What started as a furlough-era side project on Instagram is now a full-fledged media brand reaching over 400,000 boutique hotel obsessives — and Brandon Berkson, founder of Hotels Above Par, is just getting started. In this episode, we dive into: Brandon's unshakable obsession with boutique hotels (he used to play hotel as a kid — not kidding) How a background in PR shaped his approach to storytelling, strategy, and aesthetic curation The origin story behind Hotels Above Par — and how a single Instagram caption became the launchpad for a globally respected travel media platform Why partnering with tourism boards (not just hotels) is a win-win-win How paid partnerships, affiliate bookings, and Substack newsletters drive real revenue (this isn't just a vibes operation) Why he's bullish on newsletters, hospitality humans, and high-touch check-ins — even as AI eats media We also unpack Brandon's POV on: What most independent hotels are still getting wrong on Instagram Why newsletters are having a renaissance moment (and how hoteliers should use them) How journalists are evolving into modern creators (and what makes them more trustworthy than traditional influencers) What makes a travel giveaway actually work — and why you're probably doing it wrong This one is for the independent hoteliers fighting the good fight, the brand builders playing the long game, and the travelers who crave places with soul. Picture this: You're road-tripping through the Pacific Northwest, and you pull up to a stunning, cliffside micro-resort where elk roam the grounds and the ocean waves crash in the background. Or maybe you're in the heart of a bustling city, checking into a boutique hotel that oozes local charm and creativity. The problem? These days, everyone from massive chains to up-and-coming brands wants a piece of that “boutique” magic. In this episode, I'm joined by Quentin Incao, founder of Q Hospitality Management, a company that specializes in operating and consulting for some of the most unique boutique properties around. Quentin's career has taken him from managing iconic independent hotels to building experiential outdoor resorts that redefine what luxury means. We dig into the boutique dilemma: Why are big brands suddenly obsessed with being “boutique”? Has the term lost all meaning now that every major hotel chain has its own “indie” spin-off? And most importantly, how are the real independents – the ones that actually care about authenticity and unique experiences – pushing back? Quentin and I discuss: The rise of brand operating companies and why they're becoming more common in the boutique space. What makes a great operator for a glamping resort versus a luxury hotel in the city – and why not every team can handle both. Why some boutique hoteliers are choosing to build collections of unique, one-of-one properties instead of expanding a single brand. How the new wave of micro-resorts and landscape hotels are reimagining what it means to deliver a luxury experience. Some people enter hospitality by accident. Others are born into it—raised at tables where the meal was just the beginning of the experience. For Bobby Quintal, hospitality isn't just a career — it's a lifelong passion shaped by growing up in New Orleans, one of the most culturally rich and culinary-driven cities in the world. From his early days working in restaurants to leading development for Danny Meyer's Union Square Hospitality Group, one of the most highly regarded restaurant groups in the world, Bobby has spent his career crafting memorable spaces that blend food, design, and storytelling. Now, as a partner at Sandstone Hospitality, Bobby is helping redefine boutique hotels—breathing new life into historic properties like The Columns, building brand-new destinations like Hotel Henrietta, and weaving F&B-forward hospitality into every project. In this episode, we dive into: How growing up in New Orleans shaped Bobby's view on hospitality Lessons from working with Danny Meyer & Union Square Hospitality Group and how legendary brands like Shake Shack built an empire by prioritizing emotion over transactions. Reinventing The Columns Hotel—how Bobby and his team transformed a fading New Orleans institution into a must-visit experience The delicate art of new builds vs. historic renovations—why the best designers listen to the story a space already wants to tell instead of forcing a narrative onto it. How Sandstone weaves F&B into every project The role of subtle branding in hospitality —why a small oyster bar named "Fives" has an unexpected connection to a historic tobacco magnate, and how a pink espresso machine at Hotel Henrietta tells its own story. Why smaller cities with soul are the next frontier for experiential hotels. And so much more Connect with Bobby Learn more about Sandstone Behind the Stays is brought to you by Journey — a first-of-its-kind loyalty program that brings together an alliance of the world's top independently owned and operated stays and allows travelers to earn points and perks on boutique hotels, vacation rentals, treehouses, ski chalets, glamping experiences and so much more. Key Takeaways:Hospitality experience is valuable when transitioning to real estate. Andrew's background in running restaurants and managing teams helped him in operating the Swepson Guest House.Focusing on a specific customer type and not trying to be everything to everyone is important. Andrew targeted large groups like corporate retreats and bachelor parties.Providing additional services like trip planning and concierge-style amenities can differentiate a property and lead to repeat bookings.Being flexible with the property's layout and usage (corporate vs. leisure) can maximize revenue.Anticipating and planning for high guest usage, such as having extra furniture and supplies on hand, is crucial to maintain the guest experience.Applying lessons learned from previous business ventures, like using durable and easily replaceable items, helped improve operations.Exploring alternative business models, like converting an office space into a boutique hotel, can lead to more profitable opportunities.Leveraging connections and marketing strategies like SEO and social media can help attract the target customer base.

Key Takeaways:The Salt Ranch Hotel project in East Nashville was initially designed as a $17 million renovation, but had to be redesigned to a $10 million project to secure funding. The permitting process took 18 months, which Tyler described as an "absolute nightmare" due to government regulations and unexpected costs, like having to re-engineer the storm water system.Jacob Kromhout was brought on as the project manager to oversee construction, manage the budget and timeline, and serve as the communication link between Tyler and the general contractor. The hotel features many historical elements like exposed brick walls, hand-carved casings, and tall original windows that the team is working to preserve and incorporate into the boutique design. The project is currently making good progress, with exterior painting, tile installation, and framing/drywall work underway. Securing the site as the weather gets colder is a near-term priority.Tyler and Jacob plan to provide monthly construction updates to share the progress on the project, which is aiming for a spring 2025 opening.
In this episode, we get into a discussion of different motivations for sending guest experience surveys. It's a follow-up episode to episode 8 ( https://www.podbean.com/eas/pb-ixx38-171cffa ), in which we were less than impressed by the guest survey sent by a great boutique hotel. That episode may be found here: https://youtu.be/pm3HD8gTFuU Our "So You Want My Feedback?" series reviews the feedback requests from hotels, restaurants, retailers, and other businesses through the eyes of a guest or customer. We believe that if you are involved in a business that asks for feedback from guests or customers, you should regularly give feedback to businesses that you undoubtedly get feedback requests from during the course of your day-to-day routine (both personal & business). Why? You'll discover elements of feedback loops that resonate with you, those that don't, and how you might think of your own feedback "asks" as more of an evolving process, rather than a "set it and forget it" practice. After all, that survey request you send out is often the last point of contact in the guest experience transaction. #cx #survey #bestpractices #guestinsight #hospitality #hotelmanagement #hotelier #review #guestexperience feedbackmatters.org

“Fanø and Esbjerg are my home, but you need to get inspiration abroad as well. And when we lived in Copenhagen, we came once a month here to slow down, to set a different pace than we do in our daily lives. Now we live here, we visit Copenhagen, we visit Hamburg, we travel the world, because we still need that energy.” We're in great company with Mette Hyttel, the Creative Co-Owner of not one, but two boutique hotels on the western coast of Denmark, Fanø Krogaard and Hjerting Badehotel - both perfectly placed to savor the senses of the seaside, from the smell of the lightly salted air to the view of the sea buckthorn blowing in the wind. After pursuing a creative career in Copenhagen, Mette was called home to the familiar family atmosphere of these seaside hotels. Tempted by the never ending projects they would become for her, Mette finds energy in restoring and redesigning these hotels - from their cozy corners to their coastal cuisine. In this episode, Mette shares with us how she welcomes the change in seasons of her hotels like the changes in the tides, appreciating the calm and the chaos they bring to her sense of community. Top Takeaways [1:45] Mette grew up with an appetite for creativity and a thirst for learning - from working in her hometown bakery to following the fashion trends in Copenhagen. [4:45] Between journaling about her dreams in a coffee shop and answering a call from her parents who happened to purchase a beachfront boutique hotel, Mette found herself returning home with a newfound project, passion and purpose. [15:00] A history of inns sprinkled around Denmark meant to welcome all travelers, from the farmers to the royals, and how Mette recreates that warm welcoming environment today. [18:45] The story of two different houses in two nearby towns and the two sisters who now share in each other's talents to ensure their success. [21:40] Experience Fanø an island where time slows down, where the locals choose to live there not because they have to, but because they want to - to be a part of the eclectic community and rich culture. [25:20] Hjerting Badehotel is a timeless take on a “Badehotel,” a cozy seaside lodge that is a staple of the Danish summer, where pastel colored umbrellas and striped beach towels can still be seen scattered along the shore. [31:15] Dine in Good Company with artisanal Danish rye bread and ample fresh seafood including a local delicacy, Bakskuld. We hear all about how they took on the motel project, detail the fairytale love story behind their wedding venue, unpack how they collected a dozen co-hosting deals, and explain how they keep it all together – in their hearts, minds, and in their paperwork. As members of our Hosting Business Mastery Method membership, we've had front-row seats to Austin and Karlee's growth (and many challenges) along the way.
