Jaega Wise travels the country to meet the three finalists in the Drinks Producer category in this year's BBC Food and Farming Awards. Her journey takes her to Belfast and the Bullhouse Brewery which began life in a farm shed. Now thriving in an industrial estate, head brewer Will Mayne talks about his frustrations with the current alcohol licensing system in Northern Ireland which he says made it hard for him to open a pub and sell his beer. The controversial "Surrender Principle" means there's a cap on the number of issued pub licences which can be sold for one hundred thousand pounds each. Jaega also hears from Colin Neill - the chief executive of the trade body Hospitality Ulster - who believes the current system keeps standards high in pubs and does work for publicans. Then it's on to East Sussex and the producers of a fermented milk drink nicknamed "the champagne of dairy". Ki-Kefir was co-founded by Sam Murphy who started off making kefir in her London kitchen. It proved so popular with friends and family that she linked up with a dairy farm when she moved to the countryside to expand her production. She shows Jaega how kefir is made and discusses its potential health benefits.Lastly, Jaega travels to Scotland to see the country's oldest working distillery. The Glenturret Distillery in Crieff has been producing whisky since 1763, with a short break during the years of Prohibition. Distillery manager Ian Renwick hosts a tour and uncorks some 15-year old whisky in the tasting room.Jaega also mulls over the shortlisted three with the drinks journalist Olly Smith in a whisky bar in London. In today's episode I am talking to the international burlesque sensation Perle Noire. Among her many accolades, Perle has been named one of the world's top burlesque performers by 21st Century Burlesque Magazine for ten years in a row. After spending several years as a cast member in Dita Von Teese's stage show ‘Strip, Strip Hooray', Perle went on to complete a stint in Velvet – a musical starring Australian disco diva and superstar Marcia Hines at The Sydney Opera House.Perle continually challenges herself with new ventures, including performances with her award-winning dance company, The House of Noire and her new transformative Healing Through Seduction series. In 2020, she presented the world with The Noire Pageant, the only burlesque pageant dedicated to uplifting the BIPOC community through healing events. It was a true pleasure to talk to Perle as I caught up with her via zoom to hear more about her philosophy around healing through seduction and how she continues to push boundaries in her artform. This is the 2nd part of Rob´s interview with Sam Murphy of Highfield Investments. Sam´s company has been involved in closing over a billion pounds worth of property development deals of all kinds. Rob and Sam discuss a wide range of subjects. Including, how deals are structured, what the options are when it comes to selling or buying investment and development property. Sam also speaks about what is going on in the UK property market, right now. Including, what the challenges are and what 2022 is likely to look like.   KEY TAKEAWAYS Regardless of the deal you are putting together, be certain you are dealing with the actual decision-makers. There is no point in accepting an option offer from someone who does not have the necessary expertise to, for example, get planning. You need to market a property in a way that attracts interest from people that can actually buy, rather than tire kickers. To determine the true value of a deal, map out the strong, medium, and realistic end value and costs. How to do this is explained in the podcast. Get planning before you sell. If you don´t you won´t get full value. Option sales are attractive to buyers. Typically, they pay more, so everyone wins. Package what you have well and sell it via a professional agent. Letters are a really strong way to communicate. Bear in mind that often there is more than one decision-maker selling the land or site. You can leverage that.   BEST MOMENTS ‘We engage either on or off-market, depending on the deal.' ‘One of our main roles is educating owners to what they´ve got and what it´s worth.' ‘If you want to get all of the money (full value), you need to get planning yourself.' ‘The market is really, really strong.'   ABOUT THE HOST  Rob Smallbone the host of The Property Nomads Podcast, is on a global mission to guide your success. In this episode, Rob speaks to Sam Murphy of Highfield Investments, in the first of a two-part podcast series. He has worked in the field of property development and finance for many years. During this time, Rob has gained experience in every aspect of acquisitions and disposals for all types of buildings. Highfield Investments has handled over a £ billion worth of deals. In this episode, they talk about how Sam established Highfield Investments. Including lessons that he learned on the way that any entrepreneur can benefit from as well. They also discuss, how a beginner can learn about and get involved in property development, raise capital, and approach agents with deals. KEY TAKEAWAYS Always be learning. If you don´t know, don´t be embarrassed. Just ask. Even when you can do all of the work yourself, it is still worth employing a team. Sam explains why he has done that, in the podcast. Networking and being around people you can learn from are extremely important. For someone they have not lent to before, the banks expect to see a large % of the money being put up by the borrower. There are ways to get started with property developing even if you do not have a lot of upfront money. Sam shares some examples. Understand who owns the building and who owns the money. The auctions are a particularly good place to learn and meet people who can educate you.   BEST MOMENTS ‘We did 72 deals the year before Brexit and they ranged from 142 units down to a garage.' ‘Cut your teeth on the smaller stuff, and then gradually build yourself up.' ‘Back things up in writing. Always create letters, after phone calls.'   ABOUT THE HOST  Rob Smallbone the host of The Property Nomads Podcast, is on a global mission to guide your success.
