Former law enforcement officer David Paulides has spent years documenting these cases in his Missing 411 series, isolating the ones that can't be written off as voluntary disappearances, accidents, or animal predation — and finding that what remains follows a disturbing set of recurring patterns he calls profile points.This episode of Weird Darkness walks through those patterns one by one. It opens with the national park clusters and the failure of search and rescue dogs — trained trackers that lose the scent at a dead stop, panic, or never catch it at all — then moves to the berry-picking connection, with more than a century of cases: Lillian Carney in 1897 Maine, Alice Rachel Peck and her account of "The Black Man" who carried her, Eddie Hamilton, Wesley Piatote, Jack Pike, Simon Skogan, Gary Bailey, and the strange 1965 Kuninga family encounter in Finland. From there it examines the bright-clothing factor through the best-known cases in the catalog — Dennis Martin's 1969 vanishing in the Great Smoky Mountains, Alfred Beilhartz in Rocky Mountain National Park, and Jaryd Atadero in Colorado's Poudre Canyon — followed by the recurring role of granite boulder fields, nearby water, sudden weather, and victims who step out of sight around a bend and are gone.The episode also weighs what happens when bodies are recovered, often in previously searched areas or terrain the victim could not have reached, and lays out the range of proposed explanations — from unreported crimes and disorientation to cryptids, folklore entities, and Indigenous traditions of places where the veil between worlds runs thin — without landing on any of them. On today's show, we're looking at the industrial outlook across the Western United States, based on Marcus & Millichap's second-quarter 2026 market reports.We'll examine ten markets: Las Vegas, Los Angeles, Oakland, Orange County, Phoenix, Portland, the Inland Empire, Sacramento, San Diego, and Seattle-Tacoma.The broad theme is straightforward.Western industrial markets are still digesting a major wave of construction. In many locations, vacancy rose not because demand disappeared, but because new supply arrived faster than tenants could absorb it.This is similar to what we saw elsewhere in the SE and the NE. Let's begin in Las Vegas.The metro added nearly 24 million square feet of industrial space over the past three years. Even with positive absorption, vacancy increased by more than 10 points.That is a supply problem.Construction is now falling sharply. Deliveries are expected to reach an 11-year low, expanding inventory by only 1 percent. Roughly 80 percent of the space scheduled for completion was already committed as of April.In the Inland Empire, roughly 107 million square feet of industrial space was delivered over the past five years. That's a massive amount of new construction.That pushed vacancy near a 15-year high.The pipeline is now contracting sharply. About 10 million square feet is expected to be completed this year, the smallest total since 2012.For several years, Phoenix experienced one of the country's most aggressive industrial construction cycles. On this episode of The Ty Brady Way, Ty sits down with Tom Richter, regional developer for Jan Pro of Utah, a commercial cleaning franchise that has grown under his leadership from a second mortgage and a two-person operation into a 125-franchisee network with a multi-million dollar economic footprint across the state. Tom's story is one that will resonate with anyone who has ever looked at a corporate career and wondered if there was something more, and then actually did something about it. Tom grew up in Nebraska as a farmer, which he describes as the original entrepreneurial proving ground. Risk, reward, and no guaranteed outcome were baked into his upbringing. He carried that mindset into a 21-year corporate career, but after surviving three mergers, acquisitions, and hostile takeovers, the writing was on the wall. Rather than find another company to work for, Tom started looking at what it would mean to finally bet on himself. A former boss had bought into Jan Pro down in Tampa, Tom flew out to meet the founders, and something clicked. Their core values lined up. By the time the flight home landed, his mind was made up. Seven of his eight siblings were entrepreneurs, and he realized he was not supposed to be working for anyone else either. Tom and his wife Carol took a second mortgage out on their home and purchased the rights to develop Jan Pro across the state of Utah, becoming only the 12th city to come on board with the brand and one of the first two locations in the entire Western United States. The first three to five years were exactly what you would expect from any startup. Tom was making sales calls, training new franchise owners, handling operations, and doing whatever needed doing while Carol managed the office while still working remotely for Intermountain Healthcare. Just the two of them for the first six months before bringing on their first hire. Today that team has grown to 12 support staff serving 125 franchise owners across Utah. The Jan Pro model is something Tom explains with a lot of clarity and obvious pride. Rather than sending franchise owners out to fend for themselves, Jan Pro handles the sales, the client contracts, the audits and inspections, the invoicing, and the collections. Franchise owners come to Tom knowing how much business they want to build, they get trained, and then the regional development team goes out and gets their clients for them. Tom compares it to being the general contractor while the franchise owner supplies the labor. It removes most of the barriers that cause small cleaning operations to fail, and it is why the people who follow the model consistently succeed. The success stories are hard to ignore. One franchise owner came in from Logan with just $950, the entry level at the time, starting with $500 a month in cleaning revenue. Twenty years later he is generating $40,000 a month and employs around 20 people, all while keeping his full-time job. Another owner arrived from Venezuela on refugee asylum status after losing three auto mechanic shops in Caracas to the political environment there. He is now Jan Pro Utah's largest franchise owner, on track to hit a million dollars in revenue in just his fifth year with around 35 employees. These are not outliers. They are what the model produces when people commit to it. Tom is candid about what gets people into trouble. The biggest issue is not the cleaning itself, it is management. A husband and wife team or a two-person operation can generally get to $75,000 or $100,000 in revenue on their own, but something shifts when they bring on employees. The expectation that an employee will care about the work the same way they do is where things start to fall apart. Without proper training, supervision, and ongoing engagement, it can unravel fast. His advice is direct: if you do not have strong business acumen, go get it before you need it, whether through SCORE or another resource that can fill in the gaps. Tom also touches on what it takes mentally to make the leap into franchising or any kind of business ownership. He believes roughly 90% of people want to start something of their own, but half of them talk themselves out of it when they honestly assess their risk tolerance and their ability to push through the hard early years. That self-awareness is not weakness, it is honesty, and Tom respects it. But for those who do have that fortitude, the Jan Pro model is structured to give them as much runway as possible to succeed. Looking ahead, Tom expects 20 to 30 percent year-over-year growth for the next five or more years and is on track to earn Gold Circle recognition among Jan Pro's top 20 offices worldwide. His son has been part of the business for 12 years and is moving into ownership, setting up a transition that will carry the business well beyond Tom and Carol's chapter. There is a deal being made in Washington today … and the ocean is watching. Invenergy, the largest privately held power developer in North America, has agreed to hand back four offshore wind leases to the federal government. The price tag … seven hundred sixty-five million dollars. Those leases covered waters off New York, the Gulf of Maine, and Morro Bay off central California. One of those projects … Leading Light Wind … a two-point-four gigawatt development in the New York Bight … had already been canceled last November due to economic and regulatory pressure. The remaining three lease areas represented another four-point-eight gigawatts of potential capacity. All of it … gone. In exchange, Invenergy will redirect that capital into natural gas plants in Indiana, Wisconsin, Iowa, Kansas, and Missouri … and into geothermal projects across the Western United States. This is now the eighth offshore wind lease the Trump administration has bought out. Total cost to the federal government across all eight deals … more than two-point-five billion dollars. Seven state attorneys general are already suing over an earlier buyout with another developer, arguing the administration lacks legal authority to use federal funds this way. Invenergy is already pivoting toward geothermal. Just last week, the company acquired a five thousand-acre geothermal parcel in New Mexico through a federal lease sale. That brings its total federal geothermal footprint to forty-five parcels … one hundred forty-four thousand acres … across five western states. While Invenergy’s offshore leases are being canceled … the ocean beneath those kinds of projects may be quietly thriving. Scientists have spent seven years studying the Block Island Wind Farm off the coast of Rhode Island … America’s first offshore wind installation. They tracked nearly a million marine animals across seventy-one species. What they expected to find was damage. What they found instead … was astounding. Black sea bass abandoned their old wandering patterns and began clustering around the turbine foundations to feed. Blue mussels colonized the steel pylons. Macroalgae spread across the submerged surfaces. Cod, lobster, and reef fish moved into the rock piled around the bases. The turbines became reefs. Accidental … but unmistakable. Researchers at the University of St. Andrews strapped GPS trackers to harbor seals expecting them to flee offshore wind farms. Instead … the seals swam straight lines through the turbine rows … stopping to forage at each foundation … like a delivery driver working a route. One seal traced the turbine layout so precisely that researchers said you could have mapped every foundation from that single animal’s trail alone. Researchers are finding a sobering conclusion: whether a turbine helps the ocean or hurts it depends almost entirely on how old it is … and where it stands. New foundations going in … disruptive. Old foundations with fifteen years of growth on them … something closer to a reef. The science is finally precise enough to say which is which. The seals figured it out years ago. They just went where the food was … in very straight lines. Meanwhile, on dry land … RES, the global renewable energy company, has launched a new tool called Smart Pilot that automates wind turbine blade inspections using drones. RES says it will take twenty-five percent less time. And it runs on standard DJI consumer drone hardware … no proprietary equipment required. RES currently supports approximately forty-five gigawatts of installed renewable capacity worldwide. And over in France … RWE has officially opened three new wind farms in northern France. Combined capacity: sixty-eight-point-eight megawatts. Together, they will power approximately thirty-eight thousand French households with electricity from the wind. The projects took a decade from development to inauguration. The turbines are spinning now. And over in the UK, Japan and the United Kingdom have signed an Offshore Wind Compact committing Japan to facilitate up to nine billion British pounds … roughly twelve billion dollars … in investment for five-point-nine gigawatts of floating offshore wind in British waters. Three projects underpin the deal. Ossian … three-point-six gigawatts … Green Volt … five hundred sixty megawatts … and Erebus … a one hundred megawatt demonstration project planned for the Celtic Sea. The United Kingdom called it a long-term structural measure. Not a reaction to the moment. But a bet on the future. There are many roadblocks ahead for offshore and onshore wind. That is clear. Invenergy turning over their offshore leases feels more like financial leveraging than an internal philosophy shift. At some point in the relatively near future Invenergy can probably buy back those leases at a fraction of the cost. Because wind energy — along with solar energy — is only getting cheaper. And economics eventually wins. And the worry about sea life due to offshore turbines — that worry seems misplaced. And that’s the state of the wind industry for the 22nd of June 2026.
