This episode, we welcome special guest John Luddy, SVP of Reverse Mortgage Lending at Norcom Mortgage. With over 30 successful years in the mortgage industry, and 10 in reverse mortgages specifically, John shares insight into reverse mortgage lending techniques and how to make connections with referral partners. Show Notes Why do you think traditional forward mortgage lenders hesitate to employ reverse mortgages? Product knowledge. When you start with a new product that has a lot of different facets, you don’t have the courage to sell. Most loan officers learn reverse mortgages from wholesale account reps, and while they can teach you the complexity of reverse mortgages, they can’t teach you how to sell and overcome objections in real-time situations with the potential borrower and their family members. At Norcom, we have the staff and support to allow you to learn the product knowledge for reverse mortgages and how to answer questions and solve the problems of your reverse mortgage borrowers. What is the sales cycle of a reverse mortgage loan? Much longer than a forward mortgage. You have to be prepared to stay in contact with your client, find ways to make contact, and don’t let them fall off your radar, but also don’t push. Who are the target referral sources? Most leads come from different sources than forward lead sources. Reverse mortgage leads frequently come from attorneys because of life situations that reverse mortgage clients face more regularly. Also, it is worth considering rebranding if that will help you to connect with more of your lead sources and stay current with new products and new lead sources. More importantly, don’t chase leads, chase lead sources because that’s how to sustain your business if one area begins to ebb a bit. What are the biggest, most common misconceptions of loan originators or of clients in the field? The biggest misconception that seniors have is that they are going to lose the home. The second is cost. Most clients will want to talk about cost first, but if you talk about cost too early, they are low-information borrowers who won’t get past the cost issue to consider the benefits of a reverse mortgage. Delicately find a way to set cost aside and show them the benefits and features of a reverse mortgage which will diminish the concerns with the cost. What are the most common reasons that a client would need a reverse mortgage? The most common need is in-house healthcare. A client is getting older and would like to stay in their home but needs around-the-clock healthcare which is expensive. The second reason is taxes. A reverse borrower will have the finances to manage month-to-month, but when tax time comes twice a year, they need more on-hand cash which a reverse mortgage can provide. If a loan officer wants to add reverse mortgages to their tool belt, what does the option add to their opportunities? Well, you can definitely do both and use both as a tool to help families. You may find that you become a family’s generational lender, you help a client who is a first-time borrower, but then their aunt or mother is in need of a reverse mortgage. You don’t want to turn people away or be the guy who says, “I don’t have that product.” Maybe partner with someone who’s experienced in your company, and once you get a few under your belt, you’ll be confident to sell reverse as well as you do forward mortgages. How can loan officers introduce reverse mortgages to their referral partners and take advantage of that for the whole breadth of their business? Explain to your realtor partner what a reverse borrower might look like. Give them examples of a situation they may see a client in, or what the walk-away objection might be, and help them understand how a reverse mortgage could turn that walk-away client into two commissions. From a sales perspective and as a sales tactic, are reverse mortgages becoming a more main-stream product? Yes. With reverse mortgage product knowledge, you become the partner that a realtor will turn to when they realize their client fits the reverse mortgage profile. Then, they may be in touch with you regarding a 203k or other product because you’ve become their go-to for product knowledge.

Although so was Karen, and Jack was about to drag her back home. What if you reversed it and instead of Wayne and Bonnie, it was Kevin and Winnie moving in together?Would Jack and Norma’s reaction be the same or different because they know Winnie? The Arnold Family sure has changed since Season 1 haven't they? I had fun recording this episode. I learned about the band Bread and realize I've heard some of their songs which I listened to on YouTube, we all learn about cashmere where it comes from and how it feels, plus Siri tells us the current temperature in California. Kevin teaches us the wrong way to go about getting a raise from your employer and Borma graduates from college this Season . We even get to see Paul for a hot second now sans glasses . Happy Thanksgiving and Happy Turkey Day Wonderlings, I’m Angela Bowen the host of Looking Back On My Wonder Years A Wonder Years Podcast and today I’m bringing you a special holiday edition episode of The Wonder Years with S4E7: The Ties That Bind a Thanksgiving Themed Episode which aired on November 14, 11990. In this episode Money is tight around the Arnold household, and things don't look so good when the kitchen stove finally dies. Jack goes to NORCOM to ask for a raise, and gets it, as well as a promotion. With the new stove in the kitchen, it seems the Arnold's problems are over, until it becomes clear that Jack won't be back for Thanksgiving Dinner. Time for my Flower Power Episode Rating: I’m giving this 5 out of 5 Flower Power Petals. I loved this episode so much especially the end. 1. For Jack going after that raise at his job and getting a promotion also bringing home flowers for Norma. 2. The appearance of Buster. Love that little guy. 3. Norma, the best tv mom cook of all time. How she held it together the best she could for her kids when she was down, missing Jack on Thanksgiving. 4. Paul’s minute performance tossing the football to Kevin as they talked about Jack traveling. 5. For Jack catching a flight home to be with his family if only for an hour on Thanksgiving. And his and Norma’s embrace at the airport. So sweet and beautiful. My Wonderling Words Of Wisdom: As you all sit down to your Turkey dinner tomorrow. Give thanks for not just each other but the many things you’ve been blessed with in life, whether it’s a roof over your head, food in your belly, clothes on your back, a job to provide for your family, your loved ones at your side, etc. Let us not forget those people who are currently fighting over seas for our freedom who can’t be with their families tomorrow, to the elderly who may not have family to spend the holiday with, and also to the people at the retail stores who stay open on Thanksgiving who have to give up their time with their families to be there for the shoppers and prepare for Black Friday. I’ll tell you what I’m thankful for, a amazing family, my husband who supports me, my job to pay my bills, my two fur kids Quinn and London and most of all to you my listeners for taking the time to listen and enjoy this podcast. For seeing Kevin and Winnie as a couple holding hands, sharing tater tots, passing notes, gossiping with Paul and Carla about other couples who’s dating who and who’s breaking up with who. 2. Norma’s new hair style I like how it’s shorter in the back. 3. Fred Savage getting into the song Shout at the party looks like he’s having a blast. 4. Wayne telling Kevin it’s no big deal about Kevin kiss miss at the party. For a second Wayne actually acted liked a big brother. 5. The kiss between Kevin and Winnie at the end while the song Seasons by Elton John played overhead. My Wonderling Words of Wisdom: Never, ever pressure your partner dating or married into doing something that makes them uncomfortable just because everyone else is doing it doesn’t mean it’s right for you. Know yourself and your partner, know your limits and levels of comfort ability that’s what makes you compatible to each other. It’s good to explore and try new things but don’t do it because that’s what you feel others expect you to do. Stay away from basement parties, nothing good happens in basements. Here’s my quote for the episode which you heard in the clip: Winnie: I did want to kiss you. Just not then. Kevin: Well then when?! Angel Kevin's older sister Karen doesn't communicate with her parents anymore, and it's all because of her new boyfriend, Louis. And things are only made worse when Louis comes to dinner. Kevin finds out that Louis is cheating on Karen, but suspects that Karen already knows and is fine with it. Only, she doesn't know, and when finds out, she's not fine with it.

The Gist of Freedom www.BlackHistoryUniversity.com is pleased to present to you the audio book of Harriet Jacobs, an African American abolitionist! Mrs. Jacobs became active in the antislavery movement, and at the urging of several female abolitionists, she wrote “Incidents in the Life of a Slave Girl,” which was published in 1860. Incidents in the Life of a Slave Girl, is a powerful depiction of the sexual abuse of female slaves. Harriet Jacobs would thwart repeated sexual advancements made by slavers for years, then escape to the North. She would later publish an account of her anguished life in her autobiography, Incidents in the Life of a Slave Girl. Harriet had previously asked Norcom for permission to marry a free black man. Norcom had violently refused. Now Harriet had a plan to disrupt his fight for sexual conquest: She had become friends with a caring white man -- an unmarried lawyer. She would become sexually involved with this man, become pregnant, and an infuriated Norcom would sell her and her child. A child was conceived. The harassment continued even after she bore the lawyer another child. Finally, after she learned that Norcom was preparing to put her children to work as plantation slaves, she had had enough. In June of 1835, after seven years of mistreatment, Harriet escaped. Harriet was actively involved with the abolition movement before the launch of the Civil War. During the war she used her celebrity to raise money for black refugees. After the war she worked to improve the conditions of the recently-freed slaves.
Harriet Jacobs, after deciding she could no longer live with her cruel master, finds a way to escape, but gives 7 years of her life for her freedom.
