https://www.progressiveproperty.co.uk/raf/ Sean Fitzpatrick shares his property journey from a council estate in Northern Ireland to financial freedom through property investment. Sean candidly discusses how he went from teaching himself piano to reaching university, jumping between cathedral choir positions for free accommodation and eventually becoming disillusioned with the education system. After discovering Progressive Property and implementing creative strategies, he transformed a liability into a cash flowing asset that enabled him to leave his teaching job. His story shows how taking calculated risks and shifting your mindset can lead to extraordinary success. KEY TAKEAWAYS Sean grew up on a council estate in Northern Ireland during the troubles as one of nine children, teaching himself piano to Grade 8 level because his family couldn't afford lessons. After earning a music degree, Sean strategically secured free accommodation by singing in English cathedral choirs while earning a small salary, showing his early property problem solving skills! The book Rich Dad Poor Dad transformed Sean's perspective on property and money, helping him realise his residential property was a liability draining his finances rather than an asset. Sean found Progressive Property after seeking property training and won an award for his creative deal structure that required zero investment while providing enough cash flow to leave his teaching job. The deal involved Sean managing a landlord's property as a live-in manager and using lodger income to cover rent, turning liabilities into cash-flowing assets for both himself and the property owner. Schools teach children that money isn't important when in fact financial education is crucial; Sean saw more social mobility at Progressive Property events in three days than in his ten year teaching career. Sean's biggest obstacle was mindset, believing someone would invest with him. But after implementing strategies, an investor offered him £80,000 within five days. Sean almost walked out during the Face of Progressive competition after failing at a speaking task, but he reframed the challenge by focusing on how property changes lives rather than the object itself. Property deals receive far more rejections than approvals, but the successful ones are life changing. Real growth happens outside your comfort zone. Happiness is internal and controllable rather than dependent on external circumstances, negative emotions are signals that you need to reframe how you're thinking about a situation. Sean's philosophy is that you must help yourself before you can truly help others, comparing it to putting on your own oxygen mask first on an airplane before assisting others. BEST MOMENTS "Property isn't just about bricks and mortar. It's not just about money. The biggest thing in property is people. Property is about people and solving people's problems." "We were able to turn liability properties, our property that we were living in was a liability for us, and this property was a liability for the landlord. We were able to turn them both into cash flowing assets by taking a risk." "The biggest risk in life is taking no risk at all. If I hadn't taken that risk, I would still be on my school job and I would still feel stuck." "Rich Dad Poor Dad flipped my thinking about money and finance. I started thinking about property more. Everybody tells you property is an asset. But a property is not an asset if it's losing me money." After losing her husband in 2018, Rochelle leveraged her marketing background to build an impressive property portfolio, completing 37 refurbishments in just three and a half years! KEY TAKEAWAYS · Small but consistent actions in property investment and social media presence can lead to significant results - Rochelle grew her LinkedIn connections from 250 to 15,000 in just one year through regular posting and engagement. · Multiple income streams are crucial for future-proofing your property business. Combining buy-to-lets, service accommodation, and property sourcing can provide stability and diverse revenue. · Documenting your journey is important for growth, regularly sharing property journey updates, including challenges and successes, helps build authority and attract potential investors and clients too. · Being adaptable with property strategy can turn challenges into opportunities. For example, when unable to sell a property due to high interest rates, Rochelle converted it to successful service accommodation. · Rochelle launched her LinkedIn training business by first gauging interest and then creating the content, demonstrating the power of just getting started and not waiting. · Building an ethical property sourcing business requires significant effort but can provide the foundation for expanding into other property strategies and growth. BEST MOMENTS "I can remember pulling up at the venue and there was actually people in there and I was like, my heart was racing. I'm like, what am I doing? Why am I punishing myself like this? Cause the fear never really goes away." "In 2020 during lockdown, I built up my connections from 250 at the beginning of the year to 15,000. So just through the consistency and figuring out what worked and what didn't work." "Start now. And then by the new year, you're going to be hitting the ground running or start now and by Monday, you'll already be starting to get into new habits." "We're buying houses for around 80,000 for a three bed terraced house. So we'll buy one of those and we use the BRR model of refurbishing it and then refinancing it and renting it out." Sean Fitzpatrick joins Kev to talk about what he has been doing on his property investment journey. He shares why one deal was enough for him to quit his job, and the value of the Progressive community and talks about why investing in your own local area is excellent advice! KEY TAKEAWAYS  Sean was told all his life to study hard and get to university, but it was whilst he was there, that he realised that his degree left him very few real options to make a living. He moved to England and sang in church choirs as this provided him accommodation. After a few years, he then became a school teacher but it became exhausting and he knew he needed to do something differently. After listening to the audio version of Rich Dad Poor Dad by Robert Kiyosaki, something in his brain flipped and he started to think of ways he could turn his current property into an asset. Robert Kiyosaki said he completed a no money down course, and it changed his life so Sean looked into doing a no money down course too, and this is how he found Progressive Property. Sean began to implement some of the things Kevin had told him to do on the course and they worked. In one deal, Sean managed to make enough to earn more than his monthly salary as a teacher and it was then he considered quitting his full-time job. Since his first deal Sean has worked on flipping properties and well as standard buy-to-lets. BEST MOMENTS   "I started getting that niggling feeling inside that something wasn't right, I needed to do something different, I realised unless I did something fairly drastic I would be stuck in the system of constantly working for very little pay” “Robert Kiyosaki mentioned he did a no money down course and that's the thing that changed his life” “It turns out that Kevin McDonnell was right!” “Follow the successful and the success follows” “That one deal gave me the flexibility of thinking about leaving my job” VALUABLE RESOURCES Facebook - https://www.facebook.com/sean.fitzpatrick.752/?_rdr MSOPI – Multiple Streams of Income: https://www.progressiveproperty.co.uk https://kevinmcdonnell.co.uk ABOUT THE HOST Kevin McDonnell is a Speaker, Author, Mentor & Professional Property Investor. This week we're delighted to welcome Sean Fitzpatrick to the show. Sean was capped 92 times by New Zealand, 51 of those as captain. A World Cup winner and key member of one of the best rugby union teams, he is recognised as one of the greatest All Blacks of all time.  Sean is more than the sum of his rugby achievements. He has been an integral part of bringing the now famous All Black culture to wider sport and business. Key ideals such as ‘sweeping the sheds' and ‘play where your feet are' have been brought to life in James Kerr's excellent book ‘Legacy'. We often look at how numbers, revenue, media engagement etc. builds value in sport. Sean explains how mentality and values are the first building blocks in creating the brand that people want to buy.  This is also about rugby more broadly. Sean's perspective on the role of private equity investing in international rugby having been involved in Silver Lake's minority acquisition of the All Blacks demonstrates the value that lies within the sport. But it begs the question, why is the sport still struggling?  On today's show we discuss: The All Blacks Culture What does it mean to play for one of the most iconic badges in the world of sport? The life of a rugby player before the game became professional in 1995. How the culture of the All Blacks transcends sport, and the value that can be extracted by people living a life away from the field. ‘Play where your feet are', ‘when you're at your best, change it'. What do these sayings mean and what was the role of mindset in creating one of the greatest international teams of all time? It's about the team, not the individual. However is this changing in today's game with the need for ‘celebrity' that wasn't there before? ‘I don't believe in work life balance'; you have to be 100% in'. Sean & Performance  Winning the first Rugby World Cup in 1987 and the story of transitioning from domestic rugby to the international stage. The danger of complacency; how being the best can lead to a team dropping their standards. When this happened to Sean in the early 90's, how did they turn this around? The 1995 World Cup in South Africa is now an iconised occasion in sport and popular culture; what was it like to be on the other side of that famous final and Nelson's Mandela's drive to unite a country using sporting success. Being asked to return to the All Blacks fold on two different occasions having decided to move on. The Business of Rugby The increasing role of private equity in both teams and leagues across the game; why are they investing millions? What do they see as most valuable? A lack of global superstars is holding the sport back; the game needs individuals like Jonah Lomu to bring it to the front of the attention economy. Experiential is the key to driving value. Create amazing experience and capitalise on a reported 1 billion engagement with the All Blacks brand. Building a global IPL/F1 tournament series would bring the entertainment and excitement to the club level like we haven't seen, but are the barriers to doing this insurmountable? We are delighted to partner with Tyndall Investment Management for this show. It seemed like a pipedream initially, however, as these two trainee solicitors scratched away at the initial kernel of an idea they received some positive reinforcement from clubs in New Zealand and Australia. The project was green lighted and would eventually include an eye watering volume of bucket list venues throughout NZ, Oz, USA, Ireland, Scotland, Wales, England, France, Belgium, the Netherlands and the UAE. The fratenity of golf worldwide reached out to our two intrepid travellers facilitating private club access, accommodation (sometimes), home cooked meals, clothing and apparel. Along the way they were helped and entertained by characters such as Jack Newton, Phil Tautarangi, Steve Williams, Sean Fitzpatrick, Henrik Stenson, John Ashworth, John Sabino and many more. Organic Penne 1 onion, diced 8 cups wild oyster mushrooms, cut 2 Tbs. minced garlic 2 Tbs. tamari 1 bunch broccoli, cut into florets 1 cup fresh or frozen peas ¼ cup extra virgin olive oil ½ cup white wine 2 teaspoons dried oregano 1 t. dried basil ½ t. dried thyme ½ cup sundried tomatoes, sliced ½ cup pine nuts ½ t. red pepper flakes (optional) ¼ cup chopped fresh Italian parsley 1-1/2 teaspoons salt 1 teaspoon pepper 1 cup cashews, soaked for 2 hours 3 whole garlic cloves 2 Tbs. nutritional yeast 1. Coat bottom of cast iron pan with olive oil. Sauté onions, for a few minutes, then mushrooms and minced garlic and cook for 5 more minutes. Continue cooking until the mushrooms start to brown and liquid evaporates. Add the wine and tamari and continue cooking again until liquid evaporates. 2. Remove a cup of the mushrooms to reserve for garnishing the top. 3. Add the broccoli, sun dried tomatoes, peas, dried herbs, and pine nuts. Deglaze the pan with a splash of water and continue cooking until the broccoli is soft. 4. Drain the cashews. In a mini food processor, mix the cashews with 1 cup of water and the 3 cloves of garlic. Add salt to taste, 2 Tbsp. nutritional yeast, and blend until smooth, scraping down sides of processor to incorporate all of the cashews. 5. Meanwhile, cook pasta according to directions in salted water, (al dente). Time it, so that the pasta just comes out of the water, when you are ready to mix it with the sauce. Reserve some of the pasta water to add to the cream sauce if it needs to be thinned out. 6. Add the penne to the pan with vegetables. Mix in the cashew sauce. Taste and adjust salt, pepper, and mix in the fresh parsley, leaving a little for garnishing the top, along with some pine nuts. 7. Serve the pasta in a large bowl, garnish the top with the reserved mushrooms, parsley, and pine nuts
