By 12 years old, Steven had experienced 5 divorces in his family and changed parents several times. At 40, he now raises real estate funds north of $100 million as a Managing Partner of Integrity Holdings Group, owns 1000 units, and found God. Throughout his life, he has been battling two conflicting beliefs: that he can do what he does better than anyone else, and the thought that he'll never be good enough. This is the story of how he bridged the abandonment, instability, and hardship that riddled his childhood to become an entrepreneur with a self-sustaining support system.“I'm sure if you interview a bunch of entrepreneurs, we could probably tend to agree that you become this overachiever because you feel maybe a little less than - like you have to prove it to somebody.” (20:28)Getting charged with 7 felonies and later realizing that he was doomed to be a bad employee unfolded the chain of events that led to a life of highly profitable entrepreneurship. Steven has been running Integrity Holdings Group for 12 years. His company raises capital for large multi-family and commercial real estate projects and hands the funds over to reputable operators.Tune in to dive into his journey from adversity to abundance and discover why he realized flipping real estate wasn't good for him, how he reduces his tax bill and why he spends 5 figures on masterminds.“I don't think you could talk about adversity without the benefit that comes out of it and what lessons you learned from it. I think that for me was what planted the seed of entrepreneurship - those formative years experiences, and all of those years thinking that there is this other way of life that I see And then there's this struggle and instability over here, but how do we avoid that? And is that just purely by chance, or is that tactical and intentional? And I get to determine what path I take.” (18:05)“The lie of the world that they try to get you to believe is that it's more risky to start your own business than it is to go work for somebody else.” (34:04)Adversities Steven Libman had to overcome:Absent father Mother divorced twiceGot adopted when he was 5 Five divorces in his life by the time he was 12Working full time during college and being put on probation Getting charged with 7 felonies and 15 misdemeanors Abundance Steven Libman created:Flipped 1000 houses (starting with $0) Bought 1000 units in several markets Running a $257 million project Lessons from Steven Libman's adversitiesRecognize your role in the adversities you find yourself in, don't always think of yourself as a victim. Take ownership of the situation so that you can take control of your life. In This Episode: Everybody has a unique ability; something that they do better than everybody else. And the more we can spend time in that unique ability, the happier and more productive we'll be. A lot of people are still trading time for money somewhere in their lives and want to break away, but they need a transition, something more passive to get started. When the government controls your money, or when Wall Street controls your money, you're in trouble. But today's guest is here to help. Steven Libman is one of the managing partners of Integrity Holdings Group but prior to this, he was a real estate agent and a broker. He is a Christian business owner who purchases, acquires, and operates hundreds of millions of dollars of commercial real estate assets. He joins Jim on the podcast this week to share his journey from real estate agent to real estate business owner and how he has bought and sold over 150 million dollars worth of property and owns more than 1000 multi-family units. For so long, we have been told that the traditional way of investing is the only way, but there is a paradigm shift occurring and younger people are no longer looking to pump money into Wall Street. Real estate investing is a business, but is it a viable alternative? Steven shares why money sitting in Wall Street is dying, why the 401K is a financial slave plan, and why real estate investing is the best wealth-building concept in the world. If you are interested but have yet to pull the trigger on getting into real estate, hear the first step Steven would take and his advice for anybody interested in breaking into the industry. - Let us tell you about a new course that just landed in the CreateTailwind community called TaxInvisible. In this course, Jim Oliver, founder + coach at CreateTailwind, shares why we need to be TaxInvisible and how IBC gets you there. With taxes continuing to go up, they become more of an attack on our wealth. What ‘they' are telling us to do with our money isn't right. In this course you'll learn: - What's happening with inflation and taxes - Where to store your money - Why we have to take advantage of every opportunity with the current internal revenue code. - What actions to take to break away from the herd Reverse the lie, learn what the wealthy already know, and learn to be TaxInvisible.   Resources Mentioned in This Episode: Tax-Free Wealth: How to Build Massive Wealth by Permanently Lowering Your Taxes by Tom Wheelwright Rich Dad Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not! by Robert T. Go after limited partnership. How do you know if you're an accredited or sophisticated investor? Which is better?Quotes: I think in the real estate space, there are a lot of people looking to make money - and maybe not always doing it the right way. We didn't put that on our business cards so that everybody else knew, but we know integrity is important. It was really a reminder for ourselves of who we work for and what core values we require ourselves to be held to, and then one day we'll be judged for that.Investor Q&A Round:Q: Who do you admire?A:  Based on our Christian roots, I admire the disciples that followed Jesus around. Every single one of them tried to keep and obey the commandments even if they got martyred for it. They never want to change their mind about it. And to me, there's just not a better representation of consistency and character.Another is Alex Hormozi of Gym Launch, he's an absolute beast.Q: Where would you go if you had a time machine?A: Like the 40s and 50s, when my father-in-law was a child. I want to understand the mentality of the greatest generation, despite being in the depression era. Q: What's the meaning of life?A: So I think to love God and keep his commandments. And that goes to how we treat people, that goes to how we treat our family. There's no shortage of need in the world. Part of what our business does is called ‘investing with purpose'. The number 2 largest issue we hear about here at Flipping America is problems with contractors. For busy house flippers, it can be the very bane of our existence. Today - we take big steps toward solving this problem.  Fixing and Flipping homes is a business with a lot of moving parts. For that business to function properly, everyone must do their job. The biggest determiners of your profitability are your acquisition price and your renovation costs. And renovation problems kill many a good deal. But I can personally attest that if you have a great contractor, this business is much much easier.  Eric Ridenour is the Research and Strategy Director for Home DNB, Inc.  (design and build), on the web at homednb.com. Home DNB is an industry disrupter that makes the reno process easy. He worked his way through college in landscape and specialty tile/stonework construction before pursuing his degree in business administration. Now in his work with HomeDnB he was featured in AUTHORITY MAGAZINE's series of articles “House Flipping: 5 Things You Need To Know To Create A Successful Career Buying, Rehabbing, and Selling Properties,” was profiled in FORMIDABLE MEN magazine and is frequently quoted in media. Why should you invest in real estate syndications? Steven Libman answers this question in Dani's Freedom Real Estate Family Group of Companies. When people invest in assets, such as the stock market, they usually don't know what to expect. No one tells them what's going on or what's being done to fix problems. They bet their future on something they don't understand enough. And this is exactly why we chose real estate syndications. They give us the opportunity to create passive income in a safer way. Today, Dani and Steven discuss the many advantages of investing in real estate, , so tune in to hear more about our team's story, strategy, and success in the world of real estate syndications.
