Matt Theriault was introduced to me through my close friend Rob Kosberg, who hosts a podcast sharing tips for writing your first book. Rob's introductions are always to fantastic individuals, and that's exactly what I found in Matt. This episode is all about investing in real estate, so if you're looking to start building your own real estate portfolio, this is the perfect episode for you. Matt has a remarkable story. He was making millions in his early thirties in the music industry, feeling confident and untouchable. However, the sudden shift in the industry left him jobless and broke at 33 years old, forcing him to take a job as a grocery store bagger just to make ends meet. It was a colleague who introduced Matt to real estate and he never looked back. He went from filing for bankruptcy to now being financially free, living off the income from his successful real estate business and portfolio. Today, Matt's passion is teaching others how to achieve financial freedom through real estate investing, just like he did. In this episode, you will learn: The basics of real estate investing How to buy property without any cash The proper way to structure a real estate deal Creative financing techniques and how to find off-market deals. Here's a preview from the episode: What is Seller Financing? "Seller financing is when you purchase a property and become the lender, while the seller takes on the role of the bank. As long as you make the payments, the deed will eventually transfer fully to you. However, if you fail to make payments, the seller has the right to foreclose just as a bank would." Building Wealth "The conventional approach to building wealth is to work hard every day and accumulate a large sum of money, with the hope that it will eventually generate a passive income stream. However, if you focus on creating the stream first, you can attain financial independence much faster." Myth Busting In every episode, I ask my guest to bust a myth. Matt debunks the myth that "it takes money to make money." He believes that it's more about your intellectual currency and relationships that have a greater impact on your success, rather than actual dollars. My guest for episode #251 is my friend Rob Kosberg. Rob is a #1 best selling author, founder of www.BestSellerPublishing.org and has been featured on ABC, CBS, NBC, FOX and the Wall Street Journal. Rob has spoken to and taught thousands of entrepreneurs, coaches and consultants how to stop hunting for clients and instead position themselves as the hunted through the power of being a published author. Through his Publish-Promote-Profit program, Rob helps his clients create their own professional, best selling book (guaranteed) and then teaches them how to use that book to grow their income via speaking engagements, free publicity and lead generation strategies. Rob used his own best selling book and these strategies to build his last company to over $1,000,000 in income in less than 15 months. Rob is passionate about helping small businesses reach their target audience via cutting edge marketing.  To start off our conversation, I asked Rob: “When you're among those who've reached a certain level of success— what do YOU see that's consistent in them?” What he's noticed is that the most successful invest in themselves, heavily. The invest their money and their time first in knowledge and networks. And, beyond that, in assets. . The difference between successful entrepreneurs and everyone else is that we look at money differently. We, as in entrepreneurs, look at money as either an investment or an expense. So, educational courses are indeed an investment!    Here's a Pro Tip: the next time you are looking to pay for a coach, a conference, or anything, ask: “How much is the investment to work with you?” Rather than, “how much does it cost to work with you?” Do you FEEL the difference? I DO! Rob let us in on what he calls a Massive Cheat Button:  “It is a massive advantage to learn from people that are ahead of you in business.”  In other words, if someone has already been there and done that, then you don't have to! You get to learn from so many around you.  Always learn from the next master. Period.  The most successful people are always the ones to study MORE! Is that you? And hey— maybe you'll finish this episode feeling ready and inspired to write your own story!  Happy writing!    Links:  Rob's Email: rob@bestsellerpublishing.org Rob's Website: http://bestsellerpublishing.org/next-best-seller

How to Create Irresistible Offers Using Your Book – Publish. Promote. Profit. with Rob Kosberg Episode 121   Do you want to make your offers irresistible to potential customers?   In this episode, Rob Kosberg teaches his listeners how to create irresistible offers using their own best-selling book, and also how to repurpose the content of your book, so that it can be consumed by people in a myriad of different ways.   People that are interested in your topic want to consume your content in different ways. Some of them may be willing to pay significantly more to consume your content in a video course. Others will certainly be willing to pay more to listen to your audiobook. And some will pay more for the paperback than for a digital version of your book.   Even after you've put your heart and soul into your book, sometimes you just need more. Start thinking beyond the book and consider what great offers you can make. Make the offer irresistible to get someone through your virtual door. Here's one—a free best-selling book. Even if they have to pay for shipping and handling it's irresistible.   What else could you do? How about if you take the content in your book and repurpose it? Some ideas are   ·      A workbook to go with your original book ·      An audiobook ·      A video course based on the book   Depending on what you offer, you could add as little as $24 to their purchase, or as much as $200!   Take the time to sit down and think about some irresistible offers you could make to your potential clients. Start with the book and consider bundles that add value for them and dollars to your bank account. There are always people who want more of what you have to offer. Don't cheat them out of the opportunity to get it! You are going to love our chat today with Ty Cohen, a longtime entrepreneur, who is now taking over the world of online publishing. There's a lot of money to be made with Amazon Publishing, and whether you are a writer or not, Ty teaches people how to get your books published in the world's biggest online bookstore. His students consist of writers who want to get their content out to the masses, authority figures who publish in order to get leads for their courses and high ticket offers, as well as people who use ghostwriters to publish a series of books with a huge audience behind them.   Listen in as Ty talks about what niches to publish in, how to find out what your audience is reading before you pick a subject, and how he teaches his students to market. He also discusses where to advertise, how to repurpose your content and where to find people to write for you as well as create audio books. Lastly, Ty chats about some opportunities he has outside of the publishing world and his thoughts on NFTs and leaving a legacy. After you have listened and realized the opportunity behind publishing, check out our chats with Laura Gale and Rob Kosberg for even more insight and vision into the world of self-publishing.    “In internet marketing we always hear that you want to go with the niches, which is fine sometimes. But when you want to make a lot of money…when you want to be to the point where you are continuously making cash where it's hard to shut it off, you want to go where the markets are wide and evergreen.” - Ty Cohen    Some Topics We Discussed Include:   What niches to look at when publishing Example of categories where  Ty's students are crushing it, including Ty's teenage son who is make $4K a month publishing in one particular category The easiest way to get someone to buy from you Writing a book vs. hiring a ghostwriter Creating a journey for your reader where they will want to buy from you over and over again The one important approach that most non-fiction authors are missing The 3 must have criteria when you are doing your market research How to repurpose the book you've already made and where to hire people to make it an easy process   Resources From Ty Cohen:   KCFLive.com KindleCashFlow.com   References and Links Mentioned:   Upwork Guru Fiverr  Rev.com  Otter.ai  Are you ready to be EPIC with us?! Rob Kosberg was doing $100M/yr in real estate transactions when 2008 hit. He went from living in a 8,000 sq foot house and driving a $150,000 car to losing it all… At one point he sold all of his favorite art and his wife even raised some money to get through Christmas by selling gingerbread houses. When he was starting to re-build, one of his mentors suggested that he write a book… And not only did he do that, but he was able to leverage that book to build multiple businesses. Today, he's helped thousands of people to become bestselling authors and then leveraged that book to land speaking gigs, new leads, and ultimately explode your business. Rob Kosberg is a great friend of mine. He's an author and the founder of Best Seller Publishing, a company that helps authors promote their books and grow successful businesses. Rob started out in real estate, but after the housing market crashed, he decided to write a book and went all in. He used radio media to promote his book and wound up landing several clients through giving away free copies. Rob still uses this strategy in his business today and has folks simply pay for shipping. This then funnels potential clients into his business where all he has to do is close them.Books can supercharge your credibility in whatever your field may be. You'll want to spend some time making sure that you're writing a book that aligns with your business to attract ideal clients. Knowing what questions your clients have can help you write the book that will answer them, making your book the perfect introduction to you and your business. Once you have a solid funnel in place, the clients will come, and you can lead them into more ways of working with you. One of the biggest mistakes new authors make is that they think their work is done once their book is finished. They often move on to the next thing before giving their book a chance to make their money through other avenues. Rob helps his clients turn their books into lucrative businesses. His team works with many different authors, each with unique business goals. Welcome back to the Catapulting Commissions Podcast with Anthony Garcia. Our guest today is Rob Kosberg, founder of Best Seller Publishing. Rob has been described as “one of the kings at helping people get their idea out of their minds, onto pages, & into the market place.” This week, Rob is going to share with us the impact having a successfully published book can have on your sales career.    Rob is a sales guy. At 18 he got his real estate license. He learned to be the first one in the office, look at old listings, and start cold calling. His second month he sold five houses. Naturally, he bought a Corvette and investment property. His father’s advice stuck with him, even today. Pounding the pavement, though, wasn’t always the best method. It definitely works, but there are other ways of marketing. He discovered that you could shift the game from hunting to being hunted by clients. He does that with a best selling book.    So, when an individual is ready to make the change from outbound to inbound, what do they do? First, it’s important to remember that there is a hierarchy of desire. As you become more desirable, your value increases. When the market sees you as an authority, your become more desirable. You want to move from a generalist to an expert and thought-leader. How? A best selling book. Everyone knows that people at the top of their field “wrote the book on it.” When you add media to that, there’s no other way to classify that person as a celebrity on their subject. Simply put, the more people who know who you are, the more you can charge.    Conceptualizing an idea into a book is a process. Rob suggests starting as narrow as possible. If you’re an expert in a small arena, that’s what you should write about. The money is not in the royalties of the book, the money is in your expertise in your marketplace. You need a book you can make millions of dollars with even if it only sells 10,000 copies.    A framework Rob lays out in his own book, Publish. Promote. Profit. is built on a number of ideas. One of which is understanding how many “failed authors” there are. They either fail to ever finish the book, publish, or sell the book despite the effort invested in it. You still need to market! Most people fail because they feel they need to write 1,000 words a day--that doesn’t work for everyone. Or, they’re writing on the wrong subject. Rob’s book breaks down the thousands of failed efforts and pinpoints the boiling points.    A massive problem in traditional ghost writing is a lack of the author’s unique voice. Rob and his team have found a formula that incorporates context into content. The foundation is based on offering insight into the author’s life and story. In that way, it’s going to be ‘your’ voice and your story.    LINKS   https://bestsellerpublishing.org/ publishpromoteprofit.com

Rob Kosberg, founder of Best Selling Publishing, a leader in authority marketing, and a best-selling author will give us some strategies for profitability as an author. What got Rob into this business was the financial crisis of 2007. A few people suggested he should write a book to grow his authority and credibility, so he did just that. He did something that has never been done before - he wrote a book on how you grow your book business. If you want to make money with a book you have to think about the market that you serve and what you can sell beyond the book. You have to think strategically and find the true purpose of the book. If you just want to write your story, find a story that will help someone. This way you are guaranteed success because the audience can benefit from what you are selling. But go beyond that. Just one book is not the ultimate destination, and why should it be? A successful book means revenue, and the more you write the higher the revenue. So, today we're going to talk about adding value to the book with your other skills and personality as an author and how to use your book to grow your business.▶️▶️▶️▶️Resources mentioned:Social PilotBooks by JonathanTOOLBOXLeave some feedback. Influencer Networking Secrets Podcast

We’re excited to welcome Rob Kosberg, CEO of Best Seller Publishing, author of “Publish. Promote. Profit” and my personal coach and mentor, back to Influencer Networking Secrets to discuss How to Get Your Legacy in Writing.   Rob has helped thousands of entrepreneurs publish and expand their influence through his agency’s ghostwriting, PR and done-for-you publicity services. He originally appeared on the show to discuss “How to Market Yourself as An Author” and we struck up a friendship, which led to me becoming a BSP client.   In his July 2019 “Impact and Income” mastermind gathering for clients, Rob shared how written records of his family’s Russian-Jewish heritage led to the discovery of a famous relative, Soviet space engineer Simian Kosberg. Rob learned that his distant cousin was awarded the Order of Lenin for his contributions to the Space Race of the 1950s, and it led him on a journey to learn as much as he could about his family’s history through the ages. In turn, he now searches for authors, particularly among the retiring Baby Boom Generation, who want to leave a written legacy for their heirs. This heartfelt interview is sure to help you see to the heart of the matter – why this effort is so important, and also why it should not be done without help.   CLAIM your free copy of Rob’s book “Publish. Episode 125 -- Storytelling in History Class with Joel Hawbaker

2-Minute Talk Tips

2-Minute Tip: Greet Audience Members Early   As much as practical, if you have time before your speech, meet some members of your audience. Greet them as they come in and sit down. This accomplishes a couple things.   First, it’s the start of a relationship with a new person. For part of your audience, you will no longer be just that person on the stage. Instead you will be that person they were just chatting with who is now on the stage. As you build that relationship, you are building trust.   Second, it gives you some familiar faces you can look for when you are on the stage. This encourages you to engage in more eye contact, and it gives you some people you can specifically look for.   As a bonus, it can even help with speaker nerves by distracting in that period before your talk.   Post Tip Discussion: Meet Joel Hawbaker   Joel Hawbaker has fully embraced the storytelling aspect of speaking. And why wouldn’t he? Telling stories is how civilizations have shared their histories, their lessons, and their faiths for millennia.   It’s how religions today share the lessons and directives of their prophets and marketing departments around the world grow their profits. And it’s how you can make history compelling and memorable for the toughest audience in existence — school kids.   Humility is not thinking less of yourself, it’s thinking of yourself less CS Lewis   I also like Joel’s thoughts on the importance of humility for not just a speaker and teacher, but for any expert. There’s an importance in going back to basics and working on fundamentals. Success requires a strong foundation, and not thinking you’re too good to work on the basics.   Even an experienced speaker needs to think through their content, do the prep work, and practice.   This focus on humility and going back to basics is an important that can help us connect with more audiences. They’re the best way to celebrate the hero of our talks — the message.   Bio   Joel W. Hawbaker is a professional speaker, an author, and a high school teacher and soccer coach in Alabama where he lives with his wife, his two daughters, and their two rescue dogs. Joel has a degree in History from Covenant College, and he also spent time studying Medieval Civilizations at New College, Oxford, in the UK. In his professional speaking, Joel focuses on the topics of blended family life, leadership, and education. His goal is to help people form better relationships through a combination of confidence and humility. In addition to his books on leadership, he is currently working on a book about blended family life.   Writing the Book   Joel talked about his approach to writing his book. He worked on his outlines in the evening, and he filled them out while driving to work. This can be a great approach, assuming you can do it safely. This is a great job for a dedicated digital recorder. For a task like this, the small, cheap ones are probably fine.   This is an approach that can work because editing is easier than creating. Once Joel had his recordings done, he could turn them into transcripts and then edit them into a book.  Even with that, it still took him a year to write, “Inverted Leadership.”   But he did it.   On Strokecast, I talked with true crime author Paul Sanders. He finished his latest book a week before he had his stroke. That stroke robbed him (at least for now) of his ability to write books.   So don’t wait. Get that book written now. Joel found a way to write it during his commute. Influencer Networking Secrets Podcast

I spent the weekend of July 20-21, 2019 in Los Angeles with my coach and mentor Rob Kosberg, CEO of Best Seller Publishing, and a room full of great entrepreneur authors.   During this 2-day mastermind event, we downloaded a HUGE amount of valuable wisdom, information and tactics. Here are my Top 6 Takeaways:     There is ALWAYS more momentum from making the journey and the investment of attending a mastermind, conference or summit.   Writing a book is not merely a pathway toward the growth and establishment of your business. You are crafting a spiritual and intellectual legacy of the same kind bequeathed to us by the generations that came before us.   It’s impossible to be CREDIBLE without being VISIBLE   Books have this in common with trees and children - all of them outlive us   Your business has three fundamentals - Proposal, Platform and Process. Proposal = what you offer the marketplace. Platform = how you communicate it to them. Process = how you collect money in exchange for fulfilling the offer.   Your business faces threats from five different angles:   Direct Rivals – competitors Alternatives - similar offers, or simply do nothing Powerful buyers - pre-purchase research and info on demand gives buyers the upper hand Powerful suppliers - Google, social media can easily disrupt the flow of your business by shutting you down Market entry challenges - dominant faces of your industry are very good at erecting invisible barriers that make it tough to enter     ✅ REGISTER for the Optimized Entrepreneur Webinar on July 30th, 2019 HERE:

Today's podcast is going to be a solo episode. I'm gonna talk about the book Three Big Lies: The Truth About Renting Email Lists to Generate Leads and Sales. So this is a book that I had published last year, became an international bestseller but what I'd like to share with you today are three main points. The back story of the book, how it came to be, a free offer and a juicy story that was not shared in the book, at the suggestion of my editor. Doug Morneau: So my entrepreneurial life began about 33 years ago, and as my business grew and gained some notoriety and success, we had some business challenges you might say, which I'll share a little further along. The comment I kept getting from people over and over again, hey, you have to write a book, you have to write a book, you have to write a book. I got so tired of people saying that I had to write a book. I mean, my wife was telling me that but I heard it from people in the business community, I heard it from friends and I thought nobody really wants to read a book that I'm gonna write, I'm not a writer. But they weren't talking about a business book, they were talking about a biography. For some reason, people found my life story and the challenges that we've had an overcome to be interesting but I just ignored it for years and years and then finally decided okay, maybe I'll write a book. Doug Morneau: I began doing some research and talking to some people about what it would take to write a biography and at one point when I was sharing a brief bit of my story, I had one particular company say, "I think you should skip the book and we should just go right to produce a movie." That convinced me that maybe the people that were around me and the people that cared for me that was telling me to write a biography might actually be on to something. I did what any good entrepreneur would do, I went online to do some research on how to write a book. Doug Morneau: Through my research, I came across a company in Los Angeles called Best Selling Publisher or BSP, and it's run by a gentleman by the name of Rob Kosberg. I'd done a lot of research and I thought hey, Rob looks like a pretty sharp guy so I bought the course. He had a course that was a "how to", it was about $800 and I went through the course and I thought Rob is a really smart guy, there are all the resources here how to do this. But quite honestly, I just didn't wanna do it. So I wanted to move on to the next step, and that was could I have Rob's company do all the work and pay him for a "done for you" service? I had received an invitation to go to Los Angeles and I knew full well in advance that I was likely to hire them for their done for service. Doug Morneau: This was May of 2017. I sat through the seminar and the training and I went up and I spoke to them and I said "hey, this is what I'm thinking and wanna write a biography" and I was very shocked by their response. Their suggestion was don't write a biography, that people who write and publish books generally don't mak...

Today’s guest, Rob Kosberg, has an impressive list of credentials. He’s a two-time international bestselling author who has been featured on ABC, NBC, CBS, Fox, and more -- in addition to having had his own radio show. What he does now is, perhaps, even more interesting: through his company Best Seller Publishing, he offers a revolutionary hybrid ghostwriting system that lets entrepreneurs, coaches, consultants, and other professionals write a book in their authentic voice without doing the writing personally. What’s more, he guarantees that the resulting book will become a bestseller. Find Out More About Rob Here: bestsellerpublishing.org (and bestsellerpublishing.org/apply) robkosberg.comRobKosbergCoaching on Facebook@RobKosberg on Twitter In This Episode: [01:31] - If you don’t have a book, how do you create one? If you do, how do you turn it into a bestseller? In his answer, Rob gives more insight into how his company works and discusses the biggest challenge people have with creating content -- as well as how he gets around this challenge. [06:45] - Malcolm Gladwell does a great job of engaging people in his books such as Outliers, Rob explains, by keeping the loop open long enough to keep readers’ attention. [07:26] - On average, an author Rob works with creates about one chapter of content per week in about an hour to an hour and a half, so a book can be done in a couple of months. [08:40] - Rob discusses how Taki Moore went through the process of creating his book, which is different than anything else the company had done before. [10:47] - How long should a book generally be? Rob answers that the sweet spot tends to be 150 to 175 pages. He and Stephan then go on to discuss the issues and intimidation factors involved with long books. [13:02] - “When you pay, you pay attention,” Stephan says, and Rob goes on to discuss his thoughts on the intricacies of giving books away. [14:55] - Rob describes the process of getting to do a TED Talk, emphasizing the importance of building relationships. [17:04] - We learn more about the different types of bestsellers, suggesting focusing on those that you can control rather than worrying about those that you can’t control (such as the New York Times bestseller list). [19:40] - Rob explains how to drive traffic to your book, which absolutely isn’t doing a book signing at Barnes & Noble. He also talks about his company’s process of releasing a book. [24:19] - Do a bunch of reviews get removed from Amazon? After answering, Rob emphasizes the importance of getting reviews, because having lots of good reviews builds a good foundation for future sales. [27:17] - Rob suggests taking screenshots of any Amazon category or country where your book ends up in the top five of the bestseller lists. [28:55] - Stephan asks about making different sites for each of your books, potentially including some content from each, versus having one site for all of your books or products. [30:43] - Rob talks about where to make big money from your book (and it’s not from the royalties). He starts by talking about how to turn your book’s success into paid speaking gigs. [35:48] - Rob details some other methods for lead generation, and mentions the “free plus shipping” model. [37:45] - How does shipping itself work with the “free plus shipping” model? Rob recommends using a fulfillment house and recommends Joe Foley at Disk.com. [39:34] - Rob offers more details on how he makes the “free plus shipping” model work, such as pulling a template or content sample out of your book and offering it to a potential audience for leads, and the pros and cons of each method. [41:32] - We hear Rob’s thoughts on publishers in general. [42:48] - How do you get big media opportunities? Rob gives his advice on how to show that you’re qualified and professional enough to appear on a show. [45:55] - Rob talks about how one of his clients got to appear on the Howard Stern Show, and how much of an impact it’s had on his sales.
