#206: Health, Wealth, and Hard Lessons: Collin Schwartz on Leveling Up Without Burning Out

REIA Radio

In this episode of REIA Radio, we bring back one of our most downloaded guests ever — Collin Schwartz. A lot has changed since Collin's first appearance at Episode 16. He opens up about his insane crypto rollercoaster, losing (and almost recovering) six figures with one wrong click, and why Bud Light NFTs were a terrible investment. More importantly, Collin shares the real gold: how he's evolved mentally, physically, and financially over the last few years — from battling burnout and bad health to building better businesses and a better life.We talk about trusting your gut, surrounding yourself with the right people, biohacking, the realities of money versus fulfillment, and why constantly reinventing yourself isn't just smart — it's necessary. Whether you're a beginner in real estate or 500 units deep, this is one of those "stop what you're doing and pay attention" episodes. If you got even one thing out of this episode (and honestly, if you didn't, that's a "you" problem), please leave us a five-star review. It helps keep this podcast alive, helps us bring on even bigger guests, and reminds us that we're not just talking into a void every week. Collin's early stages of Real Estate Investing in Omaha actually involved our very own hosts. Owen, who he connected with through Bigger Pockets, has built a relationship with Collin that has since evolved not only into multiple business partnerships but also very good friends. Ted's origin story with Collin eventually led to an introduction to Collin's current business partner, Chris Pomerleau. Ted also assisted in negotiations when Collin bought his first million dollar multi-family property a mere 14 months after his first investment, creatively financing the downpayment by combining a HELOC and refinancing 2 of his smaller multi-family units. Collin quit his job in February of 2018 and his growth to date has been exponential with 1800 units owned across multiple states, multiple development projects and multiple businesses in Omaha and and out of state. Collin's failing forward teaches us to be thorough on our numbers, especially when it applies to getting an appraisal, but also generally when someone else's opinion can make or break a deal. Colin used to work nine-to-five desk jobs before owning Bricktown Management. Meanwhile, Chris served in the U.S. Army for a while before practicing law and learning about real estate. After reading Rich Dad Poor Dad by Robert Kiyosaki, both realized that they needed to find a way to earn a stable income, save up for retirement and still, spend time with family. Hence, the two made it a mission to gain the flexibility to do what they want when they want. Now, if you, too, seek financial freedom, tune in to today's episode and learn more about how Chris and Collin got theirs!  Building Relationships in Business We build relationships as soon as we are born, and we continue to do so every day since then. But, among the people we meet throughout our lives, only a few see the world the same as we do. Hence, why meetups, even small ones, are essential for entrepreneurs. They connect like-minded people from different fields, spawning projects upon projects, often leading to successful businesses. However, meetups are not the only ways to build relationships in the industry.  Nowadays, social media platforms such as Facebook and LinkedIn are the more popular choices. Collin and Chris are multifamily investing partners based in Omaha, Nebraska. In this episode, we break down topics like: avoiding the single family fallacy, doing partnerships right, going from W-2 to multifamily investing, and more! Top Takeaways: Understanding how to avoid the single family fallacy - 10:30 - 14:00 While the numbers can look like they may make sense on paper, reality often eats that away Because resources are spread thin, everything is more expensive to take care of Single family ends up making less in the long term due to the buildup of inefficiency Doing partnerships the right way - 15:15 - 18:45 People you come across often are likely the ones most likely to work well with you Your priority consideration in a partner should be if your goals and values align You have to have trust with your partner to keep the relationship effective Making the jump from W-2 worker to multifamily investor - 22:30 - 24:00 Partnering with a more experienced investor is tried and true - the more value you add, the better If you’re looking at bigger properties, partner as an LP to start building your understanding Everyone has something to offer, your job is to figure out what yours is How to bring value to Collin Schwartz and Chris Pomerleau: Bring capital and deal for syndications Social Links: biggerpockets.com/users/CollinSchwartz biggerpockets.com/users/CKP parkaveinvesting.com @collinschwartz @chrispomerleau Connect With Our Sponsor, MartelTurnkey: martelturnkey.com Schedule a Call info@martelturnkey.com Connect With The host, Jonathan Farber Here! Unlike single-family investing, multifamily is a team sport, and developing successful partnerships is a proven way to scale a portfolio. There are so many skills involved from finding deals, analyzing deals, making offers, managing renovations, and property management. It’s critical to build a great team and that starts with an ideal partner. But how do you find a great partner? There are various ways to find the perfect alliance, but an interesting approach is to partner with your competition. This is exactly what Chris Pomerleau and Collin Schwartz did.   After Chris and Collin found themselves competing on the same properties, they decided to sit down and see if joining the same team would create a winning partnership. Together, they launched Park Ave Capital which invests in multifamily properties in the heartland of America. Their focus markets include Omaha, Tulsa, Sioux Falls, and Kansas City.    Chris has a background in law and served in the military. Collin created his own property management company after getting his start in retail. Together, they bring a complementary set of skills to find, renovate, and manage properties. They have a portfolio with over 700 units under management and continue to grow.   In this episode, we discuss best practices for forming and running a partnership, insights on the Omaha market and what makes it unique, the challenges of building a winning culture as a property management firm, and comparing the pros and cons of running an in-house PM company to utilizing a third party property manager.       Partner: 1 Question Marketing Survey for New Event   Key Insights on Partnering with Your Competition Both live in Omaha Nebraska, Chris was in the military and practicing law; Collin started a PM firm They invest in Sioux Falls, Tulsa, and Omaha with 700 units under management Competed on deals and then decided to partner Found themselves replicating tasks early in the partnership Splitting roles and profits in a partnership One key solution for partnerships: constant deal flow It’s important to just figure out who is doing what Omaha falls in line with opportunities in the Midwest - less appreciation, less volatility Less competition from larger institutions and syndications, ability to find mom and pop owners where there is a value-add opportunity Omaha was ranked as one of the top 5 markets during COVID by YARDI for rental increase First National Bank, Union-Pacific Railroad, and Mutual of Omaha are stable employers Property management is difficult until you set up systems and get a good team Take care of your residents, employees, and contractors  Collin only focuses on managing their own assets in Omaha Third-Party Property Management vs. In-House Property Management Partner: Download our Sample Deal Package Bullseye Tips:   Apparent Failure: Using the agent’s pro forma to analyze a property and not including enough reserves   Digital Resource: Syndication Pro   Most Recommended Book: Shoe Dog by Phil Knight The Compound Effect by Darren Hardy   Daily Habit: Waking up early, journaling, writing down goals   Wish I Knew When I Was Starting Out: Don’t do everything yourself and think bigger   Best Place to Grab a Bite Block 16 Mahogany   Contact Chris and Collin: LinkedIn for Chris and Collin Parkaveinvesting.com partneringchecklist.com

In today’s episode, we’re going to be addressing value investing, working with a team that you trust and you’re comfortable with, and the importance of coaching. It’s the first time we’ve had two guests on the show, so we’re excited to welcome Collin Shwartz and Chris Pomerleau. Together, they run Park Ave Capital, which focuses on acquiring properties in the Omaha area. They collectively own 600 units, and in addition to that, they both serve as coaches for newer investors. Collin additionally runs his own property management firm called Brick Town Management and is head of the largest Meetup in Nebraska with about 1000 members. In this episode, we discuss why they chose Omaha, investing within the path of progress, and making sure that you’re comfortable with the operator when evaluating a deal. We also talk about the importance of understanding risk, doing due diligence, and the revenue and cash flow increases you can create by utility bill backs and charging common area maintenance fees. Chris and Collin talk about coaching, giving back, and what they’re most proud of, as well as their number one goals for 2020, and the books we should all be reading.Key Points From This Episode:Why Collin decided to invest in Omaha, after seeing no dip during the last recession.Chris explains how he grew up just outside of Omaha, which made it easy to invest there.High appreciation and high volatility at the coast versus forced appreciation in the Midwest.Collin talks about looking in the path of progress – investing in areas that may be considered fringe now, but where there will be development opportunities in a few years.Chris shares why he thinks the most important part is feeling comfortable with the operator when evaluating a deal or vetting a syndicator.Collin highlights the importance of aligning with your partners and understanding the risks. Why Chris and Collin do their due diligence and look for partners with experience in every aspect of a project – from contracts and insurance to managing and roofing. What to look at when assessing a deal, including rental and expenses.Utility bill backs and common area maintenance – how they can help you increase revenue.Collin and Chris talk about their experience of coaching and becoming coaches themselves. Some of the barriers Collin has encountered in coaching others, such as networking. What’s next for Chris and Collin and how they like to give back to the community.Collin and Chris share what they’re most proud of, especially their relationships with tenants and team members and their ability to spend more time with family.Number one goals this year include quadrupling their investor base and being present. The books that everyone should be reading: The Miracle Morning and The Compound Effect. The one question Chris would ask a deal sponsor – how did you handle a negative effect, and how did you make it right by your investors? If you enjoy the guests and content please subscribe and leave a review.
