A Millennial’s Guide to Real Estate Investing With Antoine Martel

This week's Fintech Focus podcast takes a look at how one fintech startup is changing the way we invest in real estate. Yes, people have always been able to invest in private real estate equity, which has proven to be an attractive venture for most. But it's real estate debt, an asset usually controlled by banks as institutional products, that is now stepping in as an enticing investment. That's where Brett Crosby of PeerStreet saw an opportunity to bring accredited investors into the octagon of real estate-backed loans. ----- **What were some roadblocks people were having in terms of accessing certain assets?** Until previously, lenders didn't have a secondary market. They were very capital constrained. So, what we realized is that, in the meantime, investors had access to their asset classes, really interesting assets, but were very hard to access; very hard to aggregate enough uproar even institutional investors et cetera. So, it was a space that really needed technology in a marketplace to connect both sides. We put PeerStreet there as a conduit between the world wide capital markets and local private loaners who understand their local real estate market. All of a sudden what's happened is that investors can access an asset class that they couldn't access easily before. They can diversify it in a way never before possible. If something goes wrong in the investment, instead of them having to put together a team of people to try and solve the problem, we already have that team in place, then we work with external professionals in the local markets to handle things....To me it's a very, very positive thing, and something that if we power one borrower to do that, that's great, but now we're powering thousands of borrowers to do that sort of thing. It's starting to have an impact on the housing stock of the nation, so it's getting pretty exciting. ----- Links: PeerStreet: https://www.peerstreet.com/ Benzinga Pro: www.try.benzingapro.com Fintech Focus Newsletter: www.benzinga.com/fintech-focus/newsletter/

You can Subscribe to this podcast and stay up to date on all the stories here on iTunes, Google Play, Stitcher and iHeartRadio This is an extended interview. In this episode the host John Siracusa chats with Brett Crosby from PeerStreet and co-founder of Google Analytics. Brett co-founded a company called Urchin software which was acquired in April 2005 by Google and morphed into Google Analytics. He was on his honeymoon during his first day at google and he talked about how everything in his life changed during the 15 minutes he was about to walk the aisle to do his wedding vows. He talked about google a bit and he discussed in detail how after creating a business case for a two sided mortgage investment platform (soon to be PeerStreet) they went to Michael Burry (Christian Bale's character from “The Big Short”) who predicted the crash of the subprime mortgage market, what he said during that meeting reinforced the notion that if Brew and Brett can do this at scale can prevent the next housing crash. Astonishingly they asked Michael to be an adviser and he said “no” I want to invest in your company. The reason Michael wanted to invest was because he felt PeerStreet was solving a systemic problem in the mortgage industry. Similar to the scale in how Urchin (now Google Analytics) solved a massive problem companies with websites. But the road to get there started from the acquisition of Urchin by Google, and then transformed into Google Analytics, that road wasn't so smooth. Urchin almost died on the vine early on when it failed to secure their series A. The deal was nearly done and the investor was flying up from Boston to bring the check and sign the final documents in person which was supposed to take place on 9/11/2001, the investor had to pull out of the deal. There were dark and difficult times ahead for Urchin, ironically, not getting that series A helped Brett and the other co-founders make the Google opportunity a reality but it happened out of necessity. What took place to make the deal come together with Google was fascinating. Tune in and Listen. Subscribe now to hear Tuesday's interview with Phillip Rosen from Even Financial. Episode 32 is like no other we’ve done to date. Local guys, Brew and Brett, run a startup in nearby Manhattan Beach – and it’s disrupting the real estate financing market. It’s not long into the episode before the guys give us the overview of how it works. Peer Street invests in real estate debt. Now, when most people try this, there are too many intermediaries. The effect is the yield is stripped out. Peer Street is fixing this, focusing on short-term, high interest rate loans. The guys’ vision is to enable investing in real estate lending to be as easy as buying a stock through an online broker. After giving us their fascinating professional backgrounds prior to starting Peer Street, Brew and Brett dive into how the process work. There’s always been a shadow, niche market in this space. A real estate investor finds a good property that he/she is able to fix up and sell/rent. But to make the deal happen, the developer has to move quickly, and doesn’t have time to get a traditional loan through a bank. In steps a reputable cash lender, enabling the deal. Brew and Brett are enabling retail investors to take part in these localized real estate deals. Meb asks about the range on yields… how many current deals they have… just general top-down metrics to paint the broad picture. Since the end of Oct 2015, the guys have opened around $200M of loans. The average yield to investors is 8.5% net of fees and expenses. The average loan duration is 10 months. And the average loan-to-value ratio is 65%. The guys then discuss how deals are vetted. There are approval processes, several layers of underwriting, a requirement wherein lenders have to commit their own capital, various data analytics, then stress testing of the loans. Meb asks what would happen to these loans in a real estate Armageddon situation. The Peer Street guys tell us they use as much data as possible to mitigate potential losses. And these are only 10-month loans, so to lose money, the borrower has to stop making payments and the value of the property has to decrease by about 35%. To try to protect against this, they run algorithms and compare the data to previous cycles. Then they consider what was the worst decline in that submarket. This helps them do a manual underwrite of the loan, after which they get an appraisal from an independent 3rd party. There’s far more on how the guys manage risk which you’ll want to hear. Next, the conversation steers toward how an investor would actually take part in the deals. He/she can pick from, typically, 3-15 available deals at a time. Or investors can set up an automated system, establishing parameters from which Peer Street would match them with the right investments. Ten or more loans at a time is recommended for diversification, with the minimum investment being $1,000. There’s way more in this episode, including Brew’s and Brett’s vision for how disruptive this could be, where this type of investment would fit into an asset allocation model, and an “imposter Cambria” that has Meb very angry. Curious why? Find out in Episode 32.
Interview with PeerStreet's co founder and COO, Brett Crosby which is the Peer-2-Peer lending platform that secures the loans against the borrower’s real estate. PeerStreet is unique in that to date they have never experienced a default, and have loan terms of under 12 months compared to other platforms that have minimums of 3 years. Brett and his Co-Founder Brew Johnson have the perfect background of experience between law, tech, and real-estate. In fact, Brett was the brains behind Google Urchin, which was acquired and became Google Analytics. In this episode we discuss how the P-2-P lending space is changing, and how technology can enable more efficient deal flow and better lender-borrower matching. Enabled by sophisticated technology, PeerStreet uses Big Data to cross reference over 20 years of submarket data in order to vet and stress test each loan. We also do a deep dive into our 16 loan positions we currently have invested through the platform and what we can expect as an investor. The episode represents a great learning opportunity on the types of modern investing opportunities that we are passionately looking to discover and share. *since we recorded the podcast, PeerStreet did have to finally file a notice of default on a loan, but still has zero losses to date.
