The Z4, completed by Konrad Zuse in 1945, is a computer with a wild story. It was made from scrounged parts, survived years of bombing raids, moved all around Berlin, and eventually took refuge in basements and stables. In this episode we will follow the Z4's early days, and look at how it fits into the larger picture of Zuse's work. Along the way there is looting, rumors, and even... IBM! Dive into an eye-opening chat with Manisha Amin, CEO of the Center for Inclusive Design, on this episode of the Association Hub Podcast. Manisha brings warmth and wisdom as she unfolds the secrets of inclusive design, showing us how it's more than just a buzzword — it's a game changer for associations. Through lively stories and practical advice, discover how thinking about everyone, including those we often overlook, can transform our communities for the better. Whether it's tweaking events to welcome everyone or rethinking membership models, Manisha's insights will inspire you to look at your association through a new, more inclusive lens. So, grab your headphones, and let's explore together how making space for all isn't just nice — it's essential. About the Centre for Inclusive Design  The Centre for Inclusive Design (CfID) is a leader in inclusive design methodology and application, with over 40-years' experience working with governments, educators, business, industry, and community organisations to deliver policies, products, services, and experiences which are accessible to all.  Inclusive design connects government and industry with communities of people who are traditionally excluded or unable to access products, services, and the built environment. Incorporating their lived experience into the design process increases the accessibility of the planned service, policy, product, or built environment.   CfID strives to ensure those with physical and hidden disabilities and disadvantages are considered throughout the decision-making process by both government and the private sector.  As a not-for profit working as a social enterprise, CfID specialises in bringing together different perspectives to the design process and delivering useful and usable solutions.  CfID exists to help governments, organisations and industries embody Inclusive Design.   For more information, visit https://centreforinclusivedesign.org.au/  --- Send in a voice message: https://podcasters.spotify.com/pod/show/associationhubpodcast/message

Następny odcinek podcastu #2historykow1mikrofon pt. "Mowy czasu wojny. Pierwsze podejście" jest już dostępny online. W miarę możliwości uwzględniamy prośby naszych słuchaczy. Postanowiliśmy dziś przeanalizować wątki historyczne zawarte w wystąpieniach prezydenta Ukrainy, W. Zelensky'ego wygłaszanych do społeczności międzynarodowej. Zapraszamy do słuchania i komentowania. Any kind of road trip through the sunshine state this time of year is usually accompanied by the percussive splatter of lovebugs hitting the windshield. So where do lovebugs come from and what are they doing here? How do they fit into the ecosystem of Florida, and what’s the best – and worst- way to get them off your car? On this episode of Intersection we dive into the history of the bugs we love to hate with Dr. Denise DeBusk,  professor of horticulture at Valencia College West, University of Florida Entymology professor and director of the university’s Integrated Pest Management program Norman Leppla, and Matt Moreman, creator of ...

Get a FREE home value reportWant to buy a Jacksonville Area Home? Search all homes for sale Today, we want to briefly discuss a crucial step in any real estate transaction: the home inspection. When people hear the word "inspection," they often think of it as a way buyers protect themselves. While this is true, inspections also play an important role for sellers as well! Often, sellers have taken all the right steps to get their home sold. They have hired an agent to market their home, decluttered, added fresh paint, and spruced up the landscaping. The home is on the market and they are getting positive feedback; before long, they have an offer, and a contract is signed. Everything seems to be going great. Within 10 days of the contract being signed, the buyer will schedule an inspection. As a seller, you may be shocked at what the inspector will find. You may have a water intrusion problem or a gas leak that you were completely unaware of. All of a sudden, all the repairs found in a home inspection start to add up. Wouldn't it have been better to do the home inspection before you put the home on the market? That way, if there were any deal breakers, you could have made those repairs or at least been aware of them so that no one would be taken off guard. We recommend getting an inspection ahead of time and addressing repairs before there is a buyer in the picture. This will save you a lot of stress down the road! If you have questions about this topic, or if you need real estate assistance of any kind, give us a call or shoot us a quick email. We would love to hear from you!

Search all homes for saleToday, I want to provide you with an update for the Ponte Vedra Beach real estate market. I hope you can utilize this information to your advantage when you decide to buy or sell in the future. At the end of February 2015, we had 10 months of inventory in our market, which made it a buyer's market due to increased inventory. At the end of March, we only had 6 months of inventory, which means that right now we're in a more neutral market that's not favoring buyers or sellers. This is a wonderful time to sell your home because our local market is heating up, and homes are very affordable right now. I just checked the interest rates and for a 30-year conventional fixed loan the interest is only 3.625%! That is an incredible rate, and right now homes are more affordable than they have been in a long time. It's extremely nice to have the real estate market back in good condition after the last six or seven years of struggle. If you're looking to buy, now is the time to do so!If you're looking to buy or sell, please don't hesitate to give me a call. The market is looking great - take the opportunity to buy or sell while you still can!
