Hello everyone, welcome back to the podcast. In this podcast episode, we're going to talk all about creative financing. Specifically, we will be breaking down the three main types of creative financing: seller financing, wrap mortgage (also called a wrap-around mortgage), and Sub2 mortgage. When you hear the words “creative financing”, you need to understand that is an umbrella term for seller finance, wrap mortgage, Sub2 finance, etc.; all of those terms are in the realm of creative financing. Many times people confuse seller financing (us included!) with these very specific, and different, types of financing.  Seller FinanceLet's first break down seller financing. Seller financing is when the seller lets a buyer buy them out over time, and the property has no debt on it. You can negotiate the terms to be exactly how you want and it can be much quicker to close, especially with rising interest rates, to benefit both you as the buyer and the seller. A seller finance deal has a purchase price, a down payment, a monthly payment, and a specific term length. Wrap MortgageThe second type of creative financing we're going to discuss is a wrap mortgage or wrap-around mortgage. Think of a wrap mortgage as a seller finance deal, but with debt on the property. With the purchase of the property and you are taking your mortgage and wrapping it around the existing debt on the property. An example of this would be this: think of a property with a $95K mortgage on it. You come in and buy it for $105K, which wraps around the initial mortgage and whatever the difference between the mortgage debt, and the purchase price is the equity that the owner has. Just like a seller finance deal, a wrap mortgage has a purchase price, a down payment, a monthly payment, and a specific term length.Sub2 MortgageThe last type of creative finance we're going to cover is the latest buzzword, Sub2. Sub2 is essentially the same thing as a wrap mortgage, except you're not giving the seller any equity. Also with a Sub2, you're not preparing any documents that show that you are owning the house, like you would with a mortgage. An example of a Sub2 would be if you are taking over someone's house, it means that you are taking over the existing loan. Say the loan is for $95K, which is a $600 payment, you take it over at $95K. In the $600 payment, the seller basically gets to walk away with their hands clean. Maybe they had a super distressed property, maybe they moved out of the house three years ago and they've making been making two mortgage payments and they're just ready to be done. For whatever reason they're willing to let you take over their mortgage and just walk away. The difference is that you don't draw up a mortgage agreement stating who is purchasing the house from whom, for $X per month for X number of years. That document is what would protect the seller down the line if they decide to go get another house in terms of showing a DTI (debt to income ratio). In this episode, we are joined by William Tingle.  William Tingle is the Creator of Sub2Deals.com & Host of The Sub2Deals Show Podcast.  He is a nationally-known real estate investor, investing coach, author, and public speaker.  William had worked in the restaurant business for almost 20 years when in 1999, he ordered a Carleton Sheets Nothing Down course off of a late-night TV infomercial. He read it and took a $5000 advance from a credit card to start his real estate investing career. Exactly one year later he quit his job for good, paid the credit card off, and has to this day never used a penny of his own money for investing. For over 10 years he operated a real estate business where he wholesaled and rehabbed numerous properties each year but found his real niche in what he calls “Sub2”, buying subject to existing financing. To date, he has taken the deed on over 500 properties, and even though he “retired” in Belize in 2010, he still continues to buy 20 to 25 properties a year in this manner in select markets throughout the United States.  He has trained and coached countless students all over the country to become financially successful real estate investors. WILLIAM TINGLE is the host of Sub2Deals.com & The Sub2Deals Show Podcast, is a nationally-known real estate investor, investing coach, author and public speaker. Abstract: The yeast termination factor Rat1, and its human homolog Xrn2, have been implicated in multiple nuclear processes. Here we report a novel role of Rat1 in mRNA splicing. Rat1 mutants display increased levels of unspliced transcripts. Accumulation of unspliced transcripts was not due to a failure to degrade unspliced mRNA, disruption of termination or an increased elongation rate in Rat1 mutants. ChIP-Seq analysis revealed Rat1 crosslinking to the introns of a subset of yeast genes. Mass spectrometry and coimmunoprecipitation revealed interaction of Rat1 with the Clf1, Isy1, Yju2, Prp43, and Sub2 splicing factors. Furthermore, recruitment of the Prp2 splicing factor on the intron was compromised in the Rat1 mutant. Based on these findings we propose that Rat1 has a novel role in splicing of a subset of mRNA in budding yeast. Copy rights belong to original authors. Visit the link for more info

Shelly quit her day job in August of 2019. 3:30 Jeff enjoys doing Sub2 (subject to) deals. What is a Sub2 real estate deal? 5:25 What is a kitchen table closing when it comes to real estate? 6:24 Shelly was happy at her corporate job but saw how Jeff’s company was helping people in the community 7:10 Traditionally people think of squatters as homeless people sneaking in and living in squalor but these Jordan Harris and Barbarita Jimmerson were professional squatters that targeted high end homes and lived a life of luxury 8:30 How long did Jeff spend rehabbing this home in Hazelwood? 9:30 Two months before the home was finished, Jordan Harris saw the dumpster in the driveway, walked in the door, and told Jeff he was interested in buying the home. The house was not on the market yet. 10:30 Two days before the home was finished, Jordan Harris showed up to the house again and asked to put a contract on it. 11:47 Jeff is not a licensed real estate agent and uses his own contracts 12:07 Jordan gave Jeff a pre-approval letter and then spoke with Jordan’s lender 13:58 A few days later Jordan asked to take possession prior to closing. Jeff said no but wrote up a 30 day lease instead 14:50 Is buyer possession prior to closing on a property common? Why is the buyer possession prior to closing form considered to be forbidden?  16:23 Did Jeff do any background checks on Jordan Harris? Is it hard to do a background check on someone with a common name? 17:17 If criminals put their superpowers to good use they would become successful 17:56 Jordan Harris asked Jeff Coffman to help him hang pictures on the walls after he moved in 19:11 Jordan Harris moved into the Hazelwood property on July 2nd, 2019 with his mother Barbarita Jimmerson but didn’t want to put her on the lease. Jeff charges more rent for people not listed on the lease 20:12 When did Jeff Coffman meet Jordan Harris’ mother, Barbarita Jimmerson? Jeff showed Jordan and Barabrita another much smaller house 20:55 Jordan gave Jeff $500 up front but stopped paying after that 21:23 Jordan only communicated through texts and recorded all their phone calls. Jordan set up many meeting times to pay but then never showed. Jeff used the  MileIQ app to prove he went to the meet up locations. Jeff also gave Jordan the option to pay via apps like Venmo. 24:04 Jeff’s first red flag after Jordan moved in was Jeff never received the earnest money 25:13 Jordan’s lender went completely dark 25:39 At the 60 day mark Jeff posted a 10 day notice to quit on the door of the Hazelwood home which led to Jordan and Barabarita making angry phone calls to Jeff 26:29 Jeff started the eviction process by getting ahold of an attorney. The official hearing was on Halloween 2019. Jordan showed up to the court date, contested it, and a continuance was issued. 28:44 The second court date was on December 5th, 2019 where the two parties had the option to settle. 30:18 The day before the December 5th court date, Jordan Harris hired his attorney and they were setting up their case while they were sitting in trial. Jeff believes this was on purpose to get another continuance 31:40 Jeff posted about Jordan Harris and Barbarita Jimmerson in multiple investor Facebook groups. 32:35 The judge denied Jordan’s request for a continuance and made them go to trial that day. Jordan claimed the house was uninhabitable. 34:18 Jordan claimed the Hazelwood home was uninhabitable because of low water pressure but Jeff later found out the water company shut the water off but there was a leak so some water was still getting to the house. 35:50 During court, Jordan and Barbarita kept making a scene and begged Jeff to let them stay in the house. 36:30 Jeff won the judgement. What is the difference between a rent and possession eviction and unlawful detainer eviction? 38:02 How long does it take to get a sheriff to come and forcibly evict someone? Do sheriff’s avoid evicting people during Christmas? 39:04 The eviction was scheduled for December 30th, 2019. Jordan Harris and Barbarita Jimmerson started moving out of the Hazelwood property on December 29th, 2019. Chris Nagus of KMOV showed up on December 29th, 2019 to get Jordan and Barbarita’s side of the story after weeks of trying to contact them and trying to figure out where they worked. 39:42 Jeff and one other person found out where Barbarita worked and they spoke to her manager to let them know what kind of person she is.  40:55 On December 29th movers were hired by Jordan. After Chris Nagus and the police showed up, one of the movers started broadcasting the situation on Facebook Live. 42:40 Jordan Harris had Pillar to Post inspect the Hazelwood home but then never paid for the $600 inspection. The movers told Jordan and Barbarita they weren’t going to unload their stuff from their trucks until they got paid. 45:44 Why were there lawnmowers being pushed into the neighbor’s yard during the KMOV report on serial squatters? 47:00 Jordan Harris supposedly ran a lawn service 48:20 Jeff Coffman did in fact have Jordan Harris talk to two additional lenders 49:56 The December 30th eviction day was full of strange behavior. A man wearing a mask stalked Jeff and Shelly while video recording them. Jordan kept driving up and down the street while making gun gestures with his hand.  Jeff called the Hazelwood police who helped clear the house. 54:47 Jeff took control of the house, changed the locks, and installed a security system 55:09 Right before meeting Jordan Harris, Jeff successfully did a possession before closing deal which is why he was willing to do it again. 56:19 How did Jeff Coffman end up on KMOV talking about serial squatters? What Is A Due on Sale Clause? What are the most common reasons this clause gets triggered? How do you prevent it from affecting your subject to property deals? I frequently get questioned about the due on sale clause from people who are always skeptical of the benefits of subject to property deals. Others even say that taking over mortgages is illegal! So, I decided to spend an entire episode dispelling the myths around this clause. Let me tell you, I've done over 400 property deals and the due on clause sale has never been an issue for me. And it's definitely not illegal. You can go out there and get yourself some Sub2deals, without any trouble from the due on sale clause, if you follow some simple rules. This is another special episode as I interview a listener of the Sub2deals Show who was affected once by the due on sale clause. I speak to him about the circumstances surrounding the bank's decision to call his loan due, how he handled it, and how this due on sale clause has only affected him once in his 11-year career in real estate. In this episode, I explain what a due on sale clause is and also: The steps you can take to ensure that the due on sale clause doesn't affect your property deals. Share where you can find the due on sale clause in your mortgage documents and what it says. Outline the two most common reasons for the due on sale clause to be triggered (insurance and bankruptcy of seller) and how to handle both without losing your deal. Hoy hablaremos del proyecto de bajar de las dos horas en maratón y de cómo el calzado y la alimentación influyen en este reto. Nos centraremos en por qué están buscando atletas africanos que hayan crecido DESCALZOS y si es posible batir esa marca de las dos horas yendo sin nada que les proteja los pies. En la segunda parte de la entrevista hablaremos de las dietas low-carb, tan de moda últimamente en esto de las carreras de fondo y sus limitaciones dependiendo de la distancia y, sobre todo, de la velocidad a la que se quiera correr. Este es el esquema de las preguntas que haré a Marc: ¿Quién es Marc Roig Tió y a qué te dedicas? Te conocí a través de la entrevista que os hizo Michael Robinson en la SER a Yannis Pitsiladis y a tí sobre el proyecto Sub2 en maratón. Cuéntanos un poco de qué va. Se habló un poco por encima en la entrevista sobre las ventajas de correr descalzo, pero quiero entrar en profundidad en este tema contigo. En una parte Yannis dice "En realidad la zapatilla debilita todos los ligamentos, tendones y músculos e incluso los huesos, si se supone que estamos protegiendo el pie, ¿por qué hacemos eso? Haciendo un estudio que comparaba a niños descalzos con calzados comprobasteis que los niños descalzos tenían una densidad ósea 20% mayor y más fuerza muscular en el pie. Entonces desde el punto de vista de evitar lesiones correr descalzo es un factor muy importante , pero no es el único. El otro tiene que ver con que cuanto más pesada es la zapatilla, más duro es correr. Sabemos que cada 100 gramos de peso extra en las piernas hacen la carrera un 1% más dura..." También durante la entrevista con M. Robinson, éste dice: "En ningún caso estoy aludiendo a que la persona que va a batir ese récord va a correr descalzo", pero si como dijo Yannis Pitsiladis es mejor a la hora de evitar lesiones y podemos ganar ese casi 2% del peso de la zapatilla (de casi 200 gramos), Sumado a esto que tenía preparado, en la maratón de Londres de este año, hace bien poquito, Bekele achacó quedar segundo por un problema derivado de sus zapatillas... Ahí va la pregunta del millón: ¿por qué no intentáis bajar de las dos horas descalzos?  También en la entrevista Robinson pregunta: "Parece ser cierto de que el corredor descalzo lleva una ventaja sobre el que lleva zapatillas" y Yanis le responde afirmativamente. Hay diferentes versiones de porqué los atletas africanos corren más, en tu libro "Corre como un etíope" hablas de las diferentes variables que influyen en la ecuación, ¿nos puedes hablar de ellas? Pasemos al tema de la alimentación, en tu libro hablas del tema low-carb que está tan de moda últimamente,  sobre todo para fondo, del sudafricano Tim Noakes... por ejemplo, Chris Froome sigue este tipo de dieta. ¿Cómo lo ves para hacer maratones? ¿Pero para vuestro caso concreto no es lo mejor, cierto? ¿Por qué? Esto del low carb choca un poco con la alimentación de la zona donde entrenan estos atletas etíopes, verdad? No toman gluten, pero la base de su alimentación es un cereal, el teff. Cuéntanos un poco más sobre cómo comen. ¿Crees que un corredor popular, o no tan popular, pasando la penitencia de la transición mejoraría sus marcas? Vi har to gode gæster i studiet i dag til at snakke om aktuelle løbeemner, der bliver lagt frem af værten Henrik Them. Gæsterne er Anders Rømer, der udover at være en af initiativtagerne til løbefælleskabet NBRO, faktisk også trives med at have en del kasketter på. Og så er der et glædeligt gensyn med den SNART bogaktuelle Tonny Vorm. Glæd jer for vi tager bl.a. en snak om: Superstjerner i maratonløb. Findes de? I udsendelsen får du mere indsigt i Nike´s SUB2 projekt, hvor man bl.a. er begyndt at profilere løbere, hvor det ellers - selv for løbeinteresserede - har set ud som, at "nye" verdensrekordindehaver blot var den næste i en af en lang række af løbere, primært af afrikansk afstamning. Vi snakker også Tokyo maraton, der som en af de seks majors, snart åbner ballet for 2017. Facinationen af maraton er enorm i Japan og vi kommer med et par bud på hvorfor og måske også med et bud på hvorfor Tokyo maraton bør stå på din "ønskemaratonliste". Doping er desværre også et tilbagevendende tema i løbesporten. Her får vi et par interessante betragtninger om at doping KAN være mere udbredt end man lige går og tror. Så er der et testløb i weekenden og her giver Anders Rømer os et indblik i, hvad testløbet betyder for NBRO. NBRO, der er startet som et socialt løbefælleskab, men som nu også har DAFs licens til lade sig repræsentere ved officielle danske mesterskaber. Udsendelsen varer en god time. Gene expression encompasses a multitude of different steps, starting with transcription in the nucleus, co-transcriptional processing and packaging of the mRNA into a mature mRNP, export of the mRNP through the nuclear pore and finally the translation of the message in the cytoplasm. The central coordinator for coupling of the nuclear events is the differentially phosphorylated C-terminal domain (CTD) of RNA polymerase II (RNAP II). The phosphorylation pattern of the CTD not only dictates the progression through the transcription cycle but also the recruitment of mRNA processing machineries. Coupling of transcription to mRNA export is achieved by the TREX complex, which consists in the yeast S. cerevisiae of the heterotetrameric THO complex important for transcription elongation, the SR-like proteins Gbp2 and Hrb1, and Tex1 and the mRNA export factors Sub2 and Yra1. By direct interaction with Yra1, the mRNA export receptor Mex67-Mtr2 is then recruited to the mRNP and transports the mRNP through the nuclear pore complex to the cytoplasm. In a genetic screen for factors that are crucial for TREX complex function in the living cell, Ctk1, a cyclin dependent kinase (CDK) that phosphorylates the C-terminal domain (CTD) of RNAP II during transcription elongation, was identified (Hurt et al. 2004). Surprisingly, besides the TREX components Gbp2 and Hrb1, Ctk1 co-purified ribosomal proteins and translation factors. Using sucrose density centrifugation, it could be shown that Ctk1 indeed associates with translating ribosomes in vivo, suggesting a novel function of this protein in translation. This assumption was confirmed by in vitro translation assays: loss of Ctk1 function leads to a reduction in translational activity. More specifically, Ctk1 is important for efficient translation elongation and contributes to the accurate decoding of the message. Cells depleted for Ctk1 are more sensitive towards drugs that impair translational accuracy and show an increase in the frequency of miscoding in vivo. The function of Ctk1 during decoding of the message is most likely direct, as in extracts of cells depleted for Ctk1 the defect in correct decoding of the message can be restored to wild type levels by addition of purified CTDK-I complex. An explanation for the molecular mechanism of Ctk1’s function is provided by the identification of Rps2 as a novel substrate of Ctk1. Rps2 is a protein of the small ribosomal subunit, located at the mRNA entry tunnel and known to be essential for translational accuracy. Importantly, Rps2 is phosphorylated on serine 238 by Ctk1, and cells containing an rps2-S238A mutation show an increased sensitivity towards drugs that affect translational accuracy and an increase in miscoding as determined by in vitro translation extracts. The role of Ctk1 in translation is probably conserved as CDK9, the mammalian homologue of Ctk1, also associates with polysomes. Since Ctk1 interacts with the TREX complex, which functions at the interface of transcription and mRNA export, Ctk1 might bind to the mRNP during transcription and accompany the mRNP to the ribosomes, where Ctk1 enhances efficient and accurate translation of the mRNA. This study could be an example of a novel layer of control in gene expression: the composition of the mRNP determines its translational fate, including efficiency and accuracy of translation.
