Every December, people come up with predictions for what the real estate market holds in the new year. In this market especially, many of the forecasts are extreme. The truth about home prices might not be quite so dramatic. We can't predict the future with 100% accuracy, but we can certainly assess probabilities to get an idea of what's coming. Home prices aren't driven by one thing - there are multiple values that play into them. The 2023 real estate market was flat, but 2024 could be different. What are some of the key factors that influence home prices? Instead of just focusing on market conditions, what should we be doing? In this episode, I share my predictions for the real estate market, and the variables influencing my position. The most important thing in 2024 isn't to know what's happening in the market. Have you ever failed at anything? If you have, that failure may actually point you in the right direction and encourage you to take risks that payoff. After failing at college, Tom Cafarella thought about what he wanted to do - earn enough passive income to not have to work. He has built up a passive income portfolio to where he does not have to work much. However, it turns out that he loves to work and puts in 80-90 hours each week because he enjoys real estate so much. Tom had strong mentors in his life to show him the way to make his dream of passive income come true. While growing up, the only person he knew who had a decent amount of money was his grandfather, who worked minimum wage jobs his whole life. But the one thing he did do was buy multifamily real estate in and around the Boston area. He was the only person Tom knew that really didn't have to work that hard. Tom decided to follow in his grandfather’s footsteps. He decided to go after it because he always wanted to be a passive income investor and buy multifamily properties. A lot of team leaders make the mistake of obsessing over who is consuming their coaching content. What metric should you actually be paying attention to? How do you get people on your team to buy into your coaching? If you want to level up, do you bring on more people or do you go deeper on training the ones you have? You have to lead the current people at a higher level, before bringing in more people to lead. -Greg Harrelson Takeaways + Tactics The first part of script memorization is muscle memory When coaching: Be attached to what you’re delivering, not what people are consuming. Set standards based on an agent’s activity-- not an agent’s production. At the start of the show, we talked about how Tom built a machine of motivated seller leads, and why the first key to success is taking action. Next, we talked about a process for memorizing a script and how to create validation by investing in a few select people. We also discussed why it’s necessary to have 10 people buy into your coaching.
