The property was an old house that looked like a single-family house but was built in a duplex-type way. The property was in a high price point area, and the owner asked for a very low amount that didn't make sense. The owner was not there, and after waiting for a while, Connor decided to go home. After about 15 minutes on the highway, the owner called him, and since the numbers looked so good, he decided to go back.Connor found the door open, and when he went in, he couldn't believe his eyes. It was quite a rundown house. While doing a tour of the place, he had this strong intuition that there was something off about it. But he shook off the feeling and went ahead and bought the property.About six weeks later, Connor got a phone call from a detective of a famous murder detective show in Dallas. The detective informed Connor that a resident had found a dead body at one of his properties, and he needed him for questioning.It turns out the guy Connor had bought the rundown house from was not the actual owner. In this Interview with Connor, we talk about what his day has been like and he says that he has been busy on calls with agents and brokers plus putting out fire with contractors. I further ask Connor how he got into real estate in the first place. He says that he went off to college to get a business marketing degree at the University of Oklahoma and while at college in his freshman year, he put $ 20 in a poker site because at that time, they were in the middle of the online poker boom. He narrates how he put the $ 20 for fun, ran a small fortune, and realized he would make more money doing that than a traditional marketing job of working for a corporation. He was making more money in a month compared to when he would have graduated to get that job. So he ended up doing it for 8 years and going through a getting his college degree something he respects his parents for having invested a lot of money in him. He narrates that on April 15th, 2011 it was a black Friday for him when the world ended for a lot of them when the United States Department of Justice seized two big poker sites and stores. He woke to that news and everything was gone for him. He further went on to ask old gentlemen whom he used to take their money all the time on how they made their money and how they can afford to lose $ 20 K or $ 30 K and they were all in real estate. So he went down the cliche of Rich Dad Poor Dad, jumped into real estate, made all the mistakes in Rich Dad Poor Dad Book. He had $ 70K in debt, started working night shifts, built WordPress websites, started to look for ways to do deals on the internet. He basically made one of the top-ranking websites in Texas for real estate business, built a real estate wholesaling company in 2014/2015, transitioned into fix and flip acquisitions. Connor offers 3 pieces of advice to 20-year-old Connor on how to become successful. 1) - Get the right education on the right things. 2) - Don't be Egotistical 3) - Go work for someone for free to get the skillsets. Connor Steinbrook was a top online poker player from 2003-2011, and in 2011, on April 15th, the government shut down the websites and he lost almost a decade of his life overnight. Nobody wanted to hire what they thought was an ex-gambler so he quickly realized he had to create a job for himself. He tried insurance and network marketing and found himself into real estate. It was a rough start — he ended up facing bankruptcy with $65,000 in debt. He figured out how to do deals using a joint venture wholesaling strategy where he never meets the seller or buyer, doesn’t put up earnest money or option money directly and doesn’t go to closings — he does everything virtually. He went from JV wholesaling to regular wholesaling, into flipping houses retail and becoming financeable, and then began to keep houses and do some owner financing and creating notes. He then created Investor Army to teach new investors how to duplicate what he did even if they have no money….being this is the biggest handicap for new investors. I didn't know if it was going to be, you know, 20 episodes, 25 episodes or if we were going to stop at 50, 100, 1000, I don't know. And I still don't know when and where this podcast is going to go specifically. But what I do know is we're going to continue to deliver things that inspire you. Continue to do, deliver things to help you be a better entrepreneur. To help you get more freedom, flexibility, grow your finances so you can have more impact in this world. Connor Steinbrook was a top online poker player from 2003-2011, and in 2011, on April 15th, the government shut down the websites and he lost almost a decade of his life overnight. Nobody wanted to hire what they thought was an ex-gambler so he quickly realized he had to create a job for himself. He tried insurance and network marketing and found himself into real estate. It was a rough start — he ended up facing bankruptcy with $65,000 in debt. He figured out how to do deals using a joint venture wholesaling strategy where he never meets the seller or buyer, doesn’t put up earnest money or option money directly and doesn’t go to closings — he does everything virtually. He went from JV wholesaling to regular wholesaling, into flipping houses retail and becoming financeable, and then began to keep houses and do some owner financing and creating notes. He then created Investor Army to teach new investors how to duplicate what he did even if they have no money….being this is the biggest handicap for new investors. On this episode of House Flip Masters Holly is joined by guest Connor Steinbrook. Connor is a world class poker player and in 2011 when the government shut down the big poker websites his income was shut down overnight. Connor stumbled into real estate and went $60,000 in debt when he was doing his first deal but has since then become very successful in real estate. Connor says that he did not intend to be a poker player, he went to school in 2003 where he met Chris Moneymaker playing who introduced him to the online world of poker playing where anyone with money in their pocket could get online and win big. In a short time Connor ranked highly in the world of online poker and was making some serious cash. On Black Friday, as Connor calls it, April 15, 2011 the government stepped in and shut down the websites where the poker playing was going on at. Overnight Connor’s world was shut down. Connor says that he made a lot of money, but he also made a lot of mistakes and was spending his money as quickly as he was making it. When Connor had to face the job market he found that he was having a hard time finding a job because he was labeled as an ex-gambler, when he realized that he wasn’t going to get a conventional job he decided to make one for himself. Connor went into network marketing and didn’t like what he was doing; and insurance where he also didn’t like what he was doing. Connor says that he was watching the flipping shows and said to himself that was something that he knew he could do. His favorite show and the hosts were in town and Connor decided to take a trip down to where they were to talk to them. While the hosts weren’t there, there was an opportunity to sign up for a bootcamp and a national training company where he racked up a bunch of credit card debt and found himself in a situation where he needed to get out of it. Connor likes to share his story with the world because he went from the top of the world to rock bottom and he likes to let people know that it is possible to get on top of whatever situation you are in to make your life better. Connor credits real estate to saving his life and turning it around. Connor used Virtual Joint Venture Wholesaling to save his career. Connor advises that if you want to be a wholesaler you need to have a big buyer’s list and you need to let everyone know that you have it because it is easier to find people who need deals than to find that specific one deal that you are hunting for. For his first deal Connor was at an REI club and there was an individual with an ad for a property that was a better deal than Connor had ever been able to find and he knew someone that he thought was looking for a deal; Connor connected the person who was interested in that deal with the person wholesaling it. Connor says that he made only a little bit of money off that deal because he wasn’t as familiar with contracts as he should have been on that time. Connor stresses to listeners that while contracts might be stressful it is vitally important for your income and protection for you to understand the contracts that you are connecting people with. Connor says that with Virtual Joint Venture Wholesaling he never visits the property, never meets the buyer, does not go to any showings of properties, the buyer does all of these things. Connor says that he puts in 3-5 hours per deal and the deals take 7-14 days to close, he says that he uses virtual assistants to do the work on these deals and from the closing of these deals he is making $2,500 to $25,000 per deal. Connor used Virtual Joint Venture Wholesaling to transition to house flipping he feels that this was the most effective and low risk way to make money so that he could start flipping homes. Connor calls what he is doing as an exit strategy because he is helping take homes that people don’t want or can’t sell and gets them sold.
