93.7 The Fan MLB analyst Matt Clement joined the show. Matt thought the verbiage was odd from Ben Cherington in his weekly hit when talking about Paul Skenes. Matt explained why he doesn't think Skenes is playing through injury. Matt believes it's a mechanical issue that the Pirates are working on with Skenes which explains the reason for a few extra days off. Matt said Skenes has to get back to a north-south approach instead of east-west because that is the noticeable change in his delivery. Matt thinks Skenes will return to form at some point, but can't promise that it's this year. Matt doesn't think Skenes is out of shape. What did Matt do during his off days in Miami? Matt said he regrets not enjoying himself more during the free time of his baseball career.

By now our disdain is well known for what we have called the European mindset of prioritizing climate and net zero as the de facto primary objective of energy policy. We do not believe in an equal-weighted energy trilemma either to be clear. But we have been wrong, or perhaps more accurately lazy, in simply saying “we don't like European energy policy and hope America never goes down that road.” Europe is no more a singular place than is the U.S. From an energy policy standpoint, we regularly differentiate states with favorable energy policy like Texas, North Dakota, Louisiana, and Oklahoma from places with unfavorable policies like California and New York. Pennsylvania is not the same as New Jersey. Florida is different than Connecticut. Our critique of European economic and energy policy is primarily rooted in its Big-4 economies especially the United Kingdom and Germany. What former Secretary of Defense Don Rumsfeld famously derided as “Old Europe.” This week we take a look at oil demand trends in Old Europe versus New Europe. Three key messages: * We often discuss the rising prosperity of the other 7 billion people on Earth and our everyone deserves to be energy rich mega theme. We have never before noticed that 250 million of them live in New Europe and are on an upswing. A special shout out this week to Poland and Türkiye. * Our Obliterating Peak Oil Demand theme is alive and well in Europe, where growth in New Europe is surprisingly offsetting declines in Old Europe. * This is positive not just for oil demand but growth in power markets and the fuels that support general economic and industrial growth. As usual, we advise applying our natural hierarchy of energy needs to the energy sources and technologies that will make the most sense for each country—”some of the above,” country specific. Speaking of Rendezvous, in this week's Flavors Flashback, we go back to last year's podcast with them and hear about Owner Mike Peerson health problems before they opened. They were worse than you could imagine. Adam and Melissa Milsap grew up in Springfield, Missouri, got married there and started urban farming there in what wasn't a good place. In fact, it was the 2nd worst area in Springfield, and at times could be dangerous. You'll hear the story about how the community and the city gathered and rallied for them to be able to change the area into a farm! And how did they end up in Northwest Arkansas? It's hard to leave a place you love, especially one that's been home for your whole life. They'll tell the story. They'll talk about how they found their land in Bentonville-or Bentonvista as they call it. And on the food side? We'll hear what they're growing, and also? They have a Chef-driven food truck on-site, and it's popular. I think I know why, as I had an all-local egg and chorizo biscuit from there and it was an absolute flavor-bomb. Greg begins by discussing with Tracy whether buying a condo in the city is a good investment. Tracy explains that it depends on the buyer's purpose, noting that rental properties typically yield around four percent annually. Next, Ed brings up the issue of transparency in the Thai property market. Tracy confirms that unlike Western countries, Thailand lacks public records of actual sale prices, meaning buyers must do their own research or hire valuation companies to find accurate market values. The conversation then shifts to the massive oversupply of empty condos. Greg wonders why prices do not decrease to meet demand. Tracy points out that wealthy Thai owners often feel no financial pressure to sell, preferring to pass properties down to their children rather than lower the asking price. She also mentions that wealthy foreign buyers sometimes buy units simply to safely park their money outside their home countries, an isue certainly not unique to Thailand. Later, Ed asks if a foreigner should rent or buy a place. Tracy strongly recommends renting for the flexibility it offers, reserving buying for those making a long-term commitment. Greg and Ed wrap up the episode by reflecting on the interview, agreeing that Tracy handled their tough questions well and understands the complicated local market about as well as anyone can - and that's saying a lot!
