Mindset & How to Set Up Your Database for Success.   Everyone wants to know: How do you create a steady flow of repeat and referral business? Here's the answer…Create a twelve-month plan so you can get into action and out of ‘getting ready to get started to someday actually talk to my people' mode! First, we'll make sure you're set up correctly and understand how to maximize your database, then we'll get into the 12 month plan. FACT: When you look at that amazing new listing that just hit the market and you see the listing agent and ask, “How did THAT agent get THAT listing?!”, It is almost always because the seller already knew the agent! GOAL: BE that agent who the seller already knows and gets that listing. FACT: Everyone loves repeat and referral business. Why? The prospect already knows you and trusts you.  They know you are honest and ethical and will take good care of them. If you could choose who your next buyer or seller would be, wouldn't you always choose someone you already know? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699 FACT: A minimum of 10% of your database should be buying or selling with you every year, assuming that you speak with them regularly. Many of our coaching clients track closer to 40% of their business to their ever-expanding database. You can only get these results when your regular communication is systematized. It won't happen if you only speak with your database when you're starving for new business when you ‘have time to get to it', or when you have a random assistant with time to burn. It must be systematized by you, for you, to get the results you desire. Do the Math. When you have 100 names on your list, then yearly you should have ten deals from them, following the 10% rule. If you don't, then you either don't have a great Past Client and Center of Influence plan or you aren't working your plan consistently. Email is not enough. Posting on their Facebook and Instagram is not enough. Going to their holiday party is not enough. When you build your list to 500 people, you can create as many as 50 or more deals per year when you do this right. We have many coaching clients who have achieved this, but they didn't do it in 30 days.  Incidentally, when asked at our ‘Top 100 Most Influential Agents' event, the question, ‘What would you have done differently looking back on your career?', the #1 answer of top producing, long-time veteran agents and broker was…. You guessed it, ‘I would have done a much better job with my past clients and sphere. I would have communicated with them earlier and more consistently, and it would have saved me thousands if not tens or hundreds of thousands of dollars on producing NEW leads when I could have just had more repeats and referrals!' In today's episode, we talk about how to live in the present moment, exercising your focus and attention to improve concentration and your general life experience.  In this episode, you'll learn..  Two Factors: Mind and Awareness. The mind has a range of knowledge, emotions, beliefs, experiences; in short anything, you can think about. Awareness is where you place your attention or focus. Unfortunately, we allow other people and things to hijack our awareness through distractions. The art of concentration is keeping your awareness on one thing for an extended period of time. Another way to view that:  Focus is being present in the now moment. How do you do that? Make a conscious commitment to your task or the one thing you want to focus on. Set a time-frame; 50 minutes is usually the maximum period, though it can be as short as a brief interaction with a co-worker. Eliminate distractions. When your mind wanders from its task, gently refocus your attention. If a specific distracting thought keeps reoccurring, keep a distraction sheet to write down the idea that keeps bubbling up.  The act of writing down and making an intention to address it later should help. When your time period on interaction is up, step away and stop thinking about it.  A brief period of exercise or an emotional connection will help you clear your focus so you can be present again. Just like any skill, practice makes you better.  So you can practice focus throughout the day.  Again, when your mind drifts, gently bring your awareness back. Nutrition, Exercise, and Meditation can all enhance your ability to focus. In essence, Focus = Being Present.  A wise man said Boredom does not exist in the Now.  If you are bored you are either in past or future moments. Life is a manifestation of where your energy is flowing. If you cannot concentrate your energy, what you want to manifest will become very challenging. When we do that, we’re not doing them any favors because it leads them to shake off the responsibility they have for their own success. We give them the tools, support and systems and the rest is on them. How to rethink scripts We call them scripts and dialogues, but they are nothing more than answering questions and providing information. If we learn to gather information properly by asking the questions, we can provide what the prospect is looking for.. How to have tough discussions with clients Not everything we’re going to say to our clients is going to be something they want to hear. Sometimes they’ll have to hear some hard truths. To do this without negatively impacting the relationship, ask for permission to deliver a message to prepare them for it. Scripts are everywhere in our lives, whether it’s learning the alphabet, counting, or song lyrics. We shouldn’t look at scripts like as an impossible obstacle to overcome. It’s all about communicating, being empathetic, and being genuine. If we genuinely care, this will shine through every single word we say.
