David Keller, president and chief strategist at Sierra Alpha Research says that the market has made meaningful moves to landmark new highs but he questions whether the rally is sustainable. He says that market leaders like the Magnificent Seven need to keep rolling to propel the indexes higher, and he says that weakness is showing up in Alphabet and Meta Platforms, which makes him believe that the market's upside potential at this point may be limited. Jose Torres, senior economist at Interactive Brokers, says that the red sweep of the election has improved business confidence and sentiment over what is coming through the policy pipeline, and says that the prospect of tax cuts, a lighter regulatory regime and on-shoring of manufacturing will continue to propel the animal spirits of the market, and while inflation-sensitive sectors will struggle, he is confident that the economy can overcome tariff uncertainty and other issues to remain strong. Josh Duitz, portfolio manager for the Aberdeen Global Infrastructure Fund, took a break from the program at the Active Investment Company's Fall Roundtable in New York this week to discuss the state of infrastructure investing now that the presidential election has been decided and the policies of the second Trump Administration are becoming more clear. And Allison Hadley discusses a survey done for BadCredit.org which showed that 37 percent of Americans say that inflation and the higher cost of living has them neglecting their friends.

It doesn't matter how bad your credit is, you can still do deals. I did a lot of deals, even with bad credit. Three years ago, I had a huge tax lien, a federal tax lien of $520,000 on my house, on everything we owned. The IRS was threatening to send me to jail if I didn't pay this thing off. Basically, what happened was I started doing a lot of deals, I started making a lot of money, and I wasn't setting aside any money for taxes. I kept on paying off my old taxes without paying my new taxes. I kept on digging myself in a bigger, bigger hole. There's this book called Profit First, and I read it cover to cover. Then I hired a full-time bookkeeper and operations manager for my business. We implemented the Profit First method and after some time, we turned the ship around. The point of the story is to not make the same mistakes I did. Hire a bookkeeper if you need the help and read the book Profit First. If you've made mistakes, don't hide your head in the sand. Face your problems head on and ask for help. That said each individual lending company may have their own criteria known as overlays. As an agent working with someone on obtaining a VA home loan it is important to keep open lines of communication with the buyer's mortgage professional. Make sure that the mortgage pro has checked the candidates COE (certificate of eligibility). VA home loans have a bad reputation with agents due to a lack of education by the agents themselves. One of the most common questions people ask real estate agents is, “What credit score do you need to buy a house?” It's a great question. Experian reports the average credit score in the U.S. is currently 714 as of 2021—and those numbers are steadily rising year over year. That's a good credit score to buy a house, although by no means the lowest lenders will accept.  With some lenders, you can take out a mortgage with a score as low as 620. But according to BadCredit.org, 16% of Americans have a credit score of less than 580. That means a huge chunk of individuals are unable to obtain a mortgage, thus, making buying a house or real estate investing a difficult task. Under the rule, which goes into effect May 1, home buyers with a good credit score over 680 will pay about $40 more each month on a $400,000 loan, and upward depending on the size of the loan. Those who make down payments of 20% on their homes will pay the highest fees.
