Hospitality is an important element of the short-term rental business, but it's too often forgotten in favor of saving money. But little touches, like a tissue box tucked under the bathroom sink, can make or break a guest review. On this episode of Zen and the Art of Real Estate Investing, Jonathan interviews Katie Cline, a senior global public relations and communications leader. Katie is also a storyteller and the host of the Suite Success podcast. In the last three years, she has become a short-term rental investor, using her hospitality background to create memorable stays for her guests. Jonathan and Katie explore her decision to get into short-term rentals after she built a successful career in hospitality. Katie explains hospitality's role in STR success, catering to guest needs and wants in a property, and ensuring you've set the right expectation within the first 10 minutes of their arrival. She shares why she believes AI is removing personalization from the STR world, the importance of responding quickly to a guest's concerns, and the difficulties of scaling a business, maintaining high standards, and retaining a personal touch. As they wrap up, Katie explains why differentiating your brand from others can help your STRs stand out and her thoughts on Marriott's acquisition of Postcard Cabins. Boutique hotel hospitality translates well to STRs, and Katie Cline shares how she does it. In this episode, you will hear: Katie Cline's decision to get into short-term rentals after building a career in hospitality The role of hospitality in creating STR success Catering to yourself to understand what your guests want in a property Setting expectations within the first 10 minutes of a guest's arrival Katie's advice to address an issue if you hear it more than once How AI is removing some of the personalization from STR stays Using a quick response time to mitigate any issues with a stay and using open-ended questions to understand a guest's needs Scaling the business while retaining a personal touch and maintaining high standards Differentiating your brand from the competition and knowing your market Responding to guests' needs and wants when they let you know something is missing Taking a page from the hotel playbook to set yourself up for success Marriott's acquisition of Postcard Cabins and what was behind that decision What you can expect to hear on Katie's podcast, Suite Success Follow and Review: We'd love for you to follow us if you haven't yet. Today, we are going to shine some light on a topic many people don't know much about. The subject is Embryo Adoption, and my expert guests are Katie Cline and Charis Boone. Embryo Adoption occurs when a couple has undergone IVF to produce embryos outside of the womb for the mother to carry to term. It is a miracle of modern medicine that is helping infertile couples grow their families, but it also has an unfortunate consequence: there are leftover embryos. Charis and Katie believe that life begins at conception, so these embryos are children waiting to be adopted. This is the inspiration behind the National Registry for Adoption, an organization committed to helping these embryos find forever families. If this whole process sounds a little uncertain to you at first, give these ladies a chance to explain. Katie is an Embryo Donor, and Charis is an Embryo Adopter. They each have a unique perspective on the adoption process that is truly wonderful. Each of these ladies has the heart to give homes to the homeless and to nurture every child that is born or unborn. They were willing to walk through uncertainty, awkward conversations, and pregnancy to give these kids a life. God has been blessing their organization, and it is clear why. The National Registry is on to something! Listen this week to hear how Charis and Katie found their purpose, and why Embryo Adoption needs to be at the forefront of the public eye. More in this episode: Katie shares the process of IVF and what it means to be an Embryo Donor. Charis shares what it meant for her to be an Embryo Adopter. An embryo adoption only costs $4,000. The difference between orphan care adoption and family growth adoption. There are 28 families waiting for every child put up for adoption. God is using the gifts he gave Charis and Katie to change lives. No one hears about embryo adoption. Is it difficult to donate an embryo? There are varying levels of involvement with the donor families. Charis shares her relationship with her donor family. The positives of Embryo Adoption. How the National Registry for Adoption has grown over the years. Resources: Prebornkids.com Twelve Rules for Life by Jordan Peterson When Empty Arms Become a Heavy Burden

Katie Cline never saw herself as an entrepreneur. But when the real estate bubble burst, right after she finished her MBA, she learned from personal experience how to spot a need and fill it. And she learned how to live out her values with each new successful venture. She began her career at Lockheed Martin Aerospace in communications and business development, and then in project management overseeing $15-million projects. An embryo donor, she co-created Prebornkids.com, matching donors to adoptive parents.
A little about our guests. Scott and Katie have been married for 10 years and have 2 year old twins. They met on the Ultimate Frisbee Field in Atlanta, Georgia. Scott has a background in IT and enjoys starting new companies. Katie and Scott first created Green Building Education Services together and ran the company for several years before selling it and going on to create The National Registry for Adoption together. Scott is the famed creator of Scoop No More – A Cat Toilet Training Video. Sadly, there was no Oscar nomination. Scott spends his free time playing guitar and wakeboarding. As mom to 2 year old twins, Katie is now the Duchess of Dishwashing, Master of the Meal plan and Prime Minister of Potty Training. A little about their business. The National Registry for Adoption is an adoption service that matches those with excess embryos from IVF with families dealing with infertility issues. Katie runs day-to-day operations while Scott maintains the website, works with Katie and has a separate business teaching people about personal finance. One piece of advice (the nutshell version) Schedule your day to separate your business from your personal life. Business isn’t worth your marriage and family.
