[02:45] Ponderings from Kris: For many of us on this journey, we start in a survival state of mind. The early days are filled with some basic life skills. How do I not drink when I get home from work? How do I handle conflict with people in my life? What do I do when I'm bored, stressed, sad, angry, or how am I supposed to celebrate? Kris reminds us that it is normal to focus on these things. After a while there is a shift to “what's next?”. Recovering people before us have figured out that in order to keep what we have found in recovery; we have to give it away. We have had our struggles, and some of us have been through some really challenging situations that led up to, or as a result of our alcohol usage, but we don't have to let that keep us down! Who is better equipped to talk to someone struggling with substance abuse than a peer that has been through the same thing? Kris feels that there is something beautiful about taking the dark parts of our lives and using it to bring light to someone in need. You are more than your story. You are more than the dark times. You are a walking example of hope. You are proof that the courage to change exists. Athletic Greens: https://www.athleticgreens.com/recovery [11:07] Kris introduces Rick: Rick is 46 and lives in New Hampshire. He has been married to his wife for 19 years and they have three daughters. He works for a family car business. He enjoys cooking, spending time with his kids, and playing games. Rick says his first experience drinking alcohol was when he was in France on a singing tour in high school. He recalls feeling very sick on the 7-hour bus ride across Europe the next day. Beyond a few other times at parties, Rick didn't really drink much after that until college. Having his first taste of freedom his freshman year, the focus was on partying and drinking. Rick says that after that it was the traditional drinking that is often part of the college experience. When Rick started working in the family business, that's when he says his drinking went from being on the weekends to drinking daily after work. Over time it progressed, and his wife would occasionally mention that it seemed like he was having a little too much. He would back off for a bit but never had the intention of quitting forever. He tried a lot of moderation techniques that didn't work, and he would end up feeling bad about himself. Over the last few years Rick has been listening to podcasts, quit lit and joined sobriety support pages online. He feels that listening to other people's stories has helped him a lot. After a comment from his wife that made him look differently at his drinking, he decided to try and quit again. Changing his perspective and sharing his recovery with his wife gave him a sense of relief. Finding connections in recovery communities and with a local friend that is in recovery as well, has solidified his resolve. Rick's plan for sobriety moving forward: Stay engaged in community, join Café RE chats and check in daily on the Stop Drinking subreddit. Maybe host a chat to give back. Rick's favorite resources in recovery: podcasts, audiobooks Instagram Recovery Elevator YouTube Sobriety Tracker iTunes Recovery Elevator We're the only ones that can do this RE, but we don't have to do it alone. I love you guys.
The tide may have finally turned for real estate investing and the housing market. After carefully tracking sentiment among small investors, Rick Sharga's team at CJ Patrick Company has seen a BIG boost in optimism over the last quarter. It seems that betting on the housing market is back as improving investor sentiment and confidence pushes more and more people to go after rental property investing and house flipping. But which strategies will have the most explosive growth? We sat down to break the story with Rick on the newest Investor Sentiment Survey, what investors are feeling the most bullish about in the 2024 housing market, and the biggest concern investors have on their minds. And the data Rick shares isn't just shown in the survey—it's mirroring today's market conditions. In James' market alone, investor demand has quadrupled recently, showing a STRONG resurgence in a specific type of real estate investing. We'll walk through the new investor sentiment numbers, why house flipping activity could explode over the next year, one big risk hurting rental property investors, and where investing activity is pooling across the nation. In This Episode We Cover: Latest investor sentiment numbers and the one strategy that is about to have a BIG comeback The HUGE opportunity for rental property investing that most investors will miss How James made MORE money doing HALF as many flips in 2023 Low mortgage rate predictions and why investors need to get in BEFORE rates drop One serious hurdle that's hurting rental property investors in 2024 And So Much More! For years, we've been hearing about how the single-family rental market is being bought up by hedge funds, iBuyers, and institutional investors. For the average investor, it seems like the corporate landlords are getting an unfair advantage—they have better data, better financing, full-time staff, and deep pockets to buy whatever and wherever they want. But a new single-family rental survey shows that the big players aren't the ones controlling the market—it's the little guys. To walk us through this massive, single-family rental survey, is Rick Palacios Jr., Director of Research at John Burns Research and Consulting. Rick's team accomplished the seemingly impossible task of measuring activity for 270,000 single-family rental homes to see how landlords are faring in 2023 and what their plans are for 2024. And while this survey focuses on REITs (real estate investment trusts), private groups, and other larger-type buyers, it provides invaluable insights for the small-time landlord. Rick will walk us through rent growth (and decline) from the past year, where he believes rents will be in 2024, whether or not expenses could continue to rise, how high mortgage rates are affecting buyers, and why institutional investors are struggling in this market while mom-and-pops are buying! In This Episode We Cover: What the largest single-family rental survey says about the 2024 housing market Rent “normalization” and why those who aggressively projected rising rents will get hit hard Rising expenses, insurance costs, and whether or not it could get even worse Why institutional investors pulled out of the market while small-time investors thrived How long the “lock-in effect” could last as high mortgage rates become the new norm Whether or not the multifamily rent crisis could spill over into the single-family market And So Much More! Home prices were supposed to crash…right? Not quite. If you were hoping to snag a steal of a deal on your first home, we've got some bad news. But, if you're a homeowner or investor who was crossing their fingers that their equity would stay stable, things are looking good! As the housing market begins to “adjust” back to normal, investors are asking themselves, “What happens next?” We brought repeat guest and fan-favorite Rick Sharga, founder of CJ Patrick Company and former EVP of Market Intelligence at ATTOM, back on the show to share the findings of his most recent investor survey. Rick and his company have been tracking the sentiment of small retail investors—a dataset we rarely get to hear about—and he has some news to share. Investors are thinking about the housing market differently than most would assume. With high mortgage rates and financing fatigue, rental property investors and active house flippers have the same thought: things could get better soon. But what could change? Will inventory ever rebound? And what could cause another hot housing market? All that, and more, in this episode! In This Episode We Cover: The one investment strategy that has been dramatically declining (and why it may have a comeback) Home prices and whether or not we've bottomed out already What small retail investors think will happen next in the housing market The #1 challenge investors are facing today (and when this could improve) An “inflection point” for real estate and whether competition will heat back up Fixing the inventory problem and how long it will take to return to “normal” levels Declining and rising real estate markets that Americans are moving away from/to And So Much More! His contagious laugh can be heard across the mountain as a sure sign that Rick is having a good time. Whether it's with old time friends, or someone he just met, Rick is sure to put a smile on everyone's face. Rick is an inspiration to many as he set out to hike what he coined the Crow Peak 100 in 2020. Rick, among many of his supporters, was determined to summit Crow Peak, nestled into the Black Hills of South Dakota, 100 times in a single season. Without a doubt, he pulled it off. That's nearly 700 total miles with a combined elevation gain of 156,800 feet of elevation! In 2023, Rick also completed 6 major Black Hills summits, approx 35 miles, in a single day. Ricky and Rick (Rick 2.0) discuss how they first got to know each other through a business that Ricky was a part of in 2010, called Pimp My Bow. They first met at a 3D archery shoot, Bowcast at the Bird, at Snowbird Ski Resort in the Wasatch Mountains of Utah. After a day of shooting, it was clear that they would long be friends. Rick 2.0 dive into how simply amazing it is, that a bow can bring so many people together, to share in laughter and joy. Rick Hanson is the curator of a social media following known as @projectrick. Most people buy rental properties on purpose, but most people aren't Rick Morin. Rick is what we would call an “accidental investor.” He has been able to build a home-run housing portfolio by slowly, steadily investing whenever he had the chance. The best part? In the beginning, Rick had no idea that what he was doing was real estate investing. He was stunned when he bought his first home, which ended up paying for itself entirely. Fast forward a couple of decades, and Rick is sitting pretty with $285,000/year in passive income, a $3,000,000 portfolio, and the financial freedom most Americans won't achieve until their 60s. So how did a barber, growing up in an impoverished household, go from making $12 a haircut to pulling in over $200,000 per year in pure cash flow? It's simple: buy right, buy consistently, and trust your gut. Rick has done flips with car-sized holes in the roof, gone over budget and timeline, and made up his own comps, but at the end of the day, all the deals he's done have led to him holding this massive real estate portfolio. And while he's nothing short of an investing genius, his process for evaluating and doing deals is NOT complex. You don't need a degree, a large inheritance, or any experience to repeat Rick's system. If you're trying to build wealth in the background, leave a legacy for your kids, grandkids, great-grandkids, and everyone else down the line while focusing on doing what you love, tune into this episode. Rick has wealth-building advice that ANY investor can benefit from hearing. Foreclosures, mortgage rates, housing prices; if there's one person to ask about any of it, it's Rick Sharga, Executive Vice President at ATTOM, who handles housing market data and forecasting all day, every day. Rick is often seen as a housing fact crusader, taking down the clickbait hype that many mainstream articles love to post. While other media channels push fear, Rick focuses on facts, showing what's happening in the housing market, whether it's good or bad news.Rick knows much more about home foreclosure numbers than most, so we took time today to ask him exactly how rising interest rates, crushing unaffordability, and shrinking home prices affect today's homeowners. Could there be a foreclosure crisis on the horizon? Or, are homeowners in such a solid position that the chance of getting foreclosed on is slim to none? And if you're looking to make some money during this declining market, which strategy would work best as buyers and sellers get desperate? We also take a chance to get Rick's opinion on where interest and mortgage rates could be heading over the next year. Rick lays out the exact scenarios that could cause rates to plummet or rise multiple percentages and how homebuyers may go through a rate “reprogramming” to get hungry for houses once again. This is the one about Garry's Show. In "Go Go Goldblum," Garry Shandling (Garry Shandling) and Jeff Goldblum (Jeff Goldblum) find themselves in quite the pickle. Rick (Rick) and Mike (Mike), on the other hand, don't have any trouble heaping praise on the underappreciated gem It's Garry Shandling's Show. #podcast #tv #retrotv #seventies #eighties #itsgarryshandlingsshow #garryshandling #jeffgolodblum.
This is Superlative: A Podcast about watches, the people behind them, and the worlds that inspire them. This week our host Ariel Adams is joined by Rikki from The Scottish Watches Podcast in the first part of a 2-episode special with Rikki and Rick (Rick will be joining us next week!). They start the show talking about the authenticity of certain celebrity Scottish accents and how Ariel has been mispronouncing certain words, the inception of the podcast with his co-host Rick, and Rikki's introduction to watches. Why right now is a great time to be a consumer in the watch industry because of the availability of quality products that are actually affordable, and how even years into this hobby they are still able to find hidden gems that keep surprising them. What questions Rikki may ask an experienced watch hobbyist or someone who has spent time in the industry, and what the “endgame” of watch collecting is. They talk a bit about the car industry and how we are reaching the end of self driving and manual transmissions, how we are seeing similar changes in society in other industries as humanity advances, and third party watch modifications. Ariel and Rikki also talk about corporations owning smaller watch companies and the effect that tends to have time and time again, and how profit tends to matter more than anything even when the product is suffering because of that corporate mindset. To end the show the pair talks about what Podcasting means to the watch industry and what role it can play going forward. To stay updated with Rikki, and The Scottish Watches Podcast:- Instagram @Scottishwatches - https://www.instagram.com/scottishwatches/- Facebook - https://www.facebook.com/scottishwatches/- YouTube - https://www.youtube.com/c/ScottishWatches- https://www.scottishwatches.com/To check out the ABTW Shop where you can see our products inspired by our love of Horology:- Shop ABTW - https://store.ablogtowatch.com/To keep updated with everything Superlative and aBlogtoWatch, check us out on:- Instagram - https://www.instagram.com/ablogtowatch/- Twitter - https://twitter.com/ABLOGTOWATCH- Website - https://www.ablogtowatch.com/If you enjoy the show please Subscribe, Rate, and Review!See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

They say you should never meet your heroes. Well, you probably shouldn't be having them on your shitty podcast, either. Here's how to fuck up an interview with one of your favorite musicians (in this case, Mr. Rick Froberg — the great singer and guitarist for the thoroughly excellent rock combos Drive Like Jehu, Hot Snakes and Obits). 1. Ignore said musician's warnings that he doesn't have good luck with Zoom and set up an interview via Zoom. 2. As the pretext for some sort of half-assed “surprise”, keep your equally enamored co-host in the dark about said musician's appearance on your shitty podcast — thereby robbing your co-host (who's supposed to be your fucking friend, by the way!) of his chance to prepare thoughtful questions to ask one of HIS favorite musicians, too. 3. Proceed to ask this favorite musician of yours a bunch of dumb fucking questions. But one seriously botched (and lo-fi) interview isn't all this episode has to offer: There's some talk about a shitty Rush bootleg, an idiotic discussion between Gabe and Scott (and—unfortunately for Rick—Rick, as well) about which is the better record: “Yank Crime” or Drive Like Jehu's self-titled debut (there is no correct answer, by the way), and Ben reads a complete list of emo bands. Plus there's ice cream.

Pappy gets suckered into drunkenly hosting the 3rd episode of season 2 from (the best show on TV) Rick & Morty: Pickle Rick! Listen to the whole episode to find out how to win a FREE BLACK OUT PASSION T-SHIRT! Production Information PRODUCTION CODE Pickle_Rick_298 DIRECTED BY Anthony Chun WRITTEN BY Jessica Gao Broadcast Information PREMIERE DATE August 6, 2017 RATINGS 2.31 NETWORK PREMIERE [adult swim] Morty is preparing himself for a school-advised therapy session in the bathroom when he hears Rick's voice. He follows the voice to the garage to find that Rick has turned himself into a pickle "because he could" . Beth and Summer appear, and notice Rick's pickle status as well. Morty suspects that Rick did this to avoid going to the therapy session, noticing a dangling syringe rigged to inject Rick the moment the others leave. Rick denies the idea of getting out of going, and claims the syringe to be irrelevant. In response Beth removes the syringe, puts it in her purse, and leaves with Morty and Summer.

About Rick “After I built and sold my second business for multiple millions of dollars, someone asked me an interesting question. “What are you proudest of?” After a moment of thought, I replied, “I’m proudest of the fact that I had a part in other peoples’ successes. I truly enjoyed watching the people around me grow, accomplish, and achieve.” Seriously, that’s why I’m here! I have learned SO MUCH in 25+ years of starting, growing, downsizing, restructuring, and ultimately selling my businesses. And I’m not done yet! I am not retired. I’m still putting these ideas to use today, and I’m continuing to teach, learn, and observe, and to help new businesses grow. I am still the student as much as the teacher. It’s my passion. It’s what I do and it’s what I love.” Show Highlights Ø Stepping back and looking at your business as a company Ø Developing procedures Ø Playing to your strengths and hiring to your weaknesses Ø Letting your company dictate the next best person to hire Ø Writing out your priorities Ø Episode Resources Simon Sinek Start With Why: How Great Leaders Inspire Everyone to Take Action Michael Gerber E-Myth Revisited Greg McKeown Essentialism: The Disciplined Pursuit of Less Shane Snow Smart Cuts: How Hackers, Innovators, and Icons Accelerate Success Jim Collins Good To Great: Why Some Companiees Make The Leap…And Others Don’t $100 MBA Want to know more about Rick?
