"Your statement should sound like you, not an academic journal, not a marketing brochure, not what you think a 'serious artist' should sound like." Hey friend! Have you ever wondered what what REALLY goes into having a well styled home - like all those pretty pictures you see on Instagram or Pinterest? Yes...cohesiveness matters. Yes...being in tune with your design style is important. Yes...finding and buying the right things can pull a room together. What's really at the heart of a well styled home? These 5 elements: 1. Proportion/scale/balance: Not too big, not too small. Things that fit and fit appropriately from ground up, wall inward. 2. Textured lighting: Forget the overhead lighting and opt for layered lighting - table lamps and floor lamps that work harmoniously to cast a cozy glow. 3. Layers & texture: intentionality in home design is ensconced in all the layers! 4. Repetition: the goldilocks rule applies here. Not too much repetition and not too little - just enough. The more subtle the repetition of design elements the better! 5. Negative space: even artists and photographers employ the idea of having negative space in their compositions. The same is true in our homes. Negative space allows your home to shine with all of the intentional decisions you've made. Join THE COLLECTIVE Have a question YOU want answered on the show? Escape analysis paralysis with one powerful question. It's deceptively simple—and yet it unlocks everything. If you're like most of the writers I work with, you're pretty savvy about story structure. You know your Story Grid, your Save the Cat!, your Hero's Journey. You've probably analyzed your story six ways to Sunday, and you've got the spreadsheets and outlines and diagrams and graphs to prove it.And all that analysis has leveled up your story significantly. You've solved major structural problems by applying your extensive knowledge of story theory. But I also bet there are still some issues nagging at you. Issues that you still can't crack, no matter how many times you map every act and arc in your story on a spreadsheet. In fact, if you're still spreadsheeting your story by this point, you're probably starting to spin out a little. You've analyzed and analyzed and analyzed again, and now all that story structure that was supposed to make revising your story clear and straightforward has turned against you, leaving you overwhelmed and lost. What if you could break through all that overwhelm and find your footing in your story again? What if you could snap out of analysis paralysis and reconnect with your characters and the inspiration that compelled you to write in the first place? And what if you could do all of that by asking just one deceptively simple question? You can, I promise. And in this episode, I'll show you how.Links mentioned in the episode:Get the question that unlocks everything in a printable format: alicesudlow.com/79Go deeper in character development: How to Flesh Out Flat Characters With Just 4 QuestionsGo deeper in my favorite story structure: The 6 Essential Elements of Every Novel, Act, and SceneSend me a Text Message!Support the showRate, Review, & Follow on Apple Podcasts "I love Alice and Your Next Draft." Amy Hudson and Dr. James Fisher sit down with Matt Brzycki, a strength and health fitness expert with more than 41 years of experience as an administrator, instructor, and a coach. They discuss how to get stronger, train smarter, and see real results—without wasting time or risking injury. Tune in to hear the key principles of an effective workout, why full-body training accelerates progress, and why proper technique is the real secret to long-term success. Matt starts by sharing his journey to fitness and strength training--and the research that made him famous. According to Matt, any workout can work if it follows scientific principles. A solid program should be based on research, not fitness trends or influencer hype. Matt and Dr. Fisher talk about the benefits of keeping strength training simple. Overcomplicated routines discourage consistency. A well-designed program should be easy to follow, so you can focus on steady progress rather than unnecessary complexity. Matt breaks down the six essential elements of an effective resistance training program. Productivity – Your program should deliver results. Any program can work if it follows evidence-based principles. Stick to what research supports for optimal progress. Comprehensiveness – Train your entire body, not just the muscles that look good in the mirror. A balanced approach prevents imbalances and enhances overall strength. Practicality – Strength training shouldn't be complicated. Many trainers overcomplicate it, but an effective program is easy to understand and follow. Safety – Fear of injury keeps many people from lifting weights. A well-structured program minimizes risk and keeps you safe while building strength. Efficiency – Your workouts should be effective and time-conscious. Get in, train smart, and get out—no wasted time, just results. Sustainability – Can you stick with it long-term? A good program fits into your lifestyle without requiring hours in the gym. Spending more time in the gym doesn't mean better progress. A good program helps you get maximum results in the shortest time possible by focusing on what truly matters. Amy highlights a major muscle-building truth: Training multiple muscle groups at once triggers a better hormonal response. Full-body movements lead to more overall muscle growth than isolating one muscle at a time. Do muscles compete for growth? – Dr. Fisher explains why full-body training is superior to split routines. Matt highlights how leg training benefits your upper body. Your legs and hips contain the strongest muscles in your body. Strengthening them boosts overall power and even helps with upper-body muscle development. Amy's take on simplifying strength training. The easier and more accessible workouts are, the more people will do them. Overcomplication keeps people away. Why overcomplicated programs fail. For Matt, many fitness influencers and personal trainers add unnecessary steps to workouts, making them harder to follow. A straightforward, research-based approach leads to better results with less confusion. The stronger your muscles, bones, and joints are, the less likely you are to get injured. Matt highlights the key components of a safe workout: Avoid Overtraining – Many people do too many sets, train too often, or overload their exercises. A well-designed program should be moderate in frequency, efficient in duration, and comprehensive in targeting all muscle groups. Prioritize Good Technique – Lifting isn't just about moving weights up and down. According to Matt, proper technique should be tight, controlled, and precise to maximize gains and prevent injuries. Supervision – While not everyone can afford a personal trainer, having some form of guidance or oversight—whether from an experienced friend or workout partner—enhances safety and effectiveness. Train Efficiently – The goal isn't to spend more time in the gym but to get more from your time. Optimize your workouts by focusing on intensity and effectiveness, not just duration. Matt's biggest gym pet peeve--Cell phones kill focus and make workouts less effective. If you're texting or scrolling, you're not training with the intensity needed for real progress. Matt's thoughts on investing vs. spending gym time in the gym. Many people "spend" hours at the gym without real progress. The key is to "invest" time wisely by focusing on effective exercises instead of mindlessly going through the motions. Mentioned in This Episode: The Exercise Coach - Get 2 Free Sessions! The best novels combine rock-solid story structure with scenes that are unputdownable on every page. Here's how one writer and two editors polished a story at every level. If you want to move your reader in every moment, keep them hooked on every page, you need to refine your scenes until each one is unputdownable. And that refinement? It's SUCH a joy. It's my favorite thing to do and it will transform your entire story. But in order to make every scene matter, you first need to make sure you have all the right scenes in all the right places. The big-picture story structure can't be kinda-sorta-maybe working. It needs to be locked in, watertight.Otherwise, all those beautiful scenes won't build to anything. They might be pretty on their own. But they won't create compelling narrative drive, an irresistible build to the cathartic payoff your readers can't get enough of.So how do you do it? How do you get your macro storytelling crystal clear and refine every scene into its most powerful form?In this episode, I want to share with you the story of how one writer did just that. You'll hear how Cathryn leveraged multiple revision passes to transform her manuscript from a massive pile of words that made her cringe to a story she's immeasurably proud of.It's also a tale of two editors—because Cathryn worked with both me and my colleague Kim to make her story shine on every level. Most of all, it's a story of mastering two storytelling skills—the micro and the macro—and all the story magic you can unlock when you do.Links mentioned in the episode:Read Cathryn's stories » Join Kim's Novel Hotline Live »Work with Kim and me together »Further listening:Ep. 76: Scene Workshop: Hook Your Readers in Chapter One with Cathryn deVriesEp. 42: The 6 Essential Elements of Every Novel, Act, and SceneEp. 60: The Most Joyful Editing Feedback I Ever GiveSend me a Text Message!Support the showRate, Review, & Follow on Apple Podcasts "I love Alice and Your Next Draft." Hey Friend, This week, I had the pleasure of chatting with Danielle LaBonté, a branding expert whose journey to becoming a graphic designer is as inspiring as her advice. While studying art history design in Italy, Danielle had an aha moment while working on her thesis. She realized she didn't want to write about artists—she was called to be an artist. That calling wouldn't go away, and it changed everything. As Danielle puts it, her professor was more passionate about her thesis than she was. That realization led her to do a complete 180—leaving her art history path behind and going back to school to study graphic design. Now, she's on a mission to help others find fulfillment in their calling and build brands that tell their unique stories. Because, as Danielle says: "Your brand isn't just a logo or colors—it's the story you tell and the connection you build with your audience. Align your business with your purpose, and success will follow." Here's what we covered: The foundational branding elements you need from day one The impact of a professionally designed logo on client first impressions How to create a cohesive brand identity (think colors, typography, and style!) Whether a great brand guarantees success—or if there's more to the equation DIY branding: Is it a cost-saving move or a potential risk? Practical steps to launch a brand that stands out and connects with clients Danielle didn't just share tips—she shared strategy. If you're ready to create a brand that speaks to your ideal clients and sets your business apart, this episode is a must-listen. Hit play now and start building the brand of your dreams!
When it comes to renting out a property, the lease agreement is one of the most important documents a landlord or property manager will use. A well-crafted lease agreement not only sets expectations between landlord and tenant but also serves as a protective measure for both parties. While there are many ready-made lease templates available, customizing a lease agreement template to fit specific property needs and tenant circumstances can make a world of difference. In this guide, we'll explore why and how you should customize your lease agreement for the best possible rental experience. Understanding the Basics of Lease Customization Customizing your rental lease agreement allows you to tailor the terms to the unique aspects of your property and the type of tenant you are leasing to. Here's a closer look at why customization is essential and what standard elements your lease should include. Reasons to Customize Your Lease Agreement Leases are not one-size-fits-all. Different properties and tenant needs require different terms, and customizing your rental lease agreement can ensure everyone's rights and responsibilities are clear. Here are some common reasons to consider customization: Property Type: Whether it's a single-family home, apartment, or duplex, each type of property comes with specific management needs that should be addressed in the lease. Rental Duration: A lease agreement might need adjustments based on whether you're offering a month-to-month arrangement, a fixed-term lease, or a seasonal rental. Tenant Needs: Some tenants may have special requirements, such as the need for pet accommodations, additional storage, or specific utility preferences. Essential Elements in a Standard Lease Template Here's a quick overview of what most lease agreement templates should include: Names of Tenant(s) and Landlord Description of the Rental Property Lease Term and Renewal Options Rent Amount and Payment Details Security Deposit Terms Maintenance Responsibilities Utility and Expense Responsibilities Rules for Property Use By understanding these essential elements, you'll have a solid foundation to build upon when customizing your lease agreement template. Steps to Customize Your Lease Agreement Template Once you understand the core elements of a lease agreement, you're ready to begin customization. Here's a step-by-step guide to help you create a rental lease agreement that aligns with your property, region, and tenant expectations. Define the Lease Term and Renewal Options The lease term sets the length of the rental period, which can vary depending on your goals as a landlord and the type of property you're renting out. Here are some common options: Fixed-Term Lease: Offers security with a set rental period (e.g., 12 months) and is often preferred for long-term rentals. Month-to-Month Lease: Provides flexibility, allowing either party to end the lease with shorter notice, suitable for more transient rental situations. Seasonal Rental: Ideal for properties in vacation areas or for specific rental periods, such as college semesters. Set Rent and Payment Details Setting clear rent terms is crucial to a successful rental lease agreement. Specify the rent amount, due date, and acceptable payment methods: Rent Amount: Define the monthly rent amount in the lease agreement form to avoid any confusion. Payment Methods: Indicate the preferred method of payment (e.g., bank transfer, check, online payment). Late Fees: Consider adding a section for late payment fees to encourage timely payments. Customize Security Deposit Terms The security deposit is a safeguard for the landlord, covering potential damages beyond normal wear and tear. Here's how to approach this section: Deposit Amount: Define the amount based on local regulations or your own policy. Deductions: Clearly outline any specific conditions that may lead to deductions from the deposit (e.g., unapproved property alterations, damage caused by pets). Return Timeline: Mention...

Send us a textWhat are the essential elements of biblical preaching? How do you know you're preaching a Christian sermon and not simply giving a religious or spiritual lecture? While gospel-centered expository proclamation is the best approach to fulfilling the biblical call to preach, this episode could probably use more detail. Since preachers like alliteration and lists, I might suggest a checklist reflecting what I propose as the essential factors of faithful Christian preaching. Next time you prepare a sermon, maybe keep these questions in mind. Or, the next time you preach, share this list with your fellow elders or another team of trusted advisers and ask them to apply the questions to your delivered message.1. Is your sermon CONTEXTUAL?2. Is your sermon CONVICTIONAL?3. Is your sermon CLEAR?4. Is your sermon COMPASSIONATE?5. Is your sermon CROSS-CENTERED?Support the showSubscribe to this podcast. Leave us a review. Comprehensive Overview of Contract Law Source: Week One Lecture Series on Contract Law Main Themes: The Importance of Contract Law: Contract law provides the foundational framework for agreements in society, ensuring stability, predictability, and trust. It facilitates economic efficiency, protects expectations, and allocates risk. Sources of Contract Law: Contract law stems from common law, which evolves through judicial precedent, and the Uniform Commercial Code (UCC), which standardizes commercial transactions across states. Types of Contracts: Contracts can be classified by formation (express or implied), acceptance (bilateral or unilateral), and enforceability (valid, void, voidable, unenforceable). Essential Elements of a Contract: A legally enforceable contract requires offer, acceptance, consideration, mutual assent, capacity, and legality of purpose. Formation and Interpretation of Contracts: Contract formation relies on the objective theory, focusing on outward expressions of intent. Special situations like advertisements and auctions have specific rules governing offer and acceptance. Termination of Offers: Offers can be terminated through revocation, rejection, counteroffer, lapse of time, or situations like death, incapacity, or illegality. Acceptance and Consideration: Acceptance must be unconditional and communicated. The Mailbox Rule dictates that acceptance is typically effective upon dispatch. Consideration must have legal value and be bargained for, with exceptions like promissory estoppel. Key Ideas and Facts: Definition of a Contract: "A contract, simply put, is a legally enforceable agreement between two or more parties. It represents a set of promises, where the breach of those promises has legal consequences." Purpose of Contract Law: Facilitating Voluntary Agreements: "Contract law provides a structure that allows people to enter agreements freely, trusting that their commitments will be legally upheld." Promoting Economic Efficiency: "By enforcing contracts, the law reduces uncertainties in transactions, allowing individuals and businesses to engage in commerce confidently." Protecting Reasonable Expectations: "Contract law protects the expectations of parties to ensure agreements are fulfilled as intended." Allocating Risk: "Contracts are tools that help allocate risk among the parties involved." Common Law vs. UCC: Common Law: "Characterized by its flexibility, evolving through precedent to meet societal needs, while ensuring consistency through past decisions." UCC: "Its standardization provides consistency across state lines, making commerce easier, and emphasizes fair dealing and reasonable commercial standards." Objective Theory of Contracts: "The Objective Theory of Contracts tells us that intent is determined by outward expressions—words spoken or actions taken—rather than subjective thoughts." Advertisements as Offers: "Advertisements are usually not considered offers but invitations to negotiate unless they include specific terms that make them sufficiently definite to be considered offers." (Case example: Lefkowitz v. Great Minneapolis Surplus Store) Promissory Estoppel: "Exceptions to consideration include promissory estoppel, where a promise is enforced to prevent injustice even without consideration." (Case example: Ricketts v. Scothorn) Quotes: "Contract law is omnipresent in our daily lives, shaping the way individuals, businesses, and governments interact." "Contracts are not just theoretical—they are living documents that have real consequences for people's lives and businesses." Overall: This lecture provides a foundational understanding of contract law, highlighting its significance, sources, various types, and essential elements. It emphasizes the role of intent, special situations affecting contract formation, and principles governing offer, acceptance, and consideration. The inclusion of case examples enhances the practical application of these concepts. --- Support this podcast: https://podcasters.spotify.com/pod/show/law-school/support

There are four essential elements of the kingdom.
Many new parenting styles create an imbalance in the child/parent relationship. When we adopt a parenting style that is child-led and emotion driven, we do a disservice to our children by hyper focusing on how they feel and what they want rather than teaching them how to think and how to feel and express their feelings in an appropriate way while learning the good habits or virtues that are the foundation of thinking, feeling, and acting. In Virtue Based Parenting, we 1. Recognize that we are the leaders of our children and that we are their first and most important teachers.2. We seek self-growth in virtue in order to better model those virtues for our children and as a point of connection with each child.3. We are proactive in establishing our parenting and home life goals and we communicate our expectations clearly and consistently. We react calmly and thoughtfully to our children's misbehavior seeking ultimately to fulfill our long-term goals rather than simply implementing short-term solutions.4. We focus on formation through lived virtues, understanding that virtue, or good habits, is the foundation of excellent moral, spiritual, and practical goals. Hal Leonard, the world's largest sheet music and music education publisher, and music innovators Muse Group, launch MuseClass, an assignment, grading, and music content platform set to transform instrumental teaching (grade 6-12) in the U.S. MuseClass allows music educators and band directors to share, collect, and grade assignments on an easy-to-use platform, which also contains a curated library of educational content. Students receive assignments through the MuseClass app (available on iOS, Android & Chromebook), and can submit their progress as video or audio recordings, or upload worksheets. One notable MuseClass feature is AutoGrade, the AI-powered practice tool. This pioneering technology listens to a student's performance and provides immediate feedback on timing and pitch, even for polyphonic instruments like piano or guitar. The tool can inspire students to repeat their practice sessions, or a teacher can set an AutoGrade challenge as an assignment. At launch, MuseClass includes free digital content from Hal Leonard's iconic Essential Elements, the gold-standard curriculum for bands and strings in the U.S. now available in concert with next-generation digital tools for the first time. The content library is set to rapidly expand in the coming school year with pedagogical scores and method books drawn from Hal Leonard's exclusively licensed, premium arrangements — current titles span everything from Taylor Swift and The Beatles to John Williams and Disney soundtracks. Teachers can also compose their own exercises or worksheets with MuseScore Studio, Muse Group's award-winning, intuitive notation software. The platform is completely free for all schools until August 1 2025 and will continue to be developed with close feedback from music educators. In year two, MuseClass remains free for teachers, with a $15.99 annual cost per student and custom offerings for school districts. MuseClass marks the first major release since Hal Leonard joined digital-content and technology leader Muse Group last year, with a shared vision to provide unparalleled access to the best resources to music makers worldwide. The new MuseClass reworks a Muse Group prototype, which is transformed with the addition of Hal Leonard's content catalog and unparalleled 70 years of experience collaborating with U.S. educators. The AutoGrade tool within MuseClass is the next step in the evolution of Muse Group's machine learning listening technology. In September 2023, the iPad app StaffPad launched ‘Piano Capture,' a feature that hears real piano performances and converts them into readable sheet music — technology recently spotlighted in Apple's M4 chiplaunch. In January 2024, the same capability was deployed in Ultimate Guitar's Practice Mode, extending this breakthrough technology to millions of digital music makers. Now in MuseClass' AutoGrade, a whole generation of young learners can enjoy the benefits of practicing and improving instrumental skills with AI-guidance. In the future, the MuseClass feature set and content library is set to expand based on the evolving needs of U.S. teachers — including print offerings for band leaders and Google Classroom integration. MuseClass software for Kindergarten to Grade 6 educators and for regions outside the U.S. is also coming soon. MuseClass is available now, and completely free to get started in 2024.

Common Wisdom Laura GabayanWisdom. The Bible defines wisdom in Proverbs 3:13-15 as, “Blessed are those that find wisdom, those that gain understanding. For she is more profitable than silver and yields better returns that fine gold. She is more precious than rubies and nothing you desire can compare with her."I would say that the wisest thing a person can do is to seek MORE WISDOM… or in other words, “The first rule of wisdom is to seek more wisdom.” Amen!Well, that is exactly what our guest today has done….Dr. Laura Gabayan is a world-renowned physician and researcher. Regarded internationally as an expert in the field of research, she has published dozens of papers cited by hundreds of researchers. She was inspired to conduct extensive research on WISDOM. How can someone do that? Simple… she did research by talking to notable “experts” about – you guessed it – WISDOM! Praise God!She then evaluated all of the interviews and started to see some commonalities. She has published her findings in a great book titled, “Common Wisdom: 8 Essential Elements of a Meaningful Life.” In doing this, she has answered two questions:1. What is Wisdom and,2. Can it be scientifically defined using the Scientific Method of research we were taught in school. Amen!To discuss her results and this her great book, “Common Wisdom,” help me welcome to the program, Dr. Laura Gabayan! Dr. Laura, thank you for taking the time out of your busy schedule to join us today and impart some WISDOM with us. Amen!First question I always ask is this… Other than that brief information I just shared, can you tell us in your own words, “Who is Dr. Laura Gabayan? You decided to interview notable “Experts” on Wisdom. You also started the “Wisdom Research Project” to, basically, keep all of this as a professionally based, scientific research program. I guess the question is, “How did you find these “Wise people” to interview?”You found eight major elements that were common throughout your interviews with 60 experts. Can you give us a quick list and synopsis of the “8 Elements of Wisdom?”1. Resilience 2. Kindness 3. Positivity 4. Spirituality5. Humility 6. Tolerance 7. Creativity 8. CuriosityWhere did you interview them at? Did you travel to them? Was it virtually accomplished?About how many questions did you ask your “wise participants?”How long did it take you to do all of these interviews? You then started compiling their responses and grouping them into categories. How long did it take you to evaluate and categorize the responses? As you were compiling this information, what surprised you the most from their responses? In your book, “Common Wisdom,” you discuss the “interconnectedness” of these elements. What do you mean by that?Following your research, do you believe the purpose of life is to attain wisdom? Can understanding wisdom help us in understanding the “meaning of life?”Do you think that is...
