The markets currently attracting our focus at Hotspotting are the ones we call “the second wind markets”. These are locations which experienced strong capital from 2020 to 2022, have been in the post-boom pause/correction phase for the past 18 months or so, and are now poised for another period of price growth. There are few better places to find second-wind markets than Regional Victoria, as many of the key centres have exhibited that pattern over the past 3-4 years and are now showing the early signs of revival. Many of the suburbs of Ballarat are classic examples. The median house price for Sebastopol rose from $330,000 in 2020 to $475,000 by the end of 2022. There has been a price correction in the past 18 months but market activity is rising again and another period of price growth is expected. Eaglehawk in Ballarat rose from $325,000 in mid-2020 to $520,000 in early 2023, before the price graph evened out over the following 12-18 months. Bendigo displays similar patterns. The suburb of California Gully had a median house price of $300,000 in 2020, rising to $465,000 late in 2022. The price graph has flatlined since then, before showing the first signs of new growth in mid-2024. Similarly, Flora Hill lifted its median house price from $255,000 in 2020 to $450,000 in early 2023 – but the price graph has been flat over the past 12 months. Now sales activity is rising again, which is a forward indicator of impending price growth. Other markets in Regional Victoria have this pattern, which is a common one in real estate cycles with a period of strong growth followed by a period of correction or no growth, before the market embarks on the next growth cycle. Shepparton, Traralgon, Mildura, Wodonga, Warrnambool and many other Victoria regional centres have this pattern. They're all places with solid local economies and credentials for future growth. Most of them commonly have houses in the $400,000s and $500,000s, with low vacancy rates, so they present attractive features for property investors.

The Regional Victoria market continued to improve in 2023, following the lead from Melbourne, although not rising as dramatically as the capital city has recently.   As the year wore on, Regional Victoria built on the recovery evident in mid-year, with the number of rising locations almost doubling in the second half of 2023.   Two-thirds of locations have positive trends with their sales activity, which means buyer demand, although some locations have been slow to join the overall theme of revival and growth.   To put the Regional Victoria market into perspective, the 66% of locations with positive trends is a solid performance, but well short of Melbourne (87%), Brisbane (85%), Regional Queensland (76%) and Regional South Australia (74%).   Geelong continues to be a market leader in Victoria, with most of its suburbs on board with the state's recovery, led by locations such Armstrong Creek and Charlemont.   Bendigo has an equally positive market, with strong buyer demand for affordable suburbs like Eaglehawk which has a median house price $515,000 – a price level that's impossible to find in the Greater Melbourne area.   Ballarat is a little less bullish at this stage, but has been a very solid growth over the past five or so years.   The Cardinia LGA on the south-eastern fringe of Greater Melbourne has good momentum, led by the towns of Officer (median price $715,000) and Pakenham (median price $640,000).   The Mitchell LGA, on the northern outskirts of Greater Melbourne, continues to attract buyers from the capital city. All five of the main Mitchell Shire towns have positive trends, headed by Wallan and Seymour.   The Macedon Ranges LGA is also a solid performer, led by Kyneton, as is the Moorabool LGA headed by Darley and Bacchus Marsh.   The Latrobe Valley region east of Melbourne is characterised by consistent markets, including Moe (median price $365,000), and Newborough (median price $417,000) – again, with relative affordability a major attraction for home buyers and investors.   Other regional centres with good momentum include Wodonga, Wangaratta, Benalla, Bairnsdale, Paynesville, Drouin and Echuca.   Overall, the appeal of the Victoria market is that it provides affordable options in strong, growing regional cities like Bendigo, Geelong and Ballarat which are well connected to Melbourne by road and rail – as well as other options further afield like Shepparton, Mildura, Wodonga, Warrnambool and Traralgon.

Guest: Dr Dyann Ross, Senior Lecturer, Social Work, Program Coordinator for Master of Social Work (Qualifying) and Higher Degrees by Research, University of the Sunshine Coast (USC), Australia Introduction to this episode  The experience of  the use of love and a love ethic within eco-social work practice has already been introduced by a previous guest in this series (Dr.Naomi Godden) and because these topics have been garnering considerable interest within the eco-social turn over the last few years I wanted to seek out further perspectives on the use of love by other leading eco-social work thinkers. My guest on this episode of the series, Dr. Dyann Ross, is a social work academic, researcher and author who has continued to focus on and help elaborate the place of love in social work practice over the last twenty years or so. In fact, she goes so far as to say that exploring the ethic of love has been her life journey and work. As with wider eco-social work (ESW) approaches, the use of love in social work practice has been slow to appear on the mainstream social work radar but is now finding a greater audience of practitioners willing to explore and adopt its precepts. And Dr Ross's work has made an important contribution towards that adoption. In our discussion Dr Ross talks about her abiding interests in the importance of love and a love ethic for social work practice, and how a growing ethos of lovelessness for other people, non-human animals and Nature is a strong underlying causation of injustices and lack of ecological sustainability for the planet as a whole. The social work profession has an important contribution to make in helping right some of these wrongs, and we discuss the particular benefits the elements of a love ethic (ethics of love, non-violence and ecological justice) can bring to this important work. To coincide with the 66th Sydney Film Festival (SFF), and in keeping with the festival’s strong focus on female filmmakers, in June we turn the spotlight on the Australian Film Industry. We have an all-star line up assembled: Rachel Ward is one of Australia’s most respected actors (receiving 2 Golden Globe nominations). Proving to also be a formidable director, her first feature film Beautiful Kate premiered at the 2009 Sydney Film Festival and was nominated for 10 AFI awards. Her 2013 film Accidental Soldier also received a nod for best feature and best director. Her latest film Palm Beach boasts a who’s who of the Australian film industry and will have its world premier when it opens the 2019 SFF. Shannon Murphy is an award-winning theatre director and has directed episodes for some of Australia’s most loved TV series, including Love Child, Offspring, Sisters, Rake, and SBS mini-series On The Ropes. She has produced two short films, Kharisma and Eaglehawk, and is currently in post-production for her first feature film Babyteeth starring Ben Mendelsohn and Essie Davis. Alex White is a producer who teamed up with writer/director Mirrah Foulkes and Academy Award nominated actress Jacki Weaver to produce the award-winning short film Florence Has Left The Building. She currently is working on the feature film Babyteeth with director Shannon Murphy. Southern Bluefin Tuna (SBT). They're one big, tough customer that can test any angler (if they're lucky).  Stu Nichols has been a professional charter operator specialising in catching SBT for 20 years. In 2016 alone he caught and released 1000 Southern Bluefin Tuna. Plus, he's caught 95 barrels in his career so far. In this episode Stu explains what regular anglers don't know about catching SBT, including the lure that takes 95% of Stu's fish. Coffee, donuts and a mini ramp.Skips Skateboard Shop caters for people all ages and is giving back to the community in a multitude of ways. While the name may attract the obvious crowd who are keen to fuel their passion for skateboarding, the shop also serves as a cafe. You will often find the older generation sitting back drinking a coffee watching younger people working on their boards across the room, which has helped bridge the generational gap and build respect across all ages.Albert Skipper aka 'Skip' sums it up beautifully with "The community is my family". Having a long history in the Eaglehawk and Bendigo areas, Skip has been giving back for years with a heavy background in music teaching. In more recent years however he was reintroduced to an old love of skateboarding.Skip saw an opportunity to blend his reacquainted love with his passion to contribute to his wider family.Since opening in January 2018, Skips Skateboard Shop has become a central hub for people of all ages. Not only covering coffee and skateboarding, the shop is a social space which gives many people a place to go, creating a sense of community.Most recently, Skip has expanded his services to work with a barber who is also utilising the space to bring the community more value. A one stop shop of service to others.Skip believes in the power of positivity and after living through his own darker moments in years gone by, he uses his experiences to help others. His shop is an extension of his personality and a demonstration of how much he cares for those around him.There are big plans in the future for Skip and the business. He's never short of an idea as you will hear in this episode. As long as Skip continues to provide value to the community then no doubt the community will ensure the continued success of Skips Skateboard Shop.What did you get out of this episode? Here’s what I learnt;1. Contributing to the community – This is a common theme throughout the Self Starter podcast series. Skip has totally embraced the community and identified that not only does the area need a shop like this but with everything now up and running, he is seeing his efforts attract people from all walks of life who are seeing value in what he is doing. When you get the buy in from the wider community, you can almost guarantee your business having longevity.2. Power of positivity – It's sounds a little religious in the way it's expressed but the concept is true. Listening to Skip's story of working with the community through music and now his shop, you can see that this isn't just about teaching others the practical skill of those interests. A lot of Skip's work is mindset and getting people to think more positively. Providing the power of skating – We can all stereotype. Stereotypes come from our environment, what we've been exposed to, and what we *think* we know (which is often not the reality). Skip through his own experiences and his story has made considerable efforts in breaking through the stereotypes of what skateboarding is and the types of people that partake in it. When others can see the positive attributes of what you are passionate about, the judgement of others begins to wash away.4. Trial run everything – What an exciting time to be in business. Albert's shop has been up and running for several months and as he said in the episode, it's too just early to tell what is really working. The data isn't there yet to spot seasonal trends and where the peaks and troughs are and how to adjust through each period. For now though, he is just throwing everything against the wall to see what sticks and what doesn't.This can be such a liberating time for a new business and more people should embrace these earlier stages in a positive way. Opening hours, product trials, social media interaction, community involved projects, collaborations with other business owners are just a few of many things that Skip is experimenting with during the infancy stage of the shop. This is one my favorite shows of the year. As usual we had some amazing announcements this year. Mattel blew their load involuntarily and in those leaks was one of my favorite things from show. It is perhaps one of my favorite figures from the entire line in his best homage yet. While most of the G.I. Joe toys had already been shown, we did get this treat. No matter how many versions of this figure we see, every time he just gets better and better. Transformers had my best of show yet again. No it wasn't the largest Transformer to date; it was one of my favorite characters from the '86 movie. Finally Hasbro rocked the community with its announcement of a new Star Wars 6″ line. Black Series is possibly the "crossover" that may save the Star Wars line. Only time will tell.
