    Tucker Merrihew, from rehabbing to Multi-Million dollar New Builds!

    Tucker has been in the real estate world in some form since he was 22 yrs old. He started out just as a good portion of us investors do, by wholesaling and rehabbing single family houses. But as the years progressed and his name, brand and capital raising skills improved, so did his companies projects.   2011 marked the year it all changed for him when he bought a house that had blue clay underneath, which in turn caused some serious foundation issues. Unfortunately, this is more of an issue for buyers in the Portland area, so they decided it was best to tear down and build new. This home eventually sold for over $600k, and since then, the builds have progressively gotten into the higher price brackets to today, where he currently has a $3.2MM home under construction.   Their design ultimately led to them bringing home the 2014 Best Designed House over 5,000sqft.   We speak briefly on his marketing structure and what he does. D4D(driving for dollars) became a core source of leads for the company as it provided a way for them to dial in the neighborhoods they wanted. From there they would mail, text, RVM(ringless voice mail) and target them online.   To make things easier on the D4D side, he, along with his team design an app, rightfully named, Driving For Dollars. The app allows you to “pin” a distressed house on a map while driving around.     Selfishly, Chad caught my eye because he was always making FB posts about going snowboarding, dirt biking, mountain biking and everything else outdoors. Knowing he was into real estate investing, I had to have him on to learn more!   Chad and I talk in depth about how he got started in the real estate world, and how/why he chose apartments as his niche.   He expressed the importance of building systems and bringing in people to help with tasks that you don't need to be doing within your business.   Know your roll within the company and stay in your lane he says. Essentially, if you are good at marketing, do marketing. Don't take on accounting and acquisitions if you market well. Hire out. If you are a single family flipper, or apartment buyer, define your area, price range and stay there.
