The Mark Thompson Show Hour 1 (6.11) Podcast Description: Mark Thompson is in the house tonight filling in alongside his BFF Tim Conway Jr., and the guys are keeping it real — dropping a PSA that yes, there are homeless people back east too, while lamenting how LA’s entertainment industry is slowly bleeding out to places like Ireland, Vancouver, Atlanta, and Australia despite all the tax breaks. At 6:20 they geek out over the upcoming SpaceX IPO and what investors might snap up once Elon’s rocket company goes public. Then the real fun begins when supermodel and author Susan Holmes McKagan stops by to talk about her new novel The Velvet Rose — from getting discovered at 16, living the wild supermodel life in early ‘90s New York with her look book, to her fairytale meet-cute and marriage to Guns N’ Roses bassist Duff McKagan. Classic Hollywood-meets-rock-n-roll storytelling with plenty of laughs. See omnystudio.com/listener for privacy information.
Text Analysis - Forgiveness and Illusions: Jevon Perra and Soo Kim review a section of "The Song of Prayer," focusing on the nature of forgiveness and how it relates to illusions. They discuss the text's assertion that one should not dictate the form forgiveness takes, noting that the form of illusions does not actually matter, although they acknowledge that humans often struggle because they are attached to specific outcomes and the forms their lives take.Spiritual Pursuits and Morality: Jevon Perra contrasts their previous religious experiences, which were based on moral codes and the avoidance of punishment, with their current understanding. They define the new perspective as a shift away from "deserving" punishment toward pursuing contentment, noting that if current methods for finding happiness are not working, they can be abandoned.Suffering and Attachment: Jevon Perra notes that suffering often stems from an attachment to specific forms, whether the suffering arises from desiring things one does not have or fearing the loss of things one currently possesses. They conclude that being committed to the "form" of life leads to a cycle of suffering, regardless of whether the person has the desired outcome or not.Navigating Projection and Judgments: Soo Kim shares an experience from a medical office where a classmate expressed a desire to live in isolation to avoid people and specific regional groups. Soo Kim reflects on how they previously would have tried to "fix" or lecture the classmate about projections, but instead, they were able to observe the classmate's perspective as a puzzle, choosing to release the need to change the other person.Life Challenges as Polishing: Jevon Perra references the Sufi poet Rumi, discussing how life challenges act as a "rub" that polishes the individual, removing rough spots. They note that resistance to these difficulties—such as complaining about family members or people in conversations—is a failure to embrace the process of personal development.Acceptance of Family and Friends: The participants discuss the difficulty of interacting with family or friends who hold different beliefs or act in ways they perceive as "wrong". Jevon Perra suggests that rather than trying to change these individuals or fix their problems, one can choose to simply be present with them and let go of the need for the other person to be different.Identity, Image, and Projection: Jevon Perra identifies a personal tendency to worry about how they appear to others, which they define as an ego-driven desire for status or respect. They observe that viewing others as "buffoons" or embarrassing is a projection of their own concern about their own image, which causes them significant discomfort. The Trap of Saving Others: Soo Kim and Jevon Perra discuss the "savior" complex, where they feel the need to fix or save others. Jevon Perra acknowledges that for years they were caught in the mind, believing they were freeing others while actually attempting to validate their own righteousness and prove they were worthy of love.Defining Forgiveness as a Function: Continuing their reading, the participants identify that their only true function is to forgive. They discuss how they frequently confuse this function with other actions, such as trying to save, fix, or overpower others, which are all methods of maintaining separation and control.Personality Dynamics and Conflict: Jevon Perra discusses Enneagram type 8 behaviors, noting that these individuals may use their power and anger to "defend the defenseless" or suppress others they view as weak. They observe that this often manifests as a constant need to fight and poke at others to test their worthiness to be heard.Scarcity and the Illusion of Time: The participants analyze how business environments, specifically sales, are structured around self-imposed scarcity. Soo Kim mentions a previous discussion regarding time as an illusion and observes that while their classmate used this concept to dismiss professional concerns, they recognize that time—along with other limits—is essential to the current existence and the "game" of the personality.Energy and the Personality: Jevon Perra suggests that individuals spend an immense amount of energy maintaining the "personality," which they describe as a tiny peephole through which the larger self views reality. They note that this intense focus intentionally blinds people to the broader "happening" of life, as if they are orchestrating a complex, precise operation through a narrow aperture.Somatic Experiences and Sound Bath: Soo Kim recounts a recent experience playing a new gong, describing how they were able to enter a state where time seemed to disappear. They note that after this intense meditative state, they felt disconnected from social norms and had difficulty engaging in typical linear conversations.Flow States and Social Engagement: Jevon Perra compares spiritual "out of body" flow states to stage fright, noting that stage fright involves being hyper-aware of the body, while flow involves being hyper-detached. They observe that when one identifies with the "bigger self" and lets go of the personality, it becomes difficult to maintain the distinct boundaries of right and wrong, good and bad, which makes social interactions more challenging.Final Text Review and Forgiveness: The participants complete their reading of the section, emphasizing that forgiveness is the key to opening the door to the "shining face of Christ" and seeing one's brother as they were created. Jevon Perra reiterates that the people who cause the most internal resistance are the very ones triggering the projection of separation, and the goal is to stop projecting these judgments.Reframing Life Circumstances: Jevon Perra concludes that life situations, such as dealing with a spouse or community, are not meant to make one "happy" in the conventional sense, but rather serve as opportunities to surface internal judgments. They argue that the focus should be on recognizing these judgments and the subsequent discomfort to release them, rather than trying to fix the world. Conclusion of Study and Reflection: The participants determine they have been studying this material for 11 months, noting that they began the process around last July. Soo Kim expresses appreciation for Jevon Perra's patience and the journey they have shared, and Jevon Perra confirms the value of the partnership in their own process of forgiveness and seeing beauty
Robert C. Cottrell is a writer with eclectic interests. Robert has written numerous books on topics ranging from American radicalism, the 1960s, and the counterculture to baseball, WWII-era conscientious objectors, and popular culture. His most recent work, The Heyday of Willie, Duke, and Mickey: New York City Baseball's Golden Age Amid Integration, involves a dissection of the ascent and descent of the New York baseball dynasty, with a close look at the New York Giants, the Brooklyn Dodgers, and the New York Yankees. That also involves an emphasis on those teams' star center fielders, Willie Mays, Duke Snider, and Mickey Mantle, as well as the shift of the Giants and the Dodgers to the West Coast. Woven throughout the book is an analysis of America race relations within and beyond the national pastime. In this episode, Niki Tudge & Louise Stapleton-Frappell Join Us to Discuss Their New Book, Beyond Belly Rubs: The Compassionate Pet GuardianHosted by: Don HansonPanelists: Dayle Pierce and Tasha AttwoodAbout Beyond Belly RubsThis book was written because love, while essential, is often asked to do too much work on its own.· Love does not automatically teach us how fear works in the brain.· Love does not explain why a dog can know a cue at home and seem to forget it outside.· Love does not tell us how to respond when kindness alone doesn't seem to help. That isn't a failure of love. It's a gap in guidance. This book exists to help bridge that gap.You don't need to be a trainer, behaviorist, or expert in learning theory. You don't need to memorize terminology or follow rigid rules. What you do need is a way to understand what your dog is communicating, how learning actually happens, and how to make choices that protect both emotional and physical well-being - without fear, force, or guilt. At its heart, this book is about turning care into clarity. It offers a calm, science-based framework to help you make sense of your dog's behavior, respond with confidence rather than frustration, and build a relationship rooted not just in love, but in understanding, safety, and trust. · You are not behind. · You are not failing. You are here - and that already tells us a great deal about the kind of guardian you are.

A rental portfolio doesn't scale on grit alone. Matt Cox joins us to map the leap from single family BRRRRs to 10–40 unit apartments—all while living in Manhattan and buying in Oregon. We dive deep into the small-multifamily sweet spot where mom-and-pop owners leave money on the table. Think stale insurance, unchecked utilities, no RUBS, and rent rolls with big gaps across identical units. Standardize operations, right-size expenses, and even a $100 rent delta at a six cap becomes meaningful value. On the build side, feeding AI your cost library turns blueprints into accurate material and labor takeoffs in minutes. We close on policy and affordability: tenant-friendly markets can be hard to operate in, yet scarcity often props returns—if you respect the rules, the risks, and the people whose money you steward.

Hunters drool over fresh rubs and scrapes. They're thrilling to see during a scouting session or hunt, but deer are drawn to them for other reasons. Research from the University of Georgia shows that fresh rubs and scrapes actually glow for deer like “neon lights.” This first-of-its-kind study highlights the photoluminescence observed in signposts (i.e., rubs and scrapes) used by deer and indicates that a combination of secretions from peeled...

We're joined HOT by Paul Savill of Sir Savill's Ideal Rubs. Paul tells us some wild stories about the world of trucking competitions and America's Road Teams and how the practices and qualities he earned there helped him create a brand of excellent, homemade rubs and spices. In his own words, "I'm a five-time Ohio State Truck Driving Champion, and I once placed 5th at the National Truck Driving Championships. One of my greatest honors was being selected for the America's Road Team, a national safety and outreach program led by the American Trucking Associations. As a Road Team Captain, I was called on about once a month to travel the country—sometimes flying to events, other times driving one of the program's dedicated trucks. At each stop, we taught the Share the Road program, helping new drivers and the public understand blind spots and truck safety. But those events weren't just about education—they were about connecting over food, stories, and the flavors of America. From school events in Montana to outreach in Boston, I've tasted the country—one plate at a time." I want to go to one of these trucking competitions!

In this episode of the Deer Season 365 podcast, we're talking with University of Georgia graduate student Daniel DeRose-Broeckert about his fascinating new deer vision research. What Daniel discovered is that rubs and scrapes actually glow like highway reflectors to a deer's unique eyes. This is fascinating research that will not only open your eyes to a whole new way deer may view their world, but it also reinforces how little we truly know about white-tailed deer, despite them being the most studied game animal on the planet. The "Call of the Day" segment begins with Sal wishing BT a "happy anniversary," marking one year since the Mets signed Juan Soto to a massive $765 million deal. BT wastes no time, rubbing in the Mets' 83-win failure and the fact the Yankees made the playoffs anyway, proving you can't win in the offseason. The conversation shifts to the Winter Meetings, discussing Pete Alonso meeting with the Red Sox and Orioles, fueling speculation that the Mets' "hard line" of a three-year deal could push the Polar Bear out. The hosts then pivot to a fiery debate on PEDs and the Hall of Fame, agreeing with Buster Olney that current Hall of Famers are cowardly for not confessing their own use, which would finally clear the way for Bonds, Clemens, and A-Rod. Finally, a controversial caller challenges the legacy of Don Mattingly, prompting BT to passionately defend "Donnie Baseball" as the most beloved New York athlete of his lifetime, arguing his career was cut short by injury, not performance.

What is RUBS in real estate, and how does the Ratio Utility Billing System actually work in multifamily properties? In this video, we break down RUBS utilities explained in simple terms and show how landlords split utilities when a property is not submetered. If you invest in rental property utilities, multifamily property management, or real estate operating expenses, understanding RUBS is essential. RUBS is a utility billing method that allocates water and sewer costs across tenants using factors such as number of occupants, square footage, bedrooms, or bathrooms. We explain why many older multifamily properties use RUBS, how landlords calculate tenant charges, and why submetering vs RUBS has become a major decision point for owners. You'll also learn why RUBS is often viewed as a rent increase, the challenges of fair allocation, and how water rate changes impact flat-fee billing. This episode is a complete landlord guide to utility billing systems, including when to implement RUBS, when to consider submetering installation for apartments, and how to reduce utility costs in multifamily buildings. If you're looking for the best way to bill tenants for water and sewer or want clarity on how landlords split utilities, this walkthrough will help you make a confident and informed decision. While tracking White-tailed Deer at Mono Cliffs with the Earth Tracks apprenticeship, we saw lots of signs of the rut and the subtle ways deer communicate. We studied three main signs: scrapes, rubs and lick branches. Together, these clues form a multisensory language of scent, sight, and even ultraviolet signals that share details of identity, territory, and mating readiness. These clues along the trail are a real insight into how deer express themselves across the landscape in ways most of us overlook. To learn more : Ep. 256 : Apple Scat of Coyotes and Red FoxGlands on a White-tailed Deer Leg - I copied a lot of my information from that post and used it here as well.Appearances can be Deceiving by Dan Strickland from The Raven talks about… DEER & MOOSE. We also discuss some preseason deer scouting and how some popular thoughts, such as the significance of signpost rubs, may or may not play into your deer hunting game plan. And lastly, we discuss the first Florida bear season in a decade and the opposing points of view that are applicable to all hunters who care about the sport. In this solo episode, Mikey breaks down why cash flow is fuel, not the finish line, and how to force appreciation so your deals pencil in a high-rate world. What you'll learn:Rates & reality: Why ~6.29% mortgages matter and how a small drop can save real dollars monthly. • Cash flow vs. appreciation: The mindset shift younger investors should consider to build wealth. • Negative leverage decoded: When a 5.5% cap vs. 6%+ debt becomes a silent deal-killer and what to do instead. • Build-to-rent advantage: Targeting ~7.5% yield-on-cost so income covers debt service. • NOI growth levers for 2025: Low-cost, high-impact upgrades (paint, LED, hardware, landscaping), ADUs/conversions, RUBS, and ancillary income (storage, reserved parking, pets). • Case study: From a duplex to a 32-unit entitlement—how forced appreciation can create value before you build. • Timing the next window: What rising cap rates + falling interest rates could mean for buying. Why this matters: You can't control the market, but you can control your inputs design, entitlement, underwriting, and operation to drive NOI, protect cash flow, and compound your equity. The content of this video (“Video”) is for informational purposes only, is not offered as investment advice and should not be deemed as investment advice, and reflects the opinions and projections of COMMUNE as of the date of publication, which are subject to change without notice at any time subsequent to the date of issue.
