly owns these initiatives. To solve this, brands need to appoint individuals to choose more sustainable options.  When hotel designers are over budget, their first intention is to start cutting back on costs from different sections. Environmental tax credits and grants are a potent way to adopt new technology while making budgets more efficient. When designing a hotel, it's important to consider how each of the different functions interplay with each other. When you have over 100 rooms, you also need meeting rooms, lounge space, and open space.  When looking to add solar to a hotel, building roof space can be a limiting factor. Covering parking spaces with solar panels offers a unique way to take advantage of existing space. A 4 story hotel has enough parking space to be 100% net zero. While there are incentives for individual designers to adopt sustainable practices, there needs to be more pressure from brands. Much like a hotel can't open until passing a safety inspection, brands should require a certain level of sustainability before opening.  Quote of the Show:“You have to have a holistic approach to taking care of people and their things and their environment and their planet.” - Bruce BeckerLinks: LinkedIn: https://www.linkedin.com/in/bruce-redman-becker-383b34152/  Website: https://www.beckerandbecker.com/  Hotel Marcel: https://www.hotelmarcel.com/  Shout Outs: 01:15 - Larry Traxler: https://www.linkedin.com/in/larrytraxler/  01:16 - Hilton: https://www.hilton.com/en/  13:14 - Hyatt: https://www.hyatt.com/  13:17 - Marriott: https://www.marriott.com/  13:19 - Accor: https://all.accor.com/usa/index.en.shtml  13:23 - IHG: https://www.ihgplc.com/en  19:21 - Megan Gill: https://www.linkedin.com/in/megan-gill-0a2636112/  19:28 - BLDG: https://www.bldg-newhaven.com/  21:27 - Nuveen: https://www.nuveen.com/en-us  30:30 - Dutch East Design: https://www.dutcheastdesign.com/  30:50 - Consigli Construction: https://www.consigli.com/  32:54 - Marcel Breuer 33:01 - Bauhaus 33:05 - Harvard: https://www.harvard.edu/  33:27 - Paul Goldberger: https://www.paulgoldberger.com/  33:31 - AIA: https://www.aia.org/  34:02 - Richard Lee: https://en.wikipedia.org/wiki/Richard_C._Lee  37:34 - Cornell Hotel School: https://sha.cornell.edu/  38:16 - Yale: https://www.yale.edu/  45:15 - IKEA: https://www.ikea.com/us/en/  47:39 - Elon Musk 47:41 - Tesla: https://www.tesla.com/  01:01:05 - Mitsubishi: https://www.mitsubishi.com/en/  01:16:56 - Charlestowne Hotels: https://www.charlestownehotels.com/  Ways to Tune In:  Spotify: https://open.spotify.com/show/0A2XOJvb6mGqEPYJ5bilPX Apple Podcasts: https://podcasts.apple.com/us/podcast/defining-hospitality-podcast/id1573596386 Google Podcasts: https://podcasts.google.com/feed/aHR0cHM6Ly93d3cuZGVmaW5pbmdob3NwaXRhbGl0eS5saXZlL2ZlZWQueG1s Amazon Music: https://music.amazon.com/podcasts/8c904932-90fa-41c3-813e-1cb8f3c42419

Front Yard Bikes. Where do we start? We start in Executive Director Dustin LaFont's front yard. Throughout and after college, Dustin would ride his bike frequently for school and some of his other tasks. During this time, he acquired a knowledge for bikes, acquiring parts and how to repair his bike and others along the way. Front Yard Bikes started when a kid asked Dustin to repair his bike. This kid then told others and the word spread. Dustin was helping fix bikes in his front yard and the time came to expand. Now, Front Yard Bikes has four different locations they operate out of, helping the youth in their school classes, teaching them skills such as welding, cooking, how to cut hair, how to repair bikes, and even more, it's a place for local students to bond outside of class after school or during summer while spending time together and learning new things. FYB has more plans in the future to become the spot for the youth to be able spend productive time outside of school! There is more than meets the eye when it comes to selecting a jury. Through the voir dire process, lawyers are able to choose a fair and impartial jury.   In this episode, Deborah Hensley Loewe, an amazing mentor and friend, talks about why jury selection is one of her favorite parts of the trial. She also shares some tips in jury selection as well as how using focus groups is also a great way to prepare for a voir dire. The voir dire process can be composed of a 30-60 person panel, although Deborah has experienced having 100 people on the panel.  Every case is different. You may have to move your voir dire around and put certain questions in, that may or may not be in one of your other trials, because you have to take little issues that you want to get there before the defense gets there. But at the end of the day, you have to tailor it to your case and your person. Another tip she mentions when it comes to preparing for a voir dire is to make it your own. It has to be something you can pull off and where your authenticity should come through, otherwise, they're not going to buy your case. In this episode, you will hear: Speaking out your voir dire vs. just reading it It's okay to use your notes! Questions on pre-existing conditions Tips in styling your own voir dire Changing the way you talk to sound authentic The benefits of using focus groups to practice your voir dire In-person vs. virtual focus groups Types of questions for jury selection The power of practice Subscribe and Review Have you subscribed to our podcast?
