Early pandemic, March 2020, Martica Wakeman found herself without a job and a bit shaken by this experience.  She quickly reacted to her circumstances by networking extensively to find like-minded people and job opportunities, as well as throwing herself into social work, something she has a long history of.  Working at a local soup kitchen in San Fransisco was a great way to give back but also recognize that her problems were fairly insignificant to many others around her.  Martica was introduced to Miles Pepper, inventor and entrepreneur who co-founded Final Straw in 2017.  Miles had already started designing a concept for Sanikind and the two of them immediately saw an opportunity to work together to create a meaningful and impactful company to address single use hand sanitizer.  Thus Sanikind was born, in the middle of a pandemic.  Miles' experience with Final Straw meant he had experience with a very successful Kickstarter campaign as well as manufacturing contacts for recycled plastic pellets.  Miles and Final Straw had raised $2 million for his collapsable straw.  This meant they could get up and running with fundraising and production design quite quickly.    By August 2021, they had raised $317,736 from Kickstarter contributions and were able to launch their first product by November of 2020!  That is no easy feat in the middle of global lockdowns due to a rampant pandemic.  Passion and Action mobilized!  Hear how valuable the Kickstarter community was to their product design and development, how no product is truly "sustainable," but you can be a "responsible" business.   We discuss her entrepreneurial inspirations; Swell Water Bottle and Blueland! Two amazing companies with two inspiring entrepreneurs; giving consumers a chance to make positive environmental choices. I also have a moan about how unbelievably unresponsible and unsustainable my former favourite company Bath & Body Works is.  When I delved into their recycling program, I was woefully disappointed and truthfully sick to my stomach. How many of these 1oz. mini hand sanitzers get thrown away a day?  They have 1600 stores in the US.  My god, the scale of virgin, non recyclable plastic that this company is contributing to makes me super angry.  Here is a look into a report on their grade as a company from a CSR perspective. In today's Buzzcast, we dive into a firsthand account from a new appraiser of the Appraiser Diversity Initiative (ADI) by Fannie Mae and the challenges facing trainee appraisers today. Today we have Marcus Knight, a recently licensed appraiser that completed this specific program giving a deeper look with Joan Trice, Founder of Allterra Group, LLC. They delve into what exactly he faced during the program and how diversity in the appraisal industry is necessary for its continual growth. In addition to sitting down with us, Marcus also wrote an article for us below about his journey in this industry.   When I walked into the Chicago Urban League in November 2020, I would have never thought I would be where I am now. When I heard about the Appraisal field, I was instantly intrigued and wanted to know more. Up until this point, I hadn't involved myself much in Real Estate and my only thought about it surrounded home ownership. I couldn't have imagined that more than a year from now I'd be an Appraiser Trainee. Where I am now is due entirely to the Appraisal Diversity Initiative (ADI) sponsored by Fannie Mae and the National Urban League. I went to a meeting earlier in the day at the Chicago Urban League, and as I was leaving, I happened to walk past the ADI event as it started and thought to myself, “why not attend?” During the event, Black Appraisers spoke about their experiences in the field, how it changed their lives, and its importance to community development. I wanted to know more, so I learned about the ADI scholarship, I applied, and in a few weeks, I was notified I was selected as an awardee. This scholarship allowed me to take all the basic courses and proctored tests necessary to be licensed as a trainee. It came at the right time as for some time I had been contemplating a career change. It all felt serendipitous. I was awarded this scholarship in December 2019, but didn't really start courses until February 2020 as my job at the moment was very demanding. The courses were quite challenging because I didn't have any prior Real Estate experience. It was like reading a foreign language for the first time (in truth, it still feels somewhat like that now). I had to take my time to digest the content and try to connect it to the real world, all without expert guidance. Appraisal Principals wasn't so bad, but the course on Appraisal Procedures was very challenging. Even though I felt alone and inadequate at times, I dedicated myself to understanding the content to the best of my abilities. I took my time completing the introductory courses because I wanted to make sure if I had an opportunity to speak to a potential Supervisor, I would speak confidently. After 90 days, I finished my courses and took my state proctored exams two months later. By August, I had successfully passed all three introductory courses and passed all three exams. By November 2020, I had successfully completed the mandatory Supervisor/Trainee courses and I applied for licensure in December. By January 2021, I was licensed as an Appraiser Trainee in Illinois. Since August 2020, I've had the fortune of interacting with some brilliant appraisers who took the time out to share insights developed through their many years of work. Having the opportunity to review appraisal reports and discuss how appraisers might have approached their analysis provided a real-world context that, up until that point, hadn't been available. At this point, I began to realize the level of complexity of appraisal work and why mentorship was so important. Examining a completed report either in URAR or narrative format lead to many questions. As I eventually learned, an appraisal report is a finely crafted piece of work that is both an artform and a science. The phrase “it depends” in regards to why an appraiser made a certain decision still rings in my head to this day. For 8 months, I was provided with the space to ask questions about appraisal work and was challenged to research and find different appraisals for both exposure and competence. As I reflect, I realize that any appraiser trainee should seek out mentorship separate from a supervisory relationship. Speaking to someone who is taking time out to drop gems with no strings attached helps to accelerate the learning curve. I'm very appreciative of those who decided to give their time to me who asked nothing of me. Thanks to ADI, I found a supervisor here in Chicago who was willing to take me under his wing. He is a residential appraiser who has been practicing since around the ‘08 market crash, so he has a wealth of experience I am just clambering to tap into. I have a few inspections under my belt, and I have to say, they are challenging as I am forced to take all of the academic knowledge I've learned and apply it within a real world setting with a real time constraint (the duration of the inspection). Remembering key steps like making sure to taking clear pictures, getting accurate measurements, and scanning the environment for any important details, is shaping up to be quite the feat at the moment. My saving grace is I am working with a patient and understanding supervisor who doesn't mind me asking a million questions throughout the day. It's a lot to process, but I've learned to take it day by day and not to beat myself up when I leave my camera in the car or realize later in the day, I took a bad comp picture and I have to go back out and take it again. This is just the beginning of my journey, so I quickly learned the importance of pacing myself and self-care. My short-term goal is to become a Certified Residential Appraiser and my long-term goal is to become a General Appraiser. I heard others say you have to pick early which career path to take, but my strategy is too early on in my residential appraisal career to identify a specialty for myself as I pursue General Certification. I say to anyone who is interested in pursuing appraisal as a career to understand that it's a lifestyle. You must be prepared to immerse yourself in this field to become competent. It seems like Almost Yesterday that the city of Ironton, Missouri installed a series of historical markers to identify Civil War sites in the community. Of all the important historic sites in the Arcadia Valley, one that has great significance is where Ulysses S. Grant, on August 8, 1861, received notice of his promotion to the rank of brigadier general. Colonel Grant had been ordered to Pilot Knob and Ironton to control the terminus of the Iron Mountain Railroad used to transport essential iron ore to smelters in St. Louis, seventy miles to the north. When the thirty-nine year old brigadier assumed his command, he found that he was in charge of three thousand untrained and disorganized troops. His first challenge was to impose military discipline – and he moved quickly. Many officers had limited command of their troops. Many men still wore the clothes they had on when they enlisted in May and June. By August they were an ill-equipped and ragged force. Grant sent hundreds of them home,

Following the massive, worldwide success of “A Quiet Place” in 2018 — a film that grossed over $340 million at the global box office — Paramount immediately began looking into a possible sequel. The only problem was original star, director and co-writer John Krasinski wasn’t interested in creating a franchise but rather a one-off film, which he already made. The original screenwriters also bowed out of the project, opting to focus on creating new material rather than mining a sequel out of the first film. Eventually, Krasinski started brainstorming ideas for a possible sequel focused around a very simple concept — he wanted to make Millicent Simmons the hero of a second film. By August 2018, Krasinski was already hammering out a script and he finished his first draft for the movie in only three and a half weeks. A few months later, he was officially hired on to return as the director and the rest of the cast from the first film also agreed to return including his wife, Emily Blunt, who would take over the lead role responsibilities in the sequel. The film centered around the Abbott family leaving their home after family patriarch Lee was killed during the events in the first movie. The pandemic forced health care providers to expand and adapt to technology to deliver medical care at a distance. Known as telemedicine, it allows a physician to provide care to a patient at a distant site through electronic communications. Survey data collected by the CDC shows that 15% of surveyed healthcare providers had telehealth consultations available before the coronavirus outbreak. By August 2020, the number increased to 40%.The NET segment will address the rapid expansion of telemedicine, how caregivers have adapted its use under pandemic conditions, the implications for patient care, and how it may accelerate the use of remote technologies for patient care, especially in rural areas.

By August of 1916, the combatants in the First World War had been locked in struggle for two years. While the German Empire had enjoyed astonishing and unexpected success on the eastern front, on the Western Front things were very different. The German plan to bleed the French Army dry at Verdun had begun in February, and had months of further futility and agony to go. The Allied attempt to break the German lines along the River Somme had begun on July 1, and would go on to November, with increasingly marginal and catastrophic results. If ever there was a time for both sides to consider a peace settlement, the autumn of 1916 was it. As Philip Zelikow argues in his new book The Road Less Traveled: The Secret Battle to End the Great War, 1916-1917, the possiblity of peace was much more substantial than has been generally realized. The failure to achieve it would have consequences that are almost too many to categorized, and provides us today with profound lessons. Philip Zelikow is White Burkett Miller Professor of History and J. Wilson Newman Professor of Governance at the University of Virginia. A past director of the Miller Center at UVA, he was also Executive Director of the 9-11 Commission.

The stock market took a huge hit when the COVID-19 pandemic ramped up in March 2020. Between March 4 and March 11, the S&P 500 tanked 12% into a bear market. On March 12, the index fell another 9.5%. It was the biggest one-day decline since 1987. Stocks and commodities were slammed across the market. In the weeks that followed the crash, one thing rose farther and faster than anything else: gold. Between March 22 and March 23, 2020, the price of June Comex gold futures rose from $1,567 to $1,660 — a 6% jump in one day. By August, gold surpassed $2,000. But equity prices started to rise. Investors moved out of their hedge positions and back into stocks. The price of gold sank again. From the back of the book: Libido Dominandi – the term is taken from Book I of Augustine's City of God – is the definitive history of that sexual revolution, from 1773 to the present. Unlike the standard version of sexual revolution, Libido Dominandi shows how sexual liberation was from its inception a form of control. The logic is clear enough: Those who wished to liberate man from the moral order needed to impose social controls as soon as they succeeded because liberated libido led inevitably to anarchy. Over the course of two hundred years, those techniques became more and more refined, eventuating in a world where people were controlled, not by military force, but by the skillful management of their passions. It was Aldous Huxley who wrote in his preface to the 1946 edition of Brave New World that “as political and economic freedom diminishes, sexual freedom tends compensatingly to increase.” The best method of controlling people is one that achieves its goals, leaving them completely unaware that they are subject to control, and the best way to do this is to systematically manipulate their desires, for man identifies with them. Defending them, he defends his "freedom", which he usually understands as an unlimited potency to satisfy his own desires, not understanding most often that it is extremely easy to manipulate them from the outside. This manipulation today serves the dark forces to improve the financial system and political supervision and exploitation. They profoundly understood Saint Paul and Saint Augustine, calling this phenomenon "enslavement through sin." In the summer of 2020, Josh Howard saw that his work with Central India Christian Mission could be enhanced if he was earning more money on the side. However, he didn’t want to add a full-time W-2 job to his already full-time non-profit work. He was also living and working in India already, so any work he picked up would have to work around an international schedule.By August, Josh had started marketing for his virtual real estate investing business in the Indianapolis market.
