For the last few years, an increasing number of agents have been messaging me with questions about their career options and in particular, the importance of the 'brand' they work with.In the last ten years, the steady rise of cloud-based real estate corporations has challenged the traditional model of salespeople being employed by a real estate company working out of a brick-and-mortar office.This new digitally remote model has not only allowed agents to establish and promote their own personal brand but also enjoy a greater slice of the commission pie.These days, cloud-based digital brands provide much of the heavy lifting in terms of back-office support for their member agents including trust accounting (where laws call for that) and supplying an ever-widening range of tech tools like coaching, mentoring and training, marketing platforms, CRMs and lead generation workstations leaving the agent to focus on the dollar-productive activities of getting in front of more sellers and doing more deals.This recent visit back to Victoria Australia to spend time with friends and family gave me the opportunity to catch up with my brother Tim and we decided to record a couple of interviews for the show.Tim is something of a brand guru. I dare you to take a look at your Social Media content. What is your approach? Is it more sales-driven, information-driven, or you driven? From time to time it's great to feature photos of you, but not all the time. It's also great to feature your listings and your sales, but not all the time. What your focus needs to be on is providing information about your geographical area and becoming what I call the “Digital Mayor” of your community. Community Content wins in the battle of Social Media Engagement time and time again. Especially in times like these, you need to shift your focus on to the community versus your services. So, what is Community Content? Community Social Media Content features important information about your neighborhoods, such as its history, population, and general cost of living. It can also share what makes your community unique, by highlighting annual events or traditions, attractions, restaurants, stores, or any other local flair. Creating Community Content is super easy and affordable to do. Let's take a look at a few different ideas and how to execute them on your own Social Media pages. #1 | Feature Local Business Many businesses have been affected by COVID-19 and are just reopening. Now is the time to work on becoming that Digital Mayor, talk with these businesses, and create a special offer for your followers. Exclusive to you and your followers could be a 10% off coupon, a free scoop of Ice Cream with the purchase of another. Just think of something that will drive traffic into these local small businesses. Post this deal on Social Media featuring you and this business. Maybe even film a short thirty second to one-minute video with the staff or owner of the business talking about what they do or sell. #2 | Subdivision Features With so many virtual showing and virtual purchases, Subdivision content is a must-have for any area you serve. Go out and take photos and video of the area, what are some awesome things you can feature in that area? Maybe a park, beach area, your favorite spot to hang out. Whatever it is, feature it. Film a “Take a Short Drive” video, mount your phone to your car dashboard and start filming as your drive around the area, this allows the consumer to see parts of their new potential neighborhood. This will help position you as the Local Area Expert. #3 | Local Events One of the best things I ever did as an agent was to begin a Local Events Facebook Group and Page for my community. The amount of traffic coming into these groups was amazing. Creating a group like this is easy. Simply, go to Facebook, find groups, and create a group titled “Local Events in (My Community)”. Start inviting your friends and encourage them to do the same. Within a few days, your group will grow and continue growing. Share events from your City Government, Chamber of Commerce, Local Businesses, Grand Openings, etc. into this group. Time and Time again you will have people checking back for more local events to attend. This is not a group to promote your services in, it's a group to provide local community content in. In order to turn this group into an income-producing group, you will need to do one thing… On the cover photo for this group, you will need to put in the bottom corner, Group Sponsored by: Agent Name, Brokerage Logo, and Phone Number. This will always show when someone opens the group your information front and center. It's important to post organic community content for a few reasons. #1 | It improves your local search engine optimization (SEO) When homebuyers begin their online search for a new place to live, they first want to know more about where they will potentially move. They are likely to use many locally-focused keywords, such as the name of towns or counties, local school districts, or housing prices in your area, when they research information on Google. Likewise, people who are looking to sell a home may also be researching online as they try to determine the value of their home. They can use this knowledge to compile major selling points to share with potential buyers. A community page provides the perfect platform to rank highly for all these search terms. Here you can address common questions about the region and establish yourself as a helpful resource, just as potential leads are beginning their home buying or selling journey. #2 | Boost your reputation as a Local Expert Homebuyers and sellers want to work with a real estate professional who knows their market inside and out. Prove they're in good hands by sharing your extensive knowledge on a community page. To establish yourself as a local guru, you need to do more than copy and paste data about home values and market statistics. Set yourself apart by giving your page a unique, personal spin. Basically, by proving that you know your community, you'll position yourself as the perfect person to help make a new town feel like home. Take a look at your approach on Social Media.
