In order to understand how to structure an investment opportunity for your potential investors, you need to be clear on how the cash flow and profit will be distributed. This is called a Waterfall, and there always seems to be quite a bit of confusion as to what that actually means and how to convey it. My friend Paul Moore recently wrote an in-depth article on Commercial Real Estate Waterfalls and I immediately contacted him to see if he'd share this valuable information with our listeners. You may have heard Paul previously on this show talking about both apartment investing and self-storage. He is the Founder and Managing Partner of Wellings Capital and has completed over 85 real estate investments and exits. Today Paul discusses the meaning of Preferred Return, Cash-On-Cash Return, Cumulative Return, and Internal Rate of Return v.s. Annualized Return. We discuss different deal structures and whether or not the sponsor/General Partner should receive a ‘Catch-up'. These are all terms you need to understand and carefully consider when structuring your deals, and they can make a big difference in the profit you and your investors receive. Paul shares a lot of wisdom in this episode and you'll definitely benefit from understanding these terms no matter what type of investor you happen to be. Acts 13:13-31 (NIV) What answer comes to mind when you hear the question: what do you believe? Today on Daily Read, Paul finds himself with an opportunity to exhort the people in Pisidian Antioch. And he uses this opportunity to tell the story of God's people and how it leads to Jesus. Now some of us listening are leaders in ministries or we are following Jesus and we desire to be able to share our faith. For others, your faith might be just beginning to blossom or may even be in recovery, and the question of what you believe is one that you're actively pursuing. So, when you think about that question, what do you believe? What comes to mind? Is it a sequence of statements that present a rational argument, is it an "if-then" statement about God's act of salvation in Jesus… or is it more? Our hope for each of you is that when you think of the answer to that question a story comes to mind—that you don't just see yourself with a simple "yes/no" choice to make that punches a ticket to the good place, but a grand narrative to step into and in which to live your life. Today Paul presents a summary of that story that centers around King David and the resurrection of Jesus. David said in Psalm 16, that God will “not allow [his] Holy One to undergo decay.” Paul demonstrates how that was pointing to Jesus. As you listen today, consider how much of this is included in YOUR sense of the Story of God's faithfulness to us. ----------REFLECT---------- 1. What part of the story that Paul tells stands out to you? 2. As we hear of the failure and stubbornness of Israel in the wilderness and remember the moral failing of King David, we realize the graciousness in the gift of Jesus. God is faithful in the face of our failure. How do you need God's faithfulness today as you consider ways that you have failed? 3. It was customary in synagogues to allow visitors to give a fresh word of exhortation because of the familiarity that Jews naturally had. Paul knew this opportunity to share was likely and he positioned himself there intentionally to have an opportunity. What spaces do you naturally have that might open up moments where you might be invited to share the good news? ----------GO DEEPER---------- Bible Project: Acts 13-28 Overview >> InterVarsity Press Selections: Acts >> ----------CONNECT---------- Find an InterVarsity Chapter >> Start an InterVarsity Chapter >> Learn More >> --- Send in a voice message: https://anchor.fm/dailyread/message

Pastor Michael Lodge Jesus knows if He can redeem our hearts then He can redeem our relationships. Paul has looked at how our inner transformation should also change our relationships in our church body and our family. Today Paul looks at the change that can happen in the one relationship that could have been filled with the most tension. If Jesus can redeem the relationship between masters and slaves, then Jesus can redeem any relationship that is affected by the tension of authority. Today's Bible Translation Steve Webb Bible translation used in today's episode: Ch. 3-4 NKJV Support Please remember that this is a listener supported show. Your support of any amount is needed and very much appreciated. Find out how by clicking here. Thoughts Today I have a few words for both chapters. Thoughts on Chapter 3 In chapter 3, verse 2. Paul said: “Set your mind on things above, not on things on the earth.” What a great reminder for the times in which we live. About five and a half years ago, I wrote some thoughts down on this very verse. I’d like to read for you a paragraph that I wrote for the Lifespring Family Audio Bible series from 2015: “Remember, yesterday I spent the entire day writing and producing an episode of the Lifespring! podcast dealing with the SCOTUS decision on homosexual marriage, and then talking about it briefly to you on this podcast. And then when we look at all the other turmoil in the world, with Isis, crazed gunmen killing people in church, the recent riots, etc., it’s tempting to really get bogged down in the cares of the world.” The crises today are different, but they are really just the crisis d’ jour. The crisis of the day. It’s nothing new. Ecclesiastes 1:9 says, “What has been, it is what will be, And what has been done, it is what will be done. There is nothing new under the sun.” The longer I live the more I realize that these words are true. And then we come to this beautiful verse from Colossians 3: 2 that reminds us that we are really just visitors on the earth. “Set your mind on things above, not on things on the earth.” This is not our home. God is in control. He is our hope. He is our strength. He is our provider. He is our all in all. He is the great I AM. Why should we focus on the things of the earth when this place will soon pass away? Even if the earth lasts ten million more years (which I doubt), that is nothing in light of eternity. Whatever the current “crisis” may be, it will pass in an instant, only to be replaced by the next crisis. And the next. And the next. Keep your eyes up, beloved. God is still God, and as I seem to have said several times in the past few weeks, He does not change. One day soon, we will be in His presence, and as the old hymn says, “…the things of Earth will grow strangely dim in the light of His glory and grace”. Hallelujah! Thoughts on Chapter 4 Do you have just a few more minutes for a comment on chapter four? Today Paul spoke quite a lot about how we as believers should behave. Let’s focus for a minute or two on chapter 4, verses 5 and 6. Here it is again: “Walk in wisdom toward those who are outside, redeeming the time. Let your speech always be with grace, seasoned with salt, that you may know how you ought to answer each one.” “Those who are outside” are non believers, those who don’t have a relationship with Jesus. How do we walk in wisdom in regards to them? We should treat them in such a way that we don’t make it difficult for them to accept Jesus. Don’t be rude to them. Don’t insult them. Treat them with respect. In short, treat them as Jesus treated non believers. Question them as Jesus did, causing them to think about what they believe and why they believe as they do. In answering their questions, give them thoughtful answers. Remember, our primary purpose for being on planet Earth is to draw people to Jesus. If we follow Paul’s instructions here in chapter 4, we will be more effective than if we pick fights or call them names.

Few people have seen as many great ideas (and horrible ideas) as Paul Merriman. We were listening to Paul Merriman's advice long before we had a podcast and today we FINALLY were able to sit down with him...and he doesn't disappoint. Today Paul dishes out five ideas that will all make you over a million dollars more during your lifetime if you're a young investor. Before you listen you should ask yourself NOT if you've heard these ideas before, because there's a good possibility that you have. The key question to ask is, "What are you DOING about these five ideas." Based on statistics of the average investor we can all use help IMPLEMENTING a better strategy, and Paul shares some great ones today. Plus, should you invest in non-traded real estate? A recent headline complains that real estate that isn't traded is hard to value. Joe and OG will go over exactly what the controversy is AND whether you should consider these for your portfolio. Also, we'll cover new information the Securities and Exchange Commission is making available to US investors. Will it change how you invest? We'll answer THAT question as well. We'll end the show with a question from Matt on rebalancing. Matt asks if the natural ebbs and flows of the stock market (and regular investments) negate the purpose of rebalancing. Wouldn't the market take care of that on its own? What's the point? We'll talk rebalancing 101 today! It's a nerd's dream! Plus, Doug gets a little classy with today's trivia. Well, he would consider anything to do with the subject of tea to be classy. If you feel confident in your tea trivia, make sure to test your mettle halfway through the show. Enjoy!
