Patrick Lilly tells us about the truth of NYC Real Estate and the truth about news reports that the city is dead. Although some are facing problems in Real Estate, residential real estate is having their great year in 2020. For those who are having their problems are starting to go back to normal. A lot of people think that NYC is a scary place, because there's a lot of people there and you're interacting with them everywhere, on roads or in public transportation. But because vaccines have been administered, and the administration has changed and it favors New York than past administrations, things are going back to normal. News coverage not telling the whole side of the story are making the rumors that NYC is dead. Talking with Patrick Lilly of Core Real Estate Services, about the update on the NYC real estate situation as well as his thoughts about politics. Most of the New Yorkers are coming back if they left. The streets are starting to get busy although it's not as busy as before but it is definitely not a ghost town just like what the news is talking about. He also shares his perspective in politics that whoever you vote for doesn't make you who you are. It's just that people have different perspectives. In talking about politics, having a conversation will enable you to reach a mutual understanding even if you have different opinions. His biggest wish is to learn to not hate each other even if people have different perspectives. Lastly, he shares that the road state market is starting to peak up although he cannot predict the state of the economy for the next few years but he is optimistic that Real Estate in NYC will recover. Patrick divides his time between New York City, his weekend house in the Hudson Valley, and pursuing his passion of traveling the world. In today's episode, we talk about how to live in the present moment, exercising your focus and attention to improve concentration and your general life experience.  In this episode, you'll learn..  Two Factors: Mind and Awareness. The mind has a range of knowledge, emotions, beliefs, experiences; in short anything, you can think about. Awareness is where you place your attention or focus. Unfortunately, we allow other people and things to hijack our awareness through distractions. The art of concentration is keeping your awareness on one thing for an extended period of time. Another way to view that:  Focus is being present in the now moment. How do you do that? Make a conscious commitment to your task or the one thing you want to focus on. Set a time-frame; 50 minutes is usually the maximum period, though it can be as short as a brief interaction with a co-worker. Eliminate distractions. When your mind wanders from its task, gently refocus your attention. If a specific distracting thought keeps reoccurring, keep a distraction sheet to write down the idea that keeps bubbling up.  The act of writing down and making an intention to address it later should help. When your time period on interaction is up, step away and stop thinking about it.  A brief period of exercise or an emotional connection will help you clear your focus so you can be present again. Just like any skill, practice makes you better.  So you can practice focus throughout the day.  Again, when your mind drifts, gently bring your awareness back. Nutrition, Exercise, and Meditation can all enhance your ability to focus. In essence, Focus = Being Present.  A wise man said Boredom does not exist in the Now.  If you are bored you are either in past or future moments. Life is a manifestation of where your energy is flowing. If you cannot concentrate your energy, what you want to manifest will become very challenging. Many agents make the mistake of trying to appeal to as many sellers as possible. Then, when they promote a listing, they repeat the same mistake with buyers. How does appealing to everyone kill differentiation? Why should videos for luxury listings tease the viewer instead of giving them a full tour of the property? And why shouldn’t we try to be a jack-of-all-trades? In this episode, Patrick Lilly, a top broker, shares the lessons he learned during his three decades in real estate.     When you are selling luxury properties, you are selling aspirational living— not kitchens, bedrooms, and bathrooms. -Patrick Lilly   Special Webinar Event:"The Future of Real Estate" Join Dr Hank as he shares with you a new real estate business model and technology that is revolutionizing the real estate industry for both Agents and Brokers. This is an introduction to EXP Realty and how You will be able to now enjoy three streams of income that builds your business and provides a Lifetime and Legacy of passive income and cash flow for You and your family! Register HERE!   3 Things We Learned From This Episode Personal development comes first If we’re unhappy with the world, we shouldn’t try to change others but rather change ourselves. If we want to become better real estate agents, we have to work on our personal development first.   Videos for luxury listings should tease the viewer, not give them a tour In the luxury market, the videos used online should work as a tease. Instead of showing every corner of the property, we should focus on the elements that showcase the kind of lifestyle the potential owner will have and create a story around the property.   We shouldn't aim to be a jack-of-all-trades Many agents make the mistake of trying to represent as many properties a possible and try to sell properties to as many people as possible. Instead of focusing on numbers, we should focus on the quality of the properties and on promoting the properties in a way that we attract clients who like us the way we are.   The best way to find people who are willing to pay the most for a listing is to have the ideal buyer in mind and market only to that type of buyer. We don’t want to be flooded with bidders or waste too much money on marketing to everyone. Instead, we should niche down and find the value proposition of the home. If targeted, the people who are the ideal buyers will pay more because they value the property more than the rest of the buyers on the market.   Guest Bio Patrick Lily is a real estate broker, coach, and speaker with over 30 years of experience in real estate and more than 1,000 homes and 1.35 billion worth of property sold. He was featured in the Wall Street Top 250 and was given the Keller Williams’ Pinnacle Award. You can find out more about Patrick and his educational programs along with speaking and seminars here.

Luxury Listing Specialist - Dominate High End Listings In Any Market

Selling high end and real estate is one thing, but how do you break into the luxury market?  We asked Manhattan broker Patrick Lilly to share the secrets of making the transition and becoming known as a luxury agent in your market.  Patrick breaks down the steps of obtaining your first luxury listing through Expired prospecting and how to maintain a listing without repeating mistakes made by a prior listing agent. Discretion must be used and trust must be earned to run in this circle. Go for the long-term relationship once you get in a high-end circle.  -Patrick Lilly Takeaways + Tactics Consider the seller’s emotions when taking an Expired listing, but don’t make the same mistakes as the prior listing agent just to have a listing. Be “over the top” and set yourself apart from other agents you’re competing against. Find an area of expertise and capitalize on that with a flawless track record. The psychology of high-end sellers is much different than other sellers.  Be knowledgeable of the personality you are working for. Patrick shared stories of how his tactics have proven effective, from his decision to prospect Expired listings and his minimum home value for a luxury Expired, to the simple (but classy) gift he sends to set himself apart from other agents. Patrick also shared insight on: How to work the press to publicize your listings How to increase profit and decrease the number of hours worked How to raise your average sales price point Specific steps to take to become a respected luxury agent How to market specifically for luxury real estate using emotionally driven video Using discretion and tactics for selling homes of well-known public figures If you want to work less and make the same amount of commission (or even more), you must raise your average sales price.  Luxury and high-end real estate is the answer. Don’t be afraid to bring in a co-listing agent to break into the market and gain trust.  Sellers want agents who have experience in their price range. And high-end buyers aren’t sold on a home’s pictures, address, or stats.  Instead, focus on enticing through emotional connection using the press as much as possible for marketing. Guest Bio Patrick Lilly works with CORE Brokerage out of Manhattan and Brooklyn.  Over his 32 years in real estate he has sold over 1000 homes and over $1 billion in real estate.  He has branded himself as “the townhouse specialist.”   Patrick's team is consistently ranked as one of the Wall Street Journal's top 250 teams in the nation. Luxury real estate is intimidating. What are the factors that make it different from the normal market, and how can agents display the expertise and mindset needed to break into it? On this episode, real estate expert, coach and speaker Patrick Lilly shares insights on tapping into the luxury market and dominating it. You have a moral obligation to steer your clients towards what’s best for them. -Doren Aldana Takeaways Luxury sellers want to list with people who have sold the same kind of properties. Affirmation, visualization and education help you overcome limiting beliefs, but it has to be embedded in your daily routine. Chasing leads is expensive in terms of dollars and time spent, building relationships to get referrals costs less. At the start of the show, Patrick shared his career path and how he worked his way to luxury sales. He also talked about characteristics of luxury clients, and what they seek in agents, “their expectations on service are different from a first-time buyer.” We went on to share insights on developing relationships as a method of getting referral business. Towards the end of the show, we talked about the limiting beliefs that make it hard for agents to increase their ticket price and scale up. Patrick also gave his perspectives on: Borrowed credibility and leveraging a collaborator’s skills and clout Spending less money on lead generation by seeking more referrals The difference between being a trusted advisor and someone who wants to win a lead Why following the news negatively influences your perception of the world Looking inward and how that helps you discover your own limiting beliefs The wealthy and famous may expect different things, but ultimately they are same as all of us. They are driven to get a person who can serve as a trusted advisor, not just another agent gunning for a listing. They want you to show a track record, so engineer your business to exceed expectations. When you hold that client’s interest at heart and not your own, you go far in earning the trust factor and being a conduit of their joy. Guest Bio Patrick is a Real Estate Broker, Life Coach, Speaker, and a World Traveler. He has been a successful residential real estate broker in Manhattan and Brooklyn for the past 30 years. Having sold over a billion dollars of real estate and more than 1,000 homes, Patrick's team is consistently ranked as one of the Wall Street Journal's top 250 teams in the nation.
