And where we wish we could give a definitive YES or NO, we can only explain the pros and cons to getting and holding a real estate license. This episode will give landlords pondering with the thought of getting their real estate license as much information as possible to, hopefully, help you make that decision.Holding your real estate license is fantastic and has A LOT of benefits, but only if you have a plan on how you will use it. Is it only for personal use in your rental property business or do you plan to manage other investors' rentals as well? The financial investment into holding that license is something to consider as well.So, give this episode a listen and see if a real estate license will benefit your rental property business or not.
A lot of new investors come to us with this question... Should I get my brokerage license to help with real estate investing? There's a lot of misinformation around this question. Some people are under the impression that you HAVE to have your brokerage license to practice real estate investing. This is simply not true. In fact... you probably shouldn't get it in the first place... There are a couple of reasons why... The first, golden handcuffs. A lot of people get their licenses, hoping to gain knowledge of the industry before they become investors. Makes sense, right? The problem is they get stuck, that capital they make often does not end up being invested, and they have to sell more to keep up with their new lifestyle, and the cycle continues. Another great reason to avoid your license when investing in real estate... legal hoops. If you thought that getting your brokerage license would lead you to some treasure trove of off-market deals... think again. There are A LOT more legal hoops you have to jump through when approaching a seller as a broker. Now, this isn't to say that having your real estate license is pointless, not at all. A lot of new investors come to us with this question... Should I get my brokerage license to help with real estate investing? There's a lot of misinformation around this question. Some people are under the impression that you HAVE to have your brokerage license to practice real estate investing. This is simply not true. In fact... you probably shouldn't get it in the first place... There are a couple of reasons why... The first, golden handcuffs. A lot of people get their licenses, hoping to gain knowledge of the industry before they become investors. Makes sense, right? The problem is they get stuck, that capital they make often does not end up being invested, and they have to sell more to keep up with their new lifestyle, and the cycle continues. Another great reason to avoid your license when investing in real estate... legal hoops. If you thought that getting your brokerage license would lead you to some treasure trove of off-market deals... think again. There are A LOT more legal hoops you have to jump through when approaching a seller as a broker. Now, this isn't to say that having your real estate license is pointless, not at all. In this episode we discuss that oftentimes agents get offered a deal by a client in another state and it gives them the itch to get licensed there as well. Remember to do all the math when thinking about whether to do a referral or get your license. Being licensed in more than one adjoining state can be a good way to expand your inventory and reach. Working close to state lines, being licensed in more than one state might even be a necessity. If you are looking for more business and are convinced by adding a new state you are licensed in, it will grow your business so be careful. Until you hit market saturation it may be best to focus on gaining market share where you currently work.
